How Long Does It Take to Close an Investment Property Loan?

How Long Does It Take to Close an Investment Property Loan?

The Quick Read: It depends on the file, because no regulator or rulebook sets a closing time for DSCR loans, and the real clock runs on the appraisal, the title work, and how complete your documents are when you apply.

  • DSCR loans are non-agency investor products, so each lender sets its own process and pace.
  • The appraisal, title, and your paperwork decide most of the timeline. The lender’s own review is rarely the slow part.
  • Skipping W-2s and traditional personal-income documentation removes one delay. It does not remove the appraisal or the title search.
  • Cash-out refinances add a seasoning wait before you can apply. Seasoning is lender policy, not law.
  • Your purchase contract needs a closing window that fits the loan. That matters more than any marketing promise.

You will see confident numbers on lender websites. Treat them as best-case claims that assume a clean file and no outside delays. This guide shows what drives the clock so you can judge any number you are given, including ours.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Why Nobody Can Give You One Number

No single closing time applies to every DSCR loan. A DSCR loan is a business-purpose investor loan, which means no agency rulebook governs the process. Each lender sets its own steps and staffing. The property, the borrower, and the third parties involved then move the timeline further.

Even the broad industry benchmarks do not help much. A recap of ICE Mortgage Technology data from Real Cost Report tracks closing times across all mortgages. That volume is mostly owner-occupied and agency lending, and the averages move from year to year. It tells you how the typical home loan behaves. It does not tell you how a rental purchase with an LLC buyer behaves.

Across the wholesale network Lendmire works with, the pattern is consistent. Files with complete documents and no third-party snags move smoothly. Files with a missing entity document, a title surprise, or a stalled appraisal do not. The lender’s name matters less than the condition of the file.

What Happens Between Application and Funding

A DSCR closing runs in five stages: scenario review, appraisal, title, underwriting conditions, and signing and funding. The stages overlap when the file is managed well. They stack up when someone waits for one step to finish before starting the next.

1. Application and scenario review. The lender checks your credit, your borrowing entity, and the property type. This is where an ineligible property gets caught. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, so those scenarios stop here.

2. Appraisal. The lender orders a rental appraisal that includes a rent schedule. That is Form 1007 for a single unit and Form 1025 for a two- to four-unit property. The appraiser’s market income estimate feeds the coverage calculation. Lendmire’s BRRRR takeout checklist walks through the rent schedule in more detail.

3. Title search and title insurance. These run alongside the appraisal. They surface liens, unpaid HOA dues, and ownership or vesting problems.

4. Underwriting conditions. The lender asks for entity documents, a lease where one applies, an insurance policy, and proof of reserves. Each added round of conditions pushes the finish line back.

5. Clear to close, signing, funding, and recording. Once the lender clears the file, you sign, funds move, and the deed is recorded.

Here is the practical point. DSCR underwriting drops income verification such as pay stubs and traditional personal-income documentation, so the bottleneck shifts to the outside parties. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That shortens the borrower-document side of the file. It leaves the appraisal and title untouched.

Who Controls Which Step?

You control your documents and your responsiveness. Everyone else controls the rest. That split explains why two similar loans can take very different amounts of time.

Step Who controls it What stalls it
Entity documents You Missing good-standing certificate or operating agreement
Insurance quote You and your agent Late policy binder
Appraisal Appraiser Rural area, busy season, thin comps
Title work Title company Liens, HOA balances, vesting issues
Conditions Lender and you Repeated rounds of requests
Contract dates Seller and you Closing window set too tight

Most investors assume the lender is the slow link. In practice the lender often sits waiting on a third party. A responsive borrower can still lose time to a backed-up appraiser, which is why the contract window matters so much (more on that below).

What Slows a File Down

Five things account for most late files: appraisal problems, title defects, entity paperwork, property complexity, and borrower complexity. Each has a cause and a fix.

Appraisal problems. Rural properties, thin comparable sales, and peak seasons in coastal markets all slow the appraisal. A low appraisal is worse. It forces a renegotiated price, a larger down payment, or a smaller loan, and each of those restarts part of the process.

Title defects. Liens, HOA delinquencies, and LLC vesting mistakes can stop a file cold. Order title work early and read the preliminary report the day it arrives.

Entity paperwork. Good-standing certificates, operating agreements, and EIN letters stall more files than most investors expect. Buying through an LLC works on many DSCR programs, subject to lender program eligibility, but the entity must be in order before underwriting asks for it.

Property type. Condos need a project review. Short-term rentals need extra income analysis from the appraiser. Multi-unit and tenant-occupied properties add a rent-roll review. Each extra layer adds work for someone.

Borrower type. Foreign nationals and unusual ownership structures take more review. Repeat borrowers whose entity documents are already on file tend to move through more smoothly.

Practitioners also describe this pattern on investor forums. One lender on a BiggerPockets thread about scaling with DSCR loans calls seasoning the most common roadblock for investors growing past 10 to 15 doors. Seasoning is the next topic.

Seasoning: The Wait Before You Can Even Apply

Seasoning is the waiting period a lender requires after you acquire a property, before you can take cash out of it. On most cash-out programs across the network, the common expectation is about 6 months. The clock starts when the deed is recorded, not on the day you sign.

Seasoning is lender policy, not law. Agency selling guides do not govern DSCR loans, so the waiting period varies by lender and file. Delayed financing for cash buyers follows its own rules. Lendmire’s page on DSCR cash-out seasoning requirements covers the details.

This matters for BRRRR investors, who buy, rehab, rent, and then refinance out of short-term financing. Hard-money terms often run 6 to 18 months, per Lendmire’s own checklist. Seasoning, the appraisal, and underwriting must all fit inside that maturity. If they do not, you are negotiating an extension from a weak position. Count backward from your hard-money maturity before you buy, not after.

Does the Three-Day Disclosure Wait Apply?

Generally no, because investor loans are business-purpose credit. Consumer mortgages carry mandatory disclosure waiting periods before signing. The OCC’s Truth in Lending Act handbook says credit extended primarily for a business, commercial, or agricultural purpose is exempt from Regulation Z.

That exemption is one reason investor loans are not bound by the consumer clock. It does not make them instant. Lenders may still choose their own disclosure practices, and the appraisal and title steps still apply. Treat the exemption as removing one possible wait, not as a closing promise.

Matching Your Contract to the Loan

Set the contract’s closing date to the loan’s realistic needs, not to the seller’s preference. If the lender’s process runs longer than your contract allows, you risk your earnest money or the deal itself.

Four moves protect you:

  • Write a financing contingency that matches the lender’s real process, and negotiate extension rights up front.
  • Ask the lender what they need and when before you sign the contract. Request the full conditions list on day one.
  • Make sure your financing timeline covers the whole process. If your approval terms lapse before closing, you have a new problem on top of the old one.
  • Build margin. A schedule with no slack for a low appraisal or a title issue is a schedule that breaks.

A financed offer with a credible, well-prepared file can read to a seller almost like a cash offer. Sellers care about certainty. A buyer who arrives with entity documents, an insurance quote, and reserve statements already assembled looks certain.

Get Your File Ready Before You Apply

A prepared file is the single biggest lever you control. Gather these before you submit:

  • Entity documents: articles, operating agreement, good-standing certificate, and EIN letter.
  • A current insurance quote or binder for the property.
  • The lease, for tenant-occupied properties, or market rent support for vacant ones.
  • Proof of reserves. These vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months.
  • A clear picture of your credit. A 620 floor exists in parts of the network, most programs want around 660, and 700 or higher unlocks the strongest leverage.

Also avoid opening new credit lines or making large unexplained deposits while the file is in review. Each one triggers another question and another round of conditions.

Leverage and Coverage Still Decide Whether the File Works

Speed means nothing if the file does not clear both tests: enough equity and enough rental coverage. On a purchase, most files land at 75% to 80% LTV, which means 20% to 25% down. Select high-leverage programs reach 85% LTV on an investment purchase, roughly with a 700-plus score. Cash-out refinances on standard rentals top out around 75% LTV across most of the network.

On coverage, 1.00 is where many select programs start, meaning rent matches the full monthly obligation. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

One caution: a DSCR at or above 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA, which is principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, utilities, and capital expenses sit outside it. A bigger down payment can lift your ratio, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. Qualification remains subject to lender guidelines, credit approval, and property review.

Misconceptions That Cost Investors Time

No income documents does not mean an instant closing. Skipping personal income verification removes one delay. The appraisal and title work remain.

The lender does not control the whole timeline. The appraiser, title company, insurance agent, and HOA all hold pieces of it.

A marketed best-case close is not the norm. Those figures usually assume a perfect file and zero third-party delay. Ask any lender what their typical file looks like, and what has slowed their last few.

Seasoning clocks run from the recorded deed, not the signing date. The recording date is the date that counts.

Seasoning is not a legal requirement. It is a lender policy, and policies differ.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s monthly rent divided by its full monthly obligation. It shows whether the rent covers the payment.

PITIA: Principal, interest, taxes, insurance, and any HOA dues. It is the full monthly obligation used in the coverage calculation.

LTV (loan-to-value): The loan balance as a percentage of the property’s value. A higher LTV means less equity and a smaller down payment.

Seasoning: The waiting period a lender requires after you acquire a property, before a cash-out refinance.

Rent schedule (Form 1007 or 1025): The appraiser’s estimate of market rent for a property. Form 1007 covers single units and Form 1025 covers two to four units.

Clear to close: The lender’s confirmation that every underwriting condition is met and signing can be scheduled.

Frequently Asked Questions

Is closing a DSCR loan shorter than closing a conventional mortgage?

It can be, because there is no income verification and the consumer disclosure wait generally does not apply to business-purpose loans. The appraisal and title work still apply, so the difference depends on the file. A clean, well-prepared purchase can move smoothly. A complicated one will not.

Does a refinance take longer than a purchase?

It depends on the type. A cash-out refinance adds a seasoning wait before you can apply, about 6 months from deed recording on most network programs. After that, the steps look similar to a purchase, with an appraisal, title, and underwriting conditions. Rate-and-term files at modest leverage can see reserves waived, which removes one document request.

Does buying through an LLC slow things down?

It can if the entity documents are incomplete. Good-standing certificates, operating agreements, and EIN letters are the usual stall points. Having them ready before you apply keeps the file moving. Lender program eligibility for entity borrowers varies, so confirm yours before you make an offer.

Do I need a pre-approval first?

It helps, but it covers only the borrower side. Property issues such as a low appraisal, title defects, or an insurance problem are not resolved by a pre-approval. Use it to confirm your credit, entity, and reserves, then plan around the property side.

What if my closing date is approaching and the loan is not ready?

Ask the lender exactly which condition is open and who holds it. Request a contract extension early, before the deadline, not on the last day. If a low appraisal is the cause, you may need to renegotiate the price or bring more cash. Qualification stays subject to lender guidelines throughout.
