Can Two Couples Buy a Rental Together on One DSCR Loan?

Can Two Couples Buy a Rental Together on One DSCR Loan?

The Quick Read: Usually yes. Four people can share one rental on one DSCR loan, most often through a multi-member LLC that holds title and borrows, while the larger owners sign personal guaranties, subject to lender guidelines. Qualification runs primarily on property-level rental income covering the payment, so nobody has to blend personal incomes.

  • The LLC is typically the borrower. The guarantors sign separately.
  • Each program sets its own guarantor threshold, and four owners at 25% each may all be asked to sign.
  • Purchase leverage typically lands at 75%-80% LTV on an investment property, subject to lender guidelines.
  • Clearing 1.00 coverage is not the same as positive cash flow.
  • Unequal contributions, divorce and exit plans belong in a written operating agreement before closing.

How Does a DSCR Loan Treat Four Owners?

A DSCR loan treats the property as the borrower’s main qualifier. The lender compares rent to the full monthly obligation: principal, interest, taxes, insurance and any association dues, together called PITIA. If rent covers it at the level the program wants, the review then moves on to the people behind the deal.

Four owners do not add four incomes. They add four sets of credit, reserves and experience to review. Across our wholesale network, 1.00 coverage is where select programs start, and stronger ratios open better pricing and leverage. The complete DSCR loans guide covers the basics if the term is new to you.

DSCR loans are designed for non-owner-occupied investment properties. If one couple plans to live in a unit, you are looking at a different loan type.

Which Ownership Structure Works Best?

For two couples, a multi-member LLC is the cleanest route. The LLC signs the note and mortgage. Each owner’s stake is a membership percentage, so a couple that puts in more cash can simply hold a larger share. Whether four individuals can share one note in personal names is a program-by-program question, so ask before you assume.

Factor Multi-member LLC Personal names
Borrower The LLC The individuals
Unequal splits Set by percentage Depends on title form
Guaranty Owners above the threshold sign Owners sign the note itself
Program fit Common on DSCR files Varies by program

LLC-titled borrowers are accepted subject to lender program eligibility.

If your lender wants personal-name title, an LLC formed too early can add steps.

Who Actually Signs the Guaranty?

Every guarantor signs a separate guaranty, and that is where your personal exposure lives. The LLC does not erase it. Lenders commonly expect a personal guarantee even when the borrower is an LLC, and sometimes only one or a few members are asked to sign.

Who signs depends on the ownership split and the lender’s threshold. No federal rule sets it for DSCR loans. It is a per-program convention. Even the SBA, whose regulation at 13 CFR 120.160 sets a 20% ownership trigger, applies that only to its own loans.

Here is how the splits tend to play out:

  • Four owners at 25% each. A lender could require all four to guarantee.
  • A 50/50 pair of couples. Typically both sides sign.
  • A small minority member. One below the program threshold may be excluded from the guaranty.

Treat those as patterns, not promises. Programs differ, and the weakest credit profile among the guarantors can matter most to the file.

How Do Marital Status and Title Change Things?

If you hold title in personal names instead of an LLC, the form of co-ownership matters. Joint tenancy requires equal shares, the same deed and the same time of acquisition, with a right of survivorship, per LegalZoom. That rarely fits four people who contribute unequal amounts.

Tenancy in common allows unequal shares, and each owner can leave their share to anyone they choose. FindLaw adds that the deed spells out the terms. Each couple may hold its share jointly or each person separately.

Joint tenancy has another catch. A creditor of one joint tenant can end the joint tenancy. For two households with separate financial lives, that is real exposure. State law varies, so have an attorney review the title form before you sign anything.

What Does the Underwriting Look Like?

The lender reviews two things: the property and the guarantors.

The property. Appraisers use a rent schedule for single-family homes and an operating income report for small multifamily. Those are Fannie Mae’s Form 1007 and Form 1025, used here only as appraisal references. They do not govern DSCR loan terms.

The guarantors. Expect a review of credit, reserves and experience. Across our network, a 620 floor exists in parts of it, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Reserves commonly run around 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. Purchase leverage typically sits at 75%-80% LTV, and select high-leverage programs reach 85% with roughly a 700+ score. Loan sizes run up to $3,000,000 on standard programs.

In practice, expect the lender to look hard at the weakest file when several guarantors are involved, and ask your broker how a given program handles it.

The entity file usually includes articles of organization, the operating agreement, an EIN letter, a certificate of good standing and photo ID for each guarantor.

What Should the Operating Agreement Cover?

Write it before you close, not after the first argument. A short checklist:

1. Each member’s ownership percentage and what each couple contributed.

2. Who can sign, borrow and bind the LLC.

3. Who manages the property and who has veto power.

4. How capital calls work when the roof fails.

5. Personal use. Free stays by one couple are a classic fight.

6. What happens on death, divorce or relocation.

7. A buyout formula and an exit plan.

Picture one couple contributing most of the cash while the other handles repairs. Without a written split of profit and decision rights, both couples will remember the deal differently.

What If One Couple Wants Out?

Exits are where four-person deals break. The common paths:

Exit path What it usually requires
Buyout by the other couple Agreed price; often a refinance to release the leaver
Refinance into new names New file, new guarantors, fresh review
Sale of the property All members’ consent per the agreement
Share transfer Operating agreement terms; lender consent may apply

A weak-credit or unwilling partner can slow or reshape the whole file. If your plans differ on timing, one pooled note may be the wrong tool. Different sale timelines, partners or entities usually argue for separate loans. One Loan or One Property? Don’t Mix Them Up

“One loan” can mean two things. One property with four owners is a single-asset loan. A blanket (portfolio) DSCR loan puts two or more rentals under one note, with coverage measured on the pooled rents. If your two couples want to buy several rentals together, that is a separate conversation. Owner-occupied property is ineligible in those pools.

Risks Worth Pricing In

  • Personal guaranty exposure. The guarantors are on the hook personally. The LLC does not change that.
  • Credit contagion. One partner’s late payments can hurt everyone’s file.
  • Coverage is not cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the number. A property that clears 1.00 can still lose money.
  • Thin coverage. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It narrows your margin for error across four owners.
  • Mismatched goals. One couple wants to hold for a decade, the other wants out in three years.

The upside is real. Pooling the down payment, reserves and guaranties across four people can make a purchase that one couple could not do alone.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Do all four people have to sign the loan?

Not always. The LLC signs the note, and owners above the program’s ownership threshold typically sign guaranties. With four 25% owners, all four may be asked. A small minority member may be excluded.

Can we own unequal shares?

Yes. An LLC lets you set percentages that match each couple’s contribution. Among personal-name options, tenancy in common allows unequal shares, while joint tenancy requires equal ones.

Does a DSCR loan combine our incomes?

No. The property’s rent against its PITIA is the primary test. The lender still reviews guarantor credit, reserves and experience, so the loan is not a no-questions file.

Is there a limit on how many guarantors a loan can have?

Programs vary, and there is no public standard to cite. Ask your broker early, before you form the entity or sign a purchase contract.

What if one couple divorces or moves away?

Your operating agreement should answer that in advance. The usual routes are a buyout, a refinance into new names, or a sale. Each needs lender review or all-member consent.
