Does a DSCR Lender Use Lower Rent on a Furnished Rental?

Does a DSCR Lender Use Lower Rent on a Furnished Rental?

The Quick Read: Often yes, because the lender counts the rent the program allows for that stay type, and that figure can sit well below what a furnished unit actually earns. A furnished rental on a 30-day-plus lease or a company lease usually underwrites like a long-term rental, so furniture neither raises nor lowers the rent used for lender review. Nightly or weekly stays move the file into short-term-rental underwriting, a different income method with different property rules.

  • Furniture does not change the rent figure; the stay length does.
  • Most programs use the lower of the signed lease and the appraiser’s market rent.
  • Nightly rate times 30 is not a valid monthly rent.
  • Short-term files run on their own income documents and leverage tiers.
  • Clearing 1.00x is a qualification test, not a cash-flow forecast.

Key Terms Defined

DSCR: the qualifying monthly rent divided by the monthly PITIA.

PITIA: principal, interest, taxes, insurance, and any HOA dues.

Market rent: what the appraiser concludes the property would rent for on a standard long-term lease.

Form 1007 and Form 1025: the appraiser’s rent schedules for one-unit properties and for two-to-four-unit properties.

Furnished premium: the extra rent a furnished unit earns over an unfurnished one.

Mid-term rental: a furnished stay of 30 days or more.

How the Lender Picks the Rent Number

The rent figure depends on how the property is rented, so the first step is classification. Across Lendmire’s wholesale network, a furnished home on a 30-day-plus lease or a company lease generally reads as a long-term or mid-term rental. Nightly or weekly bookings read as short-term. Classification follows the actual stay length, not the marketing label, which is why a “corporate rental” booked in short furnished increments can still draw short-term scrutiny at the appraisal. Lendmire’s corporate rental versus short-term rental page covers that line in more detail.

Once the file is classified, the flow runs like this:

1. The appraiser documents market rent on Form 1007 (one unit) or Form 1025 (two to four units). 2. The lender compares that figure to the signed lease. 3. Most programs use the lower of the two. 4. That rent is divided by PITIA to produce the coverage number. 5. The lender weighs the ratio alongside credit, leverage, reserves, and property eligibility.

Why the Furnished Premium Usually Isn’t Credited

The premium usually goes uncredited because the appraiser’s rent schedule is built on a traditional lease, not on furniture and services. McKissock notes that appraisers value only the real property, excluding furniture, fixtures, equipment, and business income, and that the lender makes the final income determination. So the appraiser has no way to credit the premium, and many programs do not look for it elsewhere.

Three things work against furnished rent:

  • Thin comps. Furnished comparables are harder to find and document than ordinary leases.
  • The lease basis. The rent schedule reflects a standard long-term lease.
  • The nightly-rate trap. Investors sometimes multiply a nightly rate by 30 and call it monthly rent. Fannie Mae’s appraiser guidance says the form documents monthly market rent and that this shortcut ignores furniture, services, vacancy, and business expenses. DSCR loans are not agency products. The reference here is only to what the form measures.

The result: a furnished unit can earn a meaningful premium in real life and still qualify on a much lower number.

A Worked Example

Picture one house with a single payment, tested three ways. The ratios below are modeled illustrations, not market data.

Rent basis What the lender counts Modeled coverage
Appraiser’s market rent Market rent About 1.05x
Furnished lease above market Lower of lease and market About 1.05x
Furnished lease below market The lease About 0.90x

The middle row is the one that surprises people. A lease above market rent does not lift the number, because the lower figure governs. The bottom row cuts the other way: a lease below market pulls coverage under 1.00x. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted, so that file may still have a path. It simply gets a different structure.

Which Rent Counts in Which Situation

Situation Rent typically counted What to expect
Occupied furnished lease, 30+ days Lower of lease and market rent Premium not credited
Vacant furnished unit Appraiser’s market rent Lease not needed
Company or corporate lease Lease vs. market rent, per program Reads as long-term or mid-term
Nightly or weekly stays Short-term income method Separate program rules
Mixed building Blended treatment, program dependent Lender decides

Treatment varies by program. Some lenders in the network handle these differently, which is why a file placed with one lender can price better than the same file placed with another.

Qualification Is Not Cash Flow

Clearing 1.00x is not the same as earning positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishings, and capital expenses all sit outside the calculation.

That matters more for furnished rentals, because the owner often pays for utilities, furniture replacement, and turnover. The premium helps operations and pays for those extras. It just doesn’t show up on the qualifying side. The sensible sequence is to qualify on the conservative figure and then operate at the premium, treating anything above the rent used for lender review as margin rather than as underwriting income.

How to Document a Furnished Rental

Good documentation won’t force a lender to count the premium, but it can prevent surprises and support the appraiser’s work. Useful items include:

  • A signed lease that states the stay length and the monthly rent.
  • An itemized rent figure, not a bundled lump sum that mixes rent, utilities, and furniture charges.
  • A payment trail showing rent actually received.
  • Furnished comparables, where they exist.
  • Photos showing the property is rent-ready.

Disclose the real stay length up front. Misclassification tends to surface at the appraisal, and a mismatch there costs more than candor at the start.

Where the General Rule Bends

Nightly or weekly stays. These move the file into short-term-rental underwriting. In Lendmire’s network, purchase leverage on short-term rentals tops out at 75% LTV, refinance runs around 70%, and cash-out is capped at 70%. Expect a 640-plus credit score and about 12 months of hosting history, with a 1.00 coverage floor on both purchases and refinances. AirDNA notes that lenders often use conservative income estimates because of volatility, and that seasonal markets can draw tougher scrutiny. Underwriting generally averages across a full 12-month view rather than relying on peak months.

Fallback to long-term rent. When a short-term file lacks history or the program doesn’t accept projections, the lender may fall back to the appraiser’s long-term figure. A property that would clear on Airbnb income can then land under the threshold.

Local limits. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Where nightly stays are not allowed, the supporting income becomes long-term rent.

Appraisal changes. Appraisal formats evolve, and the standalone rent schedule forms may change over time, so ask which form your file will use.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Practical Sequence

1. Test the deal at the lower figure first. If the property clears on market rent, anything above it is a cushion.

2. State the stay length honestly. Say whether it is 30-plus-day, company-leased, or nightly.

3. Ask how the program treats furnished income. Programs differ, and the answer decides which lender fits.

4. Bring evidence if the rent conclusion looks low. Comps and a payment trail support a reconsideration request.

On a standard long-term or mid-term file, most purchases land at 75%-80% LTV, with cash-out topping out around 75%. Credit floors start at 620 in parts of the network, most programs want around 660, and 700-plus unlocks the strongest leverage. Reserves commonly run about 6 months of PITIA and step up to about 9 months on loans above $1,500,000. A larger down payment can lift the ratio, but it won’t override leverage caps, credit floors, or property eligibility. All of this is subject to lender guidelines and individual underwriting. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Does a furnished lease count above market rent?

Generally not. Most programs use the lower of the signed lease and the appraiser’s market rent, so a lease above market doesn’t lift the qualifying figure. The premium still helps the property’s real-world earnings.

Does a mid-term stay count as short-term?

It depends on the stay length. A furnished rental on 30-day-plus leases generally underwrites as long-term or mid-term. Nightly or weekly bookings, including a corporate rental booked in short increments, can draw short-term-rental treatment.

What if my lease is below market rent?

The lower lease figure usually governs, which can pull coverage under 1.00x. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. A signed lease at market rent, or a vacant unit appraised at market, may support a stronger ratio.

Can I use projected furnished rent?

Only on a short-term-rental path, and then with documents the program accepts, such as an appraiser’s short-term analysis or a rental-data report on purchases, or about 12 months of platform history on refinances. Projections for a furnished long-term lease generally don’t substitute for market rent.

Does the cost of furniture go into DSCR?

No. The ratio compares rent to PITIA, so furnishings, utilities, and other operating costs sit outside it. They matter to cash flow, not to qualification.
