The Quick Read: Start with the balances on your credit cards, because they move your score faster than anything else you control. Pay them down before the statement closes, dispute errors early, and open no new credit until the loan funds. Then have your broker confirm which score the lender will use.
- Payment history and balances carry most of a score’s weight, so fix those first.
- Cash-out refinances on rentals typically top out at 75% LTV (loan-to-value, the loan as a share of the property’s value) on standard rentals, and your score can decide how close you get.
- Lenders use the middle of three bureau scores, not the number your app shows.
- Disputes take 30 to 45 days. Balance changes can take 30 to 60 days to show up.
- A rapid rescore can speed the update, but only your lender or broker can order one.
Credit is one gate among several. Coverage, leverage, reserves, and seasoning also count. This article covers the credit gate: what moves it, in what order, and when to stop and refinance anyway.

Why Does Credit Matter on a DSCR Cash-Out?
Credit matters because it sets three things: whether you are eligible, how much leverage you can reach, and what the loan costs. A DSCR loan (debt service coverage ratio, meaning the rent compared with the full monthly housing payment) qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It does not remove credit from the picture.
Across the wholesale network Lendmire places files with, a 620 floor exists in parts of the network. Most programs want around 660. A score of 700 or higher unlocks the strongest leverage tiers. These are typical ranges, and every file is underwritten individually.
Cash-out is where this bites. Proceeds are a percentage of appraised value, so a lower leverage tier means less cash. Landing a tier higher can matter more than any other tweak you make to the deal. For a broader view of how these loans work, see the complete DSCR loans guide.
Which Score Will the Lender Actually Use?
Mortgage lenders typically pull all three bureau reports and use the middle score, not the highest or the average. Mortgage scoring usually relies on older FICO models, so the number in your banking or card app often differs. Gaps of 20 to 60 points are common.
On a DSCR file the borrower is usually an LLC, and the personal guarantor’s score is the one that counts. Subject to program terms, a lender may also use different models or overlays than a conventional lender would. Ask your broker which model applies before you start optimizing.
Pull all three reports. One bureau holding a stale balance can drag down the middle score. Fix the bureau that sets the middle number, not just the lowest one.
If you have no score at all, that is a separate situation. Lendmire covers it in its piece Rental Property Cash-Out Refinance for Borrowers Without a Credit Score.
What Actually Moves a Score?
The federal consumer-finance regulator names three levers: on-time payments, low balances relative to limits, and a long credit history. It advises using no more than 30 percent of your total limit. MyCreditUnion.gov lists the FICO weights:
| Factor | Weight |
|---|---|
| Payment history | 35% |
| Amounts owed | 30% |
| Length of history | 15% |
| New credit | 10% |
| Credit mix | 10% |
The same page notes that installment loans such as mortgages, auto, and student loans are not part of the utilization ratio. That matters for landlords. Paying down a mortgage will not help utilization. Paying down cards and revolving lines will.
Here is how the levers compare for a borrower with a deadline:
| Lever | Speed | Effort | Common mistake |
|---|---|---|---|
| Pay down card balances | Fast, once reported | Moderate | Draining reserves to do it |
| Dispute errors | 30–45 days | Low | Disputing with the bureau only |
| Avoid new credit | Immediate | Low | Opening a card for “points” |
| Keep old cards open | Immediate | None | Closing cards to look tidy |
| Late-payment recovery | Slow | High | Expecting it to vanish |
The Step-by-Step Plan
Work in this order. Each step sets up the next one.
1. Pull all three reports. Look for errors, balances still showing on closed accounts, and collections. Do this first because investigations take time.
2. Dispute errors with the bureau and the creditor. A bureau generally must investigate a dispute, and it forwards your evidence to the company that reported the data. Disputing is free, so skip anyone who wants a fee for it.
3. Pay down revolving balances before the statement closes. Utilization is figured on the balance the issuer reports, usually the statement balance. Pay early and the lower number is what gets reported.
4. Spread the paydown. Do not push everything onto one card if that card then crosses 30 percent.
5. Hold all new credit. New credit is 10% of the score. A new card adds an inquiry and a young account.
6. Ask your broker about a rapid rescore. More on that below.
7. Share the final middle score before you lock and order the appraisal.
Treat this as general guidance, not a promise.
A Worked Example: Statement Dates and Tiers
Say your middle score sits a few points under 700, and one card is near its limit. You pay it down mid-cycle, after the statement has already closed. The issuer still reports the old, high balance. Your score does not move.
Now run it the other way. You pay the card down before the statement closes. The issuer reports the low balance, and the bureaus show it within roughly 30 to 60 days. Utilization drops, and the middle score can cross the tier line.
Pricing and leverage move at tier boundaries, not at every point. A borrower a few points under a boundary gains the most from a paydown. A borrower already well inside a tier gains little.
Compare two borrowers with the same score. One has a clean payment history and high balances. The other has a recent late payment and low balances. The first can often improve fast with a paydown. The second needs time, because an accurate late payment does not disappear.
Rapid Rescore: When It Helps and Who Orders It
A rapid rescore is an expedited update that mortgage lenders buy from the bureaus. Experian describes it as lender-submitted documentation that is often completed in two to five days. Without it, issuers can take 30 to 60 days to report updates.
Three limits matter:
- You cannot order one yourself. Your lender or broker submits it.
- It reflects verified changes only, such as a statement showing the new balance or proof a payment cleared. It does not remove accurate negatives.
- It is not credit repair. It reports what has already happened.
Nolo offers a useful caution when planning paydowns ahead of a rescore: spread them so no single card ends up over 30 percent. Fees and availability vary by lender channel, so ask your broker rather than assuming.
What Not to Do Before You Apply
- Do not close old cards. Closing cuts available credit and shortens average account age.
- Do not drain reserves to pay cards. Many DSCR files carry reserve requirements, commonly around 6 months of PITIA (principal, interest, taxes, insurance, and any HOA dues), and about 9 months on loans above $1,500,000. Cash you spend on cards may be cash the file needs.
- Do not open new accounts. Credit cards get no inquiry grouping.
- Do not count on a long rate-shopping window. myFICO says mortgage inquiries are grouped within a limited window, and the length depends on which scoring version is used. Mortgage lenders often use older versions, so assume the shorter window.
- Do not worry about checking your own score. Soft inquiries, such as viewing your own report, do not affect FICO scores.
- Do not lean on authorized-user tradelines. Underwriters may not give them full credit.
How Credit Fits With the Other Cash-Out Gates
A strong score does not override the other tests. Clear all of these:
- Leverage: cash-out tops out around 75% LTV on standard rentals, and around 70% on short-term-rental collateral.
- Coverage: 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
- Seasoning: about 6 months of ownership, measured from title recording.
- Reserves: commonly around 6 months of PITIA, varying by lender, leverage, and loan size.
- Property eligibility: manufactured homes, log homes, and barndominiums are not offered in the network.
Coverage is not cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so clearing 1.00 does not mean the property puts money in your pocket.
Strong credit can offset thin coverage, and strong coverage can offset a middling score. The files that clear best have enough equity and enough rental coverage together.
Is It Worth Waiting? A Decision Framework
Ask four questions.
How close are you to a tier line? A few points short is worth fixing. Thirty points short may need months.
What does the paydown cost? Cash used on cards cannot fund a renovation or reserves. Compare that cost with the leverage you would gain.
Is anything on the report fixable? Errors are worth disputing. Accurate negatives only age out. Most negative items can be reported for seven years.
Does your seasoning clock help you? If the property has not hit its roughly 6-month mark, use the wait. Start now, since credit work takes months and the paydown only helps in the last weeks.
If you are inside a tier already, skip the polish and move forward. The effect of a refinance on your score is covered in Lendmire’s article Does a Cash-Out Refinance Raise or Lower Your Credit Score?.
Key Terms Defined
Utilization: the share of your revolving credit limits you are using, based on the balance the issuer reports.
Middle score: the median of your three bureau scores, which is what mortgage lenders typically use.
Tri-merge report: a credit report combining data from all three bureaus.
Hard inquiry: a lender’s credit check made because you applied for credit. It can lower a score slightly, usually by fewer than five points.
Rapid rescore: a lender-ordered update that reflects verified account changes within days.
Seasoning: the waiting period between buying a property and cashing out against it.
Frequently Asked Questions
Does a rapid rescore guarantee a higher score?
No. It reports verified changes only, such as a lower balance, and cannot remove accurate negatives. Your lender or broker orders it, not you.
How long should I wait after paying down cards?
Issuers can take 30 to 60 days to report new balances. Pay before the statement closes so the lower balance is the one reported. A rapid rescore can shorten the wait once the change is real.
Will shopping lenders hurt my score?
Less than you might expect. Mortgage inquiries are grouped within a shopping window, but it is narrower on older scoring models. Keep your applications close together and avoid unrelated credit applications.
Should I pay off a collection before I refinance?
It depends on the file. Paying one does not always raise a score right away, and a payoff does not always remove it from the report. Ask your broker before spending cash you may need for reserves.
Is my app score the score the lender sees?
Usually not. Mortgage lenders use older FICO models and the middle of three scores, so your app number can be 20 to 60 points off.
