The Quick Read: A DSCR loan lends the smaller of two amounts: what the leverage cap allows against value, or what the rent can support once taxes and insurance are counted. Pawleys Island is a coastal vacation-rental example, but the mechanics apply to any rental. The loan amount follows whichever limit binds first.
- On a purchase, most files across our wholesale network land at 75%–80% LTV on an investment property, subject to lender guidelines.
- Rent is tested against the full monthly obligation (principal, interest, taxes, insurance, dues). 1.00 is where select programs start.
- Heavy coastal insurance and taxes can shrink the loan the rent supports, even when the leverage cap would allow more.
- Clearing the ratio does not mean the property cash-flows.
Picture a beach cottage with a high price tag and a big flood-insurance bill. The leverage cap says one number. The rent says a lower one. The lender uses the lower one. That is the whole idea, and the rest of this article shows how to apply it.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
How Is the Loan Amount Actually Set?
Two independent ceilings decide the loan, and the lower one wins. The first is leverage: a percentage of the purchase price or appraised value. The second is coverage: the largest loan the rent can carry at the program’s minimum ratio.
DSCR does not set a loan amount by itself. It tests whether a proposed loan is supportable by the rent. Think of it as a gate the loan has to pass through, not a calculator that produces a number.
Here is the sequence a file follows:
1. Value. On a purchase, the leverage cap applies to the lower of the purchase price or the appraised value.
2. Rent. The appraisal produces a market-rent opinion. Lenders generally credit the lower of the in-place lease and that market rent. A vacant property uses market rent alone.
3. Obligation. The lender totals principal, interest, taxes, insurance, and any association dues. That total is the PITIA.
4. Ratio. Rent divided by PITIA gives the coverage number. This is the gross-rent-to-PITIA version used on residential investor loans. It is not the net-operating-income formula you see in commercial lending and generic finance explainers.
5. Both gates. The loan must fit under the leverage cap and clear the coverage floor.
Which Limit Binds: Leverage or Rent?
Leverage binds when the rent could support more debt than the cap allows. Rent binds when coverage falls short at the cap-sized loan. The fix for a rent-bound file is a smaller loan, which means a bigger down payment.
Higher leverage raises the monthly obligation, so the ratio falls as LTV rises. That is why a modest-priced duplex with strong rent often hits the leverage cap first. A pricey coastal cottage with heavy insurance often hits the rent limit first.
Run the numbers on a hypothetical beach-area home. At 80% LTV on a purchase, the coverage lands under 1.00x. Drop to 70% LTV and the obligation shrinks enough to clear it. Same house, same rent, a different loan size. The extra equity you bring is what makes the file work. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
A larger down payment never erases other rules, though. Credit floors, reserve requirements, and property eligibility still apply. The strongest files clear both tests: enough equity and enough rental coverage. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
What Leverage Can You Expect by Transaction?
On most files, purchases run 75%–80% LTV and cash-out refinances top out around 75%. Select high-leverage programs reach 85% LTV on a purchase with roughly a 700+ score. Short-term-rental collateral gets tighter caps.
| Transaction | Typical ceiling | Notes |
|---|---|---|
| Purchase, long-term rental | 75%–80% LTV | 85% only on select programs, 700+ score |
| Cash-out, standard rental | About 75% LTV | About 6 months seasoning common |
| Cash-out, short-term rental | About 70% LTV | 640+ score, hosting history |
| Short-term rental purchase | Up to 75% LTV | 1.00 coverage floor |
These are typical ranges from select lenders in our wholesale network. Every file is underwritten individually, and nothing here is a commitment to lend.
Credit matters too. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000. Conservative rate-term files at modest leverage under that size can see reserves waived.
Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures.
How Does Coastal Insurance Shrink the Loan?
Insurance sits inside PITIA, so every added dollar of premium lowers the loan the rent can support. In coastal markets, flood and wind coverage can push the obligation up sharply.
The National Flood Insurance Program’s dwelling policy limits coverage on both the building and its contents, per FEMA’s summary of coverage as hosted by the North Carolina Department of Insurance. A high-value coastal home can exceed those limits, which pushes owners toward private excess flood policies and a higher insurance line.
Flood coverage under the federal program also doesn’t replace lost rent, per a property-management explainer on rental flood insurance. So the premium raises your cost without protecting your income.
The practical move: get real insurance quotes before you fix your offer price. A quote that comes in higher than assumed can change which limit binds. Budget for taxes and insurance, which vary by county and property.
How Does a Short-Term Rental Change the Math?
Short-term-rental files use a different income test and tighter leverage. Across the network, purchases go to 75% LTV, refinances around 70%, and cash-out 70% on short-term-rental collateral. Expect a 640+ score and about 12 months of hosting history. Coverage floors are 1.00 on purchases and refinances. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Income is generally documented one of three ways: twelve months of platform history, a market projection when there is no history, or the appraiser’s long-term rent as a conservative fallback. Many programs count only a portion of a projection rather than the full figure.
The appraisal’s rent form is a sticking point. Fannie Mae’s Selling Guide lists Form 1007, the single-family comparable rent schedule, and Form 1025, used for 2–4 unit small income properties. DSCR loans are not agency products. These forms matter only because many appraisals use them to produce the rent opinion. An appraisal-industry firm argues Form 1007 can’t properly support short-term-rental income, because it can produce an artificially low ratio on nightly-rate properties. Whether short-term-rental income counts at all is a lender policy decision.
Seasonality matters on the coast. Peak summer revenue can dwarf winter revenue, so a trailing-twelve-month history or an annualized projection, not a peak-week rate, is what sets the qualifying figure.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Data vendors also disagree widely on the same market’s listings and revenue. Treat any local estimate as a starting point, not an underwriting number.

Key Terms Defined
DSCR (debt service coverage ratio): Monthly rent divided by the monthly PITIA, showing how well the rent covers the payment.
PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation.
LTV (loan-to-value): The loan amount as a percentage of the purchase price or appraised value, whichever is lower on a purchase.
Coverage floor: The minimum ratio a program accepts. 1.00 is where select programs start.
Rent-bound: A file where the rent, not the leverage cap, limits the loan size.
Seasoning: The waiting period a lender wants between owning a property and refinancing it, commonly about 6 months for cash-out.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What Does Clearing 1.00 Not Tell You?
It does not mean the property cash-flows. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.
A beach rental can clear the ratio and still lose money in a slow season. Model your own operating costs separately. The lender’s test protects the lender’s position. Yours is a different question.
Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.
What If the Numbers Fall Short?
You have four levers: more down payment, more rent, a lower obligation, or a different structure. Each one moves a different part of the file.
- Bigger down payment. Lower LTV shrinks the loan and raises coverage. This is the cleanest fix on a rent-bound file.
- Higher documented rent. A stronger lease or appraisal rent lifts the numerator. Rent comes from the appraisal, not your pro forma.
- Lower taxes and insurance. Shopping insurance can change the denominator.
- Different structure. The spine is the 30-year fixed. Extended terms, such as 40-year, and interest-only periods are available through select lenders in the network, and ARM structures exist. Each changes the monthly obligation.
Property type matters before any of this. DSCR Investor Loans is not offered on manufactured homes (single- and double-wide), log homes, or barndominiums.
What Should You Have Ready?
A short document set speeds a clean review. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- Purchase contract or current mortgage statement
- Current lease, or the plan for market rent on a vacant property
- Insurance quotes, including flood and wind where relevant
- Twelve months of platform history for an existing short-term rental
- Entity documents if you are buying through an LLC, subject to lender program eligibility
- Proof of reserves

Frequently Asked Questions
Does a bigger down payment always raise my loan approval odds?
It helps the coverage ratio, but it doesn’t fix everything. Credit floors, reserve rules, and property eligibility still apply. The strongest files have both enough equity and enough rental coverage.
Can I use projected Airbnb income on a purchase?
Often yes, through select short-term-rental programs, though many count only a portion of the projection. Purchases go to 75% LTV with a 1.00 coverage floor.
Why would a pricier home get a smaller loan than a cheaper one?
Rent may not scale with price, while taxes and insurance do. On a high-value coastal home the obligation can outrun the rent, so the rent limit binds before the leverage cap does.
What is the typical credit score needed?
A 620 floor exists in parts of the network, most programs want around 660, and 700+ opens the strongest leverage tiers. Subject to lender guidelines.
What if my coverage is under 1.00?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect a larger down payment.
