How to Get a DSCR Loan on a Nashville Rental in Antioch

How to Get a DSCR Loan on a Nashville Rental in Antioch

The Quick Read: Pick an Antioch property whose rent can cover the full monthly payment, document that rent with a lease or an appraisal rent schedule, and show credit, reserves, and clean entity papers. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Rent is divided by the full housing payment (principal, interest, taxes, insurance, and HOA dues where they apply). That ratio is the core test.
  • On a purchase of an investment property, most files in Lendmire’s wholesale network land at 75%-80% LTV. Select high-leverage programs reach 85% LTV with roughly a 700+ score.
  • Credit floors start near 620 in parts of the network. Most programs want around 660, and 700+ opens the strongest leverage tiers.
  • Reserves commonly run about 6 months of PITIA. The appraiser’s rent number, not your pro forma, usually sets the ratio.

Antioch is the setting for the examples below. The mechanics apply to any rental, and none of the figures should be read as typical of the country.

What Does a DSCR Loan Look Like on an Antioch Rental?

A DSCR loan is a non-QM investment-property mortgage. It looks at what the rental earns against what the property costs to carry. Your W-2s and tax returns are not the main test.

A single-family home in Antioch is a common fit. It is a suburban rental with a simple lease structure. The loan can be made to an individual or to an LLC, subject to lender program eligibility.

Lendmire brokers these loans. It does not lend or approve them. Lenders in the wholesale network review each file on its own, so the steps below show how a typical file moves. They are not a promise of approval. The complete DSCR loans guide covers the product in full.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent used for lender review divided by the monthly housing payment.

PITIA: Principal, interest, taxes, insurance, and association dues. It is the payment side of the ratio.

Form 1007: The appraisal rent schedule for a single-unit rental. It records the appraiser’s estimate of market rent.

Form 1025: The appraisal form for 2-4 unit properties. It includes the rent analysis.

LTV (loan-to-value): The loan amount as a percentage of the property’s value.

Reserves: Liquid funds, counted in months of PITIA, that the borrower holds after the purchase.

Seasoning: The minimum time you must own a property before a cash-out refinance is available.

How Does Underwriting Treat the File, Step by Step?

The lender runs the file in a set order. Each step has one document or number that can stall it.

1. Choose the income path. A long-term rental uses a signed lease or the appraiser’s market rent. A short-term rental uses booking history or a market projection. In Antioch, most single-family inventory suits the long-term path.

2. Order the appraisal with a rent schedule. A single-unit rental gets the standard appraisal plus a Form 1007. A 2-4 unit property uses Form 1025. McKissock explains that appraisers use the 1007 to document estimated monthly rent from comparable one-unit rentals. Both forms were written for agency loans, but DSCR loans are not agency products. Only the form names carry over.

3. Compute the ratio. Rent used for lender review goes on top. The full PITIA goes on the bottom. At 1.00, rent equals the payment. Below 1.00, the property falls short of covering it. Above 1.00, there is cushion.

4. Review the borrower. The lender checks credit, assets for the down payment and reserves, and the purchase contract. If an LLC holds title, the lender also reviews the entity documents and the guarantor.

5. Review title and insurance. Title must clear. The insurance binder must show a payment the lender can use. A stale or incomplete quote changes PITIA, and PITIA changes the ratio.

6. Settle and reconcile. The final settlement statement must match the figures the lender used. Mismatches in taxes, HOA dues, or insurance send the file back for rework.

Four things decide the outcome. They are the rent used for lender review figure, the full PITIA, leverage and credit tier, and clean documentation.

Which Rent Figure Does the Lender Use?

The lender’s choice depends on the program and the property’s status. Many programs use the lower of the lease and the appraiser’s market rent. Others lean on the 1007 alone.

A vacant single-family property uses the 1007 market rent. A leased property compares the 1007 to the lease. If the two differ, the lower figure is the safer one to model.

This is where Antioch files get tested. Apartment List’s neighborhood research reports that Antioch carried a 40% concession rate and a 38-day time on market, against an 8.3% citywide vacancy rate. Those are apartment figures, not single-family figures. They still show how concessions and soft comps can pull an appraiser’s market rent below a listing’s pro forma.

Antioch’s rent and price picture varies widely by sub-area, so a single headline figure can mislead an investor underwriting a DSCR file. Build your rent figure from recent leased comps close to the property, not from a listing page.

Worked Example: How the Ratio Moves

Run the numbers on a modeled single-family rental. These are illustrative assumptions, not sourced market data. Assume rent covers PITIA at about 1.20x. Then stress the inputs.

Scenario (illustrative) Resulting coverage
Base case About 1.20x
Property taxes reassess higher About 1.15x
Insurance quote comes in higher About 1.14x
Appraiser rent 10% below pro forma About 1.08x
Lower rent plus higher taxes and insurance About 1.02x

The base case clears comfortably. The last row barely clears 1.00. A file that cash flows on a listing can land near the line once the appraiser and the insurance quote report in.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Budget for them separately.

What Do the Network’s Program Ranges Look Like?

These are typical ranges from select wholesale-network guidelines. Each file is reviewed on its own, and nothing here is a commitment to lend.

Item Typical range
Purchase LTV, investment property 75%-80%
High-leverage purchase 85% LTV, roughly 700+ score
Cash-out refinance, standard rental Up to 75% LTV
Cash-out refinance, short-term rental Around 70% LTV
Coverage 1.00 is where select programs start
Credit 620 floor in parts; most want 660; 700+ for top tiers
Loan size Up to $3,000,000 on standard programs
Reserves About 6 months PITIA; about 9 above $1,500,000

Several details matter for an Antioch buyer:

  • Coverage below 1.00. One path is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from programs that start at 1.00.
  • Reserves. They vary by lender, leverage, loan size, and transaction type. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived.
  • Terms. The 30-year fixed is the spine. Select lenders in the network offer extended terms and interest-only periods, and ARM structures exist. Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these programs. Check the property type before you write the offer.

A larger down payment lowers the payment and can lift the ratio. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

What If the Ratio Falls Short?

Do not force the rent number. Change the structure instead. The levers below each carry a trade-off.

Lever Trade-off
Larger down payment Lowers the payment; ties up more cash
Lower-priced property Smaller payment; may mean a different area or condition
Added unit or 2-4 unit property More rent; adds Form 1025 and more upkeep
Different term structure Interest-only or extended term through select lenders; terms adjust
Sub-1.00 path Select lenders in the network; leverage and terms adjusted

The sub-1.00 path is not the same as a lower floor on a standard program. Many programs start at 1.00. A separate select-lender path takes lower coverage, with leverage and terms adjusted.

A stronger credit score also helps. The 700+ tier unlocks the strongest leverage. Moving up one tier can matter more than a small rent gain.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Should You Run Antioch as a Short-Term Rental?

Treat it as a separate decision. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The appraisal side adds a second problem. HousingWire reports that Fannie Mae policy leaders say the 1007 was not designed for short-term rental income. Forcing it onto that income can produce an artificially low ratio. So short-term files rely on booking history or a market projection instead.

On the network’s short-term rental programs:

  • A purchase tops out at 75% LTV.
  • A refinance runs around 70% LTV.
  • A cash-out runs at 70% LTV.
  • Expect a 640+ score and about 12 months of hosting history.
  • Coverage starts at 1.00 on purchases and on refinances. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

If you cannot document the income, run the file on long-term rent. That is the cleaner route.

What Does a Clean Document Package Include?

Most delays on DSCR files are preventable gaps. Assemble these before the file goes in.

Borrower and entity:

  • Government ID and credit authorization
  • Operating agreement, articles of organization, and EIN letter if an LLC holds title
  • Bank statements for the down payment and reserves
  • Proof of any existing primary residence, where a program asks for it

Property:

  • Purchase contract
  • Lease and rent history, if the property is tenant-occupied
  • Insurance binder with the full quote
  • HOA or condo questionnaire, where applicable
  • Title information

Name the entity correctly on every page. A mismatch between the contract, the insurance binder, and the title commitment is one of the most common reasons a file pauses.

Where Does the Business-Purpose Frame Fit?

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Regulation Z treats credit to acquire or maintain non-owner-occupied rental property as business-purpose credit. That treatment falls away if you expect to occupy the property for more than 14 days in the coming year. The CFPB’s small-entity guide confirms that ability-to-repay rules apply to consumer loans on 1-4 unit homes.

That is why business-purpose declarations and occupancy certifications sit in every DSCR file. Sign them accurately.

Tax treatment varies; consult a qualified professional.

Can You Refinance or Cash Out Later?

Yes, with seasoning in mind. The common expectation across the network is about 6 months of ownership before a cash-out refinance, and the cash-out ceiling on a standard rental is about 75% LTV. Files that assume seasoning away get kicked back. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

When Is DSCR the Wrong Tool?

DSCR trades income-document simplicity for property-level scrutiny. It makes sense when your personal income is hard to document or when you want to buy through an entity.

It is a poor fit when a strong W-2 profile and a conventional investment loan work for the deal. It is also a poor fit when the property type is outside the network’s programs, or when the rent cannot cover the payment on the appraiser’s number. Run both routes before you choose.

Frequently Asked Questions

Do I need tax returns or W-2s to get a DSCR loan on an Antioch rental?

The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still document credit, assets, reserves, the entity, and the property. Skipping personal income documentation does not mean skipping underwriting.

Can I buy the rental through an LLC?

Often yes, depending on program guidelines. The lender will want the operating agreement, articles, EIN letter, and a guarantor. Keep the entity name identical across the contract, insurance binder, and title commitment.

What down payment should I plan for on a purchase?

Most files land at 75%-80% LTV on an investment-property purchase, which means roughly 20%-25% down. Reserves of about 6 months of PITIA commonly sit on top.

What if the rent comes in below the payment?

First test the levers: a larger down payment, a different property, or a different term structure. A sub-1.00 path exists through select lenders in the network, with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit, and property review.

Is a lower coverage ratio the same as positive cash flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, so a 1.20x file can still run thin once those costs are counted.
