How Much a DSCR Loan Lends on a Memphis Rental Property

How Much a DSCR Loan Lends on a Memphis Rental Property

The Quick Read: A DSCR loan on a Memphis rental is capped by whichever of two tests bites first: the leverage limit, which is a percentage of the property’s value, or the coverage test, which asks whether the rent covers the full monthly payment. Most purchases land at 75%–80% LTV, so the rent usually decides whether you reach that ceiling. A bigger down payment helps, but it never overrides credit floors, reserve rules, or property eligibility.

  • Two ceilings, one answer. Your loan is the lower of the value-based amount and the rent-based amount.
  • Typical leverage. Purchases often run 75%–80% LTV on an investment property. Select high-leverage programs reach 85% with roughly a 700+ score.
  • Coverage. Many select programs start at 1.00. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Cash-out. It tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation.
  • Memphis twist. Low prices mean small loans, and taxes and insurance take a real bite out of rent.

All figures here are typical ranges across Lendmire’s wholesale network of lenders. They are subject to lender guidelines, and none of this is a commitment to lend.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. How Does a DSCR Loan Decide the Loan Amount?

The loan amount is the smaller of two numbers. One comes from value, the other from rent. No lender picks a dollar figure first and then tests it. The file works backward from both limits and lands on the lower one.

The value ceiling. The lender takes the lower of the appraised value or the purchase price. It multiplies that by the maximum LTV for the program. That is the most it will lend against the property itself.

The rent ceiling. The lender takes the qualifying monthly rent and divides it by the program’s minimum coverage ratio. The result is the largest monthly payment the rent can support. Work that payment back to a loan size and you have the second ceiling.

Whichever ceiling is lower controls. Across the programs we place files with, that is how every DSCR loan is sized. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income is not the test.

Key Terms Defined

  • DSCR (debt service coverage ratio): the qualifying monthly rent divided by the monthly payment, so 1.00 means rent equals the payment.
  • PITIA: principal, interest, taxes, insurance, and any association dues, which together make up the monthly payment the rent must cover.
  • LTV (loan-to-value): the loan amount divided by the property’s value, shown as a percentage.
  • Rent used for lender review: the rent figure the lender credits, usually the lower of the signed lease and the appraiser’s market rent.
  • Reserves: liquid cash you hold after closing, counted in months of PITIA.
  • Seasoning: the waiting period a lender wants after you buy a property before it will refinance it.

Step by Step: How Underwriting Sizes a Memphis Rental

Here is the sequence a lender follows, in plain order.

Step 1: Pick the rent. If the property has a signed lease, the lender compares it to the appraiser’s market rent. A lease above market gets capped at market. A lease below market can hold the loan down. With no lease, the appraiser’s opinion is the rent used for lender review.

Step 2: Order the appraisal and rent schedule. For a single-family home, the appraiser completes the Freddie Mac Form 1000 / Fannie Mae Form 1007 rent schedule. It estimates monthly market rent for a one-unit investment property. For two to four units, the appraiser uses the small residential income report, Form 1025, and the unit rents are added together. These are just the appraisal forms. DSCR loans themselves are not agency products.

Step 3: Build the payment. Lenders add up principal, interest, taxes, insurance, and association dues at the proposed loan amount. A bigger loan means a bigger payment. Interest-only structures, available through select lenders in the network, shrink the payment and lift the coverage number.

Step 4: Test coverage. The lender divides rent used for lender review by that payment. If the result is below the program floor, one of two things has to change. Either the loan amount comes down or the rent goes up.

Step 5: Test leverage. Separately, the lender checks the loan against the LTV cap for your transaction type, credit tier, and property type.

Step 6: Check the rest. Credit score, reserves, and property eligibility all have their own gates. A strong coverage ratio does not waive any of them.

What Memphis Does to Your Numbers

Memphis is a low-price market with a rent-to-price ratio under 1%. Faro puts the median home price near $147,579 and the rent-to-price ratio at 0.88%. Zumper reports a median rent of $1,285 across all unit types and $1,395 for houses. Those are market snapshots from different data sets, so treat them as a range, not a promise for any one property.

Two things follow for loan sizing.

Taxes sit in the denominator. The Shelby County Trustee lists a county levy of $2.702382 per $100 of assessed value, with residential property assessed at 25% of appraised value. A City of Memphis levy is separate. Confirm the actual bill for the specific parcel before you rely on a coverage estimate. A mis-estimated tax figure can flip a passing file into a failing one.

Insurance is the other swing factor. Quotes vary with the roof, the age of the home, and the property’s history. Get a real quote early. Coverage that clears on a guess often misses on the actual number.

So which ceiling binds in Memphis? Honestly, it depends on the property. On a clean, newer, well-insured house with modest expenses, rent covers the payment easily and the LTV cap sets the limit. On an older house where taxes and insurance eat a large share of rent, coverage binds first, and the loan comes in below the LTV cap. Memphis has plenty of both, so run the property, not the city.

Four Memphis Scenarios, Same Method

These examples use ratios and percentages, not dollar payments. The coverage figures are modeled assumptions for illustration, not market data.

Scenario Likely binding limit What it means
Entry-level house, strong rent, light expenses LTV cap Coverage clears; leverage is the limit
Older house, heavy insurance and taxes Coverage Loan shrinks until rent covers the payment
Duplex with two units of rent Usually LTV Added rent supports a larger payment
Very low price Minimum loan size Balance may sit below standard program floors

Run one more picture. Say a house priced near the Memphis median is bought at 75% LTV and the rent clears the payment at about 1.15x. That file passes both tests. Now say the same house comes back at about 0.90x after the insurance quote lands. The loan has to shrink, or you pursue a select-lender path below 1.00, where leverage and terms adjust. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Purchase vs. Cash-Out: Different Ceilings

On a purchase, the value ceiling uses the lower of price or appraisal. Most files land at 75%–80% LTV, which means 20%–25% down. Select high-leverage programs reach 85% LTV with about 15% down, generally for borrowers around 700 or better.

Cash-out refinances run lower. Leverage tops out around 75% LTV on standard rentals and 70% on short-term-rental collateral. Most programs expect about 6 months of seasoning first. The appraisal drives the number because there is no purchase price to compare against.

Factor Purchase Cash-out refinance
Typical max LTV 75%–80% About 75% (standard rentals)
Value used Lower of price or appraisal Appraised value
Seasoning None About 6 months common
Credit for top tier 700+ 700+ helps

Small Loans: The Memphis Problem Nobody Mentions

Standard programs run up to $3,000,000. Loans above $2,500,000 generally hold to 30-year fixed structures. The other end is the problem in Memphis. Low-priced homes can produce balances that fall below what a standard program wants to fund. Smaller balances route through select lenders in the network, and the terms can differ.

A bigger down payment makes this worse, not better, because it shrinks the loan further. If your target is a very low-priced house, ask early whether a select lender can handle the balance. The cheap house that passes every coverage test can still fail on loan size.

Ways to Raise What a Lender Will Offer

You have a few levers, and the strongest files use several of them.

  • Raise the rent support. A solid market-rent opinion, a market-rate lease, or a better unit mix strengthens the rent ceiling.
  • Put more money down. Less principal means a smaller payment and a higher coverage ratio. Many investors put down more than the minimum to clear a coverage floor.
  • Improve the credit tier. Credit floors vary. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers.
  • Pick the structure. Extended terms of 40 years and interest-only periods, both through select lenders, lower the qualifying payment. ARM structures exist for investors who want them.
  • Add property units. A duplex through fourplex adds rent against one loan.

A larger down payment lifts coverage, but it does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

What Happens When Coverage Falls Short

You have three paths. Lower the loan, raise the rent, or switch programs. Many select programs start at 1.00. A separate path through select lenders in the network takes coverage below 1.00, with leverage and terms adjusted. Expect lower LTV and different pricing there. No-ratio structures exist as well, available only through select lenders, generally for borrowers who already own a primary residence.

None of these is a free pass. Each trades something, usually leverage or cost, for flexibility.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Property Types and Short-Term Rentals

Single-family homes, duplexes, triplexes, and fourplexes are the usual fits. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.

Short-term rentals follow different rules. Expect purchase leverage up to 75% LTV, refinance around 70%, and cash-out at 70%. Programs generally want a 640+ score and about 12 months of hosting history, with a 1.00 coverage floor on both purchases and refinances. The calculator above accepts nightly figures in its Short-term rental mode, though lenders typically rely on a separate income projection. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Reserves and Cash You Need Beyond the Down Payment

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. Budget for down payment, closing costs, and reserves together, because liquidity, not the number of loans, is the real limit on scaling.

Clearing 1.00 Is Not Positive Cash Flow

This is where new investors get hurt. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money after a roof repair and two months of vacancy. Model the full picture before you commit, especially on older Memphis houses. Tax treatment varies; consult a qualified professional.

Pre-Application Checklist

1. Get an insurance quote for the exact property.

2. Pull the current tax bill for the parcel.

3. Confirm any association dues.

4. Gather the lease, if one exists.

5. Check the property type against eligibility.

6. Confirm your credit tier and liquid reserves.

7. Decide whether you want the highest leverage or the strongest coverage cushion.

Frequently Asked Questions

Does a higher DSCR let me borrow more?

Not automatically. A stronger ratio can open better pricing and higher leverage tiers, but the LTV cap, credit tier, and property rules still apply. Coverage and leverage are separate tests, and the stricter one controls.

Can I borrow the maximum LTV if the rent just clears 1.00?

Sometimes, but not always. A file at the coverage floor often gets less leverage than a file with a comfortable cushion. Lenders reward strong coverage with better terms.

Does the lease or the appraiser’s rent count?

Most programs credit the lower of the two. If your lease sits above market, the appraiser’s figure controls. If your lease is below market, it can pull the loan down.

Will a very cheap Memphis house qualify?

It depends on the loan balance. Standard programs have minimum sizes, and smaller balances route through select lenders with different terms. Confirm the loan size before paying for an appraisal.

Can I put down more to fix a coverage shortfall?

Yes, within limits. A larger down payment lowers the payment and lifts the ratio. It will not fix a credit shortfall or an ineligible property type.
