DSCR Loan vs Hard Money Extension for a BRRRR Not Yet Seasoned

DSCR Loan vs Hard Money Extension for a BRRRR Not Yet Seasoned

The Quick Read: A hard money extension suits the investor whose rehab, lease-up, or seasoning clock needs more time and whose current lender is willing to grant it. A DSCR loan suits the investor whose property is finished, leased, and ready to be paid off on rental income, even if the equity stays in the deal for now. Each option answers a different problem, so the right pick depends on which clock is running out first.

  • An extension buys time, not an exit. The note, the lien, and the interest-only carry stay in place.
  • A DSCR payoff replaces the bridge with long-term rental financing, but before seasoning clears the loan may be sized on cost basis rather than appraised value.
  • On a cash-out, the network tops out around 75% LTV with about 6 months of seasoning; a payoff-only rate-and-term loan is typically lighter on seasoning.
  • DSCR coverage is a separate test from seasoning. Rent still has to cover the new payment.
  • Programs change and every file is reviewed individually, subject to lender guidelines. Nothing here is a commitment to lend.

Factor Hard Money Extension DSCR Payoff Before Seasoning
Review basis Existing lender’s discretion, loan performing Property rent vs. payment, plus leverage test
Documentation Written extension agreement, insurance, exit plan Appraisal with rent schedule, lease, entity papers, payoff statement
Property treatment Same collateral, same lien New first lien on the finished, leased property
Entity vesting Existing borrower entity continues Entity papers and guaranty; names must match across documents
Timeline Pushes the maturity date out Replaces the bridge entirely
Reserves Set by the existing lender Commonly about 6 months of PITIA, varies by file
Main risk Fees, continued carry, lender discretion Loan sized to cost may fall short of the payoff

What Problem Are You Actually Solving?

Every BRRRR has at least two clocks. One is the maturity date on the bridge note. The other is the seasoning period the exit lender wants before it will lend on appraised value. When the first runs out before the second, you have a gap.

AirDNA’s BRRRR explainer describes the standard pattern: short-term loans to buy and renovate, then a refinance into a long-term mortgage. The two options here are two ways of handling the space between those loans.

No regulator writes a seasoning rule for DSCR loans. These are non-agency, business-purpose loans, so each program sets its own waiting period. Across the network, the common expectation for a cash-out is about 6 months, measured from title recording. Lender policy, not law. That distinction matters because the answer changes by program.

Key Terms Defined

  • Seasoning: the period you must own a property before a lender will lend against its new, appraised value.
  • Hard money extension: a written agreement that moves the bridge loan’s maturity date out, usually for a fee.
  • Balloon: the full principal due at the end of an interest-only note.
  • Payoff-only refinance: a rate-and-term loan that covers only the old loan and closing costs, with no cash back.
  • Cost basis: purchase price plus documented rehab.
  • DSCR: monthly rent divided by the full monthly housing payment (principal, interest, taxes, insurance, and any HOA dues).

When the Hard Money Extension Is the Better Fit

An extension fits when time is the only real problem. The lender has to agree, though. Extensions are discretionary, usually require the loan to be performing, and cost money. No source publishes a standard fee, and it varies by lender, balance, and situation.

Consider an investor holding a bridge note on a duplex where the rehab ran long and the unit is not yet leased. A DSCR payoff is premature. There is no lease, no rent schedule for the appraiser, and no proof of first month’s rent. Extending keeps the project moving and preserves the chance to refinance on appraised value later.

A few conditions favor extending:

  • The property isn’t finished or leased. A DSCR lender wants a lease and a rent schedule. Without them, the file stalls.
  • Seasoning is close. If the clock clears within the extension window, waiting can mean sizing on appraised value and more cash back.
  • The bridge allows it cheaply. Hard money on this program is interest-only with no prepayment penalty, typically 6 to 18 months, varying by lender, property, and experience. If you negotiated extension terms before closing, the cost is known.
  • You want one refinance, not two. Paying off now and cashing out later means two closings. Any prepayment penalty on the first DSCR loan becomes a hidden cost.

Here is the catch. An extension is not an exit. It does not change the exit lender’s leverage test, and a hard money advance at a high percentage of project cost does not change what the exit lender will lend on value. Hard money on this program typically funds up to 93% of project cost at the top experience tier, capped at 75% of after-repair value, and a payoff can fall short if the new loan sizes lower. Repeated extensions also stack fees and carry. And a missed final maturity puts the lender in a position to enforce.

When the DSCR Loan Is the Better Fit

A DSCR payoff fits when the property is finished, leased, and the bridge is about to mature with no extension available. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. That makes it a cleaner path for entity-held portfolios and for investors whose personal returns don’t tell the whole story.

Run the numbers on a finished fourplex, fully leased, with a hard money balance near maturity. If the new loan covers only the payoff and closing costs, it is a rate-and-term refinance. On the DSCR program, rate-and-term can go up to 85% LTV with no cash back, and it is typically lighter on seasoning than a cash-out. Rent that clears roughly 1.2x on the new payment gives the file room, because 1.00 is where select programs start and stronger ratios open better leverage. A separate select-lender path takes coverage below 1.00, with LTV and terms adjusted.

The sizing issue is the one that catches people. Before seasoning clears, a loan is typically sized on the lower of appraisal or cost basis. Cost basis only counts what you can document, so the settlement statement and rehab receipts matter. If sizing comes in below the payoff, you bring cash to close. After seasoning, the loan sizes on appraised value, and a cash-out can go up to 75% LTV.

A DSCR payoff makes the most sense in these situations:

  • The note matures before seasoning does. Retiring the bridge beats a second bridge with fresh fees.
  • You don’t need the cash back yet. Leaving equity in the property is a fair price for ending the carry.
  • Rent covers the payment with margin. Coverage and cash flow are not the same thing, since DSCR ignores repairs, vacancy, management, utilities, and capex.
  • The file is clean. Appraisal with rent schedule, signed lease, entity papers, guaranty, payoff statement, and insurance all line up. Missing leases, missing deposit proof, and no itemized improvement list are the usual stall points.

Many investors take this path through a hard money exit refinance, where Lendmire, as a broker, places the file with a lender in its wholesale network.

The Two Clocks, Planned Backward

Start from the maturity date and work back. You need time for the rehab, lease-up, appraisal, and underwriting. If seasoning plus those steps fits inside the bridge term, waiting works. If it doesn’t, you have three choices: extend, pay off now, or sell.

A practical sequence looks like this:

1. Confirm the exit lender’s seasoning rule and start date in writing before you buy.

2. Ask whether the clock starts at title recording, which is the common measure in the network, rather than rehab completion or lease signing.

3. Size the bridge so the new loan can retire it.

4. Request the extension and submit the DSCR application in parallel, so the maturity date doesn’t become the deadline.

5. Compare the cost of an extension against the cost of two closings.

Lendmire’s analysis of extending versus refinancing a slow rehab covers the cash-out side of this decision in more depth.

Don’t Count on Delayed Financing

The agency delayed financing exception comes up often. It is an agency concept for all-cash purchases, found in the Fannie Mae Selling Guide, and it does not govern DSCR loans. It is also a poor fit for a hard money purchase, because borrowed purchase money generally disqualifies it. Planning a BRRRR around it is a mistake.

Common Misconceptions

  • Seasoning is a law. It is lender policy, and it varies by program.
  • Once seasoned, I get my full after-repair value. The appraisal sets value. Your estimate is only a plan.
  • No seasoning means a full cash-out. Earlier access often means sizing on cost, which leaves less cash back.
  • An extension is a right. It is a negotiation.
  • Rate-and-term and cash-out face the same wait. A pure payoff typically faces lighter seasoning than a cash-out.

The Balanced Verdict

Extend when the property needs more time and the lender is willing, especially if seasoning is close and a single cash-out refinance later would beat two closings. Pay off with a DSCR loan when the property is finished and leased, the maturity date is firm, and leaving some equity in the deal is acceptable. If rent only barely covers the payment, or the appraisal could come in low, treat either path with more caution and consider a smaller loan or selling. Lendmire’s piece Selling vs DSCR Refinance for a BRRRR Investor Using Hard Money covers that third route.

Frequently Asked Questions

Can I refinance hard money into a DSCR loan right away?

Sometimes. A payoff-only refinance is typically lighter on seasoning than a cash-out, but the property usually needs to be finished, leased, and appraised. Before seasoning clears, the loan may size on cost basis rather than appraised value, so the new loan may fall short of the payoff.

Is paying off hard money a cash-out?

Not if the new loan covers only the payoff and closing costs. That is a rate-and-term refinance, which the network allows up to 85% LTV with no cash back. Any cash beyond that makes it a cash-out, capped around 75% LTV. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

What starts the seasoning clock?

Across most programs, it is title recording of the deed. Rehab completion and lease signing generally don’t start it. Confirm the start date with the specific program before relying on it.

What if the appraisal comes in low?

A low appraisal shrinks the loan directly. A cash-out may turn into a payoff that needs cash to close. Options include bringing cash, asking the hard money lender for more time, or disputing the appraisal with comparable sales.

Can I extend and apply for a DSCR loan at the same time?

Yes, and it is often smart. Running both tracks means the maturity date isn’t the only deadline, though the extension is still the lender’s decision and the DSCR approval remains subject to lender guidelines.
