The Quick Read: To qualify a Nantucket investment property, you need four things to line up: the rental use must be legal at the address, the property’s rent must cover the full monthly payment, your credit and equity must fit program limits, and you need cash reserves. DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Nantucket’s high prices make that coverage test the hard part.
- Coverage: 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
- Leverage: Most purchases land at 75%–80% LTV on an investment property. A cash-out refinance tops out around 75% LTV.
- Credit: A 620 floor exists in parts of the network. Most programs want about 660, and 700+ opens the strongest tiers.
- Reserves: Commonly about 6 months of PITIA, stepping up to about 9 months above $1,500,000.
- Legal use first: Confirm the rental registration before you run any numbers.
What a DSCR Loan Reviews on a Nantucket Property
DSCR stands for debt service coverage ratio. The lender divides the property’s qualifying monthly rent by its full monthly housing payment. That payment is called PITIA: principal, interest, taxes, insurance, and any association dues. Rent of 1.2 times the payment gives you 1.2x coverage.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. You do not hand over tax returns or a debt-to-income calculation. You do hand over credit, reserves, and a property that has to carry itself on paper.
Think of the file as four gates:
| Gate | What the lender checks |
|---|---|
| Legal use | Rental registration and permitted use |
| Property | Eligible type, appraisal, unit count |
| Income | Rent method and coverage ratio |
| Borrower | Credit, equity, reserves, entity |
Fail any one gate and the file stalls. Our complete DSCR loans guide covers the basics behind each gate. The rest of this piece applies them to an island.
Key Terms Defined
DSCR: Rent used for lender review divided by the property’s full monthly payment.
PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly carrying cost.
LTV: Loan-to-value, the loan amount as a percentage of the property’s value.
Reserves: Liquid cash the lender wants you to hold after closing, counted in months of PITIA.
Seasoning: The waiting period a lender wants between buying a property and refinancing it.
Short-term rental (STR): A rental where occupancy changes within 31 days or less on Nantucket.
Step 1: Confirm the Rental Use Is Legal at the Address
Do this before anything else. A lender cannot count rent you are not allowed to collect.
The Town of Nantucket says each dwelling unit offered as a short-term rental needs its own certificate of registration. The same FAQ says a rental period with a change of occupancy beyond 31 calendar days is not a short-term rental. So a seasonal or year-round lease past that line sits in a different category.
Two practical points follow. First, a seller’s registration should not be assumed to carry over to you. Ask the town what a new owner must file. Second, a listing that says “great Airbnb” proves nothing. Ask for the registration itself.
Nantucket’s rules have also shifted over the years. Avalara’s MyLodgeTax explainer reports that voters approved short-term rentals by right, after years of legal uncertainty tied to earlier zoning language. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If you plan to hold the property in an LLC, ask the town and your attorney how local ownership limits apply to your structure. Entity eligibility also depends on lender program requirements.
Step 2: Choose the Income Method
The same house can qualify differently depending on how its rent is measured. You generally pick from three paths.
Long-term rental. The lender uses a signed lease or an appraiser’s market rent. The appraisal form for a single-family home is the 1007 rent schedule, and for a 2–4 unit property it is the 1025. These capture long-term rent only. They do not capture peak-week pricing.
Short-term rental with history. Documented hosting history shows what the property actually earned. On refinances, expect the lender to want that record.
Short-term rental on a purchase. With no history, the lender leans on an appraiser’s analysis or a market projection. Lenders may adjust gross revenue before dividing, so do not assume the headline number counts in full.
Across our wholesale network, STR programs run tighter than long-term programs. Short-term rental purchases go to 75% LTV. Refinances sit around 70%, and cash-out on STR collateral is 70%. Expect a 640+ score and about 12 months of hosting history. Coverage floors are 1.00 on purchases and refinances, each stated for its own transaction. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
On Nantucket, long-term rent is thin against price. That is why many investors look hard at the STR route, and why legal use matters so much.
Step 3: Run the Coverage Math
The formula is rent over PITIA. Here is how to think about a Nantucket file without invented figures.
Fisher Real Estate puts the median single-family sale price at $4 million. At that price, even a large down payment leaves a big loan. Taxes and insurance sit in the denominator too. Rent has to be very high before coverage reaches 1.00. Gross yield compression is the core Nantucket issue.
Walk through it in order:
1. Pick the income figure you can document under the method above.
2. Annualize it. Peak-season income spread across twelve months is the number that counts.
3. Divide by twelve to get monthly rent used for lender review.
4. Add up the full monthly obligation: principal, interest, taxes, insurance, dues.
5. Divide rent by that obligation.
Seasonality is where island files get tricky. A strong summer can hide a thin off-season. The ratio uses the annual picture, but your bank account lives month to month. You can test your own numbers in the site’s illustrative calculator, which gives an estimate, not a quote.
Clearing 1.00 also does not mean positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside it.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
How Much Leverage and Credit You Need
Most purchase files in the network land at 75%–80% LTV on an investment property, which means 20%–25% down. Select high-leverage programs reach 85% LTV with roughly a 700+ score. A cash-out refinance tops out around 75% LTV, and about 6 months of seasoning is the common expectation. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.
On credit, a 620 floor exists in parts of the network. Most programs want about 660. A 700+ score unlocks the strongest leverage tiers. These are typical ranges, and every file is underwritten individually.
Loan size matters here. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures. Loans above the standard range need a different route.
A bigger down payment lowers the monthly payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Reserves and Entity Setup
Reserves vary by lender, leverage, loan size, and transaction type. Commonly it is about 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months. On an island where PITIA is large, those months add up to real cash.
If you hold title in an LLC, expect the lender to review entity documents, subject to lender program eligibility. Settle the local ownership question from Step 1 before you form the entity.
Property Types, Appraisal, and Costs That Move the Denominator
Single-family homes, condos, and small multifamily are the usual candidates. Condo and association documents may restrict rentals, so read them before you write an offer. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
Appraisals can be harder on an island. Fisher reports annual transactions ranging from roughly 300 to 700, which means few comparable sales. Expect the valuation work to be more demanding than in a deep metro market.
Insurance is the swing item. Coastal wind deductibles can be large, and flood is a separate policy. Policygenius notes that flood is excluded from standard homeowners coverage and carries a 30-day waiting period, so get quotes in early. Whatever the premium, it feeds PITIA and moves your coverage number.
Outside the ratio, STR operators face lodging taxes and local fees. Fisher’s short-term rental explainer describes a county lodging tax structure and an exemption for owners who rent 14 or fewer days a year. These costs do not enter DSCR, but they cut your real return.
What If the Ratio Falls Short?
You have levers. Each has a tradeoff.
| Lever | Effect | Tradeoff |
|---|---|---|
| Larger down payment | Lowers payment, lifts coverage | More cash tied up |
| Different rent method | May raise rent used for lender review | Needs documentation |
| Interest-only period | Lowers payment | Available through select lenders |
| Sub-1.00 path | Allows coverage below 1.00 | Through select lenders, with leverage and terms adjusted |
| Cheaper property | Lowers whole denominator | Different asset, less island prestige |
Extended 40-year terms and ARM structures also exist for investors who want them. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Honest talk: on a $4 million house, the cheaper-property lever often does the most work. Condos and smaller houses sit well below the single-family median.
Who Should Skip DSCR on This Property
DSCR is the wrong tool if you plan to live in the home. It is for non-owner-occupied investment property. It also fails where the rental is not legally registrable, where association rules ban rentals, or where the house is income-restricted. Nantucket’s code bars short-term rental in affordable or income-restricted units.

Frequently Asked Questions
Can I live in a Nantucket property financed with a DSCR loan?
No. DSCR loans are for non-owner-occupied investment property. If you want occasional personal use, ask the lender how much use its program allows before you commit.
Do I need tax returns or W-2s?
Not for the income test. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You still provide credit, reserves, and asset documentation.
Can I qualify with no short-term rental history?
Often yes on a purchase, using an appraiser’s analysis or a market projection. Refinances usually need actual hosting history. Network STR programs generally expect about 12 months of history.
What if my coverage lands below 1.00?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. You can also raise the down payment or pick a different rent method.
Is a first-time investor eligible?
It depends on the program, the property, and your credit profile. Some programs ask for experience, and others are open to first-time investors with stronger credit or reserves.
If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Nantucket’s thin inventory and high prices mean the investors who clear the coverage test usually did the math before they made an offer.
