The Quick Read: A DSCR loan is reviewed for a Portsmouth rental primarily on property-level rental income covering the payment, subject to lender guidelines: the appraiser’s market rent is divided by the full monthly housing payment (principal, interest, taxes, insurance and any HOA dues), and your credit, equity and reserves are reviewed alongside it.
- Purchase leverage typically runs 75%-80% LTV on an investment-property purchase. Select high-leverage programs reach 85% LTV with roughly a 700+ score. Cash-out has a lower ceiling.
- Many select programs start at 1.00 coverage. Stronger ratios open better pricing and leverage.
- Most programs want a credit score near 660. A 700+ score unlocks the strongest leverage tiers.
- Reserves commonly run about 6 months of PITIA, and the number moves with loan size and leverage.
- Short-term rental income depends on local zoning, so confirm it before you count on it.
Portsmouth is a tight, high-priced coastal market, so the payment is large and the rent has a lot to cover. That makes the coverage number the first thing to check on any deal here.

What a DSCR Loan Does for a Portsmouth Rental
A DSCR loan judges the building, not your paycheck. The lender compares what the property earns in rent with what it costs to carry, then looks at your credit, your equity and your cash reserves.
The loan is built for non-owner-occupied investment property. It is a business-purpose investor loan, so it is reviewed differently from a standard owner-occupied mortgage. You will not submit traditional personal-income documentation as the core of the file, although programs still review credit, assets and the appraisal.
This also means a duplex where you live in one unit is not a DSCR purchase. The file has to be a pure rental. Our complete DSCR loans guide covers the basics if the term is new.
How Underwriting Treats a Portsmouth Rental, Step by Step
The process follows the same path on nearly every file. Here is how it runs from contract to closing table.
1. Pick the structure. Decide whether you are buying personally or through an entity. Decide the occupancy plan too. You sign affidavits confirming the property is a rental and the loan is for business purposes.
2. Order the appraisal with a rent schedule. For a single-family home or condo, the appraiser completes a Single-Family Comparable Rent Schedule (Form 1007). For two to four units, the appraiser completes a Small Residential Income Property Appraisal Report (Form 1025). Both are standard appraisal forms listed in the Fannie Mae Selling Guide. Using them does not make your loan an agency loan.
3. Run the ratio. The lender divides market rent by the full housing payment. Taxes and insurance weigh heavily in Portsmouth because values are high.
4. Check the borrower side. Credit score, equity in the deal and reserves all get reviewed. A strong ratio cannot rescue a file that misses the credit floor.
5. Collect documents. Expect the purchase contract, the appraisal, any lease already in place, entity documents if you vest in an LLC, insurance quotes and asset statements. Specific lists vary by program.
How a signed lease and the appraiser’s market rent are reconciled varies by program. Ask which figure counts before you rely on a lease.
What Does the Rent Number Look Like in Portsmouth?
Portsmouth rents are high. Redfin shows a median rent near $3,000, and Zillow reports an average near $2,889 across all bedroom counts. The city-hosted housing market study found rents outpacing the county, with combined for-sale and for-rent vacancy at 1.86%.
Those are asking rents from different sources, and the exact figure depends on the source and method. The appraiser’s rent schedule is the number the lender uses.
Here is how coverage reads on three illustrative scenarios. These ratios are modeled assumptions, not market data.
| Scenario | Rent vs. full payment | Coverage | Read |
|---|---|---|---|
| Strong | Rent clears payment with cushion | About 1.25x | Fits most programs |
| Borderline | Rent just matches payment | About 1.00x | Fits select programs |
| Short | Rent falls under payment | About 0.90x | Needs a different path |
The first row is what most investors want to see. The second can work with stronger credit or lower leverage. The third needs a fix, which is the next section.
One warning: clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation, so budget for them separately.
What If the Coverage Falls Short?
You have four levers, and you can use them together.
- Lower the loan amount. A bigger down payment shrinks the payment and lifts the ratio. It does not erase leverage caps, credit floors or reserve rules, though. The strongest files have both enough equity and enough rental coverage.
- Change the structure. Extended terms, such as 40-year, and interest-only periods are available through select lenders in the network. Both lower the required payment. ARM structures also exist for investors who want them.
- Use a sub-1.00 path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the 1.00 programs, not a lower floor on the same one.
- Pick a different property. Sometimes the honest answer is a unit with stronger rent against its taxes, insurance and dues.
Which Portsmouth Property Types Fit?
Single-family homes, condos and two- to four-unit buildings are the usual DSCR targets. Each carries its own watch-out.
| Property type | Financing angle | Watch-out |
|---|---|---|
| Single-family | Cleanest rent schedule (Form 1007) | Taxes and insurance weigh on ratio |
| Condo | HOA dues count in the payment | Building rules and investor mix |
| 2-4 units | Unit-by-unit rent (Form 1025) | Must be non-owner-occupied |
| Manufactured, log, barndominium | Not offered | Outside these programs |
On condos, HOA dues sit in the denominator, so a building with high dues can sink a ratio that looks fine on rent alone. Higher-priced condos can also hit warrantability limits. Lendmire’s piece Can a traditional Jumbo Loan Finance a Non-Warrantable Luxury Condo Rental? walks through that situation.
Mixed-use and other unusual properties depend on the specific lender and property, so raise them early.
Can You Count Short-Term Rental Income?
Maybe, but not by default.
That matters in Portsmouth because a deal underwritten on short-term income fails if the parcel cannot legally host it. Once local rules are confirmed, the next question is how a given program treats that income.
For programs that do accept short-term rental income, here is what we typically see. Purchase leverage tops out at 75% LTV. Cash-out is limited to 70% LTV on short-term-rental collateral, versus 75% on standard rentals. Expect a 640+ score and about 12 months of hosting history. The coverage floor is 1.10 on purchases and 1.00 on refinances. Long-term lease comps are the safer base case.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
What Do Lenders Look For Beyond Rent?
Across our wholesale network, most programs share the same checklist.
- Credit. A 620 floor exists in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage tiers.
- Leverage. Investment-property purchases typically run 75%-80% LTV, meaning 20%-25% down. Select high-leverage purchase programs reach 85% LTV (15% down), generally with a 700+ score. Rate-and-term refinances can reach 85% on select programs.
- Reserves. Commonly about 6 months of PITIA. Conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived. Loans above that size typically step up to about 9 months.
- Loan size. Standard programs run up to $3,000,000, and balances below the standard-program minimum route through select lenders in the network. Above $2,500,000 the network generally holds to 30-year fixed structures.
Every file is underwritten individually. Treat these as ranges, not promises, and note they are subject to lender guidelines.
Should You Buy Through an LLC?
Many investors do, subject to program terms. Vesting in an entity is common on DSCR files, and the paperwork needs to exist before you apply: formation documents, an operating agreement and a clear signer.
Set up the entity before you sign a purchase contract, not after, because changing the borrower mid-file can force a restart. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Can You Pull Cash Out of an Existing Portsmouth Rental?
Yes, on standard rentals, with a lower ceiling than a purchase. Cash-out refinances top out around 75% LTV across most of the network, and about 6 months of seasoning is the common expectation. Seasoning is the waiting period between buying a property and refinancing it. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Portsmouth values have climbed, so some owners hold real equity. The same coverage test applies on the new payment.
Key Terms Defined
- DSCR (debt service coverage ratio): Monthly rent divided by the full monthly housing payment.
- PITIA: Principal, interest, taxes, insurance and any association dues, which together make up the payment in the ratio.
- LTV (loan-to-value): The loan balance as a percentage of the property’s value or price.
- Reserves: Liquid cash left after closing, usually counted in months of PITIA.
- Seasoning: How long you must own a property before a lender will refinance it.
- Rent schedule: The appraiser’s estimate of market rent, which sets the income side of the ratio.
Frequently Asked Questions
Can a first-time investor get a DSCR loan in Portsmouth?
Often, yes, subject to lender guidelines. Programs focus on the property’s rent coverage, credit and reserves rather than a landlord track record. Some programs have extra requirements for first-time buyers, so tell your broker up front.
Do I need tax returns or a job history?
Not as the center of the file. The loan is reviewed primarily on property-level rental income covering the payment. You still document credit, assets and the property itself.
Does a signed lease replace the appraiser’s rent number?
Not necessarily. A vacant property is underwritten on the appraiser’s market rent.
Can I buy a Portsmouth duplex and live in one unit?
Not with a DSCR loan. These loans are for non-owner-occupied rentals. An owner-occupied purchase belongs on a different type of financing.
What if the property comes in under 1.00?
Select lenders in the network offer coverage below 1.00, with leverage and terms adjusted. You can also reduce the loan amount, change the term structure or look at a different property.
