Best DSCR HELOC Program on an Airbnb Held in an LLC

Best DSCR HELOC Program on an Airbnb Held in an LLC

The Quick Read: A DSCR HELOC works on an LLC-owned rental when the program lets the LLC stay on title, the members sign as guarantors, and a lease in place supports rent that covers the stress payment on the whole line. The best program for your situation turns on those three points, plus credit tier and lien position. Eligibility is subject to underwriting and lender guidelines.

  • The line is a standalone second lien behind your first mortgage, or a standalone first lien on a paid-off rental.
  • Rent qualifies the file, not your personal income. The minimum coverage is 1.10x, measured on the entire credit limit.
  • Rent used for lender review is the lesser of the appraiser’s market rent or the lease. Nightly platform income does not raise it.
  • Second-lien leverage tops out at 70% combined loan-to-value (CLTV). First-lien leverage tops out at 75% LTV.
  • Lendmire is a broker. It matches the file to a wholesale lender whose program fits, and it does not lend itself. Every figure here varies by lender and program: guidelines, property type, leverage, and credit profile all apply.

What Is a DSCR HELOC on a Rental?

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied rental that you keep. The property’s rent qualifies it, not your tax returns or pay stubs. “DSCR HELOC” is a market label, not a regulated product name, so two lenders can mean different things by it. In Lendmire’s wholesale network, it means two specific structures.

The first is a standalone second lien. It sits behind the first mortgage you keep, and your existing first loan stays untouched. The second is a standalone first lien on a rental with no mortgage. It is never closed with a purchase. It is never a third lien. It is never a line on your own home or a second home.

That distinction matters for an LLC owner. Many large retail lenders market home equity lines for owner-occupied homes, and they often decline rentals held in an LLC. The wholesale programs behind a DSCR HELOC are built for investors. The LLC can stay on title. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The people on the line do not have to be the people on the first mortgage.

Lendmire’s complete DSCR loans guide covers the wider family of investor loans.

How Underwriting Treats an LLC-Held Airbnb, Step by Step

Underwriting an LLC-held Airbnb runs in a set order. Each step can stop the file. Here is the sequence on the files the network sees.

1. Property screen. The lender checks the property type first. A single-family home, PUD, townhome, two-to-four-unit building, or condominium can qualify. A condotel cannot. Neither can a row home, a leasehold, or a rural-designated property. A property listed for sale in the prior two months is out, and so is a property with a solar lien.

2. Seasoning check. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Files that assume this away get kicked back.

3. Borrower and entity review. The LLC stays on title. The members sign as guarantors. Expect to supply the operating agreement, the EIN, and a certificate of good standing. The borrowers must be U.S. citizens, permanent residents, or non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible on this program.

4. Credit tier. The lender pulls its own credit report. A second lien needs a 720 score. A first lien needs 700. There can be no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale, or deed-in-lieu needs 48 months behind it.

5. Rent and coverage test. This is where most Airbnb files change shape. The next section walks through it.

6. Valuation and title. The lender orders either an automated valuation with a property inspection report or a full interior appraisal, depending on line size. Appraisal waivers are not accepted.

7. Leverage cap. The lender runs CLTV or LTV against the tiers below and takes any declining-market adjustment.

How the Coverage Test Works on a Line

The coverage test divides gross monthly rent by a qualifying payment. The minimum is 1.10x. The qualifying payment is a fully amortizing payment on the entire credit limit, set at the start rate plus 2 percentage points. It is a stress payment. It is not the payment you will actually make while drawing interest-only.

Two points follow from that.

First, the whole line is tested, not just the drawn balance. An owner who wants to draw only part of a large line still has to cover the full limit on paper. Size the line to the rent, not to the equity alone.

Second, 1.10x means rent must run at least 10% above the stress payment. Say a rental covers its stress payment at roughly 1.15x. That clears the minimum with a thin cushion. The network does not publish one fixed second-lien formula for how the first mortgage payment is treated, so the lender’s own coverage calculation governs. Ask the broker how the specific lender handles the first loan before you pick a line size.

Rent used for lender review is the lesser of two numbers: the appraiser’s Form 1007 market rent, or the lease. A lease in place is required. If your lease runs above market, it counts only with three months of receipts behind it. A two-to-four-unit building can have at most one vacant unit.

Where the Airbnb Changes the Math

Here is the hard part for short-term rental owners. On this program, rent used for lender review is the lesser of the appraiser’s market rent or a lease in place. Strong nightly revenue on a platform does not lift that number. An Airbnb run purely on nightly bookings, with no lease, does not fit this lane as written.

The appraisal form is part of the reason. Form 1007 is the rent schedule appraisers use on a one-unit rental, and McKissock Learning’s appraisal education notes that the form cannot document short-term rental rates. A HousingWire analysis of short-term rentals and appraisals makes the same point from the trade-press side: the form was designed around long-term rent. For two-to-four-unit buildings, the appraiser uses Form 1025 instead.

So the practical picture looks like this:

  • A furnished unit under a medium-term or long-term lease. It can fit. The lease and the 1007 rent drive the coverage number.
  • A nightly Airbnb with no lease. It usually needs a different structure. A DSCR cash-out refinance, which can count short-term income under select programs, may fit better.
  • A newly converted Airbnb. Seasoning and the lease requirement both apply. Build the lease history first.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Leverage Tiers

The leverage tiers depend on lien position, credit score, and line size. The figures below are ceilings, not offers, and every file is subject to underwriting.

Lien position Credit score Maximum leverage Line size
Second lien 740 or better 70% CLTV $50,000 to $500,000
Second lien 720 to 739 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien, larger line 720 or better 65% LTV Above $500,000 to $1,000,000

CLTV means the first mortgage balance plus the new line, divided by value. Take a rental whose first mortgage sits at 50% of value. A second-lien line can add up to 20 points of value on top, reaching the 70% CLTV ceiling. A first mortgage at 60% of value leaves room for only 10 points. This is why a heavily leveraged rental often cannot support a line even with strong rent.

There is no second-lien tier below a 720 score. A declining-market flag lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower. Hazard insurance covers both liens, with flood coverage where required.

The Line Itself: Draws, Terms, and Exposure

A line from this program has a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, and the maturity is 30 years. The rate is variable. Rate and pricing terms come with the lender’s HELOC disclosures.

The draw rules are tighter than a bank line. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. An investor who wants a large undrawn reserve should know that going in.

No reserves and no cash to close are required on the program. Exposure is capped at five loans or $2,500,000 per borrower with the program. Investors with large portfolios should count existing loans before they plan a second or third line.

Valuation Path and Title

Line size sets the valuation path. Lines up to $400,000 can use an automated valuation (confidence score 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073, or 1025. Appraisal waivers are not accepted at any size.

Title follows a similar split. A full title policy applies on first liens and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Appraisal access is a quiet friction point on Airbnb files. Furnished units, lockboxes, and guest calendars make scheduling harder. Block the calendar for the inspection date, and make sure the lease and any property-manager contact are ready. Late access creates a gap in the valuation file.

The LLC File: What Reviewers Check

The LLC adds paper but not a different test. The reviewer wants to confirm four things.

  • Signing authority. The operating agreement shows who can bind the LLC. The signers on the guaranty must match.
  • Good standing. A stale certificate gets flagged. Pull a fresh one before submission.
  • Title match. The vesting on the deed must match the LLC name on the application. A name variation or a missing “LLC” suffix creates a title curative item.
  • Non-borrowing title holders. If the LLC is on title but is not a borrower, the title holder signs the non-borrowing owner acknowledgment and the security instrument.

A guaranty does not disappear because an LLC holds title. The members sign personally. The LLC can still separate day-to-day operating liability from your other assets, but the line itself carries a personal guaranty, subject to program terms. Do not move title into or out of an LLC to fit a program without an attorney’s advice. A transfer can raise due-on-sale and title-insurance questions with the first-mortgage servicer and the title company.

What Makes a Program the Best Fit for Your Situation

There is no single best DSCR HELOC for every borrower. A broker shops those differences. A single lender can only offer its own.

Here is what a broker screens on an LLC-held Airbnb:

Question Why it decides the match
Will the LLC stay on title? Some programs force a re-title
Is there a lease in place? It sets the rent used for program review
Is the first mortgage kept? It decides second vs. first lien
What is the CLTV after the new line? It caps the line size
Is the credit score at 720 or higher? It opens the second-lien cell
Is the property type eligible? Condotels and row homes are out
Is the state in the program’s footprint? Coverage is limited

This program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. An investor outside that footprint needs a different structure. Lendmire arranges the file through a wholesale lender in its network. The lender underwrites and decides. Lendmire is the broker and does not lend.

Which Route Fits Which Owner

  • LLC owner, rental under lease, wants to keep the first mortgage. A second-lien DSCR HELOC fits, if CLTV stays at or under 70% and the score is 720 or better.
  • LLC owner, paid-off rental, wants a flexible line. A first-lien line fits at the leverage the credit tier allows, up to 75% LTV at 740 or better. Lines above $500,000 drop to 65% LTV.
  • Nightly Airbnb with no lease. A DSCR cash-out refinance is the more common route.
  • Owner wants a line on the home they live in. This is a different, owner-occupied product. This program is never offered on an owner-occupied home.
  • Borrower below a 720 score on a second lien. There is no second-lien cell. A first-lien line at 700 to 719 may work if the rental has no mortgage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Why Airbnb Files Stall, and the Fix

Failure point Fix
No lease in place Put a lease in place before applying
Coverage below 1.10x on the full limit Lower the line size
CLTV above the ceiling Pay down the first or request a smaller line
Recent purchase or refinance Wait out the seasoning clock
Title does not match the LLC name Fix the vesting before submission
Condotel or row home Use a different structure
Valuation access delayed Block the calendar for the inspection

The coverage failure is the one that surprises people. An owner sizes the line to equity, then learns the stress payment on the full limit sinks the ratio. Fix it by shrinking the limit, not by hoping rent comes in higher.

Key Terms Defined

DSCR (debt-service coverage ratio): Gross monthly rent divided by the qualifying payment on the loan.

CLTV (combined loan-to-value): The first mortgage balance plus the new line, divided by the property’s value.

Stress payment: The fully amortizing payment on the whole credit limit at the start rate plus 2 percentage points.

Standalone second lien: A line recorded behind your first mortgage, closed on its own and not with a purchase.

Form 1007: The appraiser’s rent schedule for a one-unit rental; a two-to-four-unit building uses Form 1025.

Vesting: The name or entity that holds title on the deed.

Seasoning: The required time since the last note date and the time you have held title.

Non-borrowing owner acknowledgment: A form a title holder signs when the title holder is not a borrower on the line.

The Business-Purpose Frame and Tax Note

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal rules treat credit extended primarily for a business or commercial purpose differently under Regulation Z’s business-purpose exemption, and the eCFR’s official interpretations of Part 1026 apply the home-equity plan rules to any dwelling, not only a principal residence. The practical limits on an LLC-held rental come from program eligibility, not from a federal bar.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can an LLC-owned Airbnb get a DSCR HELOC?

It can on programs that allow LLC vesting on investment property. The LLC stays on title and the members sign as guarantors, subject to underwriting. The rental still needs a lease in place and rent that covers the stress payment on the whole line at 1.10x or better. Not every lender in the market accepts an LLC, which is why a broker screens for it first.

Does the Airbnb’s nightly income count toward qualifying?

No. Rent used for eligibility review is the lesser of the appraiser’s market rent or the lease, and a lease in place is required. Platform statements do not raise that number on this program. An owner who runs strictly nightly bookings should ask about a DSCR cash-out refinance instead.

Will a guaranty put my personal assets at risk?

Yes, to the extent the guaranty says so. The members sign personally even though the LLC holds title. The LLC still separates operating liability from your other holdings, but the line itself carries the guaranty. Read the guaranty terms with an attorney before signing.

Is a bank HELOC possible if the property is in an LLC?

Sometimes, but large retail lenders commonly build home equity lines around owner-occupied homes and decline LLC-owned rentals. Those lines are also qualified on personal income. A DSCR HELOC is built the other way, with rent as the qualifier and the LLC allowed on title.

Which is better for me, a DSCR HELOC or a DSCR cash-out?

A line fits an owner who wants to keep the first mortgage and draw funds in stages. A cash-out refinance fits an owner who wants a lump sum, who has no lease, or whose rental runs on nightly income. The right choice depends on your first-mortgage balance, credit tier, lease status, and goals.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals.
