The Quick Read: The program that fits a paid-off Airbnb is usually a standalone first-lien line that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and it needs a lease in place, because rent is the lesser of the lease or the appraiser’s market rent.
- Structure: On a rental with no mortgage, the line sits in first position. If a mortgage stays, the line sits behind it as a second lien. An LLC can hold title, subject to program terms.
- Leverage: On a non-owner-occupied first lien, loan-to-value runs up to 75% at a 740 score or better, on lines to $500,000. Lines above $500,000 drop to a 65% ceiling. Everything is subject to underwriting.
- Coverage: Rent must cover a stress payment on the entire credit limit at 1.10x or better.
- The Airbnb catch: A nightly-only listing with no lease does not meet this program’s rent test as written.
- The line itself: Lines vary by scenario, with a 5-year interest-only draw period and a 25-year repayment period.
What a DSCR HELOC Actually Is on a Paid-Off Rental
A DSCR HELOC is a revolving line of credit secured by a rental you keep. The rent qualifies it. Your tax returns, W-2s, pay stubs and personal debt-to-income ratio are not part of the calculation.
On a paid-off Airbnb, there is no mortgage to work around. The line is written as a standalone first lien. If you ever keep a mortgage on the property, the same product is written as a second lien behind it. It is never closed together with a purchase, and it is never a third lien.
Think of it as a credit line sized to the rental’s income and equity, not to your paycheck. This is a tool you open once and draw from in pieces. It is not a lump-sum refinance.
Lendmire is a mortgage broker, not a lender. It places files with wholesale lenders in its network, and each lender underwrites its own guidelines. The best program for your situation depends on the property, the lease, your credit profile, how much you want to draw and how you hold title. Lendmire’s complete DSCR loans guide covers the wider family of rent-qualified loans if you want the background first.
Key Terms Defined
DSCR (debt-service coverage ratio): the rental’s monthly rent divided by the qualifying payment. At 1.10x, rent covers the payment with 10% to spare.
Stress payment: the payment the lender tests, not the payment you make. Here it is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points.
Lien position: your place in line if the property is ever sold to pay debts. First lien means first in line. Second lien means behind the mortgage you keep.
LTV and CLTV: loan-to-value is the loan divided by the property’s value. Combined loan-to-value adds the first mortgage balance to the new line before dividing. This article uses LTV for first liens and CLTV for second liens.
Form 1007: the appraiser’s rent schedule. It estimates what the property should rent for in the market.
Draw period: on this program, the first 5 years, when you pay interest only on the balance you have drawn.
Vesting: how title is held, such as in your name or in your LLC.
What Paid-Off Changes, and What It Doesn’t
Paid-off changes your lien position and your math. It does not remove the leverage limit.
With no mortgage, there is no balance to add into the combined number. Your equity is the whole value, limited by the program’s ceiling. That ceiling is lower than most owners hope. A free-and-clear property does not mean unlimited access to the equity.
| Factor | First lien (no mortgage) | Second lien (mortgage stays) |
|---|---|---|
| Top leverage | 75% LTV at 740+ | 70% CLTV at 720+ |
| Mid tiers | 70% LTV at 700 to 739 | 70% CLTV at 720 to 739 |
| Line sizes | $50,000 to $1,000,000 | $50,000 to $500,000 |
| Minimum score | 700 | 720 |
Those are ceilings on a non-owner-occupied rental, through select programs and subject to underwriting. They are not offers. The 75% and 70% figures apply to lines up to $500,000. A first-lien line above $500,000 carries a 65% LTV ceiling at 720 or better, and lines run to $1,000,000. A declining-market flag on the property lowers the ceiling by 5 points. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Below a 720 score, there is no second-lien option on this program. Below 700, there is no first-lien option either.
How the Coverage Test Works, Step by Step
Underwriting follows the same path on most files in the network. Here is how it runs.
1. Pick the rent. The lender takes the lesser of two numbers: the appraiser’s Form 1007 market rent, or the lease. A lease above market counts only with three months of receipts.
2. Build the stress payment. The lender sizes a fully amortizing payment on the entire credit limit, not just what you plan to draw, at the start rate plus 2 percentage points. You never see that payment in real life. It exists only to test the file.
3. Divide. Gross monthly rent divided by the stress payment gives the coverage number. The minimum is 1.10x.
4. Check the leverage. Value, lien position and credit tier set the maximum line. A weaker score cuts the percentage.
5. Review the rest. Credit history, title, insurance and property eligibility each get their own review.
Here is how it plays out. Say a lease supports coverage near 1.25x on a modest line. That clears 1.10x. Now size the same line much larger. The stress payment grows, coverage slides toward 1.05x, and the file fails. The fix is a smaller line, not a different story about the rent.
Because the test runs on the full limit, a big line you only partly draw still gets underwritten as if fully drawn. Size the line to what the rent can carry. Whether a first mortgage payment joins the calculation on a second lien depends on the lender’s own coverage calculation, and that calculation governs.
The Airbnb Problem: Nightly Bookings Versus a Lease
This is where Airbnb files stall. The rent test needs a lease in place, and a nightly listing usually has none.
The appraiser’s rent figure is also built for long-term rentals. Fannie Mae’s appraiser update notes that Form 1007 was not designed for short-term rentals and cannot estimate a nightly fee. So platform revenue does not slot neatly into this program’s formula.
| Rental setup | How it usually reads on this program |
|---|---|
| Long-term lease | Fits. Rent is the lesser of lease or Form 1007. |
| Furnished mid-term lease | Fits if a signed lease is in place. |
| Nightly only, no lease | Does not meet the lease requirement. |
| Newly converted listing | Needs a lease and a market-rent check. |
Two ways forward exist if your Airbnb is nightly-only. You can sign a lease, such as a furnished mid-term tenant, and qualify on that. Or you can look at a DSCR cash-out refinance, where some programs count documented short-term-rental income. Terms differ by program, so ask before assuming.
Do not move a hosting business onto a lease only to pass a test. The rent you qualify on should be rent you actually collect.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
What Makes a Program the Best Fit for You
No single program wins for everyone. The lenders that write this product differ on a handful of points. Here is the checklist a broker runs through when matching a file.
- Lien position allowed. Some programs write only second liens. This one writes both, with a standalone first lien on a rental with no mortgage.
- Title and LLC handling. Vesting in the owner’s LLC is allowed on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment.
- Rent treatment. Does the lender take the lease, market rent or platform history? Here, it is the lesser of the lease or Form 1007.
- Line size and draws. At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000.
- Credit tier. The tier is the lender’s own credit report, not a score you pull yourself.
- Seasoning. The waiting period since you bought or refinanced.
- Exposure limits. A cap on how much you can hold with the program.
- Exclusions. Property types and borrower types the program will not touch.
Many investors start by asking which program has the highest leverage. That is rarely the right question. A high ceiling means nothing if your property type is excluded or your rent test fails.
DSCR HELOC, Personal-Income HELOC, or DSCR Cash-Out?
Three paths reach a rental’s equity. They suit different owners.
| Factor | DSCR HELOC | Personal-income HELOC | DSCR cash-out refinance |
|---|---|---|---|
| Reviewed on | Rental income | Your income and debts | Rental income |
| Structure | Revolving line | Revolving line | One-time loan |
| Existing mortgage | Can stay | Can stay | Replaced |
| Best for | Staged draws | Strong W-2 profile | Lump sum |
The second and third columns describe those products’ general design, not this program’s rules. Terms vary by lender.
A DSCR HELOC tends to fit when one or more of these conditions describe you:
- You want to keep an existing first mortgage in place, or the rental is paid off and you want a line, not a lump sum.
- Your personal income is hard to document or already stretched by other loans.
- You want to draw in stages for renovations or the next purchase deposit.
Pick a personal-income HELOC if your W-2 profile is clean and the property would sit comfortably in your debt-to-income ratio. Pick a cash-out refinance if you need one large sum, or if the Airbnb has no lease and its documented nightly income has to carry the file.
Bank statements are another route when your personal income is irregular. Lendmire’s piece Best Bank Statement HELOC Program on a Paid-Off Rental Property covers that path.
One sequence works for some investors. Open the line on the paid-off Airbnb, then use the draw as a down payment on the next property. Each step stands as its own file.
How the Line Works After Closing
The line has two phases. For the first 5 years, you pay interest only on what you have drawn. Then a 25-year fully amortizing repayment period begins. The maturity is 30 years in all, and the rate is variable.
The step-up matters. When repayment starts, the payment stops being interest-only and begins paying down principal. Plan for that. A draw that feels cheap in year three can feel heavy in year six.
Draws follow a rhythm. You take at least 80% of the line at closing, and never less than $50,000. After that, each later draw is at least $5,000. So this is not a card you swipe for small amounts. Size the line to your actual plan.
One more layer: this is a business-purpose loan. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z text exempts credit extended primarily for a business purpose from most consumer-credit rules. The rate and the pricing terms come with the lender’s HELOC disclosures.
Valuation, Title and the Document Pile
Value drives everything on this file, and there is no skipping it. Appraisal waivers are not accepted.
- Lines up to $400,000: an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal.
- Lines above $400,000: a full interior appraisal on Form 1004, 1073 or 1025.
- Title: a full title policy on a first lien. Smaller second liens use an owner-and-encumbrance report.
Gather these before you apply:
1. The signed lease and proof of recent rent receipts.
2. Entity papers, if the LLC holds title.
3. Hazard insurance covering the line, plus flood coverage where required.
4. Government ID and Social Security number for each borrower.
5. Proof of how and when you took title.
No reserves and no cash to close are required, through select programs and subject to underwriting.
Who Does Not Qualify, and Why Files Stall
Most denials trace to a short list.
Property type. Outside this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, a property listed for sale in the prior 2 months, and a property with a solar lien. Condotels matter here because many resort-area Airbnbs are condos in a rental pool. Check this early. Single-family, PUD, townhome, 2-to-4 unit, and condominium properties are eligible types, and lots up to 10 acres are fine. A 2-to-4 unit building may have at most 1 vacant unit.
Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
Credit. There can be no 30-day mortgage late in the last 12 months. A bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months of distance.
Borrower type. US citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
Exposure. The program allows at most 5 loans or $2,500,000 per borrower.
Geography. The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. In Philadelphia, lines carry a ceiling 10 points lower.
The most common stall is simpler than any of these. The owner assumes platform revenue counts as the lease. It does not.
When to Skip It
Skip this line when the numbers do not need it. If you have no use for the money, an open line on a paid-off property adds a lien for nothing. Skip it if the listing is nightly-only and you will not sign a lease. Skip it if your score sits below 700, or if the property falls in an excluded type.
Also skip it if you want one large check and nothing more. A line suits staged use. A one-time loan may suit a single purchase better.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Can my LLC hold title on a paid-off Airbnb and still get the line?
Vesting in the owner’s LLC is allowed on an investment property, subject to program terms. The members sign as guarantors. If a title holder is not a borrower, that person signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line do not have to match the borrowers on any first mortgage.
What if my Airbnb has no lease and I only host nightly?
Then the rent test does not work as written, because a lease in place is required. You can sign a lease with a tenant, such as a furnished mid-term stay, or look at a DSCR cash-out refinance that counts documented short-term-rental income. Programs differ, so ask before you pick one.
How much can I draw against a paid-off rental?
On a first lien, up to 75% LTV at a 740 score or better, on lines to $500,000. Scores from 700 to 739 reach 70%. Lines above $500,000 carry a 65% LTV ceiling at 720 or better, up to $1,000,000. These are ceilings through select programs and subject to underwriting, and value and coverage can cut the number. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Does paid-off versus mortgaged change anything?
Yes. A paid-off rental takes a first-lien line with a higher ceiling and a 700 score floor. A rental with a mortgage you keep takes a second-lien line, capped at 70% CLTV with a 720 floor and lines to $500,000. The coverage test is the same 1.10x minimum either way, and the lender’s calculation governs how the payments combine.
Is credit checked even though income is not?
It is. The tier comes from the lender’s own credit report and sets your leverage ceiling. The program asks for a 720 score on a second lien and 700 on a first. Tradeline-depth rules are waived at 700 and above.
