The Quick Read: The right DSCR HELOC for you depends on lien position, combined leverage, and what the cash is for, and the structure fits a targeted debt payoff far better than a standby reserve fund, because most of the line is drawn at closing. The line sits on a rental you own, either as a second lien behind the first mortgage you keep or as a first lien on a paid-off rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- Debt payoff is the stronger use. A large draw at closing retires balances on day one.
- A reserve cushion is the weaker use. Interest runs on most of the line from the start.
- Second liens reach up to 70% combined loan-to-value (CLTV) at a 720 score or better, subject to underwriting.
- First liens reach up to 75% loan-to-value (LTV) at the top tier, subject to underwriting.
- Offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.
What Is a DSCR HELOC on a Rental Property?
A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental. The rent qualifies the line, not your paycheck. There is no traditional personal-income documentation, such as W-2s or pay stubs, and no debt-to-income calculation, subject to lender guidelines.
Lendmire is a mortgage broker, not a lender. It places these lines with a wholesale lender in its network, and the lender underwrites each file on its own. Across that network, programs differ at the edges. The mechanics below describe the program Lendmire places, and every figure is a ceiling or floor, not an offer.
Here is why this product exists. A bank line on a rental is hard to find. NerdWallet notes that rental-property HELOCs are not offered by all lenders, that borrowing limits run lower than on a primary home, and that lenders see higher default risk on rentals. Bank-style lines generally lean on your personal profile. A DSCR line leans on the property.

Key Terms Defined
DSCR (debt service coverage ratio): The rental’s gross monthly rent divided by the qualifying payment. This program looks for at least 1.10x.
CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value. It applies to second liens.
Second lien: A loan recorded behind your first mortgage. The first mortgage stays untouched.
First lien: A loan in first position, used when the rental has no mortgage.
Draw period: The stretch when you can borrow from the line and pay interest only on what you drew.
Reserves: This word means two things. A lender’s reserve requirement is cash you must show after closing. Business reserves are the cushion you choose to hold. This program requires no lender reserves. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
How Does Underwriting Treat the Line, Step by Step?
Underwriting runs in a fixed order, and a miss at any step stops the file. Here is the sequence.
1. Lien position. The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a rental with no mortgage. It is never a third lien. It is never closed together with a purchase. It is never placed on your own home or a second home.
2. Title. Your LLC can hold title, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment. The borrowers need not match the borrowers on the first mortgage.
3. Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and you must have held title for 6 months (settlement date to note date).
4. Valuation. Lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines need a full interior appraisal. Appraisal waivers are not accepted.
5. Rent. The lender uses the lesser of the appraiser’s market rent schedule or your lease. A lease must be in place. A two-to-four-unit property can have at most one vacant unit.
6. Coverage test. The qualifying payment assumes a fully amortizing loan on the entire credit limit, at the start rate plus 2 percentage points. That is a stress payment. The lender’s own calculation governs, including how any first mortgage payment is treated on a second lien.
7. Credit and history. A second lien needs a 720 minimum. A first lien needs 700. No 30-day mortgage late in the last 12 months. Wait 48 months after a bankruptcy, foreclosure, short sale or deed-in-lieu.
Two details matter for both of your goals. The coverage test runs on the whole limit, not on what you draw. An unused portion still counts against coverage. And an owner or entity with several loans in the program has a cap: at most 5 loans or $2,500,000 per borrower.
Which Structure Fits a Debt Payoff?
A debt payoff is the use this product handles best. Most of the line is funded at closing, so the cash lands where you need it on day one. Lines start at $50,000, and at least 80% of the line (never less than $50,000) is drawn at closing.
The leverage depends on your lien position. Here is how the tiers look, always subject to underwriting.
- Second lien, on a rental with a mortgage you keep: up to 70% CLTV at a 720 score or better, on lines up to $500,000. There is no second-lien tier below 720.
- First lien, on a rental with no mortgage: up to 75% LTV at 740 or better. Scores of 700 to 739 reach 70% LTV, on lines up to $500,000. Lines above $500,000, up to $1,000,000, cap at 65% LTV at 720 or better. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Picture an investor with a free-and-clear rental and a short-term loan on another property that is coming due. A first-lien line at the top tier could retire that loan. The rent on the collateral carries the coverage test.
Now picture a landlord whose first mortgage balance equals about half the rental’s value. At 70% CLTV, that leaves roughly 20 points of value for the line. Enough room, usually.
Thin equity is where files stall. If the first mortgage already sits near 65% of value, only about 5 points remain. On all but very high-value rentals, that cannot fit the $50,000 minimum line.
Does payoff help your coverage? Not directly. The test is on the full limit, so paying off other debts does not change this line’s ratio. What it changes is your overall carrying burden. A debt payoff makes sense when it replaces higher-cost or shorter-fuse debt. It makes less sense when it swaps a patient lender for a variable payment.
What Counts as Business Use?
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. In practice, paying off debt tied to the rental business is the cleaner story. Personal credit cards are a consumer-style use that invites more questions.
Keep a paper trail of where the cash went. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Can the Line Work as Business Reserves?
Only in a limited way. A true standby reserve line is one you leave undrawn until a surprise hits. This program does not work like that.
Because at least 80% of the line is drawn at closing, you borrow most of the cushion on day one. Interest runs on that balance. The cash sits in your account costing money. Bank lines on a primary home usually let you draw as needed, which is where the “swipe only when needed” picture comes from. This one is different.
Here is where the line still earns a place:
- A planned cushion for a known gap. A rehab, a vacancy stretch, or a lump of working capital you will use soon.
- Later draws. After closing, you can take further draws, at least $5,000 each, up to the limit.
- No lender reserves. The program does not ask you to hold cash after closing, subject to underwriting.
Two things to keep straight. First, borrowed funds sitting in your account may or may not count as reserves for a later lender. That decision belongs to that lender, and many treat borrowed money differently from your own savings. Second, the line is reviewed on the rental, not on the operating business behind it.
Compare this with the broader market. On the DSCR line in Lendmire’s network, the minimum is a 720 score on a second lien and 700 on a first lien, with no lender reserves required, subject to underwriting.
If you want a cushion that costs nothing until you use it, this is not the tool. A low-draw alternative may fit better.
Where Do the Rules Break?
The general rule is that rent plus equity gets you a line. These edge cases bend it.
Thin equity. Covered above. A heavy first mortgage can leave too little room.
First-time investors. The line needs a rental you already own and have seasoned. A purchase loan comes first.
Short-term rentals and odd property types. Eligible property includes single-family homes, PUDs, townhomes, two-to-four units, condominiums and lots to 10 acres. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use properties, and any property with a solar lien fall outside it. So does a rental listed for sale in the prior 2 months. A declining-market flag lowers your ceiling by 5 points.
Borrower type. U.S. citizens, permanent residents, and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.
A low-rate first mortgage. This is where a line often beats a DSCR cash-out refinance. A cash-out replaces the first mortgage and reprices the whole balance. A line leaves it alone. That alone decides it for many investors.
Mixed-income investors. If you would rather qualify from deposits than from rent, Lendmire covers that in its piece Best Bank Statement HELOC Program for Debt Payoff or Reserves. It is a different program with its own rules.
How Do You Pick the Best Program for Your Situation?
The best program for your situation is the one whose mechanics match your goal. The lenders that write these lines vary on property types, leverage and documents. Lendmire shops its wholesale network and matches the scenario to the program, so you are not guessing from a single lender’s page.
| Your goal | Structure that tends to fit | Watch for |
|---|---|---|
| Retire short-term business debt | First lien on a free-and-clear rental | Value, tier, 65% ceiling on lines above $500,000 |
| Keep a low first mortgage and pull cash | Second lien behind it | CLTV room after the first balance |
| Standby reserve | Poor fit | Most of the line is drawn at closing |
| Planned cushion for a known gap | Line with later draws | Interest on the drawn balance |
| Replace the first mortgage too | Cash-out refinance | Repricing of the whole first loan |
Before you apply, gather the lease, a rent history, the first mortgage statement if one exists, the entity documents if an LLC holds title, and a clear description of what the cash will pay off. Prepare for the valuation step too.
What Can Go Wrong?
Plan for the downsides before you sign.
- Variable payments. The rate is variable, so your payment can move.
- Payment jump. Per the CFPB, HELOC payments can rise significantly once repayment begins. On this line, the 5-year interest-only draw period gives way to a 25-year fully amortizing repayment period, inside a 30-year maturity.
- Creeping balances. Pay off cards or a business line, then run them up again, and you owe both.
- Collateral risk. The rental secures the line. Falling behind puts it at risk.
- Tight coverage. A bigger limit raises the stress payment and lowers the ratio.
Honestly, the cleanest debt-payoff files are the ones where the old debt is closed or retired for good, not just paid down.
Frequently Asked Questions
Can you get a HELOC on a rental property?
Yes, through select programs. Bank lines on rentals are scarce, but a DSCR line in Lendmire’s network qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. You need a seasoned, owned one-to-four-unit rental with a lease in place.
Can I use a DSCR HELOC to pay off personal credit cards?
It depends on the purpose and the documentation. The program is a business-purpose investor line, and paying off debt tied to the rental business is the cleaner use. Personal card payoff invites more questions. Speak with a qualified professional about your facts.
Does an undrawn balance help me as a reserve?
Not much. At least 80% of the line is drawn at closing, and the qualifying payment is tested on the whole limit. Whether borrowed cash counts as reserves for a later lender is that lender’s call.
What score and leverage do I need?
A second lien needs a 720 minimum, with up to 70% CLTV at that tier or better. A first lien needs a 700 minimum, with up to 75% LTV at 740 or better. All of it is subject to underwriting, and the tier is the lender’s own credit report. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
Can my LLC hold the rental?
Yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs an owner acknowledgment and the security instrument.
