Best DSCR HELOC Program on a Rental Without Refinancing the First Lien

Best DSCR HELOC Program on a Rental Without Refinancing the First Lien

The Quick Read: A DSCR HELOC is a revolving line written as a standalone second lien behind the first mortgage you keep, or as a first lien on a paid-off rental, and it qualifies primarily on the property’s rent covering the payment, so the right program for your file depends on combined leverage, credit tier, coverage and seasoning, subject to underwriting.

  • Your first mortgage stays in place, with its balance, term and payment untouched.
  • Select programs test rent against a stress payment on the entire line, with a 1.10x minimum.
  • A second lien reaches 70% combined loan-to-value at a 720 credit score or better, on lines from $50,000 to $500,000.
  • A first lien on a rental with no mortgage reaches 75% loan-to-value at 740 or better.
  • The line is variable-rate and most of it is drawn at closing, so plan it as a funding tool, not a reserve account. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A rental owner with a low-rate first mortgage has a real problem. The equity is there, but a cash-out refinance would trade away the loan that makes the deal work. A DSCR home equity line is built for that situation. Here is how it works, how underwriting treats it, and where it stops working.

Key Terms Defined

DSCR (debt service coverage ratio): the rent the property earns divided by the monthly payment the lender tests.

Lien position: the order in which lenders get paid if the property is sold or foreclosed on. A first lien is paid first. A second lien is paid after it.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Draw period: the stretch when you can borrow against the line. After it, the line moves into repayment.

Seasoning: the waiting period a lender wants after you buy or refinance before a new loan can sit on the property.

Non-owner-occupied: a property you rent to tenants rather than live in.

What Does Without Refinancing the First Lien Actually Mean?

It means the new loan sits behind your mortgage instead of replacing it. A cash-out refinance pays off the first mortgage and writes a new one. A DSCR HELOC leaves the first loan alone and adds a second lien on top.

On a rental with no mortgage, the same line is a standalone first lien. That is not a refinance either, because nothing is being paid off. The line is never a third lien. It is never closed together with a purchase. It is never a line on your own home or a second home.

You can hold title in an LLC, subject to program terms. The LLC members sign as guarantors. The borrowers on the line do not have to be the borrowers on the first mortgage.

Is DSCR HELOC a standardized product? No. It is a market label for a rent-qualified revolving line on a rental, and only select programs offer one. Many bank HELOCs on rentals are underwritten on personal income, so they work differently. For the broader picture of how rent-based investor loans work, see the complete DSCR loans guide.

How Does Underwriting Treat the Line, Step by Step?

Underwriting runs five checks on a file like this. Each one can stop it. Programs are placed through select lenders, and each file is underwritten individually.

1. Property. The rental must be a non-owner-occupied property. Eligible types include single-family, PUD, townhome, two-to-four units, and condominiums. Condominiums can be warrantable or non-warrantable, and the leverage tiers govern every property type. Lots up to 10 acres are eligible. A two-to-four-unit property may have at most one vacant unit.

2. Rent. A lease must be in place. The program counts the lesser of the appraiser’s market rent (Form 1007) or the lease. A lease above market counts only with three months of receipts showing you collected that rent.

3. Coverage. The program divides gross monthly rent by a qualifying payment. That payment is a fully amortizing payment on the entire credit limit, not the drawn balance, at the start rate plus 2 percentage points. It is a stress payment. The minimum is 1.10x.

4. Credit. A second lien needs a 720 score. A first lien needs 700. The lender pulls its own credit report. Expect no 30-day mortgage late in the last 12 months. Expect 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu.

5. Value and title. Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted. A first lien and any second above $400,000 get a full title policy. Smaller seconds get an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required.

The program asks for no traditional personal-income documentation, W-2s, pay stubs or personal debt-to-income ratio. It also asks for no reserves and no cash to close. Rent, the lease, the credit report and the valuation are all documented.

How Does the Coverage Test Work on a Second Lien?

The test uses the entire line, so a bigger line makes the number harder to clear. Here is a modeled picture. Say the stress payment on the full limit leaves rent at 1.25x. That clears the 1.10x minimum. Request a larger line and the stress payment grows, so the same rent might land near 1.05x. That misses.

Sizing the line to the rent is the first lever you have. You do not have to ask for every dollar of equity.

One point deserves care. Across the wholesale network Lendmire works with, programs treat the first-mortgage payment differently on a second lien. This program does not publish whether the first payment joins the qualifying payment, so the lender’s own coverage calculation governs. Do not assume the first payment is ignored. Do not assume it is stacked on top. Ask before you size the line.

All of this arithmetic is illustrative. The lender’s calculation controls.

What Leverage Can You Reach?

Leverage depends on lien position and credit tier. These figures are ceilings, not offers, and all are subject to underwriting.

Lien position Credit score Max leverage Line size
Second lien 740+ 70% CLTV $50,000–$500,000
Second lien 720–739 70% CLTV $50,000–$500,000
First lien, no mortgage 740+ 75% LTV Up to $500,000
First lien, no mortgage 700–739 70% LTV Up to $500,000
First lien, larger line 720+ 65% LTV Above $500,000 to $1,000,000

Below 720 there is no second-lien option. A declining-market flag on the property lowers the ceiling by 5 points.

Here is how the equity-room math runs in percentages. The cap on a second lien is 70% CLTV. Say your first mortgage balance is 45% of the value. That leaves room for a line equal to about 25% of value. That room must also support the $50,000 minimum line. The Consumer Financial Protection Bureau notes that lenders commonly set a HELOC limit as a percentage of appraised value minus the mortgage balance. The program applies that same logic with a combined cap.

How Do You Pick the Best DSCR HELOC Program for Your Rental?

The best program for your situation depends on five things. Lenders in the network differ on each of them, and a broker’s job is to match your file to a program that fits.

Criterion What to check
Lien position Second behind a kept mortgage, or first on a paid-off rental
Coverage test Stress payment on the whole line, and the minimum ratio
Leverage ceiling CLTV or LTV at your credit tier
Property and title Property type, LLC vesting, vacancy limits
Draw and repayment How much is drawn at closing, and how the line converts to repayment

Weigh them in that order. Leverage and coverage decide whether the file works at all. Draw rules decide how the line behaves afterward.

What Are the Draw and Repayment Rules?

The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each.

That structure matters for planning. You pay interest on most of the line from day one. It is a poor reserve account, because the money you meant to hold in reserve is already borrowed. Use it when you have a defined use for most of the funds right away.

What Is the Difference Between This and the Alternatives?

Factor DSCR HELOC (second lien) DSCR cash-out refinance Personal-income HELOC
First mortgage Stays in place Paid off and replaced Stays in place
Structure Revolving line Single new loan Revolving line
Qualified on Rent coverage Rent coverage Personal income and DTI
Best fit Keep a low-rate first Large lump sum, reset OK Strong W-2 or tax-return profile

A closed-end DSCR second is another structure. It is a lump sum with a fixed payment, and some borrowers find it easier to place than a revolving line. The comparison depends on how much cash you need, and whether you want it all at once.

If your tax returns understate your income, a documented-income route may fit instead.

Where Does the General Rule Break?

These are the edge cases that stop files.

Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Buying a property. The line cannot replace a concurrent second at purchase. Close the purchase with a first loan, then open the line afterward. Stacking order matters, because a first mortgage generally cannot be placed behind a line that already exists.

Property exclusions. Outside this program: rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use. A property listed for sale in the prior 2 months is out. So is a property with a solar lien.

Borrower exclusions. Eligible borrowers are U.S. citizens, permanent residents, and non-permanent residents with a Social Security number. Foreign nationals and ITIN borrowers are not eligible.

Rent short of the test. If the lease sits above market, three months of receipts can support the higher rent. Otherwise a smaller line, or a different structure, may be the answer.

Exposure. The program caps a borrower at 5 loans or $2,500,000.

Future refinance of the first lien. A second-lien lender may need to agree before you refinance the first mortgage. Plan for that if you expect to refinance later.

What Are the Risks of Adding a Second Lien?

Adding a second lien raises your total leverage and your monthly obligations. That can cut your coverage on other financing and narrow your future refinance options.

The line carries variable-rate risk. The Consumer Financial Protection Bureau explains that a HELOC is an open-end revolving line, and a lender may stop further credit if the home’s value falls significantly. The agency’s HELOC booklet adds that payments can change even if you draw nothing more. For a landlord, the equivalent of losing your home is losing the rental.

Then comes the payment step-up when the draw period ends and the line begins to amortize. Run the cash flow on the repayment payment, not just the interest-only one. Passing the coverage test does not prove the deal will carry itself.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

What Is the Decision in Practice?

Use a DSCR HELOC when four things line up. You have a first mortgage worth keeping. You have equity and a credit score at or above the tier you need. Your rent clears the stress test on the line you want. And you have a use for most of the money right away.

Skip it when you need one lump sum, when your coverage is borderline, or when the equity room is thin. Skip it too if you expect to refinance the first mortgage soon.

A common use is funding the down payment on the next rental. Close the line first, then buy with a first loan, and confirm that the purchase lender accepts borrowed funds. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

On a paid-off rental, the first-lien version puts debt on a property that had none. Weigh that carefully. It is not a refinance, but it does end your free-and-clear status.

Frequently Asked Questions

Is a DSCR HELOC a refinance?

No. A second-lien line sits behind your first mortgage, which keeps its balance, term and payment. On a rental with no mortgage, the line is a standalone first lien, and nothing is being paid off there either.

Can I hold the property in an LLC?

Yes, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

What credit score do I need?

A second lien needs a 720 score. A first lien needs 700. The tier comes from the lender’s own credit report. Below 720 there is no second-lien option in this program.

What if my rent does not clear the 1.10x test?

Start by sizing the line down, since the test runs on the whole limit. If your lease is above market rent, three months of receipts can support it. Otherwise another structure, such as a closed-end second, may fit better. The lender’s coverage calculation governs.

Can the line fund my next purchase?

It can, if it closes first. The line cannot be written together with a purchase. After it closes, confirm that the purchase lender accepts borrowed funds as part of your down payment.
