Best Investment Property HELOC Program to Buy an Airbnb Property

Best Investment Property HELOC Program to Buy an Airbnb Property

The Quick Read: The best program for your situation depends mainly on which property secures the line, because no product is called an Airbnb HELOC: a home equity line supplies the down payment, and a separate investor loan, usually a DSCR loan, buys the property. The line is underwritten on you and your equity. The purchase loan is underwritten on the property’s rental income, subject to lender guidelines.

  • On an investment property, the network Lendmire works with tops out at 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • A line on a primary residence or second home can reach 90% CLTV, and only at a 720-or-better credit profile.
  • LLC-held properties cannot secure these lines. Title must sit with you personally or in a revocable living trust.
  • Airbnb bookings do not qualify you for the line. They matter only on the DSCR purchase loan.
  • Most of the line is drawn at closing, so size it to the need and plan for floating payments.

Is There Such a Thing as an Airbnb HELOC?

No. A home equity line is a revolving credit line secured by real estate. The Airbnb part describes how you spend the money.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

In practice, investors use a line to cover the down payment, closing costs, and furnishing on the short-term rental. The mortgage on the Airbnb itself is a second, separate loan. For most buyers that loan is a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. If you are new to that product, the complete DSCR loans guide covers the basics.

So “best program” really means two decisions. First, which property secures the line. Second, whether the DSCR loan on the Airbnb will still work once the line is in the stack. Lendmire is a mortgage broker that matches the scenario to a program across a network of wholesale lenders. It is not a lender, and nothing here is a commitment to lend.

Two Ways to Secure the Line

Investors fund Airbnb purchases with a line in one of two structures. Each has different leverage limits, different risk, and different availability.

Structure A is a line on a home you already own, usually your primary residence. Structure B is a line on an existing rental. NerdWallet notes that investment-property lines are possible but offered by a smaller pool of lenders, with strict qualification and sometimes more than one appraisal.

Factor Line on primary or second home Line on an investment property
Collateral at risk Your residence The rental
Max CLTV (network) 90%, only at 720+ 70%
Min credit score 600 program floor (primary); 640 second home 700
Max line size Up to $750,000 (primary residence only above $500,000) $500,000
Draw structure 3-year or 5-year draw 5-year draw, 25-year repayment

Market surveys report that some lenders allow investment-property lines up to 80% loan-to-value, with many staying below 70% (NerdWallet). On the network Lendmire works with, the investment-property ceiling is 70% CLTV. There is no tier above it.

Credit above 700 buys eligibility, not extra leverage. The 700 and 720 tiers both stop at 70% on an investment line.

Which structure fits which investor

Structure A usually gives the higher ceiling. It also puts your home behind the Airbnb. If bookings disappoint, the line still has to be repaid, and your residence is the collateral. Structure B keeps the home out of it, which matters to investors who do not want personal housing tied to a rental bet. The cost is a lower ceiling, a stricter credit floor, and fewer lenders.

How Underwriting Treats the Line, Step by Step

The line is underwritten on you. Here is the sequence a lender follows.

1. Collateral and title. The property must be held by an individual or a revocable living trust. Eligible types include single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones.

2. Credit. The program floor is 600, and it is keyed to a single bureau score. Investment collateral requires 700. The report cannot be more than 90 days old at closing.

3. Debt-to-income. The maximum is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on the amount you plan to use.

4. CLTV math. The line sits behind or beside your existing first mortgage. Maximum line equals home value times the allowed CLTV, minus what is already owed.

5. Valuation. Lines at or below $500,000 ordinarily run an automated valuation with no traditional appraisal. Because an investment line caps at $500,000, it is structurally always in that lane. A full appraisal is required above $500,000, and you can request one at any size.

6. Draw. At least 75% of the line is drawn at closing. Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.

That sixth step catches people. You cannot open a large line and leave it untouched. You carry interest on most of it from day one, so size the line to your actual down payment and closing costs.

How the Airbnb Purchase Loan Sees the Property

Your Airbnb bookings do not help you qualify for the line. They matter on the DSCR purchase loan, which compares rent to the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues.

For short-term rentals, select lenders in the network typically work within these ranges:

  • Purchase leverage runs up to 75% LTV.
  • Refinance leverage runs around 70%, and short-term-rental cash-out is capped at 70%. Standard long-term rentals reach 75% on a cash-out.
  • A 640 or higher score is typical, with about 12 months of hosting history.
  • Purchases commonly need 1.10 coverage, while refinances start at 1.00.

Without hosting history, lenders may rely on an appraiser’s rent analysis or a market-data projection. Some fall back to long-term market rent from the appraisal rent schedule (Form 1007 for single-family, Form 1025 for 2-4 units). Projected income is usually modeled conservatively.

Coverage is also not the same as profit. A coverage number above 1.00 means rent clears the payment. It says nothing about repairs, vacancy, management, utilities, or the cost of the line itself. Those sit outside the calculation, and the line’s payment hits your bank account whether the DSCR file counts it or not.

Leverage on the purchase loan runs on its own track. Typical purchase files land at 75%-80% LTV on long-term rentals, with 85% available on select programs at roughly a 700+ score. Short-term rentals follow the lower caps above. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

A Worked Example (Percentages and Ratios Only)

Say you own a primary residence with a first mortgage and a 720-plus credit profile. You want an Airbnb and plan to put 25% down on a 75% LTV purchase. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Run the numbers on the stack. You open a line on the residence, sized to the 25% down payment, closing costs, and furnishing. The residence’s total CLTV, the first mortgage plus the line, has to stay inside its tier (up to 90% at 720+). Most of the line is drawn at closing. The Airbnb’s DSCR loan covers the other 75%, and the property’s modeled rent clears the 1.10 purchase floor at roughly 1.15x. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The file works on paper. The risks sit in the stack:

  • Floating pricing. The line’s payment moves with its index. It never converts to fixed on this network.
  • A slow season. Seasonal bookings can dip below the payment on the line plus the DSCR loan, even while coverage still clears.
  • A rule change. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A closed STR option could leave the line without its intended repayment source.
  • Thin cushion. Reserves on the DSCR loan are commonly around 6 months of PITIA, though they vary by lender, leverage, and loan size. Down-payment cash from the line is borrowed cash, so build a separate buffer.

The CFPB notes that HELOCs usually carry variable pricing, so payments can change monthly. It also says some plans offer a fixed-rate conversion option. That option is not part of this network’s structure, so plan for floating payments throughout the draw and repayment periods. The CFPB’s HELOC booklet explains draw periods, repayment periods, and rate caps and floors in plain language.

Where the General Rule Breaks

Several edge cases can change which program is best for your situation.

LLC title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. This is the sharpest difference from a DSCR loan. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead. DSCR cash-outs on LLC-titled property are subject to program eligibility.

Property type. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not eligible for these lines. Manufactured homes (single- and double-wide), log homes, and barndominiums are also not offered under the network’s DSCR programs.

Listings. In Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington, a property listed for sale or listed within the past 60 days is ineligible.

Texas primary residences. A homestead there caps at 80% combined loan-to-value. The higher tiers do not apply. Texas second homes and investment properties follow the standard tables.

Lines above $500,000. These are primary-residence only. They require a 700 or better credit profile (720 on the 5-year-draw structure), cap at 75% CLTV, and need a full appraisal.

Portfolio size. A borrower is limited to three lines, and anyone owning more than 15 financed properties is not eligible.

Availability. The line product is offered in Lendmire’s 16 full-service states only: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C.

A practical observation from brokering these files: the line tends to be the tight spot, not the DSCR loan. Investors often assume the Airbnb loan is the hard part. More often the line’s credit floor, title requirement, or property exclusion is what redirects the plan.

Choosing Between a Line and a DSCR Cash-Out

The best structure for your situation usually comes down to title and where the equity sits.

Your situation Usually points to
Strong equity in your residence, 720+ credit Line on the home
Equity in an individually titled rental, 700+ Line on the rental
Equity sits in an LLC-held rental DSCR cash-out refinance
Need beyond the $500,000 investment cap Home line or DSCR cash-out
Credit below 700 with only rental equity DSCR cash-out refinance

Compare the two products directly. A line is a revolving, interest-only draw. A DSCR cash-out gives a lump sum on a rental, qualifying on property income, with a 75% ceiling on standard rentals and 70% on short-term-rental collateral.

When a Line Is the Wrong Tool

A line works best as a bridge into a purchase. It works poorly as permanent financing.

Skip it if the Airbnb only works with a thin cushion. Skip it if you would be borrowing against your home to fill a hole in the numbers. Skip it if local rules on short-term rentals are unsettled in the area you are buying. A repayment plan that depends on the property’s bookings has no backup if the rules change.

If the numbers clear only without a line in the stack, that is a signal about the deal, not about the loan type.

Key Terms Defined

HELOC: A revolving credit line secured by real estate equity, drawn during a set period and then repaid.

CLTV: Combined loan-to-value, the total of all liens on a property divided by its value.

Draw period: The stretch during which you can borrow from the line, on this network a 5-year interest-only phase for investment properties.

DSCR: Debt service coverage ratio, the property’s monthly rent divided by its monthly principal, interest, taxes, insurance, and HOA dues.

Seasoned funds: Cash that has been in your accounts long enough, and with a clear source, for a lender to accept it.

Hosting history: The record of past short-term-rental bookings, often about 12 months, that supports the income a DSCR lender counts.

Frequently Asked Questions

Can I use a HELOC to buy an Airbnb outright?

Rarely. A line supplies the down payment, closing costs, and furnishing, while a separate investor loan finances the property. Investment lines cap at 70% CLTV and $500,000 on this network, so the line alone seldom covers a full purchase price. Most buyers pair the line with a DSCR purchase loan.

Does my Airbnb income count toward qualifying for the line?

No. The line is underwritten on your credit, debt-to-income, and equity, with the payment calculated on the interest-only amount at the maximum draw. Airbnb income matters on the DSCR purchase loan, where the property’s rental income is compared to its monthly obligation.

What credit score do I need for a line on a rental?

A 700 minimum applies to investment-property lines. A 600 program floor applies to primary residences. Because 700 and 720 reach the same 70% CLTV on an investment line, a higher score does not raise the ceiling. Final eligibility depends on lender guidelines and a full file review.

Can my LLC hold the property that secures the line?

No. Title must be held by an individual or a revocable living trust. If the rental sits in an LLC, the options are a vesting change or a DSCR cash-out refinance, subject to program terms.

Does the DSCR loan count the payment on my line?

The coverage ratio is built on the property’s rent and its own monthly obligation. The line’s payment is separate. It still affects your real cash flow and your reserves, so model both payments during the ramp-up months.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Investors who prefer a property-income path can ask about a DSCR purchase or cash-out instead. Either way, the stack that clears on paper and still holds in a slow booking season is the one worth building.
