Top DSCR HELOC Providers Without W-2s or Pay Stubs

Top DSCR HELOC Providers Without W-2s or Pay Stubs

The Quick Read: The best provider for a DSCR HELOC depends on the property, the equity, and the credit profile, and no single lender fits every file. A DSCR HELOC is a revolving line on a rental that qualifies primarily on the property’s rent covering the payment, subject to lender guidelines, so no W-2s, pay stubs or personal income calculation are part of the file. Lendmire is a mortgage broker that matches each rental to a wholesale lender whose program fits it.

  • The line is a standalone second lien behind the first mortgage the owner keeps, or a standalone first lien on a rental with no mortgage.
  • Minimum coverage is 1.10x, tested on a stress payment over the whole line.
  • A second lien reaches 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000.
  • A first lien reaches 75% LTV at 740 or better, with lines up to $1,000,000.
  • The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee, subject to underwriting. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Investors searching for “top providers” usually want a ranked list. A ranked list of companies would be the wrong tool here, because the right lender shifts with property type, credit tier, leverage and how the title is held. What follows explains how these lines work, so you can judge any program on its merits. Lendmire’s complete DSCR loans guide covers the wider family of rent-qualified loans.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental. “DSCR HELOC” is a market label, not a standardized product, so the first job is confirming what structure you are actually being offered.

Through select programs in Lendmire’s wholesale network, the structure looks like this:

  • Second lien: sits behind the first mortgage you keep. Your existing first-lien terms stay in place.
  • First lien: used on a rental that has no mortgage.
  • Never a purchase product: it is not closed together with a purchase, never a third lien, and never a line on your own home or a second home.

That last point trips up many borrowers. A line of this kind taps equity you already own. It does not fund the next acquisition at the closing table, though drawn funds can be used after closing, and the lender will still ask what the money is for.

How Does a Line Qualify Without W-2s or Pay Stubs?

It is reviewed on the rental’s income: gross monthly rent divided by a qualifying payment must reach at least 1.10x, subject to lender guidelines. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of that calculation.

Here is how underwriting treats the file, step by step.

1. Property and occupancy. The collateral must be a non-owner-occupied rental. Eligible types include single-family, PUD, townhome, two-to-four units, and warrantable and non-warrantable condominiums, plus lots up to 10 acres.

2. Rent. Rent counts as the lesser of the appraiser’s Form 1007 market rent or the lease. A lease in place is required. A lease above market counts only with three months of receipts. A two-to-four-unit property may have at most one vacant unit.

3. Qualifying payment. It is a fully amortizing payment on the entire credit limit, not the drawn balance, at the start rate plus 2 percentage points. That stress test is why a larger line demands more rent, even if you plan to leave most of it undrawn.

4. Credit and leverage. The lender’s own credit report sets your tier, and the tier sets your maximum leverage.

5. Valuation and title. Lines to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines take a full interior appraisal. Appraisal waivers are not accepted.

Whether the first-mortgage payment joins the qualifying payment on a second lien is not published. Ask the broker how the lender’s coverage calculation treats it, because it changes the result on a heavily financed rental.

Business purpose matters too. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

What Documents Do You Still Submit?

“No W-2s” does not mean no paperwork. Credit, equity, the lease, the valuation and title are all documented. The difference is that the file shifts from the personal side to the property side.

Not used to qualify Still reviewed
W-2s and pay stubs Lease in place
Tax returns Form 1007 market rent
Personal DTI Credit report
Personal income calculation Valuation and title work
Employment verification Hazard insurance on both liens

Self-employed investors often benefit most. Heavy write-offs can make taxable income understate real cash flow, and a rent-based test sidesteps that problem. One related trap: large bank balances cannot rescue a rental whose rent falls short of the coverage test.

What Leverage and Line Sizes Exist?

Leverage depends on lien position and credit tier. Every figure below is a ceiling, subject to underwriting, not an offer.

Feature Second lien First lien
Max leverage 70% CLTV 75% LTV at 740+
Credit floor 720 700
Line size $50,000 to $500,000 To $1,000,000
Larger lines Not offered 65% LTV at 720+ above $500,000

On a second lien, CLTV means the first mortgage balance plus the new line, divided by value. Both tiers, 740 or better and 720 to 739, top out at 70% CLTV. Below 720 there is no second-lien option.

On a first lien, the tiers step down: 740 or better reaches 75% LTV, while 720 to 739 and 700 to 719 each reach 70% LTV. Lines above $500,000 carry a 65% LTV ceiling. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

The maximum line is easiest to see as value times the ceiling, minus what you already owe. A second-lien rental with a large first mortgage may leave little room even at 70% CLTV. That is why equity, not just rent, decides the outcome.

How Do Draws, Terms and Seasoning Work?

The draw period runs 5 years interest-only on the drawn balance. A 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable.

  • At least 80% of the line, and never less than $50,000, is drawn at closing.
  • Later draws are at least $5,000 each.
  • No reserves and no cash to close are required, through select programs.

That first-draw rule matters for strategy. Some investors imagine a mostly undrawn line serving as dry powder. Under this structure, most of the line is funded up front, so the carry on the drawn balance starts immediately. Variable-rate exposure is real on a long hold. Experian describes the general draw-and-repayment design of investment-property lines, and market surveys of bank-style products report an 80% loan-to-value cap, which differs from this network’s figures above.

Seasoning is one sentence: a rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Other file rules: the minimum credit score is 720 on a second lien and 700 on a first lien, with no 30-day mortgage late in the last 12 months and 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Can an LLC Hold Title?

Yes, through this program, vesting in the owner’s LLC is allowed on investment property. The members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage. Eligibility depends on program guidelines, so confirm LLC vesting before assuming it, since lenders’ investment lines may require an individual or trust.

How Should You Choose a Provider?

Choose by structure first, name second. A broker that shops several wholesale lenders can match a rental to the program that fits. Direct lenders offer only their own product. These questions sort providers fast:

  • Is this a standalone line, or a cash-out refinance sold under a HELOC label?
  • Does the lender calculate coverage on the full line, or only the drawn balance?
  • Does it ask for tax returns, pay stubs or a debt-to-income ratio anyway?
  • Which states, property types and vesting structures does it allow?
  • How does it treat the first-mortgage payment on a second lien?

Be wary of any product marketed as a HELOC on a rental that still asks for documented income. Yahoo Finance notes that bank-style investment HELOCs weigh the borrower’s credit and financials and are less common than primary-home lines, which is exactly why thin availability pushes investors toward rent-qualified programs.

Across a wholesale network, the strictest overlays usually show up in valuation and property type. If your file leans on an automated valuation, ask early whether the property inspection report is required.

Where Does the Rule Break?

Several situations fall outside this program or call for a different tool.

  • A rental that cannot cover the stress payment. That is a property problem, not a paperwork problem. A smaller line, lower draw or different program may fit better.
  • Ineligible property. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts, mixed-use, properties listed for sale in the prior 2 months, and properties with a solar lien fall outside it.
  • Ineligible borrowers. Foreign nationals and ITIN borrowers are not eligible. US citizens, permanent residents, and non-permanent residents with a Social Security number are.
  • Primary residence. A line on your own home is a different, owner-occupied product.
  • Tennessee. The program is not offered there, though it is offered in 15 of Lendmire’s 16 licensed states.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need tax returns or pay stubs for a DSCR HELOC?

No. The line qualifies primarily on property-level rental income covering the stress payment, subject to lender guidelines. Credit, the lease, the valuation and title are still reviewed.

Can I use an LLC?

Yes, through this program, on investment property. Members sign as guarantors, and a non-borrowing title holder signs an acknowledgment. Eligibility is subject to program terms and underwriting.

Can I use a DSCR HELOC to buy my next rental?

Not at the closing table. The line is never closed together with a purchase. It is written against a rental you already own, and the funds can be drawn afterward for permitted uses.

How is this different from a cash-out refinance?

A cash-out refinance replaces your first mortgage. This line sits behind it as a second lien, so a good first-mortgage structure stays intact. The tradeoff is a variable rate and a shorter underwriting runway for equity.

What if my rent is too low?

Coverage is tested on the entire line, so reducing the line size is the usual lever. Another option is a different program. Whether either works depends on the rent, equity and credit tier.
