Can You Get a DSCR HELOC for Platform Payouts and Refunds?

Can You Get a DSCR HELOC for Platform Payouts and Refunds?

The Quick Read: Not directly: a DSCR HELOC is reviewed on the rent from a lease in place, tested against a stress payment on the full credit line, so platform payouts and refunds do not set the coverage figure, and a property run only on nightly bookings generally does not fit the program. Payout records still matter in a few ways, and the sections below show where. Every figure here comes from select programs in Lendmire’s wholesale network and is subject to underwriting.

  • The line is a standalone second lien behind the first mortgage you keep, or a standalone first lien on a paid-off rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Rent counts as the lesser of the appraiser’s market rent or the lease, and a lease in place is required. Airbnb or VRBO payout history is not a substitute for that lease.
  • Refunds reduce what the platform pays you, usually in a later payout, so net payouts matter more than gross bookings anywhere payout history is reviewed.
  • If a property lives on nightly bookings, a DSCR cash-out refinance or a bank statement route is usually the better fit.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly rent divided by its monthly debt payment. A result of 1.00x means the rent exactly covers the payment.

HELOC: a revolving line of credit secured by property equity. You draw, repay and can draw again within the program’s rules.

Second lien: a loan that sits behind the first mortgage. If the property is ever sold under stress, the first lender is repaid first.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value. On a first lien with no other mortgage, the same idea is simply LTV.

Stress payment: the payment the lender uses to test coverage. On this program it is a fully amortizing payment calculated on the entire credit limit, not just the part you draw.

Form 1007: the appraiser’s rent schedule, which gives a market rent for the property.

Gross vs. net payout: gross is what guests paid in total. Net is what the platform actually sent you after fees, adjustments and refunds.

Seasoning: the waiting period between buying or refinancing a property and applying for a new loan on it.

What Does “DSCR HELOC” Actually Mean?

The label means a home equity line on a rental, qualified on the property’s rent instead of your personal income. It is not one standardized product, and many people use the phrase loosely for three different things. Knowing which one you are asking for decides whether payouts matter at all.

Here is how the three compare.

Product Who gets tested Do payouts matter? Title
DSCR HELOC (standalone second or first lien) The rent from a lease Supporting evidence at most LLC allowed
Bank HELOC on a rental, qualified on personal income The borrower’s income and debts Rarely Often personal name only
DSCR cash-out refinance Rent against the full new payment Depends on the lender Entity vesting widely accepted

A true bank HELOC on a rental is scarce, and each bank sets its own rules. Many banks want the borrower’s income and debts to carry the file, and many will not lend to an LLC. A DSCR cash-out refinance is a different animal: it replaces your existing first mortgage, so it reaches equity by giving up the loan you already have.

The DSCR HELOC sits between them. It leaves a first mortgage alone, it is reviewed on rent, and it lets the LLC stay on title. When the members of the LLC sign as guarantors, the borrowers on the line need not match the borrowers on the first mortgage. That is program-specific, subject to program terms, but it is the reason landlords with entity-owned rentals ask about it.

If you want the full picture of how rent-based investor loans work, the complete DSCR loans guide covers the basics.

Why Payouts and Refunds Don’t Set the Coverage Figure

Platform payouts do not set the number because this program is built around a lease. The rent used is the lesser of the appraiser’s Form 1007 market rent or the lease. A lease in place is required, and a lease above market counts only with three months of receipts behind it.

Nightly bookings have no lease. A property that earns its income only from short stays gives the lender no lease to test, so it generally falls outside this lane. The lender’s guidelines make the final call.

That matches how many DSCR lenders treat platform income more broadly. Trade press has reported that many lenders won’t count rent from Airbnb or other rental platforms when underwriting a DSCR loan, because short-term rentals look volatile and carry regulatory risk. Across the wholesale network Lendmire places files with, appetite splits. Some programs set short-term income aside and use long-term market rent. Others accept it only with a documented history.

The coverage test itself is simple arithmetic. A coverage ratio of 1.0 is break-even, meaning income exactly matches the debt payment. This program asks for at least 1.10x, measured against the stress payment on the whole line. Because at least 80% of the line is drawn at closing, the test and the real balance stay close. Even so, a later pay-down does not shrink the tested payment: it is always figured on the full credit limit. Many investors miss that point.

One more item belongs here. The program does not publish whether the first-mortgage payment joins the test on a second lien, so the lender’s own coverage calculation governs. Ask for that calculation before you assume a number.

Where Payout History Still Helps

Payout history still helps in three practical ways, even though it does not qualify the line. It shows the property is operating, it supports the rent story behind a lease, and it carries real weight on the loan types that do consider short-term income.

First, consider a furnished rental you converted from nightly stays to a lease. The lease sets the rent for this program. Your earlier payout history shows the property has a track record of demand, which can help you judge whether the lease rent is realistic.

Second, a DSCR cash-out or refinance loan is where documented short-term income can matter. Programs that accept it generally want a documented trailing history, not a projection, and they trim gross revenue before dividing by the payment. The trim varies by lender, so Lendmire describes it qualitatively and the lender’s calculation governs. Select lenders in the network also review coverage below 1.00x on DSCR purchase and cash-out loans, though leverage and terms adjust when they do.

Third, if your files live in a personal bank account, the bank statement route is reviewed on documented income under the applicable program, subject to lender guidelines.

How Refunds Flow Through Payouts

A refund rarely appears as its own line in your bank account. It usually shows up as a smaller later payout. That is why a messy refund month can look like a revenue drop when it is really a timing issue.

Airbnb explains that when a guest cuts a stay short after the payout was sent, future payouts are adjusted to cover the cost of the partial refund. The same page says a record of payouts and adjustments always sits in the transaction history. So the refund exists in the platform’s records, even when your bank statement does not show it clearly.

Payout records are more detailed than deposits. Airbnb’s Help Center says the Earnings dashboard shows earnings by month or year, and by listing, with reservation information, adjustments and cancellation details in the paid-earnings rows. A bank deposit, by contrast, lacks per-reservation detail, and the same explainer notes Airbnb typically deducts refunded amounts from future payouts.

Here is the clean way to reconcile a file if you do need payout evidence:

1. Export the earnings report by listing and by month.

2. Match each payout to the bank deposit that received it.

3. Flag refunds, co-host payouts and any deposit that is not a payout.

4. Note next to each refund the month the reservation originally belonged to.

5. Total net payouts, not gross bookings, for each month.

A one-page schedule like that keeps a low month from reading as a collapse. It also helps when one account produces several payout streams, since each stream needs its own match.

Keep the short-term rental money in one account if you can. Mixed deposits are a common reason a payout schedule stops reconciling.

A Worked Example

Run the numbers in ratios, not dollars. The inputs below are modeled assumptions, not market data, and the lender’s own calculation governs.

Property A: furnished rental with a lease. The lease rent and the appraiser’s market rent both land close together. The lesser of the two tested against the stress payment on the full line comes out around 1.25x. That clears the 1.10x minimum with room to spare, subject to underwriting.

Property B: nightly-only rental. Gross payouts suggest roughly 1.40x coverage. After refund adjustments, platform fees and the lender’s trim, the net view lands near 1.05x. There is no lease in place, so this property does not fit the DSCR HELOC lane at all, whatever the ratio says.

Property B’s story is the common one. The gross number tempts you, and the net number tells the truth. If the property is a short-term rental, the stronger play is usually a DSCR cash-out refinance reviewed on documented history, though investors who prefer to keep an existing first mortgage may weigh that tradeoff differently.

What the Line Looks Like When It Does Fit

When a lease-backed rental fits, the structure is straightforward. These are ceilings and floors, subject to underwriting, available through select programs rather than as offers.

  • Second lien (investment property): up to 70% CLTV at a 720 credit score or better, on lines from $50,000 up to $500,000. Below 720 there is no second-lien option.
  • First lien (paid-off investment property): up to 75% LTV at 740 or better and 70% LTV from 700 to 739, on lines up to $500,000. Lines above $500,000, up to $1,000,000, run at a 65% LTV ceiling at 720 or better.
  • Draws and terms: a 5-year interest-only draw period, then a 25-year repayment period, with a 30-year maturity. The rate is variable, and the rate and pricing terms come with the lender’s disclosures. At least 80% of the line is drawn at closing, and later draws are at least $5,000 each.
  • Valuation: lines up to $400,000 use an automated valuation with a property inspection report, or a full interior appraisal. Larger lines require a full interior appraisal. Appraisal waivers are not accepted.
  • Seasoning: a rental bought or refinanced in the last 6 months is not eligible, and you need 6 months of ownership.
  • Other basics: no reserves and no cash to close are required. Credit history rules include no 30-day mortgage late in the past 12 months. Each borrower is capped at 5 loans or $2,500,000 with the program. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Property types matter too. Single-family homes, townhomes, planned unit developments, two-to-four-unit properties and condos are in. Rural property, condotels, row homes and leaseholds are out, as is a property listed for sale in the prior two months.

The program is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington. Citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Operators who place many of these files see the same pattern. The files that stall are rarely the ones with a thin ratio. They are the ones where the lease is missing, the title holder never signed the right acknowledgment, or the rental was refinanced just inside the six-month window.

Which Path Fits You?

Match your situation to a path, then confirm with the lender before ordering reports.

Your situation Likely path
Lease in place, rent clears the test, keep the first mortgage DSCR HELOC as a second lien
Rental owned free and clear, lease in place DSCR HELOC as a first lien
Nightly bookings only, no lease DSCR cash-out refinance or bank statement route
Rental bought or refinanced under 6 months ago Wait until seasoning is met
Property is rural, a condotel or a row home Different program entirely

This one is a genuine judgment call for short-term rental owners. A cash-out refinance reaches the equity and lets documented payout history count, but it replaces a first mortgage you may want to keep. Keeping the first mortgage and adding a second lien works only if the property has a lease. Neither answer is free. Lendmire’s piece DSCR HELOC vs. DSCR Cash-Out Refinance for Platform Payouts and Refunds goes deeper on that choice.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Habits That Make Any File Cleaner

Good records help on every route, even when payouts are only supporting evidence. Keep short-term-rental money in a single account. Keep a monthly schedule matching payouts to deposits. Write a short note beside any month with unusual refunds and tie it to the original reservation.

Keep lease copies and receipts together as well. A lease above market rent counts only with three months of receipts, so those receipts are part of the file, not an extra.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do refunds count against me on a DSCR HELOC?

Not directly, because the rent comes from the lease and the appraiser’s market rent, not from payout totals. Refunds matter where payout history is reviewed, such as on a DSCR cash-out. There, they lower net payouts, usually through adjustments to later payouts, and the lender uses net figures.

Is a 1099-K enough to document platform income?

No. A 1099-K reports gross totals, including fees and pass-through amounts, so it will not match your bank deposits. Lenders that review payout history generally want platform earnings reports and a payout-to-deposit schedule, with refunds identified.

Can an LLC-owned rental get a DSCR HELOC?

Yes, subject to program terms. Vesting in the owner’s LLC is allowed for investment property, the members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment. Many bank lines on rentals do not accept an LLC, which is why entity owners often look at this program.

Can I use a brand-new listing or a recent purchase?

Not on this program. A rental bought or refinanced in the last 6 months is not eligible, and 6 months of ownership are required. A lease must also be in place, so a new listing with no lease has nothing for the lender to test.

Does a ratio at break-even mean the property is profitable?

No. At 1.00x the rent only matches the debt payment, which leaves nothing for repairs, vacancy or management. This program asks for at least 1.10x on its stress payment, and many investors want more cushion than the minimum.

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options based on the property, the rent, the equity available, credit profile, combined leverage, and your goals. Lendmire is a broker that arranges these loans through select lenders in its wholesale network, and any outcome is subject to underwriting and lender guidelines.

A rental’s payout history tells you how the property performs, and the lease tells a lender what it earns, and the strongest equity plans keep those two records separate.
