Best Investment Property HELOC Program on a Short-Term Rental

Best Investment Property HELOC Program on a Short-Term Rental

The Quick Read: The best program depends on how the property is titled, how the rental income can be documented, and how much leverage the borrower needs. On a personally underwritten investment line, an Airbnb counts only as far as the borrower’s own income and equity support it, and nightly bookings do not raise the limit. Lendmire is a mortgage broker that matches the scenario to a program across a wholesale network of HELOC lenders, subject to lender guidelines.

  • An investment line caps at 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score.
  • Title must sit with the individual or a revocable living trust. An LLC cannot hold it.
  • Credit above 700 buys eligibility, not extra leverage.
  • A short-term rental is the hardest collateral for a line, and a DSCR cash-out refinance is often the better fit for LLC-held or income-driven files.
  • Availability is limited to 16 full-service states, narrower than the DSCR footprint.

An investor holding a short-term rental in a personal name with plenty of equity and a strong personal profile sits in a different lane than one holding the same house in an LLC. Most “which program is best” confusion comes from mixing those lanes together. The sections below separate them.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Can You Get a HELOC on a Short-Term Rental?

Yes, in a narrow set of cases. The rental must be titled to the individual or a revocable trust, the borrower must meet a 700 credit floor, and the combined loans on the property must stay under the investment ceiling of 70% CLTV. Short-term use is the harder variant because the collateral itself is harder to underwrite.

NerdWallet notes that a rental line draws from a smaller pool of lenders and allows less borrowing than a line on a primary home, because lenders see higher default risk. That matches what a broker sees across a network: availability thins out fast once the property is not the borrower’s home.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. The line agreement itself may also restrict rental use, which is worth reading before any application.

How Does Underwriting Treat the Rental, Step by Step?

Underwriting a personal-income investment line runs on the borrower, not the booking calendar. Equity and lien position come first, then title, then personal credit and debt ratio, then valuation. Airbnb income helps only where it shows up in filed returns, payout records, and bank deposits.

1. Equity and lien position. CLTV counts every loan on the property added together against its value. The line can sit in first or second position, so the existing mortgage balance eats directly into room under 70%.

2. First mortgage check. If the existing first mortgage is a DSCR loan, its documents need to allow a second lien. This is one of the most common surprises on these files.

3. Title. Fee simple or leasehold held by the individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

4. Credit and debt ratio. Debt-to-income tops out at 50%, and the line is qualified on the interest-only payment calculated on the maximum draw. That matters for a rental with uneven income, because the qualifying payment is built on a fully drawn line.

5. Valuation. Because an investment line cannot exceed $500,000 and full appraisals begin only above that size, these lines ordinarily run on automated valuation. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal anyway.

6. Draw structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing, and pricing floats through both periods without converting to fixed.

That last point is where borrowers get tripped up. The CFPB explains that a HELOC is an open-end line with a draw period and a repayment period, that payments are often significantly higher once repayment begins, and that these lines usually carry a variable rate. A rental with seasonal bookings should be stress-tested against the repayment phase, not just the interest-only draw.

What Are the Program Structures and Variations?

Three structures cover most short-term rental owners who want equity: a personal-income investment line, a rent-qualified DSCR line, and a DSCR cash-out refinance. They answer different questions, and mixing them up is the core confusion on this topic.

Factor Personal-income line Rent-qualified DSCR line DSCR cash-out refinance
Who is underwritten The borrower The property’s rent The property’s income
Title Individual or revocable trust LLC vesting allowed LLC vesting allowed, subject to program terms
Existing first mortgage Stays in place Stays in place Replaced
STR income Counts only through filed documents Nightly income does not raise rent Can count under select programs
Best for Personal-name owners with equity Rent-driven second lien Income-driven or LLC files

The personal-income investment line. This is the standalone line described above. Credit between 700 and 720 and higher lands at the same 70% CLTV, so a stronger score does not stretch leverage. It is a two-tier table, and 700 is a hard floor with nothing beneath it. Property types include single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.

The rent-qualified DSCR line. Here the property’s rent is tested against a stress payment on the full credit limit, and many files in this lane need a 1.10x minimum on the entire limit. The rent used is the lesser of the appraiser’s market rent or the lease. Nightly platform income does not raise that number, so a nightly-only Airbnb with no lease does not fit this lane as written.

The DSCR cash-out refinance. It replaces the first mortgage rather than sitting behind it. Short-term rental collateral typically runs to 70% on a cash-out, and a 640+ score with about 12 months of hosting history is the usual expectation. Coverage of 1.00 is where select programs start on a refinance, and the check is rent against the full monthly obligation (principal, interest, taxes, insurance, and any HOA dues). For the mechanics, see the complete DSCR loans guide.

Which Route Fits Which Owner?

Title, hosting history, and the first mortgage decide the route more than any other variable. A short decision table keeps it practical.

Your situation Likely route The trade-off
Personal name, strong credit, good first mortgage Personal-income investment line Variable pricing; 70% CLTV ceiling
Property held in an LLC DSCR cash-out refinance Replaces the first mortgage
Brand-new listing, no hosting history Personal-income line, or long-term-rent underwriting STR purchase and refinance paths expect about 12 months of history
Need a large lump sum Cash-out refinance A line caps at $500,000 on an investment property
Credit between 600 and 699 Not this line 700 is the investment floor
Seasonal income, thin off-season Cash-out with full 12-month history A short peak-season snapshot overstates income

The honest read: if the file fits the first row, a personal line keeps a good first mortgage intact and lets the investor draw in stages. If it fits the second row, forcing a line onto it usually wastes time.

Where Does the General Rule Break?

Five edge cases account for most of the declines and restructures brokers see on these files.

LLC-held rentals. Many STR owners put the property in an entity for liability reasons. The personal line cannot take title in an LLC, so a property already deeded to one needs either a vesting change or a DSCR cash-out instead. Where an LLC borrower proceeds with a DSCR product, LLC vesting is subject to lender program eligibility.

New listings. The personal-income line does not run a hosting-history calculation, so a new listing is not penalized for that reason. The DSCR short-term rental path, by contrast, expects roughly 12 months of hosting history, and a newer property may be underwritten on long-term rent instead.

Seasonal income. A beach or ski rental can pass on an annual average and still have thin months. The qualifying math on a line assumes a fully drawn balance, which magnifies that stress.

Existing first lien type. A DSCR first mortgage may restrict a second lien. Reading the first note is the first task, not the last.

State availability. The investment line is available through Lendmire’s 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). Some of those carry their own rules. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA, and Texas properties are limited to 10 acres.

How Is Short-Term Rental Income Documented?

For a personal line, payout reports, bank deposits, and the filed return stand in for a lease. For a DSCR path, the income is typically read one of three ways: 12 months of platform history, a market projection, or the appraiser’s rent schedule as a fallback.

A practical checklist for the file:

  • Twelve months of platform payout reports matched to deposits.
  • Filed tax returns showing rental activity.
  • Proof of title in the correct name.
  • Current insurance written for short-term use.
  • Evidence the line agreement and local rules allow the rental use.

The appraisal rent forms (Form 1007 for single-family and Form 1025 for 2-4 units) are built around a 12-month lease model, not nightly guests. That is why a nightly-only property can look weak on those forms even when the booking calendar is healthy.

A broker’s pattern note: files that stall tend to stall on mismatch, not on the numbers themselves. Matching the documents before submission avoids most of it.

What Do Leverage and Credit Look Like?

On an investment line, 70% CLTV is the ceiling, the maximum line is $500,000, and 700 is the minimum credit score. Market surveys sometimes report higher figures for equity lines, but those describe the broader market, not this network’s investment tier.

Other limits worth knowing: a borrower is limited to three lines, and one owning more than 15 financed properties is not eligible. The credit report can be no more than 90 days old at closing, and a bankruptcy needs 4 years of seasoning. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale. Every figure is subject to lender guidelines and full file review.

A larger down payment or more equity improves the file, but it does not erase the 70% cap, the credit floor, or title rules. The strongest files clear both tests: enough equity and enough personal or rental coverage. Also remember that clearing 1.00 coverage on a DSCR product is not the same as positive cash flow, since repairs, vacancy, management, utilities, and capex sit outside the ratio.

When Is a HELOC the Wrong Tool?

Skip the line when the property sits in an LLC and the owner does not want to retitle it, when the need is a large lump sum above $500,000, when income is highly seasonal and a variable payment would strain the file, or when the borrower’s score is below 700.

The FTC explains that borrowers pay only on the amount drawn and may owe only interest during the draw period. That flexibility is real, and for some investors it is the whole point. It is also why payment shock at repayment deserves a stress test before committing.

Here the decision turns on what the money does next. Pulling equity to fund the next down payment in a market where coverage still works is a straightforward case. Pulling it to patch a property that does not cover its own costs is a different decision, and one a cash-out or a sale may handle better.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

HELOC: An open-end line of credit secured by a property, with a draw period followed by a repayment period.

CLTV: Every loan on the property added together, measured against its value.

DSCR: Monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and any HOA dues.

Interest-only draw: The early stage of a line where payments cover interest on the drawn balance only.

Vesting: The name or entity that holds legal title to the property.

Form 1007: An appraisal rent schedule built around long-term lease rent, not nightly rates.

Frequently Asked Questions

Can an LLC-owned Airbnb get an investment property HELOC?

Not on this network. Title must sit with the individual borrower or an inter vivos revocable living trust, and LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold it. A property already deeded to an LLC needs a vesting change or a DSCR cash-out refinance instead.

How much can an investment property HELOC reach?

Up to 70% CLTV, with a maximum line of $500,000, for borrowers with a 700 or better credit profile. A 720 score reaches the same 70% tier, so higher credit adds eligibility rather than leverage. Everything is subject to lender guidelines and file review.

Does Airbnb income raise the limit?

On a personally underwritten line, borrowing power comes from equity and personal finances, and booking income counts only as far as it appears in filed returns, payout records, and bank deposits. On a rent-qualified DSCR line, nightly income does not raise the rent used for lender review.

Do I need an appraisal?

Usually not on an investment line. Because the maximum line is $500,000 and full appraisals are required only above that size, these files ordinarily run on automated valuation, though a higher CLTV may require a secondary valuation. A borrower may request a full appraisal in any case.

Is the payment fixed?

No. Pricing floats through both the draw and repayment periods and never converts to fixed. Payments can rise considerably when repayment begins, so the file should be stress-tested for that step.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Reach the team at 828-256-2183 or request a quote through the Lendmire quote page. Short-term rental demand tends to move with seasons and local rules long before it moves with loan guidelines, so the investors who do best treat the variable payment as a design constraint, not an afterthought.
