Best Investment Property HELOC Program Before Relocating for a New Job

Best Investment Property HELOC Program Before Relocating for a New Job

The Quick Read: The strongest setup is a line that is approved and largely drawn while your current job income is still documented. An investment-property line through Lendmire’s wholesale lender network is judged on personal income and debt ratios, and it tops out at 70% CLTV. If the paycheck gap is the problem, a rent-qualified DSCR cash-out refinance is the other route to price.

  • An investment-property line runs from $25,000 to $500,000 and requires a 700 credit score, with no tier below that.
  • The ceiling is 70% CLTV on an investment property at both 700 and 720, so a higher score buys eligibility rather than extra leverage.
  • At least 75% of the line is drawn at closing, so the money is in hand before your income changes.
  • Titling matters: an individual or a revocable living trust can hold the property, but an LLC cannot.
  • The best program depends on your occupancy plan, your income timeline, and how the property is titled. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Why a Job Move Changes the HELOC Decision

A move changes three things at once: your income paperwork, your occupancy, and your timeline. Each one can matter more than the headline terms of the line.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Start with income. The lender looks at your pay, your debts, and your credit. If your pay stubs belong to a job you are about to leave, the file gets harder to read.

Next, occupancy. Many movers keep the old house and rent it out. That one decision changes which product fits, what the maximum leverage is, and what the loan documents say about use of the property.

Last, timing. A line that is easy to get in a stable stretch can be slow or impossible to get in a gap between jobs. Lendmire is a mortgage broker, not a lender, and it shops this scenario across wholesale lenders. The best program for your situation depends on these three variables. The sections below walk through each one.

Key Terms Defined

HELOC: A home equity line of credit is a revolving loan secured by property. You draw against it up to a set limit.

CLTV: Combined loan-to-value adds every loan on the property, including the line, and divides the total by the property’s value.

DTI: Debt-to-income is your monthly debts divided by your monthly income. Lenders use it to judge whether you can carry the payment.

Draw period: This is the stretch when you can borrow and pay interest only. After it ends, the balance amortizes, meaning you pay it down over a set repayment term.

DSCR: Debt service coverage ratio compares a property’s monthly rent to its monthly PITIA, which is principal, interest, taxes, insurance, and any association dues. It is a rent test, not a profit measure.

Vesting: This is how title to the property is held, such as in your own name, in a trust, or in an LLC.

Freeze: A lender stops new draws on a line but leaves your existing balance and payments in place.

How Underwriting Treats an Investment-Property Line

Underwriting on this product runs through six checks, and the order below is how a file is usually read.

1. Property type. Single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums qualify, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible.

2. Title. The property must be held by you as an individual or by your revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

3. Credit. An investment line requires a 700 score, and the score model keys to the primary wage earner. Bankruptcy needs four years of seasoning from discharge or dismissal. Foreclosure history follows a seven-year path, and a short sale or deed-in-lieu follows a four-year path.

4. Debt ratio. The DTI cap is 50%. The payment is calculated as interest-only on the maximum draw, not on what you plan to borrow. That detail catches people off guard.

5. Valuation. An investment line is capped at $500,000, and full appraisals begin only above that. So these lines usually run on an automated valuation, with no traditional appraisal. You may still request a full appraisal.

6. Structure. It is a standalone line, in first or second lien position. Two wholesale programs sit behind these lines: a higher-leverage program, and the longer-runway program. Investment lines use the longer-runway structure only, a 5-year interest-only draw followed by a 25-year fully amortizing repayment. The cost floats through both phases and never converts to fixed. After closing, the minimum subsequent draw is $1,000.

All of this is subject to lender guidelines and full file review. Nothing here is a commitment to lend.

Choosing the Best Investment Property HELOC Program Before Relocating

No single lender or program wins for every mover. A broker with several wholesale lenders can match the file to the program that fits it, and the table below shows how the matches usually fall.

Situation Usual best fit What to verify
Keeping the old home as a rental Line on the home, with truthful occupancy Occupancy terms in the note
Own a rental, paycheck pausing soon Investment line now, or DSCR cash-out DTI at maximum draw
Gap between jobs DSCR cash-out refinance Coverage ratio and reserves
Property held in an LLC DSCR cash-out, subject to program eligibility Vesting and entity terms
Need more than $500,000 DSCR cash-out refinance Loan size and LTV

Think of the investment HELOC as the right tool when three things line up. Your documented income is strong today, the property sits in your own name or a revocable trust, and you want a modest amount of equity at a 70% CLTV ceiling. Think of the DSCR cash-out as the tool when income paperwork is messy, the property sits in an entity, or you need a larger sum.

Market context is worth a sentence. NerdWallet reports that not all lenders offer HELOCs on investment property and that qualification is strict. It also reports an 80% maximum LTV across the broader market, with many lenders setting thresholds below 70%. The figure for this network is different: the ceiling is 70% CLTV on an investment property, with no tier above it.

Line on the Home You Leave, or Line on a Rental?

You can borrow against the house you are leaving or against a rental you already own. The ceilings differ, so the choice changes how much equity you can reach.

On a primary-residence or second-home line, the ceiling reaches 90% CLTV. That figure exists only at a 720-or-better credit profile. On an investment property, the ceiling is 70% CLTV at 700 or higher.

Run the math in percentages. Say a home has a first mortgage equal to 50% of its value. At the 70% investment ceiling, the line could use up to 20% of value. At the 90% primary ceiling, it could use up to 40% of value. Both figures stay subject to the dollar limits, the credit tier, and the file review.

The gap tempts people to apply as an owner-occupant and rent the house out afterward. Do not do that. Occupancy must be stated truthfully, and your loan documents carry terms about use of the property. If you plan to rent the home, tell your broker at the start so the file is placed in the right category. A line placed on the wrong occupancy is a problem you do not want while you are setting up in a new city.

Lendmire’s piece How to Open a HELOC Before Relocating for a New Job covers the application steps in more detail.

Where the General Rule Breaks

The rules above hold for most files. These edge cases are where they stop holding.

Offer letter versus pay stubs. Whether a lender counts an offer letter before the first paycheck varies by lender and program. Nothing in the standard parameters promises it. Plan as if the answer is no, and apply while your current income is documented. Self-employed borrowers may qualify on documented income under the applicable program, subject to lender guidelines.

A property already in an LLC. An LLC cannot hold title on an investment HELOC. The property needs a vesting change, or you move to a DSCR cash-out instead. DSCR loans to LLC-titled properties are available subject to program terms.

A property listed for sale. In several of our states, a property that is listed for sale, or was listed within the past 60 days, is ineligible. If you are unsure whether to keep or sell the old home, decide before you apply.

Credit events. A score under 700 rules out the investment line, and bankruptcy or foreclosure history can add seasoning requirements. A DSCR cash-out has its own credit floors, with 620 in parts of the network, around 660 on most programs, and 700-plus for the strongest leverage.

Large or many holdings. A line above $500,000 is available only on a primary residence, never on an investment property. A borrower is limited to three lines in total. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower with more than 15 financed properties is not eligible.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered, on either the HELOC or the DSCR side.

Where it is available. These HELOC programs run only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint of 41 markets, including Washington, D.C.

What Happens if the Line Is Frozen After You Move

A freeze only stops future draws. It does not make the balance due.

Bankrate explains that a freeze leaves the existing balance and payments in place, while a reduction lowers the limit. It also notes that a freeze can strand unused funds even when only part of the line was drawn. That is why drawing early matters. Money drawn before a freeze is already yours, and at least 75% of the line is drawn at closing on these programs.

For consumer-purpose lines secured by a dwelling, the CFPB’s official commentary limits when a creditor may suspend or reduce a line. One permitted ground is a material change in your finances, such as a significant drop in income, and the commentary sets a two-part test for it. The Philadelphia Fed’s Consumer Compliance Outlook adds two protections. The lender must send notice with its reasons, and it must restore your credit once the cause ends. These consumer-disclosure rules apply to consumer-purpose credit, while business-purpose loans such as DSCR mortgages are exempt from TRID under Regulation Z (12 CFR 1026.3).

Here is the catch for investors. Whether a business-purpose line on a rental gets the same treatment depends on the loan documents, so read yours before you count on it.

The Rent-Qualified Alternative

A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. That structure avoids the income-gap problem a job change creates. It is not a magic fix, though, because you swap one set of tests for another.

The key points from across our wholesale network:

  • Cash-out tops out around 75% LTV on a standard rental, and around 70% on a short-term rental. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.
  • About six months of seasoning is the common expectation, meaning time on title before you cash out.
  • Select programs start at 1.00 coverage, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
  • Loan sizes reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Reserves are commonly around six months of PITIA, but they vary by lender, leverage, loan size, and transaction type.

Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only, so repairs, vacancy, management, utilities, and capex sit outside the calculation.

You also get a lump sum rather than a revolving line. There is no draw or freeze risk, but the new loan replaces your first mortgage and may carry prepayment terms. Cash held after closing may help show assets on your next file, subject to lender guidelines. The complete DSCR loans guide covers the rent-based program in depth.

A Sequence for the Move

Work through these phases in order.

1. Before you give notice. Pull your credit, gather income documents, and decide whether the old home will be a rental. If you want an investment line, apply while your paychecks are steady.

2. Between offer and start date. If you need cash for the new city, draw it. The program funds at least 75% of the line at closing, and draws taken before a freeze are unaffected. Do not assume an offer letter will count as income.

3. After the move. Re-document your income with new pay stubs. If a lender froze the line, ask for reinstatement once the cause has ended. Keep the lease, the insurance, and the title documents together for the next file.

For the paperwork, expect to provide your offer letter if relevant, any lease on the property, current insurance, vesting documents, mortgage statements, and credit information.

Use of Funds and Records

Decide in advance what the money is for. A down payment on the new home and rental-readiness funds are different uses, and a clean paper trail makes both easier to explain.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. If a DSCR cash-out fits better, the brokerage can price that route alongside it.

Frequently Asked Questions

Can I get an investment property HELOC if I have a job offer but have not started yet?

It depends on the lender and program. Nothing in the standard parameters promises that an offer letter counts as income. The safest path is to apply while your current income is still documented. If that window has closed, a rent-qualified DSCR cash-out may fit better, subject to lender guidelines.

What is the maximum CLTV on an investment-property line?

It is 70% CLTV on an investment property, at both 700 and 720 credit scores. A higher score does not raise leverage. It only matters for eligibility. The 90% figure applies only to primary-residence and second-home lines, and only at 720 or better.

Will the lender freeze my line if I change jobs?

It can, if the lender reasonably believes a material change in your finances hurts your ability to repay. A freeze stops new draws but leaves the balance and payments in place. Whether consumer-style protections apply to a business-purpose rental line depends on your loan documents.

Can I use an LLC-owned rental for a HELOC?

No. Title must sit with you as an individual or in a revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.

Is a DSCR loan the same as positive cash flow?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside that math, so a property can clear 1.00 and still cost you money each month.
