The Quick Read: The best program depends on how you hold title, your credit profile, and how much equity the Airbnb carries, because very few lenders write a line on a short-term rental at all. Across Lendmire’s wholesale network, the programs that do fit tend to share the same profile.
- On an investment property, the combined loan-to-value ceiling is 70%.
- The credit floor is 700, and a 720 score buys no extra leverage.
- Lines run from $25,000 to a $500,000 investment-property maximum.
- Title must sit with you personally or in a revocable living trust, never an LLC.
- Condotels are not eligible, so a condo-hotel Airbnb is out.
All figures are subject to lender guidelines and full file review, and this product is a separate lane from a DSCR loan.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What a HELOC on an Airbnb Actually Is
A HELOC is a revolving line secured by the equity in a property. Here the collateral is the Airbnb itself, not your home. You draw what you need, and the line is a business-purpose tool when it funds rental activity.
Most banks decline these lines on rentals, and short-term rental use narrows the field further. NerdWallet’s explainer notes that not all lenders offer them and that qualification is strict. That is why “best program” is mostly a question of who will lend, and on what terms.
A broker’s edge is breadth. Lendmire’s network of wholesale HELOC lenders lets one file be matched to the program whose guidelines fit it, instead of being tested against a single bank’s appetite.
How Underwriting Treats an Airbnb Line, Step by Step
Step one: the lender reads you, not the listing. A HELOC is underwritten on the borrower. Strong nightly bookings do not raise the limit by themselves. A DSCR loan works the other way and reads the property’s rent against its payment.
Step two: credit. On an investment property the floor is 700. Both 700 and 720 reach the same 70% combined LTV, so a higher score adds eligibility cushion rather than leverage. The score model is a single bureau score, tied to the primary wage earner.
Step three: debt-to-income. The maximum is 50%, and a ratio above 45% requires at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw, so a large line can strain the ratio even if you draw little.
Step four: equity. The lender adds your first mortgage and the new line, then compares the total to the property’s value. On an investment property that combined figure may not exceed 70%.
Step five: valuation. An investment line tops out at $500,000, and full appraisals begin only above that size. So these files typically run on an automated valuation, often with no traditional appraisal. You can still request a full appraisal if you believe the value is understated.
Step six: documents. Expect mortgage statements on every financed property, proof of income, and rental evidence. For an Airbnb that usually means platform payout reports and bank deposits in place of a lease. Whether income is counted fully or discounted differs by lender.
What Makes a Program the Best Fit
The strongest program for an Airbnb owner is the one whose rules match the file. Five criteria decide most outcomes.
| Criterion | Investment-property reality |
|---|---|
| Title | Individual or revocable trust only |
| Leverage | 70% CLTV ceiling |
| Credit | 700 minimum |
| Line size | $25,000 to $500,000 |
| Property type | Condotels not eligible |
Two further limits matter for larger portfolios. A borrower may hold no more than three lines, and an investor with more than 15 financed properties is not eligible. Programs also vary on appraisal triggers, so a higher CLTV can prompt a secondary valuation.
How the Line Is Structured
An investment line is a standalone line, in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both the draw and repayment periods and never converts to fixed.
That last point is the trade-off. A floating payment can rise, and a lender can freeze or reduce a line. Finder’s HELOC guide describes the same draw-then-repay shape across the market. If you plan a long hold on stable debt, a fixed-term structure may suit you better, as covered below.
Title and LLC: Where Many Airbnb Owners Get Stuck
This is the sharpest difference from a DSCR loan. Investment HELOC programs in the network require fee simple or leasehold title held by you or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
If your Airbnb sits in an LLC, you have two paths. You can change the vesting before applying, which carries its own costs and may affect other coverage. Or you can skip the line and look at a DSCR cash-out refinance, which accepts entity ownership subject to program terms.
HELOC vs. DSCR Cash-Out vs. a Line on Your Home
| Factor | Airbnb HELOC | DSCR cash-out | Line on your home |
|---|---|---|---|
| Underwriting | Borrower | Property rent | Borrower |
| Entity title | Not allowed | Often allowed | Not allowed |
| Payment | Floating | Fixed available | Floating |
| Risk to home | None | None | Yes |
Choose the HELOC if you hold title personally, have strong credit and low debt-to-income, and want to pay interest only on what you draw. It also suits an owner with thin tax-return income who still needs the borrower-based test to work.
Choose a DSCR cash-out if the property is in an LLC, you want fixed-term structure, or you own many financed properties. Its coverage test reads rent against the payment, which is why it scales for portfolios. For the mechanics, see the complete DSCR loans guide.
A line on your own residence is a different, owner-occupied product, underwritten on your income and debts. Borrowers do use it to fund rentals, but it puts the home at risk. One investor discussion on BiggerPockets warns that a HELOC is a short-term loan and that you can end up paying interest on the full amount of your investment dollars.
A Worked Example
Picture an investor who owns an Airbnb personally with a 710 score and low debt. The first mortgage already uses a large share of value. The investor can borrow only until the combined balance reaches 70% of value. If the mortgage sits near 55%, room remains for a line of roughly 15% of value.
Now suppose the same investor draws the full line. Debt-to-income is tested on the interest-only payment at the maximum draw, so the line size and the ratio have to work together. If the ratio lands above 45%, the score must be at least 680, which this investor clears.
A larger draw also consumes combined-LTV room that a later purchase or refinance would need. Sequence matters.
Where the Rules Break
- Rental-use clauses. Many line agreements restrict renting the collateral, especially on owner-occupied lines. Read the agreement before drawing.
- Classification. Some banks decline a line on a rental unless it is classed as a second home. Occupancy classification changes eligibility and the leverage ceiling.
- Listed or recently listed properties. A property listed for sale, or listed in the past 60 days, is ineligible in NC, PA, TN, TX, and WA.
- Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Availability. These lines are brokered in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.
Key Terms Defined
Combined loan-to-value (CLTV): your first mortgage plus the new line, divided by the property’s value.
Draw period: the stretch when you can borrow and pay interest only.
Repayment period: the stretch after the draw, when principal is included.
Vesting: how title to the property is held.
Condotel: a condo-hotel unit, which is not eligible here.
DSCR: monthly rent divided by the full monthly housing payment, used by a different loan type.
Who This Fits, and Who It Doesn’t
It fits an individual or trust owner with at least a 700 score, moderate debt, and an Airbnb with real equity who wants flexible access to cash.
It doesn’t fit an LLC owner, a condotel owner, a borrower with more than 15 financed properties, or someone who needs fixed-term stability. Tax treatment varies; consult a qualified professional before relying on any deduction.
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.
Frequently Asked Questions
Can I get a HELOC on an Airbnb I own personally?
Sometimes. A small group of lenders writes lines on non-owner-occupied property, subject to lender guidelines. In Lendmire’s network the investment line needs a 700 credit profile, and the combined loan-to-value may not exceed 70%.
Can an LLC-owned Airbnb take the line?
No. LLCs, corporations, partnerships, and irrevocable or land trusts cannot hold title under these programs. A property already in an LLC needs a vesting change, or a DSCR cash-out refinance instead.
Will the lender count my Airbnb income?
It reads you as the borrower, using credit, debt-to-income, and reserves.
Do I need an appraisal?
Usually not. Investment lines cap at $500,000, and full appraisals begin above that size, so automated valuation is common. You may request a full appraisal, and a higher CLTV may trigger a secondary valuation.
Is a condotel-style Airbnb eligible?
No. Condotels are not eligible, though single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones, are.
