Best Investment Property HELOC Program on a Paid-Off Airbnb

Best Investment Property HELOC Program on a Paid-Off Airbnb

The Quick Read: The right equity line on a paid-off Airbnb depends on three things: how the property is titled, how much cash you need, and how your personal income reads on paper, because this kind of line is underwritten on the borrower rather than on Airbnb revenue. Owning the property free and clear removes the existing mortgage from the math. It does not remove the lender’s leverage cap, credit floor or title rules. When the line does not fit, a rent-qualified cash-out refinance is usually the alternative.

  • On an investment property, the ceiling across the network is 70% CLTV, with a maximum line of $500,000 and a 700 minimum credit score.
  • Title must sit with you personally or in a revocable living trust. LLC-titled Airbnbs are not eligible for the line.
  • Qualification runs on your personal debt-to-income ratio, up to 50%, measured on the interest-only payment at the maximum draw.
  • Larger cash needs, LLC titles and thin personal documentation usually point to a DSCR cash-out instead.
  • The line is available through Lendmire in 16 full-service states, which is narrower than its DSCR footprint.

What Does a Paid-Off Airbnb Change on a HELOC?

A paid-off Airbnb makes the line a standalone first lien and simplifies the leverage math. Combined loan-to-value is every loan on the property divided by its value, and with no mortgage that number is just the line divided by value. The binding limits become the lender’s cap and your personal file, not existing debt.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Here is the catch. Equity stops being the constraint, and everything else starts to matter. On an investment property, the wholesale network that Lendmire brokers through tops out at 70% CLTV. Both the 700 and 720 credit tiers reach that same 70%. A higher score buys eligibility, not extra leverage, and 700 is a hard floor with no tier beneath it.

The line size is capped at $500,000 on an investment property. Above $500,000, lines are available on primary residences only. On a higher-value airbnb, the dollar cap binds before the percentage cap does. An owner who expects to pull “70% of value” on a large property will be disappointed by the $500,000 ceiling.

Market-wide surveys can look more generous. NerdWallet’s guide to a HELOC on an investment property reports higher leverage at some institutions, though it also notes that many lenders sit lower. Those are market-wide figures. The network ceiling for an investment line is 70% CLTV, and it is not exceeded.

How Is the Line Underwritten, Step by Step?

The line is underwritten on you first and the property second. A lender reviews title, credit, debt-to-income, the property type and the valuation, in roughly that order. A failure at the title step ends the file before the rest matters.

1. Confirm title. The deed must show you as an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on this line.

2. Check the property type. Single-family, 2-4 units, PUD, townhome and condominium, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not. An Airbnb in a condo-hotel structure fails here.

3. Pull credit. The minimum is 700 on an investment line. Credit is scored on a single-bureau model keyed to the primary wage earner. The report can be no more than 90 days old at closing, and there are no rescores.

4. Run the debt-to-income test. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow on day one. A $500,000 line is tested as if it were fully drawn.

5. Order the valuation. Because an investment line caps at $500,000 and full appraisals begin only above that, these lines run on automated valuation and commonly close with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and a borrower may request a full appraisal in any case.

6. Set the structure. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both the draw and the repayment period and never converts to fixed. The minimum subsequent draw after closing is $1,000, higher in Texas.

Every figure here is subject to lender guidelines and a full file review. None of it is a commitment to lend.

How Does Airbnb Income Show Up on the File?

On this line, Airbnb income counts only to the extent it is documented, and it flows through your personal returns and deposits. The property’s nightly revenue does not set the limit. Equity and your personal finances set it.

A typical package includes filed tax returns, bank statements and mortgage statements on every property you own. For a short-term rental, platform payout records matched to bank deposits come next. NerdWallet notes that lenders on rental lines often want cash reserves and proof of tenants, and that more than one appraisal can be requested. The wholesale network sees the same pattern, with reserves and valuation requirements varying by lender.

Here is where Airbnb owners get surprised. A return-based review reads net rental income after depreciation and deductions. That figure can understate real cash flow, especially for self-employed owners with heavy write-offs. A strong booking calendar does not fix a tax return that shows thin net income.

Your whole portfolio is visible too. The housing-history standard applies across all financed properties, and a borrower can hold only three lines at once. A borrower owning more than 15 financed properties is not eligible. An investor with a large portfolio of financed rentals can reach that wall before equity ever comes up.

Which Program Fits Which Owner?

The best program for your situation depends on title, credit, loan size and what you want the lender to read. A broker shops multiple wholesale lenders and matches the scenario to the structure, rather than pushing one product.

Your situation Likely best fit Why
Individual title, 700+ score, modest cash need Investment HELOC Interest only on what you draw
Revocable trust title Investment HELOC Trust vesting is eligible
LLC title DSCR cash-out LLCs cannot hold title on the line
Cash need above $500,000 DSCR cash-out Line is capped at $500,000
Heavy deductions, thin net income DSCR cash-out A DSCR cash-out is reviewed on rental coverage, not returns
Score below 700 DSCR cash-out 700 is a hard floor on investment lines
Strong documented income, low DTI Investment HELOC Personal file carries the line

The network also has a separate rent-qualified line for paid-off rentals. It reads the property’s lease income rather than your returns, and it generally fits long-term leased rentals, not a nightly Airbnb with no lease.

HELOC or Rent-Qualified Cash-Out on a Paid-Off Airbnb?

The choice is mostly about how much cash you need and what the lender reads. A HELOC is a revolving line you draw against. A DSCR cash-out is a closed-end term loan that funds in one lump at closing.

Factor Investment HELOC DSCR cash-out
Underwriting basis Your personal file Property rental coverage
Max leverage 70% CLTV 70% on STR; 75% on standard rentals
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Title Individual or revocable trust LLC possible, per program terms
Credit floor 700 640+ for STR
Payment behavior Interest-only draw, then amortizing Fixed term; extended terms via select lenders

On the DSCR side, a short-term rental cash-out tops out at 70% LTV. The same borrower on a standard long-term rental can reach 75%. Expect a 640+ score and about 12 months of hosting history on a short-term rental. On a refinance, 1.00 coverage is where select programs start. Stronger ratios open better leverage and pricing. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. LLC vesting on a cash-out is subject to lender program eligibility.

One caution about the ratio. DSCR compares rent to the monthly housing payment only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities and capex sit outside the calculation. A cash-out also raises the balance, which lowers coverage compared with the same property unleveraged.

Where the General Rule Breaks

The general rule is that a paid-off asset with an individual deed fits the line. Several named edge cases push files off it.

LLC-owned Airbnb. Discussions on BiggerPockets describe a common pattern in the wider market: most banks prefer the deed in a personal name. Some investors deed the property out of the LLC to qualify. That can raise due-on-sale and title-insurance questions that counsel should handle, and it can give up the LLC’s liability shield. A DSCR cash-out avoids the retitle.

Recently listed property. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. An owner testing the market before refinancing can trip this.

Texas. Texas investment properties are eligible as non-homestead transactions. The waiting period and one-lien-at-a-time rules bind primary residences only. Properties are limited to 10 acres.

Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment file, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure or short sale follows 4 years.

Condo Airbnbs. Non-warrantable condos are eligible on the line. Condotels are not. Where the building sits between those two matters on the first day of review.

Seasonal income. A short-term rental with seasonal income can pass on an annual average and still run tight in the off months. The HELOC does not care, since it tests your personal debt ratio. A DSCR file looks at the lease or hosting history instead.

Property types outside the network. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered on the network’s DSCR programs either.

Worked Example: Same Airbnb, Two Titles

Run the numbers on a paid-off Airbnb that is a single-family home in an eligible area. These are modeled assumptions, not market data. The owner holds a 740 score, files a personal return showing solid income, and wants a modest working-capital line.

With the deed in the owner’s personal name, the file hits every checkpoint. Credit clears 700. Title is eligible. The line is sized to fit under the 70% CLTV cap and the $500,000 ceiling. Debt-to-income is tested on the interest-only payment at the maximum draw, and it lands below 50%. Valuation runs automated. The owner draws at least 75% at closing and keeps the rest available in the draw period, subject to lender guidelines.

Now put the same property in an LLC. The file stops at step one. The owner has two options: a vesting change, or a DSCR cash-out. If the owner chooses the cash-out, the question becomes whether the hosting history and rental coverage support it. At roughly 12 months of hosting history and coverage that clears the refinance floor, the property can be reviewed at up to 70% LTV on short-term rental collateral.

Change one more input. The owner wants more cash than the $500,000 line could ever deliver. Now the cash-out is the only structure that reaches the size, and the borrower accepts a larger balance and lower coverage in exchange.

The program did not change in any of these scenarios. Title, size and documentation did.

Mistakes That Derail These Files

Most declines trace back to a small set of preventable gaps.

  • Assuming bookings equal income. A busy calendar does not qualify a return-based line. Net income on the return does.
  • Ignoring title until the end. Entity documents should be reviewed before the application, not after the lender flags them.
  • Sizing to the percentage. On larger properties the $500,000 cap sets the line, not 70%.
  • Forgetting the maximum-draw test. The payment used for qualification assumes you draw it all.
  • Skipping platform records. Payout reports that do not match deposits create questions that a clean package would avoid.
  • Treating a variable line like a long-term loan. Pricing floats through draw and repayment and never converts to fixed. A line suits borrowers with a clear payoff source.
  • Ignoring local rules. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

HELOC: An open-end line of credit secured by property that lets you borrow repeatedly up to a limit during a draw period, as the CFPB’s HELOC explainer describes.

CLTV: Combined loan-to-value, meaning all loans on the property divided by its value.

Paid-off: A property with no mortgage, so a new line sits in first-lien position.

Draw period: The stretch when you can borrow against the line and payments are interest only.

DSCR: Debt service coverage ratio, which compares the property’s monthly rent to its monthly housing payment.

Vesting: The way title is held, such as an individual, a revocable trust or an LLC.

What Is the Next Step?

Gather title documents, two years of returns, bank statements, mortgage statements on every property you own and platform payout records before applying. Confirm how the deed reads first, because that one fact decides which product the file belongs in.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. Frequently Asked Questions

Can I get a HELOC on an Airbnb I own free and clear?

Yes, if it is titled to you or your revocable trust and your personal file qualifies. Through the wholesale network the ceiling is 70% CLTV, with a $500,000 maximum line and a 700 minimum credit score. Availability is limited to 16 full-service states.

Does my Airbnb revenue raise the amount I can borrow?

No. The line is sized on equity and your personal finances, not on the property’s revenue. Airbnb income helps only where it shows up in documented returns and deposits. A rent-qualified DSCR product reads the property instead.

What if my Airbnb is held in an LLC?

The line cannot be written to an LLC, a corporation, a partnership or an irrevocable, blind or land trust. The owner can change vesting, or a DSCR cash-out can be reviewed instead, subject to program terms. Counsel should weigh any retitling.

How much can I borrow against a paid-off Airbnb?

On an investment line, up to 70% CLTV and no more than $500,000. Larger properties hit the dollar cap first. A DSCR cash-out reaches higher loan sizes, roughly up to $3,000,000, though short-term rental collateral tops out at 70% LTV. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Will the lender order an appraisal?

Usually not. Lines at or below $500,000 ordinarily run automated valuation, and an investment line is always at or below that. A higher CLTV may require a secondary valuation, and you can request a full appraisal.

Does a new or recently listed Airbnb qualify?

Hosting history matters more for DSCR files than for the line. A property listed for sale in the past 60 days is ineligible in NC, PA, TN, TX and WA.
