The Quick Read: The best program is the one that matches your occupancy type, credit profile, and equity, not the one with the loudest promise of speed. Lendmire is a mortgage broker that works with a network of wholesale HELOC lenders. It matches your property and credit to the program that fits, subject to lender guidelines and full file review.
- Speed comes from a clean file: a property type the lender serves, clean title, and documents ready. No program can promise a date.
- On an investment property, the network ceiling is 70% combined loan-to-value (CLTV), with a 700 minimum credit score.
- On a primary residence or second home, the ceiling reaches 90% CLTV, and only at a 720 or better credit profile.
- At least 75% of the line is drawn at closing, so this is not a card you swipe only when needed.
- A property held in an LLC cannot take one of these lines. A DSCR cash-out refinance is the usual alternative.
What “Fast” Really Means
Fast has four stages: approval, closing, funding, and drawing the money. Each stage has its own bottleneck, and the bottleneck is usually the property and the paperwork, not the lender’s marketing.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Valuation method matters most. On lines at or below $500,000, lenders in the network ordinarily run an automated valuation with no traditional appraisal. Above $500,000, a full appraisal is required. A higher CLTV can also trigger a second valuation.
Title and documents come next. A clean title and a complete file move through review more smoothly than a file with open questions. Nothing here is a timeline promise. Anyone who quotes you a guaranteed day count is selling, not underwriting.
How the Program Works, Step by Step
A HELOC is a revolving credit line secured by your property. These lines are standalone, in first or second lien position. Here is how a file moves.
1. Equity test. The lender adds every lien on the property and divides by its value. That is the CLTV.
2. Valuation. Automated for most lines at or below $500,000, full appraisal above that. You can request a full appraisal in any case.
3. Underwriting. The lender underwrites you, not the rent. It checks credit, debt-to-income (DTI), and housing history.
4. Closing and first draw. At least 75% of the line is drawn at closing.
5. Draw period. You pay interest only while the draw period runs.
6. Repayment period. Payments then amortize the balance, so the payment steps up.
Pricing floats through both the draw and repayment periods and never converts to fixed. Expect the payment to move, and budget for that.
Two Wholesale Programs, Two Draw Structures
Lendmire places these files with two kinds of wholesale programs, and their terms differ. The higher-leverage program uses a 3-year interest-only draw followed by a 17-year repayment. The longer-runway program uses a 5-year draw followed by a 25-year repayment.
Investment property lines run the 5-year/25-year structure only. Primary residences and second homes can use either. Each figure below applies only within its own program’s terms.
Leverage Limits by Occupancy
The ceiling depends on how you use the property. Do not apply a primary-residence figure to a rental.
| Occupancy | Minimum credit | CLTV ceiling | Max line |
|---|---|---|---|
| Primary residence | 600 | 90% (720+ only) | $500,000 at 90% CLTV; $750,000 at 75% CLTV, 700+ (720 on the longer-runway program) |
| Second home | 640 | 90% (720+ only) | $500,000 |
| Investment property | 700 | 70% | $500,000 |
Those 90% ceilings are limited to lines up to $500,000. At lower credit tiers the ceilings step down. A primary residence at a 620 profile tops out at 70% CLTV, and one at 600 at 60%.
A line above $500,000 is available on a primary residence only. It needs a 700 or better credit score (720 on the longer-runway program), caps at 75% CLTV, and requires a full appraisal. Investment property lines never reach that size.
NerdWallet reports that investment-property lines are harder to get because lenders see more default risk, and the lender pool is smaller than for a primary home. That squares with what a broker sees. Many lenders simply do not write a line against a rental.
What Lenders Look For
- Credit. The floor is 600, but investment lines start at 700. The lender uses a single-bureau score tied to the primary wage earner. The report must be no more than 90 days old at closing, with no rescores.
- DTI. The maximum is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs at least a 680 score. The lender reviews your file on the interest-only payment calculated on the maximum draw.
- Tradelines and housing history. The longer-runway program wants two tradelines seasoned 12 months or one seasoned 24. It also wants a clean mortgage-payment history across all financed properties.
- Derogatory events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure-family history splits by program. One program seasons a foreclosure at 7 years and a deed-in-lieu or short sale at 4. The other declines that history entirely.
- Property type. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos, are eligible. Two- to four-unit properties need a 640 minimum on the longer-runway program.
The strongest files clear two tests: enough equity and enough personal borrowing capacity. A bigger equity cushion does not erase a credit floor or a DTI cap.
Where the Rule Breaks
LLC title. The line must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental is already deeded to an LLC, you need a vesting change or a different product. Some lenders outside this network do the opposite and require LLC title, so the answer depends on the lender.
Property types that are out. Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use properties, and agricultural zoning are not eligible. Modular factory-built homes work on the longer-runway program only.
Portfolio size. You are limited to three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner with more than 15 financed properties is not eligible.
Listed properties and state rules. A property listed for sale, or listed within the past 60 days, is ineligible in several states. A Texas primary residence is a homestead and caps at 80% combined loan-to-value, while Texas second homes and investment properties follow the standard tables. New Mexico and Ohio also tie the cap to the credit profile.
Availability. These lines are offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint.
Is a HELOC the Right Tool for This Cash Need?
Use the line when the cash need is real, the repayment plan is clear, and the property is yours personally. Skip it when the main goal is reaching for the highest possible draw.
| Situation | Better fit |
|---|---|
| Cash against your own home, personal title | HELOC |
| Cash against a rental in your own name, 700+ credit | Investment HELOC at 70% CLTV |
| Rental held in an LLC | DSCR cash-out refinance |
| DTI already near the cap | Rent-qualified DSCR cash-out |
| Unsure you can repay a larger balance | Smaller draw, or neither |
A DSCR cash-out refinance works differently. DSCR means debt service coverage ratio, and it compares rent to the full monthly housing payment (principal, interest, taxes, insurance, and any association dues). That loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. Short-term rentals are limited to 70% on a cash-out.
Clearing 1.00 coverage is not the same as positive cash flow. Repairs, vacancy, and management sit outside that math. The tradeoff is that a refinance reprices your whole first mortgage, while a second-lien line leaves it untouched. For the full picture, see the complete DSCR loans guide.
The Real Cost of Moving Fast
Time pressure is where borrowers overborrow. Because most of the line is drawn at closing, interest starts running on most of it from day one. Pricing floats, so the payment can rise even without a draw. At repayment, the payment steps up as the balance begins to amortize.
The property is collateral. A line you cannot repay puts the property at risk. If you sell the property, the line generally must be paid off in full. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
The Federal Cancellation Window
Federal rules give you a short cancellation window on a line secured by your principal dwelling, and that window is a reason no primary-residence line funds instantly. Per 12 CFR 1026.15, the right applies to a credit plan secured by a principal dwelling. It does not apply to later draws within the established limit. A pure rental is not a principal dwelling, so the federal waiting period is not required there, though a lender may add its own rules. Lenders must also give you the CFPB’s home equity line booklet at application. Never waive the cancellation right unless you truly have an emergency.
What to Prepare Before You Apply
- Your credit report and score, and an idea of which tier you land in.
- A rough equity estimate: property value times the CLTV ceiling for your occupancy, minus what you owe.
- Proof of ownership and how title is held.
- Income documents for your DTI (W-2s, or tax returns if self-employed).
- A mortgage statement for every financed property.
- A written plan for how you will repay the line.
A file with all of this ready moves through review with fewer questions.
If You Are Denied or Capped Out
Weak credit, thin equity, or LLC title does not end the search. A different program, a smaller line, or a DSCR cash-out may fit. Lendmire’s piece Best Bank Statement HELOC Program When a Home Equity Application Is Denied covers the documentation-based route. Sequencing matters: fix the issue the lender named before applying elsewhere, because every hard pull and every denial stays on your report.
Key Terms Defined
CLTV: Combined loan-to-value. All liens on the property divided by its value.
Draw period: The early years when you can borrow and pay interest only.
Repayment period: The later years when payments amortize the balance.
DTI: Debt-to-income ratio. Your monthly debts divided by your monthly income.
DSCR cash-out: A refinance that pulls cash from a rental and is reviewed on the property’s rent.
Frequently Asked Questions
Can I get a HELOC today?
No program can honestly promise that. Approval, closing, and funding are separate stages, and the property, title, and paperwork control the pace. Lines at or below $500,000 often skip a traditional appraisal, which helps, but nothing replaces a clean file.
Do I need an appraisal?
Usually not on lines at or below $500,000, since lenders ordinarily use an automated valuation. A higher CLTV may require a second valuation. A full appraisal is required above $500,000, and you can request one anytime.
Can I use the line on a rental held in an LLC?
No. The line must be held by you personally or a revocable living trust. An LLC-titled rental needs a vesting change or a DSCR cash-out instead, subject to program terms.
Do I have to draw the whole line?
At least 75% is drawn at closing. After closing, the longer-runway program sets a $1,000 minimum for later draws, except in Texas at $4,000. Only draw what you can repay.
Is a HELOC always cheaper than a cash-out refinance?
No. Pricing on these lines floats and never converts to fixed, so the cost can rise. The better choice depends on your first mortgage, your credit tier, and how long you will hold the balance.
