Best Short-Term Rental Cash-Out Refinance Program to Pay Off a Hard Money Loan

Best Short-Term Rental Cash-Out Refinance Program to Pay Off a Hard Money Loan

The Quick Read: The best program for your situation is a DSCR cash-out refinance sized to what the property can prove. A hard money payoff clears only when appraised value, rent coverage, and seasoning each pass on their own, and short-term rental files add a hosting-history test and a lower leverage cap than standard rentals. Lendmire is a mortgage broker, so it matches your file to select lenders in its wholesale network instead of pushing one program.

  • On short-term rental collateral, a DSCR cash-out refinance typically tops out around 70% LTV. A standard long-term rental typically reaches 75% on a cash-out.
  • Expect about 12 months of hosting history, a 640+ credit score, and 1.00 coverage on a short-term rental refinance. All of this is subject to lender guidelines.
  • Seasoning is typically about 6 months, counted from the date your deed was recorded.
  • If the new loan only covers the payoff and costs, it is treated as a rate-and-term refinance. Anything beyond that is cash-out.
  • Your hard money note’s maturity date does not wait for any of this. Plan the exit before you need it.

Why Does Hard Money Need an Exit Plan?

Hard money is short-term, asset-based financing used to buy or rehab a property. Terms generally run 6 to 18 months, interest-only, and they vary by lender, property, and experience. That structure suits a rehab. It does not suit a rental you plan to hold.

The long-term loan that replaces it is usually a DSCR loan. DSCR stands for debt service coverage ratio. It compares the property’s monthly rent to the full monthly obligation, meaning principal, interest, taxes, insurance, and any association dues. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized. Lendmire’s hard money exit refinance program page covers that path. This article covers the short-term rental version.

Key Terms Defined

  • Seasoning: the waiting period between buying a property and taking cash out. On a DSCR loan it is lender policy, and it runs from the recorded deed.
  • Rate-and-term refinance: a new loan that pays off the old one plus costs and returns no cash to you.
  • Cash-out refinance: a new loan larger than the payoff and costs, with the difference paid to you.
  • After-repair value (ARV): what the property is worth once the work is finished.
  • PITIA: principal, interest, taxes, insurance, and association dues. It is the bottom of the coverage ratio.
  • Hosting history: the record of bookings and payouts from platforms like Airbnb or VRBO.

Which Exit Fits Your Situation?

Five exits exist for most hard money borrowers. Only two of them are DSCR loans.

Exit Best for Main catch
DSCR cash-out refinance Equity to pull and rent that covers the bigger loan Seasoning clock and lower leverage cap
DSCR payoff-only refinance Ending the bridge carry with minimal cash back Smaller loan, no equity released
Hard money extension Maturity arrives before seasoning clears Extra cost, and it delays the exit
Sale Deals that missed their numbers Gives up the rental
Second bridge loan Rare cases that need more rehab time Repeats the same short clock

A DSCR cash-out is the right tool when the property has equity and rent that covers the larger loan. Payoff-only is the right tool when you need out of the bridge and the equity is thin or the clock has not run.

What Makes a Program the Best Fit for a Short-Term Rental?

No single program wins for every investor. Across Lendmire’s wholesale network, the lenders that write this loan differ on a handful of points. Run any option through these seven tests:

  • Income method accepted. Some programs use trailing platform income. Others use a projection or the appraiser’s long-term market rent.
  • Leverage on short-term rentals. Cash-out typically sits around 70% LTV on short-term rental collateral, below the 75% on a standard rental.
  • Hosting history. About 12 months is the usual expectation. Shorter history usually means a different income method and adjusted terms.
  • Seasoning rule. Ask when the clock starts, which should be the deed record date, and whether it applies to payoff-only files.
  • Credit floor. Expect a 640+ score on short-term rental files. Standard rentals start at a 620 floor in parts of the network. Most programs want around 660, and 700+ unlocks the strongest leverage.
  • Entity eligibility. Closing in an LLC is common, subject to lender program eligibility.
  • Reserves. Commonly about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000.

The best program for your situation is the one that passes all seven on your actual file.

How Does Underwriting Count Short-Term Rental Income?

Lenders reach a rent used for lender review in three ways, and the method you land in changes the coverage number.

Method What the lender reviews Watch for
Trailing history Platform statements and payouts Gaps and seasonal dips
Projection A third-party income estimate Lenders usually haircut it
Long-term market rent The appraiser’s rent estimate Often lower than STR income

Many programs let you choose the stronger supported method. Others dictate it. A strong Airbnb can look weak when only the long-term rent estimate counts, and that estimate often comes from a rent schedule. Fannie Mae’s appraiser guidance lists the 1004 single-family report, the 1025 small residential income report, and the 1007 comparable rent schedule as standard appraisal forms. Its selling guide on appraisal report forms describes the 1007’s role in estimating market rent. Those are agency forms. DSCR guidelines belong to each lender.

The coverage test runs on the new, larger loan, not on your old hard money payment. The math is monthly rent used for lender review divided by PITIA. Lendmire’s network commonly looks for 1.00 as a floor on short-term rental files. Stronger ratios open better terms. Select lenders in the network also offer a separate path below 1.00, with leverage and terms adjusted.

Clearing 1.00 does not mean the deal makes money. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Also, short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Cash-Out or Payoff-Only: Which Do You Choose?

Choose cash-out only if you want the equity and the file can carry a bigger balance. A larger loan tightens coverage and shrinks your margin if bookings soften. Payoff-only gives a smaller loan and easier coverage.

Payoff-only also helps when the calendar is tight. Many programs apply the seasoning clock only to cash-out files, and rate-and-term is generally lighter. On a standard rental, a DSCR rate-and-term refinance can reach up to 85% LTV with no cash back. Short-term rental refinances sit lower, around 70%. A refinance that returns cash is a cash-out, and the lower cap applies.

Many investors split it into two steps. They close payoff-only first to stop the bridge interest. After the seasoning clock runs, they do a cash-out. That means two closings and two sets of costs, so weigh it against the extension cost.

Worked Example: From Payoff to Net Proceeds

Both scenarios below use modeled percentages, not market data. They assume a short-term rental with a DSCR cash-out capped at 70% LTV, and they treat closing costs and reserves as 4% of value. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Scenario A: the numbers clear. The property appraises at 100% of your target value. The hard money payoff, with accrued interest, is 58% of value. Add 4% for costs and reserves, and the need is 62%. A 70% loan leaves roughly 8% of value as cash back. If the cash-out version clears about 1.05x coverage, a payoff-only loan at 62% would sit closer to 1.1x, since taxes and insurance do not shrink with the balance.

Scenario B: the numbers fall short. The hard money note is 72% of value. Fix-and-flip programs can reach 75% of after-repair value, so this is common. The 70% cap leaves a gap before costs are even counted. You bring cash, pay the note down first, or wait for a different structure.

An appraisal below your ARV assumption moves every percentage above. Your payoff statement, not your loan balance, sets the real number. Request it early, and ask about per diem interest and exit fees.

What Happens If Maturity Arrives Before Seasoning?

Your note’s maturity does not wait for the seasoning clock. If the hard money loan matures before the cash-out window opens, you have four options:

  • Ask for an extension, which usually costs money.
  • Close a payoff-only DSCR loan now and cash out later.
  • Bring cash to reduce the balance so a smaller loan fits.
  • Sell.

The clock runs from the recorded deed, not from the hard money funding date, rehab completion, or lease signing. Inside the window, some programs size the loan on cost basis, meaning price plus documented rehab, instead of appraised value. That can leave a gap against the payoff. Lendmire’s piece on whether a short-term rental DSCR loan can pay off hard money before 12 months covers that early-exit question in more detail.

A cash-buyer shortcut some conventional programs offer generally does not help here. A hard money loan on the purchase shows up as financing on the settlement statement.

What If the Numbers Fall Short?

Pick the smallest fix that works:

1. Smaller cash-out. Take less than the cap allows so coverage clears.

2. Payoff-only. Stop the carry now and revisit equity later.

3. Bring cash. Pay the note down before the refinance.

4. A different income method. If a projection or trailing history is stronger than market rent, ask which programs accept it.

5. Sub-1.00 path. Select lenders in the network offer coverage below 1.00, with leverage and terms adjusted.

6. Extension. Buy time for the seasoning clock or hosting history to catch up.

Property type matters too. DSCR programs in the network do not offer manufactured homes (single- or double-wide), log homes, or barndominiums.

Documents to Gather

Have these ready before you ask for terms:

  • The hard money note, draw history, and payoff statement
  • The settlement statement from your purchase
  • Rehab scope and receipts
  • Platform statements, booking history, or lease agreements
  • An insurance quote suited to short-term rental use
  • Entity documents if title is in an LLC
  • Proof of reserves

Platform statements and a clean payoff letter move a file further than anything else on this list.

Mistakes to Avoid

  • Treating a strong ratio as a seasoning waiver. They are separate tests.
  • Counting rent you cannot document. Underwriters want evidence.
  • Ignoring the rent estimate. A low market-rent figure can cut your loan size if your lender uses it.
  • Planning the exit at maturity. Start with the permanent lender’s requirements before you accept the bridge.
  • Overborrowing. Cashing out to the cap leaves little room if bookings slow.

Frequently Asked Questions

Can I refinance a hard money loan into a DSCR loan on a short-term rental?

Generally yes. DSCR loans are business-purpose investor loans, reviewed differently from a standard owner-occupied mortgage. The file typically needs enough hosting history, 1.00 coverage, and a score of 640 or higher, subject to lender guidelines. If history is short, some programs use a projection or market rent instead, with leverage and terms adjusted.

How soon can I take cash out after buying with hard money?

A DSCR cash-out typically expects about 6 months of seasoning from title recording. Short-term rental files also look for about 12 months of hosting history. Payoff-only refinances are generally lighter on seasoning, which is why many investors close those first.

Will the hard money lender also write the long-term loan?

Rarely. Hard money and DSCR are different products from different lenders. A broker with a wholesale network shops the file across select DSCR lenders and matches the program to your income method, leverage, and credit.

Can I close in an LLC?

Often yes, subject to lender program eligibility. Have the entity documents and operating agreement ready. Title and vesting need to match what the lender requires.

How much cash will I get back?

It depends on appraised value, the payoff, costs, reserves, and the leverage cap for your property type. Around 70% LTV applies to short-term rental cash-outs and 75% to standard rentals. It is never a guaranteed figure. Reserves are commonly about 6 months of PITIA.
