The Quick Read: Qualifying starts with the borrower, not the rent roll: lenders review credit, combined loan-to-value, debt-to-income, reserves and who holds title, then size the line against the equity left after the first mortgage. On Lendmire’s wholesale network, an investment-property line caps at 70% combined loan-to-value and $500,000, with a 700 minimum credit score.
- The maximum line on an investment property is $500,000, and it runs a 5-year interest-only draw with a 25-year repayment.
- Title must sit with an individual or a revocable living trust. An LLC cannot hold title on this product.
- Debt-to-income tops out at 50%, and the line is qualified on the interest-only payment at the maximum draw.
- A rent-qualified DSCR cash-out refinance is the usual alternative when title sits in an LLC or the borrower’s personal ratios are tight.
What Is an Investment Property HELOC?
An investment property HELOC is a revolving line of credit secured by a rental you own. You borrow against equity, which is the property’s value minus what you owe. It works like the primary-home version, with tighter limits.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
The CFPB describes a HELOC as an open-end line you can draw on repeatedly. A draw period comes first. A repayment period follows, and payments are often much higher once repayment starts. The rate is usually variable, so payments move.
That shape matters for investors. Interest-only draws feel cheap. Then the line amortizes, and the payment jumps against the same rent. Plan for the jump on day one, not in year five.
Investment lines are also scarce. NerdWallet notes that not all lenders offer them and that qualification is strict. Lendmire is a broker, so the work is placing the file with a wholesale lender whose guidelines fit the borrower.
How Does Underwriting Treat an Investment HELOC, Step by Step?
Underwriting reviews the borrower first and the property second. That is the opposite of a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
1. Credit. The network’s investment tier starts at 700. Scores of 700 and 720 both reach the same 70% CLTV, so a higher score adds eligibility cushion, not leverage. The report is single-bureau, keyed to the primary wage earner, and no more than 90 days old at closing.
2. Combined leverage. Add the first mortgage balance and the requested line, then divide by appraised value. On an investment property the ceiling is 70% CLTV. The CFPB booklet explains the same logic: the credit limit is a percentage of value, less what is owed on the mortgage.
3. Debt-to-income. The maximum is 50%. The payment used is the interest-only payment on the maximum draw, not what you plan to borrow on day one. Size the line with that in mind.
4. Valuation. Because an investment line caps at $500,000, and full appraisals begin only above that, these files sit in the automated-valuation lane and commonly close with no traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower may ask for a full appraisal in any case.
5. Title and property. The individual borrower or a revocable living trust must hold title. Property type is checked against the eligible list below.
6. Exposure. Lenders count your lines and your financed properties. Limits are covered in a later section.
7. Draw at closing. At least 75% of the line is drawn at closing. That surprises borrowers who wanted an unused reserve. If you want a standby line, this structure is the wrong tool.
What Credit, Leverage and Line Size Apply on an Investment Line?
On the network, an investment-property line requires a 700 minimum credit score and caps at 70% CLTV and $500,000. There is no tier above those figures for investment collateral.
The same NerdWallet piece cites typical investment-line credit scores of 720 or higher and an 80% maximum LTV, with many lenders sitting below 70%. Those are market-wide statistics. The network figure for an investment property is 70% CLTV, full stop.
Two points trip up borrowers:
- Primary-home leverage does not transfer. Lines on primary residences and second homes can reach 90% CLTV, but only at a 720-or-better credit profile. An investment property never reaches that tier.
- Larger lines are residence-only. A line above $500,000 is for primary residences, needs 700 or better (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal. An investment line stops at $500,000.
The line floor is $25,000 (Michigan $10,000). After closing, the minimum subsequent draw is $1,000, with Texas at $4,000, on the program that states it.
How Do You Size the Line?
Run it with round numbers. These are modeled assumptions, not market data. Say a rental appraises at $400,000 and the first mortgage balance sits at 50% of value.
- Value times the 70% CLTV ceiling gives total allowed debt of 70% of value.
- Subtract the first mortgage at 50% of value.
- The remaining room is about 20% of value, which is the most the line could be.
Two things shrink it further. The lender wants a cushion, so the usable line is often below the arithmetic maximum. And the 50% DTI test runs on the interest-only payment at the full line, so a smaller line may be the only one that passes.
Now the borrower-side check. Add the new line payment and your other monthly obligations, then divide by gross monthly income. The result must come in at or under the 50% maximum. Because an investment line already requires a 700 credit profile, the lower credit tiers that carry tighter ratio limits on other occupancies do not come into play here.
If the arithmetic leaves a tiny line, the product is the wrong fit. That is a useful answer, and it is better learned before an application than after.
Which Properties and Titles Qualify?
Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Modular factory-built homes are eligible on the longer-runway program only. Not eligible on either program: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agriculturally zoned property.
A rental already deeded to an LLC has two choices. Change the vesting, with the legal and lender-consent issues that brings. Or skip the line and use a DSCR cash-out refinance. Talk to an attorney before moving title on a property with an existing mortgage, since the first lien may carry its own transfer conditions.
Exposure limits matter for larger portfolios. A borrower may hold three lines. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner with more than 15 financed properties is not eligible.
How Do the Two Draw Structures Compare?
The network places files with two wholesale programs. One is the higher-leverage program. The other is the longer-runway program, which allows two draw structures on primary and second homes. Investment lines use only the longer 5-year structure. Pricing floats through both periods and never converts to fixed.
| Factor | Investment line | Primary or second-home line |
|---|---|---|
| Max CLTV | 70% | Up to 90% at 720+ |
| Credit floor | 700 | 600 program floor |
| Max line | $500,000 | $750,000 (primary residence only above $500,000) |
| Draw structure | 5-year draw, 25-year repayment | 3/17 or 5/25 |
| Title | Individual or revocable trust | Same |
| Valuation | Automated, commonly no appraisal | Full appraisal above $500,000 |
A line above $500,000 is available on primary residences only, tops out at $750,000, and requires a full appraisal. Second homes stay at or below $500,000.
Texas has its own rules for primary homes only. Those lines run a 12-day waiting period and a one-lien rule, and cap at 80% CLTV. Investment properties in Texas are treated as non-homestead transactions.
Availability is also narrower than DSCR. This line is offered only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Lendmire’s DSCR footprint covers 41 markets, including Washington, D.C. A property outside the 16 states cannot use this product at all.
HELOC or DSCR Cash-Out: Which Fits?
A HELOC adds a second payment on top of the first mortgage. A DSCR cash-out replaces the first mortgage with a new loan that qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Each has a place.
| Question | Investment HELOC | DSCR cash-out refinance |
|---|---|---|
| What is reviewed | Borrower credit, DTI | Rent against the payment |
| Title | Individual or revocable trust | LLC possible, subject to program terms |
| First mortgage | Stays in place | Replaced |
| Leverage | 70% CLTV max | Around 75% LTV on most files |
| Loan size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
| Payment behavior | Floats, steps up at repayment | Fixed-rate spine, other structures available |
| Seasoning | Varies by lender | About 6 months common |
Run through the decision grid:
- Title in an LLC: DSCR cash-out. The line cannot take the title.
- Low-balance first mortgage you want to keep: the line may fit, since it leaves the first lien alone.
- Personal DTI is tight or income is hard to document: DSCR cash-out, since the property’s rent carries the review. Clearing 1.00 covers rent against the payment only. It does not mean positive cash flow after repairs, vacancy and management.
- Large cash need: DSCR cash-out. A $500,000 line cap is a ceiling for many portfolios.
- Staged, small draws: the line, if the 75% closing draw works for you.
Coverage on DSCR files starts around 1.00 in select programs, and stronger ratios open better terms and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Where Do Applications Get Declined?
- Title. An LLC holds the property. This ends the file at intake.
- Credit below 700. Investment collateral has no lower tier.
- DTI room. The test uses the interest-only payment on the full line, which can push a borrower over 50% even if they planned a small draw.
- Property type. Manufactured homes, condotels, mixed-use and similar collateral are not offered.
- Listing status. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA.
- Derogatory history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year foreclosure and 4-year deed-in-lieu, pre-foreclosure or short-sale path.
- Stale documents. A credit report older than 90 days at closing has to be pulled again. Rescores are not available.
- Existing HELOC. A prior line on the property changes lien position and CLTV. Disclose it up front. Some investors retire it with a DSCR refinance instead.
What Risks Come With a Variable-Rate Line on a Rental?
A floating payment against a fixed lease is a mismatch. Rent adjusts once a year, and the line payment can change month to month. The CFPB also warns that some plans can demand the balance when repayment begins.
Stress the file two ways. First, model the payment after the draw period ends and the line begins to amortize. Second, model a vacancy month. If either breaks the property’s cash flow, borrow less. The lender can foreclose on the rental if payments stop, and a second lien sits behind the first.
Key Terms Defined
CLTV. Combined loan-to-value: the first mortgage plus the line, divided by the property’s value.
Draw period. The stretch when you can borrow from the line and pay interest only. Investment lines run five years.
Repayment period. The stretch after the draw ends, when the balance amortizes. Investment lines run 25 years.
Vesting. How title is held, such as individual, revocable trust or LLC.
DTI. Debt-to-income: your monthly debts divided by gross monthly income.
Automated valuation. A model-based value estimate used in place of a full appraisal on smaller lines.
Frequently Asked Questions
Can an LLC-owned rental get a HELOC through the network?
No. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title on this product. Only an individual or a revocable living trust can. An LLC-held rental needs a vesting change or a DSCR cash-out refinance, subject to program terms.
What credit score is needed for an investment property HELOC?
A 700 minimum on the network, and 700 and 720 both reach the same 70% CLTV. Market surveys cited by NerdWallet often show 720 or higher. The network floor for an investment property is 700 with no lower tier.
Will I need a full appraisal?
Usually not on an investment line. The line caps at $500,000, and full appraisals begin only above that, so files commonly run on automated valuation. A higher CLTV may need a secondary valuation, and you can request a full appraisal at any time.
Can I use a primary-home line to buy a rental instead?
Yes, as a separate product with different limits. Primary-residence lines reach up to 90% CLTV at 720 or better, but they put the home at risk. Investment lines top out at 70% CLTV. Compare both against a DSCR purchase, which qualifies primarily on the rental’s income.
How many lines can one investor hold?
Three lines per borrower. A borrower with more than 15 financed properties is not eligible.
