The Quick Read: Usually not for the cash you were counting on, because finishing the rehab does not start or shorten any waiting clock. Across most programs in Lendmire’s wholesale network, a cash-out refinance expects about 6 months of ownership, measured from title recording, before the lender sizes the loan on its own appraised value.
- The clock starts at the recorded deed, not at rehab completion, lease signing, or tenant move-in.
- Inside the window, loans are typically sized on cost basis: purchase price plus documented rehab spend.
- The lender’s appraisal sets value. Your own after-repair value estimate is only a planning number.
- Cash-out on a standard rental tops out around 75% LTV, subject to lender guidelines.
- A payoff-only refinance can be a different answer when a bridge loan is maturing, though it returns no cash.
Does Finishing the Rehab Start the Clock?
No. Seasoning is the time you have owned the property, and it runs from the day the deed was recorded in your name. Punch-list completion, a certificate of occupancy, a signed lease, and the first rent check do not move it.

FortuneBuilders calls seasoning the second waiting period in the BRRRR strategy, after the rehab itself. That framing matches what the network sees: you finish the work, and then you wait again. No federal regulator sets the length. Each lender writes its own policy, which is why the answer shifts from program to program.
On most files Lendmire places, the expectation is about 6 months of ownership for a cash-out refinance. A few lenders shorten it when the rehab is well documented, and a few run longer. Treat any shorter window as a program-specific exception, usually paired with other conditions. It is not the norm.
Cost Basis vs. Appraised Value: What Early Means for Your Cash
The seasoning clock decides which value the lender uses. Inside the window, the loan is generally sized on what you have invested. After the window, the lender’s appraisal generally governs.
| Factor | Inside the window | After seasoning |
|---|---|---|
| Value basis | Cost basis | Lender’s appraised value |
| Proof needed | Settlement statement, receipts | Appraisal plus rent schedule |
| Cash-out ceiling | Up to 75% of cost basis | Up to 75% of appraised value |
| Best case | Recover part of your capital | Recover capital and some created equity |
The leverage cap applies to whichever value is in force. If you bought a distressed property and the rehab created a large gap between cost and value, an early refinance leaves that gap untouched. You may pull little or no cash, and you will have used a refinance to do it.
Worked Example: One Rehab, Three Appraisals
Say you buy a property, rehab it, and plan around a certain after-repair value. Use illustrative units, not dollars. Treat your total cost basis as 100 units and your planned value as 140 units. These are modeled assumptions, not market data.
- Early refinance on cost basis. The cap applies to 100 units, so the loan is 75 units. If a bridge payoff and closing costs consume most of that, little cash comes back.
- Seasoned refinance, appraisal at plan. The cap applies to 140 units, so the loan is 105 units. After payoff, you may recover your capital plus some created equity.
- Seasoned refinance, appraisal below plan. Say the lender appraises at 115 units. The loan is about 86 units. That may fall short of the payoff, which means cash to close instead of cash back.
The takeaway is simple. The same property can produce three very different outcomes, and the appraisal decides which one you get. Plan around a conservative value, not the optimistic one.
Coverage Is a Separate Gate
A strong coverage ratio does not shorten the wait, and a bigger down payment at purchase does not either. Seasoning, appraisal, and coverage are three independent tests.
Coverage compares monthly rent to PITIA: principal, interest, taxes, insurance, and any HOA dues. Across the network, 1.00 is where select programs start. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is also not the same as positive cash flow, since repairs, vacancy, management, utilities, and capex sit outside the calculation.
The strongest files clear both tests: enough equity and enough rental coverage. Credit matters too. A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months on loans above $1,500,000.
Your Options Right After the Rehab
| Option | Value basis | Cash back | Main risk |
|---|---|---|---|
| Wait, then cash-out | Appraised value | Highest | Carrying costs during the wait |
| Early, cost-based | Cost basis | Little to none | Leaves created equity locked |
| Payoff-only first | Appraised value | None | Second closing, extra cost |
| Extend the bridge | Unchanged | None now | Extension fees, maturity risk |
A payoff-only (rate-and-term) refinance generally carries no cash-out seasoning, but it returns no cash. It is often the exit when a bridge note is maturing and the investor needs to stop short-term interest. The tradeoff is a second transaction later, and the extra closing cost that comes with it. If you plan both steps, ask the lender in advance whether the first loan affects the seasoning timeline for the second.
Delayed Financing: Why It Rarely Fits a BRRRR
The Fannie Mae Selling Guide contains a delayed financing exception inside its cash-out rules. It lets all-cash buyers skip the usual waiting period. It is an agency concept, and DSCR loans are non-agency, so each DSCR lender decides whether it offers anything similar.
Even where a similar option exists, it tends to fit poorly:
- It was built for cash purchases. A hard money or bridge loan recorded at purchase generally defeats the all-cash condition.
- It returns documented cost, not the value your rehab created.
- Availability is lender-specific, not a standard feature.
Vacant or Leased: How Rent Is Counted
You do not need a tenant in place for the numbers to work. The appraisal typically includes a rent schedule, which estimates market rent. Lenders borrow the form names from the agency world: Form 1007 for single-family and Form 1025 for 2-4 units. That market rent is generally what the coverage test uses on a vacant property.
A signed lease with deposit proof helps when it supports the appraiser’s number, and it removes a documentation question. It does not shorten seasoning. Short-term rentals work differently. A rent schedule supports monthly long-term rent, not nightly-rate income, so STR files document income separately. On the STR side, cash-out generally runs to about 70% LTV, with roughly 12 months of hosting history and a 640+ score expected. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. For the STR-specific mechanics, see Lendmire’s piece Short-Term Rental Cash-Out Refinance Requirements Right After the Rehab Is Finished.
The File Checklist Before You Order the Appraisal
Files stall on paperwork more often than on credit. Gather these before the appraiser arrives:
- Settlement statement from the purchase
- Rehab budget, receipts, and draw history
- Payoff statement for any bridge or hard money loan
- Executed lease and deposit proof, if leased
- An itemized scope-of-work list for the appraiser
- Permit closeouts and proof of active insurance
Undocumented spend does not count toward cost basis. That matters most inside the seasoning window, where documented cost is the number the lender is sizing on. Itemized improvements also help the appraiser see what changed, which may support a higher appraised value, depending on comps and underwriter review.
Timing Against Your Bridge Maturity
Plan backward from the date the short-term loan matures. If the note ends before seasoning does, you either extend, pay off with cash, or refinance early on a cost basis.
Before you buy, work through four questions:
1. How long is the bridge term, and what extension options exist?
2. How many months of ownership will have passed when it matures?
3. What carrying cost will the property absorb during the wait?
4. Which takeout lender will you use, and what is their seasoning policy?
Pick the takeout lender early. A broker with access to many programs can show you which ones run shorter or longer windows, and what each costs in leverage or terms. That comparison is the real value of working through a complete DSCR loans guide and a broker before the purchase, not after the rehab.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Why Files Stall, and How to Fix Them
Most delays come from four causes, each with a fix.
- Seasoning not met. The lender falls back to cost basis. Wait, extend the bridge, or choose a payoff-only refinance.
- Low appraisal. Bring cash to close, take a smaller loan, or wait and reappraise. Whether a low appraisal can be challenged is lender-specific.
- Missing documentation. Rehab receipts and lease paperwork are the usual gaps. Rebuild the file before resubmitting.
- Condition issues. Open permits, unfinished punch-list items, or a lapsed insurance policy can pause a file. Finish and document the work first.
Property type also matters. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders), with 30-year fixed structures standard above $2,500,000.
What to Ask a Lender Before the Rehab Starts
- How do you define seasoning, and does it apply to ownership, value, or both?
- Does the clock run from deed recording?
- Do you size on cost basis inside the window, and do you accept rehab receipts?
- Is there any shorter-window option, and what does it cost in leverage?
- What are your reserve requirements at my loan size?
- Do you order your own appraisal and rent schedule? Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Key Terms Defined
Seasoning: The length of time you have owned a property before a lender will size a loan on appraised value.
Cost basis: Your purchase price plus the documented rehab spend.
After-repair value (ARV): Your own estimate of what the property will be worth once the work is done.
Appraised value: The lender’s own appraiser’s opinion of value, which is the number underwriting uses.
Payoff-only refinance: A refinance that pays off an existing loan and returns no cash at closing.
Delayed financing: An agency exception that lets all-cash buyers refinance without the usual cash-out wait.
Frequently Asked Questions
Can I get a DSCR cash-out refinance immediately after the rehab is done?
Usually not on appraised value. Most programs in the network expect about 6 months of ownership, measured from title recording. Before that, the loan is generally sized on cost basis, so the cash back may be small. A few lenders offer shorter windows with other conditions, subject to lender guidelines.
Does a strong DSCR ratio waive the waiting period?
No. Coverage and seasoning are separate gates. A strong ratio can improve pricing and leverage, but it does not shorten the ownership window. Both tests have to be met.
Does my ARV estimate set the loan amount?
No. The lender’s own appraisal does. Your estimate is useful for planning, but the appraised value drives the LTV test. Plan around a conservative number so a lower appraisal does not turn cash back into cash to close.
Do I need a tenant in place?
Not always. The appraisal’s rent schedule typically supplies market rent for the coverage test on a vacant property. A signed lease with deposit proof can support that figure, but it does not shorten seasoning.
Does a refinance restart the clock?
It can, depending on the lender, since a new loan creates a new transaction. Ask how the lender measures seasoning before you do a payoff-only refinance, so you know whether a later cash-out resets the timeline.
