DSCR HELOC Options for Borrowers With Non-Traditional Income

DSCR HELOC Options for Borrowers With Non-Traditional Income

The Quick Read: A DSCR HELOC lets a landlord with irregular, self-employed or heavily written-off income open a revolving line on a rental. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, instead of tax returns, W-2s or a personal debt-to-income ratio. It works as a standalone second lien behind your existing first mortgage, or as a first lien on a paid-off rental.

  • The rent qualifies the line. Your personal income is not calculated.
  • The coverage test runs against the entire credit limit, not just what you draw.
  • A second lien reaches 70% combined loan-to-value at a 720 score or better, subject to underwriting.
  • Your LLC can stay on title, and you still document the lease, credit, valuation and title.
  • The product is not available everywhere: 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

What Does “Non-Traditional Income” Mean to a DSCR Lender?

It means income that looks thin or uneven on paper but isn’t a problem for the property. Think 1099 contractors, seasonal earners, owners whose write-offs shrink their taxable income, and retirees living on assets. A bank-style investor line is tested on your personal income and debt-to-income ratio. That is exactly where these borrowers get declined.

A DSCR line moves the test to the rental. The question becomes whether the rent covers the debt on the property, not what your tax return says you earned. Trade press describes this same path: Scotsman Guide reports that investors in income properties can qualify for non-QM mortgages on the subject property’s cash flow, without additional income qualification.

One warning about the label. “DSCR HELOC” is a market label, not one standard product. Some lenders use it for a true revolving line. Others use it for a closed-end second lien, a lump sum you cannot redraw. Some attach it to lines that still test your personal credit and debt. Always ask which one you are being offered.

How a DSCR HELOC Is Built

It is a revolving line of credit secured by a rental you keep. Across our wholesale network, the programs that fit this borrower come in two shapes:

  • Standalone second lien: the line sits behind the first mortgage you keep. You do not touch the first loan.
  • Standalone first lien: the line sits on a rental with no mortgage.

It is never closed together with a purchase. It is never a third lien. It is never a line on your own home or a second home. If you want equity from a rental without refinancing a first mortgage you like, this structure exists for that reason.

Vesting in your LLC is allowed on an investment property, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument. The borrowers on the line need not match the borrowers on the first mortgage.

How the Coverage Test Runs, Step by Step

Underwriting runs in a set order, and each step is about the property.

1. Establish the rent. The lender uses the lesser of the appraiser’s Form 1007 market rent or the lease. A lease above market can count with three months of receipts. A lease in place is required.

2. Check occupancy. A two-to-four-unit property may have at most one vacant unit.

3. Build the qualifying payment. This is a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. It is a stress payment, not what you will actually owe.

4. Divide. Gross monthly rent divided by that qualifying payment must reach at least 1.10x, subject to underwriting.

5. Check equity. Your first mortgage balance plus the new line, divided by value, must fit under the combined cap.

6. Run credit, title and valuation. These are covered below.

Whether the first-mortgage payment joins the qualifying payment on a second lien is not something the program publishes. The lender’s own coverage calculation governs. Ask for it in writing.

Here is why the full limit matters. Say a rental’s rent covers its existing debt at a comfortable 1.5x. You request a line near the top of the range. The test prices that whole limit as if it were drawn and fully amortizing at the higher stress rate. Your coverage can drop toward 1.1x or below, even if you plan to draw half. Sizing the limit to the rent, not to your wish list, is the first move. This arithmetic is illustrative, and the lender’s calculation governs.

Your Options Compared

Each path measures something different. Pick the one that matches how you actually earn.

Option What it measures Main limit
DSCR HELOC, second lien Rent vs. stress payment 70% CLTV cap
DSCR HELOC, first lien Rent vs. stress payment Needs no existing mortgage
DSCR cash-out refinance Rent vs. new loan payment Replaces your first mortgage
Bank statement HELOC Personal deposits Measures you, not the rental
Investor HELOC on personal income Income and debt ratios Hard for irregular income

The bank-style personal-income line and the bank statement line are those products’ own rules, not this program’s. If your deposits are strong but the rental’s rent is weak, Lendmire’s piece on how a bank statement HELOC works for non-traditional income covers that lane. If your rent is strong, the DSCR line is usually the cleaner fit. Our complete DSCR loans guide covers the wider family of rent-qualified loans.

Which Borrower Profiles Fit

Seasonal or lumpy earners. Your income swings by month, but the lease pays the same each month. The test ignores the swings. Verdict: strong fit if the rent clears coverage.

Heavy write-offs. Your tax return shows little income because of deductions. Verdict: strong fit.

Retirees living on assets. There is no paycheck to calculate. The rent and your credit carry the file. Verdict: strong fit, provided your score reaches the tier.

Newly self-employed. There is no income history to show. The program does not ask for one, but it does care about your credit. Mortgage history shows no 30-day late in the last 12 months. Verdict: good fit if your score is 700 or higher on a first lien, or 720 on a second.

Sole earner with a non-borrowing co-owner. A co-owner on title who is not a borrower signs an acknowledgment and the security instrument. That is paperwork, not income. Verdict: workable, with extra signatures.

What Is Skipped, and What Is Still Reviewed

Qualifying on the rental’s income does not mean no paperwork. The rent, the lease, the credit report and the valuation are all documented.

Not calculated Still reviewed
Tax returns Lease and rent schedule
W-2s and pay stubs Credit report and mortgage history
Debt-to-income ratio Valuation (AVM or appraisal)
Personal income Title and vesting documents
Hazard insurance on both liens

Hazard insurance must cover both liens, with flood coverage where required. Reserves are not required, and no cash to close is required, subject to underwriting. Don’t read that as a loose file. Read it as a file that is about the property.

Title, LLC and the Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal regulation treats credit to acquire, improve or maintain non-owner-occupied rental property as business purpose. That is one reason the owner-occupied HELOC rulebook does not shape this product. The lender’s own credit box does.

The practical point is vesting. A bank-style investor HELOC often wants the property in your personal name. This program allows an LLC on an investment property, subject to program terms. If your attorney or insurer has you holding rentals in an entity, the line can follow that structure.

Valuation and Title

Lines up to $400,000 take one of two paths. The lender can use an automated valuation with a confidence score of 85 or better plus a property inspection report. Or it can use a full interior appraisal. Lines above $400,000 need a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted.

Title follows size. A full title policy applies on every first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Draw and Repayment Mechanics

This is where first-time line borrowers get surprised. On this program, the draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

At least 80% of the line, and never less than $50,000, is drawn at closing. Later draws are at least $5,000 each. So this is not a reserve you open and leave empty.

Payment shock is real on any line. The CFPB’s HELOC explainer describes how a HELOC is an open-end line you can borrow against repeatedly. It also notes that monthly payments are often significantly higher once repayment begins. Plan for the first repayment payment before you draw, not after. The rate and the pricing terms come with the lender’s disclosures.

Where the Rules Break

These are the edge cases that decline files.

  • Seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).
  • Recent listing. A property listed for sale in the prior 2 months is out, and so is a property with a solar lien.
  • Property type. Single-family, PUD, townhome, two-to-four units and condominiums, warrantable or not, are eligible property types, subject to underwriting. Rural-designated property, row homes, condotels, commercial or agricultural property, leaseholds, land trusts, age-restricted communities, hobby farms, modular and log homes, land contracts and mixed-use are not.
  • Declining market. A declining-market flag lowers the leverage ceiling by 5 points.
  • Borrower status. US citizens, permanent residents and non-permanent residents with a Social Security number can apply. Foreign nationals and ITIN borrowers are not eligible.
  • Exposure. The program allows at most 5 loans or $2,500,000 per borrower.
  • Credit events. You need 48 months since a bankruptcy, foreclosure, short sale or deed-in-lieu.

Program Parameters at a Glance

These are ceilings and floors from select programs in our network, not offers. Everything is subject to underwriting.

Item Second lien First lien
Max leverage 70% CLTV at 720+ 75% LTV at 740+
Mid tiers None below 720 70% LTV at 700-739
Line size $50,000 to $500,000 Up to $1,000,000
Large lines N/A 65% LTV above $500,000, at 720+
Min score 720 700
Seasoning 6 months since the last note date and 6 months on title Same

Two notes on the table. First-lien lines above $500,000 carry that 65% LTV ceiling. And a second lien never exceeds 70% CLTV, whatever the credit score. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Who Should Not Use This, and What to Do Instead

Skip the DSCR HELOC if your rent can’t clear coverage on the full limit. A smaller line, a longer lease at market rent or a different structure may fit better. A DSCR cash-out refinance tests rent against a new loan on the whole property, which can suit an owner who also wants to replace a first mortgage.

Also skip it if you want a small, occasional draw. The 80% drawn at closing makes this a poor standby line. And it is not for an owner-occupied home, ever.

Key Terms Defined

DSCR (debt service coverage ratio): gross monthly rent divided by the qualifying payment. At 1.10x, rent is 10% above the payment.

CLTV (combined loan-to-value): your first mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan secured by the same property that sits behind your first mortgage.

Draw period: the stretch when you can borrow from the line and pay interest only on what you drew.

Non-borrowing owner acknowledgment: a signature from a title holder who is not on the loan, agreeing to the lien.

Frequently Asked Questions

Can I get a DSCR HELOC without traditional personal-income documentation?

Yes, through select programs, subject to lender guidelines. The line qualifies primarily on property-level rental income covering the payment. Tax returns, W-2s, pay stubs and a debt-to-income ratio are not part of the file. The lease, the credit report, the valuation and the title still are.

Does the coverage test use my drawn balance or the whole limit?

It uses the whole limit. The qualifying payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is why a modest draw on a large limit can still fail the test.

Can my LLC hold the property?

Yes, subject to program terms, on an investment property. The members sign as guarantors, and a title holder who is not a borrower signs the non-borrowing owner acknowledgment and the security instrument.

Is a DSCR HELOC available in every state?

No. It is offered in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee: Alabama, California, Colorado, Florida, Georgia, Indiana, Michigan, Montana, New Mexico, North Carolina, Ohio, Pennsylvania, Texas, Virginia and Washington.

What credit score do I need?

Typically 720 on a second lien and 700 on a first lien, using the lender’s own credit report. Mortgage history should show no 30-day late in the last 12 months. Tradeline-depth rules are waived at 700 and above, subject to underwriting.
