Investment Property HELOC Options for Investors With Several Rental Properties

The Quick Read: A home equity line on a rental is a narrow product, and it stops scaling quickly as your portfolio grows. Each line sits on one property, equity does not pool across rentals, and lenders limit how many lines you can hold. Most investors with several rentals end up mixing a line with a rent-based cash-out refinance.

  • On this network, an investment-property line tops out at 70% combined loan-to-value (CLTV), with a 700 minimum credit score and a $500,000 maximum line.
  • A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible.
  • LLC-owned rentals cannot hold these lines, subject to lender guidelines. A DSCR cash-out refinance is the usual fallback.
  • A line is reviewed around personal credit and debt-to-income. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Key Terms Defined

HELOC is a home equity line of credit. It is a revolving line secured by a property, with a draw period and then a repayment period.

CLTV is combined loan-to-value. Every lien on the property is added together and divided by its value.

DTI is debt-to-income. It compares your monthly debts to your monthly income.

DSCR is the debt service coverage ratio. It compares a rental’s monthly rent to its monthly principal, interest, taxes, insurance, and any association dues (PITIA).

Lien position is where a loan stands in line for repayment. A first lien is paid before a second lien.

Seasoning is the waiting period a lender wants between two events, such as buying a property and pulling cash out of it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Changes When You Own Several Rentals

Owning several rentals changes the question from “can I get a line?” to “how many lines will anyone let me hold?” A single line on a single rental is workable. A portfolio runs into per-property equity math, line-count limits, and title rules.

Experian notes that lines on investment property are less common than lines on a primary home. It also says investors will likely need a higher credit score, a lower DTI, and stronger reserves. That matches what we see across our wholesale network. Few lenders write the product, and those that do apply stricter standards than they would on your own house.

There are two different collateral choices. A line on the rental puts only the rental at risk. A line on your primary residence, with the draw used for a down payment or renovation, puts your home at risk. Many investors choose the second route for the pricing and underwrite it as a home loan. Others choose the first to keep the home out of it.

Lendmire is a broker, not the lender. It places investment lines through select wholesale partners. The two programs described below are one that leans toward higher leverage and one that offers a longer interest-only runway. Each figure applies only within its own program’s terms and is subject to lender guidelines and full file review.

How Underwriting Treats an Investment Line, Step by Step

An investment line is underwritten on you first and the property second. The lender looks at your credit, your DTI, your equity, and the collateral. Rent matters less than most investors expect.

1. The collateral is chosen. It is either the rental itself or your primary residence. The line is a standalone loan, and it can sit in first or second lien position.

2. Combined leverage is measured. The lender adds every lien against the property and divides by the value. Market surveys report that investment lines are often capped near 80% CLTV, with at least 20% equity left after the full line is drawn, according to Experian. On this network, an investment-property line tops out at 70% CLTV, with no tier above it.

3. Credit is checked. An investment line requires a 700 minimum score. A 720 score reaches the same 70% ceiling, so a higher score buys eligibility, not extra leverage. The score is a single-bureau figure keyed to the primary wage earner, and the report can be no more than 90 days old at closing.

4. DTI is calculated. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow. Your other mortgages count, which is why a growing portfolio erodes this test.

5. The file is documented. Benzinga advises borrowers to arrive with proof of income, tax returns, rental agreements, and proof of insurance. Rent can help your income picture, but it is rarely counted in full.

6. The property is valued. An investment line is capped at $500,000, and full appraisals begin only above that size. So an investment line is structurally in the automated-valuation lane and commonly closes with no traditional appraisal. You can still request a full appraisal.

7. You draw and repay. An investment line runs a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.

The line size runs from $25,000 to $500,000 on an investment property. Later draws after closing carry a $1,000 minimum on the program that states one.

Three Options Side by Side

You have three realistic tools. Which fits depends on which rental you are drawing from, how it is titled, and how the rent covers the debt.

Factor Line on a rental Line on your home DSCR cash-out
Collateral The rental Primary residence The rental
Max leverage 70% CLTV, 700+ credit Up to 90% CLTV at 720+ 75% LTV standard rentals
What is underwritten You: credit, DTI You: credit, DTI Primarily the rent
LLC title Not allowed Not applicable Subject to program terms
Scales across a portfolio Three-line limit Three-line limit No set network count
Existing first mortgage Stays in place Stays in place Replaced by a new first loan

The 90% figure on a primary residence exists only at a 720-or-better credit profile. It does not apply to rentals. The 75% cash-out ceiling applies to standard rentals. Short-term rental collateral on a cash-out tops out around 70%. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

A cash-out is a new first loan. It reprices the whole payoff balance, not just the new money. A line lets you keep a low existing first mortgage in place. That is a real advantage when your first mortgage is cheap and the equity is modest.

Why One Line Cannot Cover the Whole Portfolio

One line cannot cover a portfolio because equity does not pool. Each line is secured by one property, so each rental has its own capacity. A fourplex with deep equity cannot lend its room to a duplex with a thin cushion.

The per-property math is simple:

Say a rental’s first mortgage sits at 55% of its value. With a 70% CLTV ceiling on an investment property, the room left is 15% of value. A rental financed more heavily than that has nothing to give.

Then come the portfolio-level limits. A borrower is limited to three lines in total. Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. An owner with more than 15 financed properties is not eligible at all.

So an investor with eight rentals has to pick which three might carry lines. The rest need another tool. That is the point where investors start looking at cash-out refinances.

Housing history also follows you across the portfolio. On the longer-runway program, mortgage lates on any financed property count against the file, not just the one pledged.

Where the General Rule Breaks

The rules above are the norm, but several edge cases catch investors who assume otherwise.

LLC-owned rentals. An investment line must be held by you individually or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead. DSCR cash-outs can often close on LLC-titled rentals, subject to lender program eligibility.

Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums are eligible, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible on either program. Manufactured homes, log homes, and barndominiums are also not offered through the network’s DSCR loans, so those rentals have no equity route here.

An existing first mortgage that bars junior liens. Some first-mortgage terms prohibit a second lien. If yours does, the cash-out refinance is the fallback. A cash-out is a new first loan, so any junior lien must be paid off or subordinated.

Credit history. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure needs 7 years and a deed-in-lieu, pre-foreclosure, or short sale needs 4.

Properties listed for sale. A rental that is listed, or was listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

State availability. Lendmire’s equity-line placements are limited to 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than its 41-market DSCR footprint, which includes Washington, D.C. Lendmire’s piece on HELOC options for investors with rentals in several states covers how a multi-state portfolio gets split.

A Five-Rental Example

Picture an investor with five rentals and a primary home. No dollar figures are needed to see how the tools sort. Every row is a modeled scenario, not a market statistic.

Property Situation Likely tool
Single-family, own name Low first mortgage, solid equity Line on the rental
Duplex, own name First mortgage bars junior liens DSCR cash-out
Fourplex, LLC-held LLC cannot hold a line DSCR cash-out
Townhome, own name Thin equity above 55% leverage Neither yet
Manufactured home Ineligible property type Neither
Primary home Large equity, strong credit Line on home, with caution

Notice that the line did the job on only one rental. The other rentals needed a different structure or more time. This is a typical pattern for a multi-rental owner.

DSCR coverage matters on the cash-out rows. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. On a cash-out, a coverage ratio of 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger coverage opens better pricing and leverage.

Most cash-out programs we place files with want around a 660 score. A 620 floor exists in parts of the network. A 700+ score unlocks the strongest leverage tiers. Reserves vary by lender, leverage, loan size, and transaction type, and they commonly run around 6 months of PITIA. Cash-out files typically also expect about 6 months of seasoning.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide walks through the full qualification picture.

Combining Tools and Sequencing Them

The strongest portfolio plans use each tool where it fits, in a deliberate order.

Start with the rental that has the cleanest title, the lowest leverage, and an existing first mortgage you want to keep. That is the best line candidate. Draw it, then use the funds as bridge capital. Realestate-explained.com frames a line as short-term bridge money that you later refinance into permanent financing. It also warns against using primary-home equity as long-term rental financing, because your home is at risk.

Sequencing matters because the next lender sees everything. If you use a line for a down payment, the new lender will ask where the money came from and count the line’s payment in your DTI. The same source makes that point. Each new financed property also adds to your DTI and uses up one of your lines.

Because the line revolves, repaying it after a refinance can restore availability for the next purchase. Repayment after refinance also lowers the DTI the next lender sees.

For rentals that do not fit a line, a DSCR cash-out pulls equity based on the rent. Lendmire’s breakdown of the best HELOC program across several rental properties at once compares the structures in more detail.

What Can Go Wrong

Three risks matter most on a multi-rental line.

The payment resets. The draw period is interest-only on the balance. When it ends, the 25-year repayment brings a higher obligation. Pricing floats the whole way and never converts to fixed. A line that looked easy to carry in year three can look different in year six.

Most of the line is drawn at closing. So the line is not a fully flexible reserve. You start paying on most of it on day one.

One file, several debts. A line is your personal obligation, secured by one property. Trouble on one rental can pressure the rest of the file. A line on your primary residence adds your home to that risk.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get one HELOC that covers all of my rental properties?

No. Each line is secured by one property, and equity does not pool across rentals. A borrower is limited to three lines on this network. For the other rentals, a DSCR cash-out refinance is the usual tool.

How many rental properties can I own and still qualify for an investment line?

An owner with more than 15 financed properties is not eligible. Below that, you are limited to three lines. Your DTI also has to hold up, since every mortgage counts against the 50% maximum.

Can I use my primary home’s equity to fund rental purchases?

Often, yes. A line on a primary residence can reach up to 90% CLTV at a 720-or-better credit profile. It puts your home at risk, and the next lender will count the payment in your DTI.

Can an LLC-owned rental carry an investment property line?

No. An investment line must be held by you individually or by a revocable living trust. A property already in an LLC needs a vesting change, or a DSCR cash-out, subject to lender program eligibility.

Is a DSCR cash-out a better choice than a line for a growing portfolio?

Often it is. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so adding rentals does not erode your personal DTI the same way. It replaces your first mortgage, though. If your existing first mortgage is cheap and you need a modest amount, a line may be the better fit.
