The Quick Read: A line on a young Airbnb is approved on you and your equity, not on the listing’s booking record. The lender looks at credit, debt-to-income, the title, and the combined loan-to-value (CLTV). Most first-year Airbnbs fail on equity or on how the property is titled, not on a missing booking history.
- On an investment property, the network’s ceiling is 70% CLTV, and the minimum credit score is 700.
- The line runs from $25,000 to $500,000 on an investment property.
- The property must be titled to you personally or to a revocable living trust. An LLC cannot hold title.
- A recent purchase at 75% to 80% leverage usually leaves no room under a 70% cap.
- If the HELOC fails, a short-term-rental DSCR cash-out refinance is the usual fallback once the hosting history exists.
Why Does an Airbnb Under a Year Old Look Thin to a HELOC Underwriter?
A HELOC reads your personal profile. A property with no filed return, no full year of payouts, and a fresh first mortgage gives that review very little to work with.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
NerdWallet describes an investment-property HELOC as a line you draw on as needed, secured by the property. It adds that these lines are harder to get than a primary-home line, because lenders see more default risk. Not every lender offers them at all.
Across Lendmire’s wholesale network, the pattern holds. Lenders that offer an investment line want a strong credit file and a clean title. They want to see equity that survives the combined-leverage test. A first-year Airbnb rarely helps with the third part.
Seasonal swings add to the problem. A strong summer run can make a new listing look better than it is. A lender that does count the income will usually want a full cycle of bookings first.
Short-term rental rules can vary by city, county, HOA, and property type. Investors should confirm local rules before relying on projected rental income.
What Does the Network Require for an Investment Property HELOC?
On an investment property, the network sets a hard 70% CLTV ceiling and a 700 minimum credit score. Credit above 700 does not buy more leverage. Both the 720 and 700 tiers reach the same 70% CLTV, up to $500,000.
Here is the full set of parameters for an investment line, subject to lender guidelines and full file review.
| Item | Investment property line |
|---|---|
| Max CLTV | 70% |
| Minimum credit score | 700 |
| Line size | $25,000 to $500,000 |
| Structure | 5-year draw, 25-year repayment |
| Drawn at closing | At least 75% of the line |
| Max DTI | 50% |
| Title | Individual or revocable trust |
Some details sit behind that table:
- Draw structure. The line is a standalone first or second lien. Investment lines run a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Pricing floats through both periods and never converts to fixed.
- DTI. The 50% maximum is calculated on the interest-only payment for the maximum draw. Qualifying on the full line makes the ratio tighter than the amount you plan to draw.
- Valuation. Because an investment line tops out at $500,000, it falls in the automated-valuation lane. Many close without a traditional appraisal. You can still request a full appraisal, and a higher CLTV may call for a second valuation.
- Credit report. One credit report, keyed to the primary wage earner, no more than 90 days old at closing. No rescores.
- Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path after a foreclosure and a 4-year path after a deed-in-lieu, pre-foreclosure, or short sale.
- Property types. Single-family, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
- Portfolio limits. A borrower is limited to three lines. An owner with more than 15 financed properties is not eligible.
- Where it is offered. The HELOC product is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint. Some states also bar properties listed for sale in the past 60 days.
On this network, an investment line caps at 70% CLTV, so the equity cushion required is larger.
How Is a First-Year Airbnb HELOC Underwritten, Step by Step?
The deal works through the same checks every time. Most files that stall do so at step 2.
1. Confirm the vesting. The deed must name you or your revocable living trust. A property deeded to an LLC cannot hold this line. It needs a vesting change first, or a DSCR cash-out instead.
2. Stack the liens. Add the first mortgage balance and the requested line, then divide by the property value. The total cannot pass 70%. A purchase at 75% or 80% leverage starts over the cap on day one. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
3. Check credit. The score must be 700 or better. The housing and tradeline history is reviewed across every financed property, not just this one.
4. Run the DTI. The ratio uses your personal income and obligations. It includes the interest-only payment on the full draw.
5. Value the property. An automated valuation usually sets the number. A full appraisal is the borrower’s option.
6. Review title and property type. The property must be an eligible type, and it must not be in a state with a recent-listing restriction.
Notice what is missing from that list. There is no step that credits the property for what it earns as an Airbnb. A HELOC is a personal-profile loan. A DSCR loan is the opposite: it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
Which Documents Prove Short-Term Rental Income?
Platform payout reports, deposits on a business bank account, and insurance showing short-term use are the usual proof. They matter more on a DSCR file than on a HELOC.
The reason is the rent source. A standard appraisal rent schedule was built for long-term leases. McKissock, an appraiser-education publisher, says the Form 1007 cannot be used to determine or document short-term rental rates. It also says assessing business income is outside the form’s scope.
The Fannie Mae appraiser update, hosted by the Nevada Real Estate Division, says the 1007 calls for an indicated monthly market rent. It was not designed for single-family homes used as short-term rentals. The same update calls multiplying a nightly rate by 30 incorrect. That is a contrast point only. Those agency rules do not set DSCR guidelines.
HousingWire reports that using the 1007 for short-term rental income carries compliance risk and often produces artificially low DSCR ratios. For a two-to-four-unit property, the operating-income form is the 1025, not the 1007.
A new host should still assemble the paper trail from day one:
- Platform payout statements by month
- Business bank statements showing the deposits
- Proof of insurance that covers short-term rental use
- Any local permit or registration
- HOA documents, if the community restricts short stays
What Does “Under a Year” Mean at Each Stage?
The stage you are in sets your best path. Waiting changes the answer more than polishing the file does.
| Stage | What you have | Likely path | Next step |
|---|---|---|---|
| Just closed | Purchase paperwork, no bookings | Equity is thin. HELOC rarely fits. | Build the booking record |
| A few months in | Partial payout history | HELOC only if CLTV is under 70% | Run the lien math |
| Near 12 months | Near-full hosting year | DSCR STR cash-out becomes available | Gather twelve months of statements |
| Past 12 months | Full year of payouts | Both paths open | Compare the two |
Two timing rules matter. Cash-out refinances generally expect about 6 months of ownership seasoning. Short-term-rental DSCR files expect about 12 months of hosting history. A new Airbnb can clear the first test and still miss the second.
Can a Worked Example Show the Gap?
Run the lien math on a first-year host. Say you bought an Airbnb eight months ago with 20% down, so the first mortgage sits near 80% of value. The line cap is 70% CLTV. You are already ten points over before you ask for a dollar. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
Even a larger down payment does not fix this by itself. At 30% down, the first mortgage sits at 70% and no room is left. At 40% down, the first mortgage sits near 60%, which leaves about ten points of room under the cap. That is the band where a line becomes possible. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
Credit and title then decide the rest. A 700 score and an individual deed pass. The same property in an LLC does not, and neither does a 680 score. Those are two separate failures that look identical on a decline letter.
Now flip to the DSCR side. The same host with 12 months of hosting history, a 640 or better score, and rent covering the payment at 1.00x or higher on a refinance can look at a short-term-rental cash-out. The ceiling there is 70% LTV on short-term-rental collateral, versus 75% on a standard rental. Clearing 1.00 does not mean the property cash flows after repairs, vacancy, management, and utilities. The ratio only compares rent to the full monthly obligation. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
Where Does the HELOC Rule Break Down?
Several cases break the general rule, and each has a different fix.
LLC-held Airbnb. The line cannot close in an LLC, corporation, partnership, or land trust. Deed it to yourself or a revocable trust first, or use a DSCR cash-out instead. A DSCR loan can close in an LLC, subject to lender program eligibility. Moving title can have its own consequences, so talk with a closing attorney before changing the deed.
Converted rental or second home. Only the months run as a short-term rental count as hosting history. A long-term rental converted last quarter does not carry a full year.
Excluded property types. Condotels, manufactured homes, log homes, and agricultural or mixed-use zoning are not offered. Barndominiums are not offered through the DSCR programs either.
Large owners. Three lines per borrower is the cap. More than 15 financed properties ends eligibility.
Higher line sizes. A line above $500,000 is for primary residences only. It needs a full appraisal and cannot be placed on an Airbnb investment property.
Local registration. Some cities require hosts to register before listing. Short-term rental rules can vary by city, county, HOA, and property type, so check yours before the file goes in.
If the HELOC Isn’t the Right Fit, What Else Works?
For a young Airbnb, the choice usually lands on a DSCR product. The table sets the paths side by side.
| Factor | Investment HELOC | STR DSCR cash-out | STR DSCR purchase |
|---|---|---|---|
| Reviewed on | Personal profile | Property income | Property income |
| Max leverage | 70% CLTV | 70% LTV | 75% LTV |
| Credit | 700 minimum | 640 or better | 640 or better |
| Hosting history | Not the test | About 12 months | About 12 months |
| Coverage floor | None (DTI) | 1.00 | 1.10 |
| Title | Individual or trust | LLC possible | LLC possible |
Subject to program terms, the DSCR figures above apply only to short-term-rental collateral. A standard long-term rental cash-out tops out around 75% LTV across most of the network. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide walks through the coverage test in full.
There are also options outside the HELOC and DSCR paths:
- Wait until twelve months of statements exist, then refinance. Some investors do this in two steps: a purchase now, an STR-based cash-out later.
- Use the equity in a different property you own, if its title and occupancy fit the line.
- Look at a DSCR purchase with high leverage on your next acquisition instead of pulling cash from this one. Select high-leverage programs reach 85% LTV with roughly a 700+ score.
- Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Where does this leave the decision? It is close to a toss-up for a host at month nine. The HELOC is a revolving line you can draw on after closing, though at least 75% of it is drawn at closing. The STR cash-out reads the real income, so it often reaches a better outcome after twelve months. Run both and see which one clears.
What Are the Most Common Reasons a New-Airbnb HELOC Gets Declined?
Declines cluster around a few causes. Each has a direct fix.
- CLTV over 70%. The first mortgage plus the line is too high. Pay down the first lien, wait for value gains, or shrink the request.
- Credit under 700. Investment has no tier beneath that floor. Rebuild the score or use a DSCR path.
- LLC title. Move title to yourself or a revocable trust, or switch to a DSCR cash-out.
- DTI over 50%. The ratio is tested on the interest-only payment at the maximum draw, which can surprise borrowers who plan to draw less.
- Ineligible property type. Condotels and similar units are not offered. Know the type before you apply.
- Recent listing. Some states bar a property listed in the past 60 days.
- Past credit event too recent. Bankruptcy needs 4 years of seasoning, and foreclosure history follows the 7-and-4-year path.
What Should You Do in the Next 90 Days?
A short checklist makes the file cleaner, whichever product you choose.
1. Pull the deed. Confirm exactly who holds title today.
2. Run the lien math. Add the first mortgage balance and the line you want, then divide by the property value.
3. Check your credit. Pull the report and look for anything under the 700 floor.
4. Start the paper trail. Save monthly payout statements and keep deposits in a business account.
5. Confirm local rules. Check the registration, permit, and HOA requirements.
6. Compare both paths. Ask for HELOC and DSCR numbers side by side. The calculator on this site gives an illustrative estimate you can edit.
Tax treatment can depend on how the funds are used and how the property is held. Borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions
Can I get an investment property HELOC if my Airbnb has no booking history?
Sometimes, but not because of the Airbnb. The line is reviewed on your credit, DTI, and equity, so booking history is not the test. The binding limits are the 70% CLTV ceiling, the 700 credit floor, and clean title in your name or a revocable trust. A property bought at 75% to 80% leverage usually fails the equity test.
Can I use projected Airbnb income to qualify?
Not on a HELOC. A projection can support a DSCR file, depending on the program, but the HELOC reads your personal profile. If the projected income is the main reason the deal works, a DSCR purchase or refinance is the better fit once the hosting history exists.
Does an LLC-owned Airbnb qualify for the line?
No. Only an individual or a revocable living trust can hold title on this line. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A DSCR cash-out can close in an LLC, subject to lender program eligibility.
Can I draw only part of the line?
Partly. At least 75% of the line must be drawn at closing, and subsequent draws have a $1,000 minimum in most states, with Texas at $4,000. The 50% DTI maximum is calculated on the interest-only payment at the maximum draw, so a smaller request does not reduce the test as much as you might expect.
When does a DSCR cash-out make more sense than a HELOC?
Usually at about twelve months of hosting history. A short-term-rental cash-out reads the property’s income rather than your personal ratios, tops out at 70% LTV on short-term-rental collateral, and can close in an LLC. A HELOC may still win if you want a revolving line and your CLTV sits well under 70%.
