Best Investment Property HELOC Program to Consolidate Business Debt

Best Investment Property HELOC Program to Consolidate Business Debt

The Quick Read: The best program depends on how the rental is titled, how much equity remains after the first mortgage, and whether your personal income or the property’s rent carries the file. The investment-property line fits borrowers who hold title personally or in a revocable trust. A DSCR cash-out refinance fits LLC-held rentals.

  • On an investment property, the line tops out at 70% CLTV (combined loan-to-value, counting your first mortgage) and $500,000, subject to lender guidelines.
  • You need a 700 credit score at minimum, and a debt-to-income ratio of 50% or lower.
  • An LLC cannot hold title on this line. Title must sit with you or an inter vivos revocable living trust.
  • Moving unsecured business debt onto a rental puts the property behind that debt.
  • The line tests you. A DSCR cash-out tests the rent.

Key Terms Defined

HELOC is a home equity line of credit: a revolving line secured by property, with a draw period followed by repayment.

CLTV is combined loan-to-value. It adds every loan against the property, including your first mortgage, and divides by the property’s value.

DTI is debt-to-income. It compares your monthly debts to your monthly income.

DSCR is debt service coverage ratio. It divides a rental’s monthly rent by its full monthly payment: principal, interest, taxes, insurance, and any association dues.

Cash-out refinance replaces your current first mortgage with a new, larger one and hands you the difference.

Personal guarantee is your promise to repay a business debt from your own assets if the business cannot.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Is There One Best Program for Business Debt?

No single program wins for everyone. Four facts decide which one fits.

1. Title. Is the rental in your name, a revocable trust, or an LLC?

2. What gets tested. Do you want the lender to look at your personal income and credit, or at the property’s rent?

3. Your first mortgage. Is it worth keeping?

4. Your paper trail. Can you show where each borrowed dollar went?

Lendmire is a mortgage broker. It works with a network of wholesale lenders and matches the file to the program that suits it. Across that network, two lanes pull equity from a rental. The first is the investment-property HELOC, qualified on your credit and DTI, with no rent calculation. The second is a DSCR cash-out refinance, qualified mainly on the rent covering the payment. Both can pay off business debt. They suit different borrowers.

Which Business Debts Can the Line Pay Off?

Almost any business debt with a payoff statement can be a target. What changes is who owes the debt and what you must hand the lender.

Debt type Who is liable What to have ready
Business credit card Often you, by guarantee Statement, payoff figure
Business line of credit Business, often guaranteed Payoff letter
Equipment loan Business, secured by the equipment Payoff plus lien release
Merchant cash advance Business, sometimes you Contract, payoff amount
Hard-money loan Borrower or entity Payoff statement, lien details
Vendor or similar debt Business Invoice or balance statement

Two cautions apply. First, a personal line can pay a creditor directly, but it works best when you are personally on the hook. If an LLC owes the debt and you did not guarantee it, expect the lender to ask more questions about why you are paying it. Second, personal debts mixed into the same payoff muddy the file. Keep the payoff list strictly business.

What Does the Investment-Property Line Require?

The investment-property line is a standalone line in first or second lien position. It carries these terms, subject to lender guidelines and full file review:

  • Leverage: 70% CLTV on an investment property. Credit above 700 buys eligibility, not extra leverage, because both the 700 and 720 tiers cap at 70%.
  • Line size: $25,000 up to $500,000 on an investment property. A line above $500,000 is for primary residences only.
  • Credit: 700 minimum, with no tier beneath it. The score comes from a single credit report no more than 90 days old at closing, keyed to the primary wage earner.
  • DTI: 50% maximum, figured on the interest-only payment calculated on the maximum draw.
  • Structure: a 5-year interest-only draw period, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats during both periods and never converts to fixed.
  • Valuation: lines at or below $500,000 ordinarily use an automated valuation, so a traditional appraisal is uncommon. A higher CLTV may call for a second valuation, and you may request a full appraisal.
  • Property types: single-family, 2-4 units, PUD, townhome, and condominium, including non-warrantable. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural zoning are not offered.
  • Exposure: up to three lines per borrower. A borrower with more than 15 financed properties is not eligible.
  • Credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. On an investment property, a foreclosure is seasoned 7 years, and a deed-in-lieu, pre-foreclosure, or short sale 4 years.
  • Availability: this line is offered in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the DSCR footprint.

The 75% draw-at-closing rule matters for consolidation. You are paying off a known pile of debt, so you will likely draw most of the line anyway. Size the line to the payoff, not to the maximum.

How Does Underwriting Treat the File, Step by Step?

Lenders move through the file in a set order. Knowing it helps you prepare.

Step 1: Title check. The lender confirms the property is held by you or a revocable trust. An LLC, corporation, partnership, or irrevocable, blind, or land trust stops the file here.

Step 2: Property check. The lender confirms the property type is eligible and that you are within the three-line and 15-property limits.

Step 3: Credit. The lender pulls your report and looks for a 700 score or better. Housing history and recent credit events matter here, applied across all your financed properties.

Step 4: Income and DTI. The lender adds up your monthly debts, including the new line’s payment on the maximum draw, and divides by income. Self-employed borrowers can document income through business bank statements under the applicable program, subject to lender guidelines. Because investment property already floors at 700, the 680 deposit-analysis minimum is never the binding constraint.

Step 5: Equity. The lender adds your first mortgage balance to the new line. The total must stay at or below 70% of the property’s value.

Step 6: Valuation. An automated valuation sets the value in most cases. It will not capture value you plan to add through rehab, so do not count on that.

Step 7: Business-purpose paperwork. Expect payoff statements and a signed statement of purpose. Here the loan is treated as a business-purpose loan, which is reviewed differently from a standard owner-occupied mortgage. Under federal rules, credit extended primarily for a business purpose is exempt from many consumer-credit requirements. The CFPB’s Regulation Z text lists factors for judging purpose, including the borrower’s statement of purpose and how the funds relate to the business. America’s Credit Unions adds that a consumer-purpose loan to a trust can still fall under consumer rules, so purpose needs to be clear from the start.

Step 8: Funding and payoff. Where the program requires it, the payoff goes straight to your creditors. Keep a record of each step from draw to creditor to business account.

What If the Rental Sits in an LLC?

An LLC-held rental points to a DSCR cash-out refinance, subject to program terms. You have two ways forward. You can retitle the property into your name or a revocable trust, which brings its own lender, insurance, and title considerations. Or you can use a DSCR cash-out and keep the LLC in place.

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Across the network, the typical shape looks like this:

  • Leverage: a cash-out refinance tops out around 75% LTV on a standard rental. On a short-term rental, cash-out tops out at 70% LTV.
  • Seasoning: about 6 months of ownership is the common expectation.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders).
  • Credit: a 620 floor exists in parts of the network. Most programs want around 660, and 700 or better opens the strongest leverage tiers.
  • Coverage: 1.00 is where select programs start, not a universal standard. Stronger ratios open better pricing and leverage. A separate path through select lenders in the network accepts coverage below 1.00, with leverage and terms adjusted.
  • Reserves: these vary by lender, leverage, loan size, and transaction. Around 6 months of PITIA (principal, interest, taxes, insurance, and association dues) is common.

Which Structure Fits Which Situation?

Your situation Likely fit Why
Titled to you, strong credit, low DTI Investment-property line You carry the test; first mortgage stays
Titled to an LLC, steady rent DSCR cash-out Rent carries the file
High DTI, good rent coverage DSCR cash-out Personal income is not the test
Cheap first mortgage, modest payoff Investment-property line Keeps the first mortgage in place
Score below 700 DSCR cash-out Line floors at 700
2-4 unit or condo Either, by title Both property types are eligible

The strongest files clear two tests: enough equity and enough ability to carry the payment. Which test your lender applies depends on the program you pick.

Do You Keep the First Mortgage or Replace It?

Keep it when it is cheap. A line sits behind or in front of your existing loan, so the first mortgage can stay untouched. A cash-out refinance resets the entire balance into a new loan.

This is the blended-cost problem. A BiggerPockets discussion flags that a cheap first mortgage paired with an expensive second can cost more than one refinance. Run both paths on total cost before you commit.

Take a rental where your first mortgage is 50% of the property’s value. At 70% CLTV, the line can use up to 20 points of value, before any other consideration. Now take a rental where the first mortgage is already 65% of value. Only 5 points remain. That investor is a candidate for cash-out, or for waiting.

What Are You Risking?

You are changing unsecured debt into secured debt. A business credit card that goes unpaid can hurt your credit and can lead to collection. Missed payments on a line secured by your rental can put the property at risk.

Consolidation also puts the risk in one place. Several debts become one line against one asset. If the business hits a bad stretch, the rental carries the weight.

Consolidation is not the same as improving cash flow. A cash-out raises the payment against the same rent, which lowers coverage. A DSCR compares rent to PITIA only. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Think twice if:

  • The business debt is cheap and long-dated already.
  • The business has unstable revenue and you would lean on rental income to cover the line.
  • You would still be borrowing on the same cards after payoff.
  • You already hold the maximum number of lines or are near 15 financed properties.

Where the General Rule Breaks

Lender availability. Many banks decline lines on non-owner-occupied property, and some have dropped the product. A BiggerPockets thread reflects how scarce these lines have become, which is why shopping multiple wholesale lenders helps.

Texas. The 12-day waiting period, one-lien-at-a-time rule, and 12-month seasoning bind primary residences only. A Texas investment property is a non-homestead transaction and follows the standard table.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

Acreage. Texas properties are limited to 10 acres.

Mixed proceeds. If part of the draw is personal and part is business, document each part separately.

Ineligible property. Manufactured homes, log homes, and barndominiums are not offered. If your rental is one of these, neither lane applies.

A Worked Scenario (Percentages and Ratios Only)

Consider a self-employed owner of a duplex titled in a revocable trust. The first mortgage sits at about 50% of value. The owner carries several business card balances, an equipment loan, and a merchant advance.

On the investment-property line, the available room is the gap between 50% and 70% CLTV, less costs. The owner scores above 700 and the DTI, including the line’s payment on the maximum draw, stays under 50%. Because the line is under $500,000, an automated valuation sets the value.

The owner sizes the line to the payoff, draws most of it at closing, and pays creditors directly. The result is one payment replacing several, with the first mortgage untouched.

Now change one fact. Suppose the same duplex sits in an LLC. The line is unavailable, so the file shifts to a DSCR cash-out. Rent that clears roughly 1.2x on the new, larger payment can support the request. If it drops closer to 1.00 after the cash-out, leverage and terms adjust, subject to lender review.

How Do You Run the Payoff Step by Step?

1. List every debt you plan to retire, with balance, creditor, secured or unsecured status, and who is liable.

2. Order payoff statements from each creditor.

3. Confirm the title and the property type before applying.

4. Check your score and your DTI with the line’s full payment on the maximum draw.

5. Compare the investment-property line against a DSCR cash-out on total cost, lien structure, and what happens to your first mortgage.

6. Size the line to the payoff plus costs.

7. Have the payoffs go straight to creditors.

8. Keep records from draw to creditor to business account.

9. Close or cancel retired cards so the balances do not rebuild.

Frequently Asked Questions

Can I use an investment-property HELOC to pay off business debt?

Yes, when the loan is used for a business purpose and the property is titled to you or a revocable trust. Lenders typically ask for payoff statements and a statement of purpose. Qualification is subject to lender guidelines, credit approval, and property review.

Does the property have to be in my name?

Yes, or in an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on this line. If your rental sits in an LLC, a DSCR cash-out is the usual alternative, subject to program terms.

How much can I borrow against a rental?

On an investment property, the line caps at 70% CLTV and $500,000. Your first mortgage counts toward that 70%. A line above $500,000 is for primary residences only, so it will not apply here.

Will my business income count if I am self-employed?

Yes, it can. The line still tests you personally, so your credit, DTI, and documented income all matter.

When does a DSCR cash-out make more sense than the line?

When the rental is in an LLC, when your DTI is too high, or when your score is below 700. The tradeoff is that it replaces your first mortgage.
