Best Bank Statement HELOC Program for the Maximum Line Amount on Your Home

Best Bank Statement HELOC Program for the Maximum Line Amount on Your Home

The Quick Read: The program that gives you the largest line is the one where your equity, the program’s dollar cap, and your debt-to-income test all leave room, because bank statements only prove income and never raise the limit, and on an investment property that ceiling is 70% combined loan-to-value with a $500,000 top line. Only a primary residence can reach $750,000, and the best program for your situation depends on occupancy, credit, and how much you already owe.

  • Your line is the smallest of three numbers: equity room, the dollar cap, and what your debt-to-income ratio can carry at the full line.
  • On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit score and a $500,000 maximum line.
  • Second homes and primary residences can reach 90% CLTV, but only at a 720 or better credit profile and only up to $500,000.
  • A line above $500,000 is primary residence only, capped at 75% CLTV, and needs a full appraisal.
  • At least 75% of the line is drawn at closing, so a big line is never an idle safety net.

Everything here is subject to lender guidelines and full file review, and none of it is a commitment to lend.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Is the Maximum Line Really Determined?

Three limits apply to every file, and the smallest one wins. First, equity under the combined loan-to-value ceiling. Second, the program’s dollar cap. Third, the payment your debt-to-income ratio can absorb when the line is fully drawn.

Combined loan-to-value, or CLTV, adds your existing mortgage balance to the new line and divides by the home’s value. Experian notes that the full credit limit counts, not just the amount you draw. So a line you plan to leave mostly untouched still eats equity room on paper.

The formula looks like this:

  • Multiply the home’s value by the CLTV ceiling.
  • Subtract everything you owe against the home.
  • The result is your equity room.
  • Your line is the lesser of that room and the program’s dollar cap.

Then your debt-to-income ratio gets a vote. That is where many big-line hopes shrink, and a later section walks through it.

Bank statements sit upstream of all this. They decide your qualifying income. They do nothing to the equity math.

Which Programs Reach the Biggest Line, by Occupancy?

Occupancy sets your ceiling before anything else does. Across the wholesale network Lendmire places these lines through, investment property is the tightest tier and primary residence is the loosest.

Occupancy Max CLTV Credit Max line
Investment property 70% 700 minimum $500,000
Second home 90% 720+ for top tier $500,000
Primary, top leverage 90% 720+ $500,000
Primary, large line 75% 700+ (720 on one program) $750,000

Lines run from $25,000 to $750,000 overall. The 90% tier exists only at 720 or better, and never alongside the $750,000 line. Pick leverage or pick size on a primary residence, because you do not get both.

Lower credit tiers step the ceiling down. A primary residence at 640 tops out at 80% CLTV and $500,000. At 620 it drops to 70% and $400,000. At 600 it drops to 60% and $400,000. Second homes floor at 640.

Market surveys report that typical bank HELOCs cap around 85% CLTV and want debt-to-income no higher than 40% to 50%, per Yahoo Finance. That describes the broader market. The network figures above are the ones that apply to files Lendmire places, and the 70% investment ceiling is the number to plan around.

What Does a Large Line Require?

A line above $500,000 is the top of the range and the narrowest door. It is available on a primary residence only. It needs a credit profile of 700 or better (720 on the longer-runway program, described below). It caps at 75% CLTV, and it requires a full appraisal.

That last point matters. Lines at or below $500,000 ordinarily run on an automated valuation with no traditional appraisal. Above that size, a full appraisal is required. You can request one on any line.

If your property is a rental, the large-line tier is off the table. The investment ceiling is $500,000, and you reach even that only when the home is worth far more than the line. With no first mortgage at all, a 70% ceiling means the home must be worth roughly 1.4 times the line you want. With a first mortgage, it must be worth more.

Which Two Programs Does This Run Through?

Lendmire is a broker, not a lender. It places these lines through two wholesale programs, and the figures differ between them.

The higher-leverage program allows up to $2,000,000 of combined exposure across a borrower’s lines. The longer-runway program caps combined exposure at $750,000. It also asks for stricter tradelines: two seasoned 12 months, or one seasoned 24. It requires 720 rather than 700 for a line above $500,000.

Each figure applies only within its own program’s terms. A broker earns its keep here, because the right match depends on your credit profile, occupancy, and line size. A broker that shops multiple wholesale lenders can steer a file to the program whose guidelines it fits. Lendmire’s piece Best HELOC Program for the Maximum Line Amount on Your Home covers that comparison for standard documentation.

How Do Lenders Read Your Bank Statements?

Statements prove income. Here is how a typical review works.

1. Pick the account type. You choose personal or business statements, over a 12-month or 24-month window.

2. Strip non-income deposits. Transfers between your own accounts, refunds, loan proceeds, and peer-to-peer payments come out.

3. Average what remains. The lender averages eligible deposits across the window.

4. Apply an expense factor to business deposits. This is a percentage the lender treats as business expenses, and the lender sets it, not you. Business-type factors often start around half of deposits. A letter from your CPA may support a lower factor, which raises qualifying income.

5. Treat personal deposits differently. Many lenders count personal-account deposits more fully, while some apply a factor there too.

Business accounts carry a gate. The deposit analysis requires a 680 minimum credit score. An investment line already clears that at its 700 floor. On a primary residence, where the floor is 600, a 640 borrower can qualify for the line but cannot use business accounts.

One misconception is worth killing. Bank statements are not a free pass. Credit, equity, debt-to-income, and valuation all still get reviewed. The file is reviewed on documented income under the applicable program, subject to lender guidelines.

Why Does Debt-to-Income Shrink a Big Line?

A bigger line raises your qualifying payment even if you never use it. Lenders test your debt-to-income ratio (DTI), which is your monthly debt payments divided by your monthly income. The payment they use is the interest-only payment on the maximum draw.

Plan for that. A large line counts against you at full size. The network maximum is 50% DTI, and it drops to 45% for credit profiles from 600 to 679. A ratio above 45% requires a 680 minimum.

Now add the funding rule. At least 75% of the approved line is drawn at closing. You cannot open a large line, leave it empty, and keep your carrying cost near zero. Interest starts on most of it from the first day.

Many self-employed investors hit this wall. Equity room looks generous, but income after the expense factor cannot carry the full line. In that case the DTI limit sets the line, and a smaller line is the honest answer.

What Do Real Borrower Profiles Look Like?

These are percentage-based sketches, not quotes.

Run the numbers on a rental with a first mortgage. Say a rental’s first mortgage equals 60% of its value. The 70% investment ceiling leaves only 10% of value as equity room. The line stops there, long before the $500,000 cap. Paying down the first mortgage raises the room point for point.

Picture a primary-home owner at 720 or better. Suppose the first mortgage equals half of the home’s value and the borrower qualifies at the 90% tier. Equity room is 40% of value. On a home worth over $1,250,000, that room already exceeds the $500,000 cap, so the dollar cap binds first. This owner can switch to the 75% tier for a line up to $750,000, but only at a 700 or better credit profile, with a full appraisal.

Consider a second-home owner at 660. The 90% tier is out of reach below 720. A lower tier applies, with a lower ceiling, and the line shrinks accordingly.

Think about a borrower held back by DTI. The home has ample equity, but personal debts already take a large share of qualifying income. Even a 90% ceiling cannot help, because the interest-only payment on a full draw pushes the ratio past 50%.

Here is a judgment call that comes up often. A borrower at 700 with a rental and a primary home may find the primary home delivers a far larger line. The catch is that borrowing against the primary puts a different asset at risk.

What Makes a Program the Best Fit for Maximum Line?

The best program for your situation depends on your property, credit, and goals. Run through this checklist.

  • Occupancy: investment, second home, or primary residence sets your ceiling.
  • Credit tier: it decides which CLTV tier you reach. 90% requires 720 or better.
  • Dollar cap: $500,000 on investment and second homes, $750,000 on a primary at 75%.
  • Appraisal trigger: above $500,000, plan on a full appraisal.
  • Lien position: these are standalone lines in first or second position, so your existing mortgage can stay in place.
  • Exposure rules: a borrower is limited to three lines, and owning more than 15 financed properties makes you ineligible.
  • Availability: Lendmire’s HELOC placement covers 16 full-service states, narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Your first mortgage stays untouched when you add a line behind it. That is a real advantage if you hold a favorable first loan. The tradeoff is that the line’s pricing floats during both the draw and the repayment period, and it never converts to fixed.

If you also want a deeper look at documentation, Lendmire’s piece Best Bank Statement HELOC Program Without Tax Returns for a Primary or Second Home covers that side.

Where Does the General Rule Break?

Four edge cases trip people up.

Title and vesting. The line must be held by you individually or by a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental sits in an LLC, a vesting change or a different product comes first, subject to lender program eligibility.

Property type. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos, are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural properties are not.

Draw structure. Primary residences and second homes can choose a 3-year interest-only draw with a 17-year repayment, or a 5-year draw with a 25-year repayment. Investment lines run the 5-year draw and 25-year repayment only. Always match a quoted figure to its own structure.

Value changes. The CFPB’s HELOC booklet explains that lenders can reduce a line if the home’s value falls. Treat the line as a flexible limit, not a fixed entitlement. The agency’s overview of how a HELOC works also confirms that it is an open-end line with a draw period followed by repayment. Read the use clauses too, because some lines restrict renting out the home.

When Is a DSCR Cash-Out the Better Tool?

If your goal is capital for the next rental, a DSCR cash-out refinance is the main comparison. Select programs in the network offer loans that reach up to $3,000,000 on standard programs, with smaller balances available through select lenders. Cash-out tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The big difference is how you qualify. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. It does not turn on your personal income. It also allows LLC-titled properties, depending on program guidelines, which a HELOC does not.

Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to principal, interest, taxes, insurance, and any HOA dues. Repairs, vacancy, management, and capex sit outside it. Lendmire’s complete DSCR loans guide lays out how that math works.

The tradeoff is real. A cash-out refinance replaces your existing first mortgage. A HELOC leaves it alone. If your first loan is a keeper and your equity is modest, the line is the cleaner move. If your first loan is not worth keeping and you want more capital against the rental, DSCR often scales further.

Key Terms Defined

CLTV (combined loan-to-value): Your existing mortgage balance plus the new line, divided by the home’s value.

Expense factor: The percentage of business deposits a lender treats as operating costs, which lowers qualifying income.

DTI (debt-to-income): Your monthly debt payments divided by your monthly income.

Draw period: The early phase when you can borrow from the line and pay interest only.

Lien position: Whether the loan sits first or second in line to be repaid from the property.

Non-warrantable condo: A condominium project that falls outside standard agency eligibility rules but may still be eligible here.

Frequently Asked Questions

Do more deposits raise my maximum line?

Not past the equity or dollar limits. More deposits raise qualifying income, which helps your debt-to-income ratio. But the line still stops at the CLTV ceiling and the program cap, whichever is smaller.

Can I get the top line on an investment property?

The top line on an investment property is $500,000, and getting there takes a 700 or better credit profile. The 70% ceiling also means the home must carry real equity. A rental with a large first mortgage will reach a much smaller line.

Can I use a bank statement HELOC on a property held in an LLC?

Generally no. Title must sit with you individually or in a revocable living trust. An LLC-owned rental usually needs a vesting change first, or a DSCR cash-out instead, subject to program terms.

What if my credit score is below the top tier?

You can still qualify at lower tiers, but with a lower ceiling and a smaller dollar cap. The floor is 600 on a primary residence, 640 on a second home, and 700 on an investment property. A DTI above 45% requires 680.

Do I need a full appraisal?

Lines at or below $500,000 ordinarily use an automated valuation. A full appraisal is required for any line above $500,000. You can also request one on a smaller line.

Next Step

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The calculator on this site gives an illustrative estimate to start from.

A rental that cannot reach the line you want today may get closer after the first mortgage shrinks, so the equity you add each year is also line size you earn.
