Banks That Offer a DSCR HELOC When You Cannot Verify Income the Traditional Way

Banks That Offer a DSCR HELOC When You Cannot Verify Income the Traditional Way

The Quick Read: Many large retail banks write home equity lines only on the home you live in, so the lenders that qualify a rental line on the property’s rent are mostly specialty portfolio lenders and wholesale investor lenders reached through a broker, and even those still review credit, the lease, the valuation and title. Qualification runs on the rental’s income: no traditional personal-income documentation, W-2s or personal income calculation, subject to lender guidelines.

  • Structure: a standalone second lien behind the mortgage you keep, or a standalone first lien on a rental with no mortgage.
  • Coverage test: a minimum 1.10x debt service coverage ratio, tested on a stress payment over the whole line.
  • Leverage: up to 70% combined loan-to-value on a second lien at a 720 credit score or better, and up to 75% loan-to-value on a first lien at a 740 score or better, through select programs and subject to underwriting.
  • Reach: the right lender depends on your property, credit, leverage need and documentation, which is why a broker that shops several wholesale lenders matters. Leverage and pricing vary by lender and program; the final terms follow the full file review.

What Is a DSCR HELOC?

A DSCR HELOC is a revolving line of credit secured by a rental property and qualified on the property’s rent instead of your personal income. DSCR stands for debt service coverage ratio. It is the rental’s gross monthly rent divided by the qualifying payment.

Think of a line you draw from, repay and, within the draw period, draw from again. It differs from a cash-out refinance, which pays out once and replaces your existing first mortgage.

Across the wholesale network Lendmire works with, the line is written two ways. The first is a standalone second lien behind the first mortgage you keep. The second is a standalone first lien on a rental that has no mortgage. It is never closed together with a purchase, never a third lien, and never a line on your own home or a second home.

Title can sit in the owner’s LLC, subject to lender program eligibility. In that case the members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

The label is loose. “DSCR HELOC” is not a standardized product, so lien position, entity rules and the way coverage is calculated change from one lender to the next. Everything below comes from programs Lendmire places files with, and every figure is a ceiling or floor, never an offer.

Which Banks Offer This? (Honest Answer: Fewer Than You Think)

Most big retail banks do not. Their home equity desks are built around owner-occupied homes and personal income. Investor lines come mostly from portfolio lenders, credit unions, regional banks with investor desks and specialty lenders.

NerdWallet notes that a HELOC on an investment property is not offered by all lenders and carries strict qualification requirements. The White Coat Investor adds that qualifying is often harder than for a primary residence and that fewer lenders offer these lines. In the wholesale network, the second-lien floor is 720 and the first-lien floor is 700, through select programs and subject to underwriting.

Here is how the lender universe breaks down by type, not by company:

Lender type Rent-qualified lines? What it usually tests How you reach it
Large retail banks Rarely Personal income and DTI Consumer HELOC desk
Regional banks, credit unions Sometimes Often personal income Business or investor desk
Specialty and non-QM lenders Often Rent, credit, valuation Direct or via broker
Wholesale DSCR HELOC lenders Yes, by design Rent covering a stress payment Broker channel

A regional bank might happily lend on your rental. It may still ask for tax returns, because that is its credit policy for the product. Lendmire does not lend and does not rank lenders. As a broker, it shops several wholesale lenders and matches your property and profile to the program that fits.

What “Cannot Verify Income the Traditional Way” Really Means

It means different verification, not no verification. The rental’s lease, rent schedule, credit report, valuation and title are all documented. What drops out is the personal income file.

Still reviewed Not calculated
Credit report and mortgage history Tax returns
Lease and the appraiser’s rent figure W-2s and pay stubs
Valuation and property condition Personal debt-to-income ratio
Title and hazard insurance Personal income of any kind

The phrase also covers three different borrower problems, and each points to a different product:

  • Your rent is solid but your taxable income is low. Heavy write-offs, a growing portfolio or retirement can shrink what a bank sees. A rent-qualified line fits this case.
  • You are self-employed and your deposits are strong. A bank statement program uses deposits as income.
  • You have plenty of assets but little income. Asset-based income is a separate method. It does not rescue a rental whose rent fails the coverage test.

A conventional bank HELOC still runs your income and debts, so it does not solve the problem.

How Underwriting Treats the File, Step by Step

A DSCR HELOC file moves through six checks. Each is subject to underwriting and to the specific lender’s guidelines.

1. Business purpose and occupancy. The property must be a non-owner-occupied one-to-four-unit rental, and you confirm in writing that the funds go to business use.

2. Borrower eligibility. U.S. citizens, permanent residents and non-permanent residents with a Social Security number qualify. Foreign nationals and ITIN borrowers are not eligible on this program.

3. Credit. The minimum is 720 on a second lien and 700 on a first lien, using the lender’s own credit report. The file needs no 30-day mortgage late in the last 12 months. It also needs 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu.

4. Coverage. Rent must reach a 1.10x ratio against the qualifying payment (explained in the next section).

5. Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Lines above $400,000 need a full interior appraisal. Appraisal waivers are not accepted.

6. Title, insurance and seasoning. A full title policy is required on a first lien and on second liens above $400,000, while smaller second liens use an owner-and-encumbrance report. Hazard insurance covers both liens, with flood coverage where required. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

There is no reserve requirement and no cash to close on this program. Exposure is capped at 5 loans or $2,500,000 per borrower. Other terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

How the DSCR Test Works on a Revolving Line

On a revolving line, the lender tests rent against a payment sized on the entire credit limit, not just what you draw. That payment is fully amortizing and is calculated at a stress rate 2 percentage points above the starting rate. Qualifying coverage is gross monthly rent divided by that stress payment, and the minimum is 1.10x.

Taxes and insurance are not part of the qualifying payment on this program. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. A two-to-four-unit property may have at most 1 vacant unit.

Here is why the full limit matters. If you double the size of the line, the qualifying payment roughly doubles, so coverage roughly halves. A rental that clears 1.10x on a smaller line may miss it on a larger one. When a file falls just short, reducing the line size is one way to bring the payment down and the coverage up.

On a second lien, the first-mortgage payment may or may not join the qualifying payment. Confirm on the file how the lender treats it. The lender’s own calculation governs, and anything here is illustrative.

Leverage Tiers and Draw Rules

Leverage depends on lien position, credit score and line size. Second-lien figures are CLTV, meaning the first mortgage balance plus the new line, divided by value. First-lien figures are plain LTV.

Lien Credit score Maximum leverage Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000 to $1,000,000

A first lien exists only on a rental with no mortgage. If you keep a first mortgage, the line is a second lien with a 720 floor. Below 720, a second lien is not available on this program. A declining-market flag lowers the ceiling by 5 points, and Philadelphia lines carry a ceiling 10 points lower.

Draw rules are simple. At least 80% of the line is drawn at closing, and that draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws must be at least $5,000 each. The draw period is 5 years of interest-only payments on the drawn balance. Then a 25-year fully amortizing repayment period follows, for a 30-year maturity. The rate is variable, and the rate and pricing terms come with the lender’s HELOC disclosures.

A vacant rental still owes the payment. Interest-only draw periods can make a heavy draw feel cheap for five years, then the amortizing period arrives.

DSCR HELOC vs. the Alternatives

These are different tools. Each row describes that product’s own typical approach, not this program’s.

Product What qualifies you Personal income used? Revolving?
DSCR HELOC Rent against stress payment No Yes
Bank statement HELOC Business deposits Deposits stand in Yes
Investment HELOC on personal income Income and DTI Yes Yes
DSCR cash-out refinance Rent against the new payment No No, one payout
Closed-end second Varies by lender Varies No, one payout

Keeping a low-cost first mortgage is the main reason to prefer a second-lien line. If your first mortgage is not worth keeping, a cash-out refinance can be cleaner. Self-employed borrowers whose deposits are strong can read Lendmire’s piece Banks That Offer a Bank Statement HELOC When You Can’t Verify Income the Usual Way. The complete DSCR loans guide covers the term-loan side.

Where the General Rule Breaks

The rule of thumb is that rent qualifies the line. These edge cases bend it.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z commentary lists factors for judging business purpose, including the borrower’s statement of purpose and how closely the credit relates to a business. That is why lenders collect a written purpose statement. Whether a bank also documents your personal income on a rental line is a credit-policy choice, which is why one lender’s file is rent-based and another’s is full-doc.

Owner-occupied homes. This line is never offered on your own home. A HELOC on your primary residence is a consumer product underwritten on personal income, and it puts the home at risk. Using one for a down payment is a different risk profile from a rental-secured line.

LLC title at lenders. Many bank investor HELOCs require title in an individual’s name or a revocable trust. Within the wholesale network, vesting in an LLC is allowed on this program, per lender program requirements. If a lender will not accept your entity, a cash-out refinance is the usual workaround.

Property types. Single-family homes, PUDs, townhomes, two-to-four units, and warrantable and non-warrantable condominiums are eligible. Lots up to 10 acres are also eligible. These are not eligible on this program:

  • Rural-designated property, row homes and condotels.
  • Commercial, agricultural and mixed-use property.
  • Leaseholds, land trusts and age-restricted communities.
  • Hobby farms, modular and log homes, and land contracts.
  • A property listed for sale in the prior 2 months, or one with a solar lien.

Short-term rentals. Because a lease in place is required, a nightly-booking rental may not fit the standard structure. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Ask your broker how the file treats that income before you assume it counts.

Use of funds. If the money goes primarily to personal spending, the business-purpose label does not hold. Tax treatment varies; consult a qualified professional.

Buying and then borrowing. Investors often use a line for a purchase and rehab, then refinance into a DSCR term loan. The six-month clocks apply to the rental securing the line, so plan the sequence before you buy.

Collateral risk. A line on one rental that funds the next purchase ties both deals together. If the new property stumbles, the original rental still secures the line.

How to Screen a Lender

Some products carry a DSCR-friendly label but still run your tax returns. Ask these questions up front:

  • Does the file calculate my personal income or DTI at all?
  • Is the coverage test run on the full credit limit or the drawn balance?
  • Does the lender’s review payment include the first mortgage on a second lien?
  • Will title in my LLC be accepted?
  • Which property types and valuation path does the lender accept at my line size?
  • How does the lender treat a rental with no lease history, and a short-term rental?

A broker can put these questions to several wholesale lenders at once. The best program for your situation depends on property type, credit profile, leverage need and documentation, so the answers rarely match across lenders.

Which Route Fits Your Situation?

Run the decision in order. If you own the rental free and clear and have a 740 score, a first-lien line reaches up to 75% LTV through select programs. If you keep a first mortgage worth keeping and score 720 or better, a second-lien line reaches up to 70% CLTV. If your score is 700 to 719 and you keep a first mortgage, this program does not fit. Look at a cash-out refinance instead, or a different product. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

If rent is thin against the full limit, shrink the line before you shop. If you need one lump sum, a term product fits better than a revolving line. If your personal income is strong and your entity is flexible, a bank’s own investor line may be simpler.

Key Terms Defined

Lien position: your place in line for repayment if the property is sold. A first lien is paid first, and a second lien is paid after it.

Combined loan-to-value (CLTV): the first mortgage balance plus the new line, divided by the property’s value.

Stress payment: the qualifying payment on the full credit limit, calculated at a stress rate above the starting rate.

Draw period: the window when you can borrow from the line and pay interest only on the balance you drew.

Seasoning: the waiting period a lender requires after you buy or refinance a property before it will lend against it.

Guarantor: a person who signs personally to back a loan taken in an LLC’s name.

Frequently Asked Questions

Do big banks offer a DSCR HELOC?

Rarely. Many large retail banks write home equity lines only on owner-occupied homes and test personal income. Rent-qualified lines come mostly from specialty and wholesale lenders. Lendmire is a broker, so it compares wholesale options for your property rather than selling you one lender’s line.

If my personal income is skipped, is anything verified?

Yes. Credit, the lease, the appraiser’s rent figure, the valuation, title and insurance are all reviewed. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Can my LLC hold title on the rental?

Yes, on this program, subject to lender program eligibility. The members sign as guarantors. Many bank lines do not accept entities.

How soon after buying a rental can I open the line?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can savings or assets stand in for weak rent?

No. On a rent-qualified file, assets are not a substitute for coverage. Asset-based income is a separate method with its own rules. If rent fails the test, a smaller line is usually the fix.
