Banks That Offer an Investment Property HELOC for Rental Units With Tenants in Place

Banks That Offer an Investment Property HELOC for Rental Units With Tenants in Place

The Quick Read: A small group of lenders writes home equity lines secured by a tenant-occupied rental, and they are mostly community banks, credit unions, portfolio lenders and a few wholesale lenders that a mortgage broker can reach. A tenant in place does not make a rental line easier to get. It is a supporting document in a file that is still underwritten on the borrower’s personal credit, debt load and equity.

  • Large retail banks and many credit unions that wrote the line on your home often will not write one on a rental.
  • On Lendmire’s wholesale network, an investment-property line tops out at 70% CLTV and requires at least a 700 credit profile.
  • Investment lines run from $25,000 up to $500,000 and are usually valued with an automated model rather than a traditional appraisal.
  • The title must sit with you personally or in a revocable living trust. An LLC cannot hold title on these lines.
  • Tenant-occupied rentals owned in an LLC usually fit a DSCR cash-out refinance better than a line.

Which Types of Lenders Write a Rental HELOC?

Community banks, credit unions with portfolio appetite, and portfolio lenders write most rental HELOCs. Big banks and large retail lenders mostly decline them. Availability changes by lender and region, so no list of bank names stays accurate for long.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Investor experience matches that pattern. One investor on BiggerPockets says their existing mortgage lender does not offer HELOCs on investment properties and that they had to contact lenders. A host on a BiggerPockets podcast transcript says the credit union that wrote the line on their primary home does not do lines on rentals.

Why do so few lenders play here? A line on a rental is a second lien, often behind an existing first mortgage, on a property the borrower does not live in. Lenders price that risk by cutting leverage and tightening credit. Some drop the product entirely.

Lendmire is a mortgage broker, not a lender. It places files with select wholesale HELOC lenders, and the program that fits depends on the property type, credit profile, leverage needed and how the title is held. A broker’s value here is the shopping step. One scenario goes to several lenders, and the file is matched to the program whose rules it already meets.

How Underwriting Treats a Rental With Tenants in Place

Underwriting looks at you first and the rent second. A conventional rental HELOC qualifies the borrower on personal credit, debt-to-income, reserves and equity, and rent supports the debt-to-income ratio. NerdWallet says these lenders typically want proof of long-term tenants and cash reserves, and may require more than one appraisal.

Here is the sequence on a typical file:

1. Equity test. The lender adds the existing first mortgage balance to the new line limit and divides by the property value. That is the combined loan-to-value, or CLTV.

2. Credit and debt test. The lender pulls a credit score and measures your total debt against your income. On Lendmire’s network, debt-to-income tops out at 50%, and the line is qualified on the interest-only payment calculated on the maximum draw.

3. Tenant evidence. Lenders commonly ask for the current lease, rent history or the rental schedule from your tax return, and proof of reserves. The exact list varies by lender.

4. Valuation. Lines at or below $500,000 are ordinarily valued with an automated model, though a higher CLTV may call for a second valuation. A borrower can also request a full appraisal. When a full appraisal is ordered on an occupied rental, the appraiser needs interior access, so tenants need notice.

5. Title and lien review. The lender confirms who holds title and what sits ahead of the line. The first mortgage terms can matter, since some first-mortgage holders restrict additional liens.

Rent is not the qualifying test on a bank-style line. That is the most common misunderstanding. A lease helps by showing the property carries itself, but the borrower is still the one being underwritten. A DSCR loan works the other way. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

What the Network’s Investment-Property Line Looks Like

The line on Lendmire’s wholesale network is a standalone line in first or second lien position, with firm limits on leverage, credit and line size.

The investment-property parameters, all subject to lender guidelines and full file review:

  • Leverage: 70% CLTV maximum. A 720 score and a 700 score both reach 70%, so credit above 700 buys eligibility but not extra leverage.
  • Line size: $25,000 to $500,000 on an investment property. Larger lines exist only on primary residences.
  • Structure: a 5-year interest-only draw period followed by a 25-year fully amortizing repayment period.
  • Draw at closing: at least 75% of the line is drawn at closing.
  • Pricing: it floats through both the draw and repayment periods and never converts to fixed, so the payment can move.
  • Credit: a 700 minimum on investment files. The report can be no more than 90 days old at closing.
  • Property types: single-family, 2-4 units, PUDs, townhomes and condominiums, including non-warrantable condos.
  • Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned property.
  • Exposure: a borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.
  • Derogatory history: a bankruptcy needs 4 years of seasoning. On investment files a foreclosure needs 7 years, and a deed-in-lieu, pre-foreclosure or short sale needs 4.

Because the line cap is $500,000, an investment line sits in the automated-valuation lane and commonly closes with no traditional appraisal. That helps with tenant-occupied properties, since no appraiser has to schedule an interior visit.

The line is available only in the 16 states where Lendmire offers full-service lending: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. That is narrower than the 41-market DSCR footprint. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX and WA. In Texas, investment properties are eligible as non-homestead transactions, and Texas properties are limited to 10 acres.

Where the General Rule Breaks

Most investors assume that a tenant, a lease and healthy equity add up to an approved line. Several edge cases show where that fails.

LLC title. Lines on the network require title in your name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change before a line, or a DSCR cash-out refinance instead. Whether a DSCR loan can close to an LLC depends on program guidelines.

Mixed-use and small commercial. A duplex with a ground-floor shop is mixed-use. It is not offered on these lines, even if the tenants are in place and paying.

Short-term rentals and condos. A condo is eligible, including a non-warrantable one, but a condotel is not. Short-term rental use is reviewed by the lender and varies by program. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income.

Credit history. A bankruptcy, foreclosure or short sale inside the seasoning windows ends the file regardless of equity. The 700 floor has no tier beneath it.

The broker’s job is to find another lender, not to argue with the first.

Vacancy. A tenant moving out mid-application changes the evidence package, not the program rules. Lenders that want lease proof may ask for updated documents. A lender that treats the rent as a supporting factor will look at what the property was earning before.

Primary-home line used for the rental. Some investors skip all of this by drawing on the line on their own home and spending the proceeds on the rental. Qualification is easier, but your home becomes the collateral for the investment. That is a different product with different risk. Tax treatment can depend on how the funds are used and how the property is held, so keep clear records and speak with a qualified tax professional before relying on any deduction.

One more point matters for borrowers who compare protections. A line secured by a rental is generally business-purpose credit, and the CFPB’s commentary says the right of rescission does not apply to a business-purpose loan. A borrower should not assume a rental line carries the same cooling-off rights as a line on their own home.

Bank Line, Network Line or DSCR Cash-Out?

The right structure depends on whether you qualify as a person or the property qualifies as a business. The table below sets out the structural differences. For Lendmire’s DSCR column, the figures are select-lender guidelines, not guarantees.

Factor Bank rental HELOC Network investment line DSCR cash-out refi
Reviewed on Borrower profile, rent as support Borrower profile, up to 50% DTI Property rent vs. payment
Max leverage Varies; many lenders under 70% 70% CLTV About 75% LTV on standard rentals
Title Usually individual or trust Individual or revocable trust LLC possible per program terms
First mortgage Stays in place Stays in place Replaced
Credit Lender-specific 700 minimum 620 floor in parts, most want about 660
Seasoning Lender-specific Lender-specific About 6 months common
Payment type Variable Floating, never fixed Fixed-rate options are the spine

A DSCR file compares rent to the full payment of principal, interest, taxes, insurance and any HOA dues. A coverage ratio of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capital expenses sit outside the calculation.

A line keeps your existing first mortgage in place. A cash-out refinance replaces it. If your first mortgage carries terms you want to keep, the line protects them. If it does not, a refinance may cost less over time than layering a floating-price line on top. The comparison depends on your first-mortgage terms and how much you will draw.

The complete DSCR loans guide covers the rent-qualified route end to end.

A Worked Scenario

Run the numbers on a tenant-occupied duplex held in the investor’s own name. The investor has a 740 credit profile, a first mortgage in place and a lease in the file. The first mortgage plus the requested line adds up to 68% of the property’s value.

That file sits under the 70% CLTV ceiling and above the 700 credit floor. The line size is under $500,000, so an automated valuation is likely. The duplex is an eligible 2-unit property. The title question is clean because the property is not in an LLC.

Now change one fact. The same investor holds the duplex in an LLC and wants 75% leverage. The line fails twice. The title cannot sit in the LLC, and 75% is above the 70% ceiling on investment lines. This file belongs in the DSCR cash-out lane, where the property’s rent against the payment carries the file. Qualification there remains subject to lender guidelines, credit approval and property review.

How to Find the Right Fit Through a Broker

The right lender depends on your property type, credit profile, leverage need and how you hold title. A broker shops those facts against several wholesale lenders instead of asking one bank for a yes or no.

Before you apply, prepare these items:

  • The current lease for each unit, plus a rent roll for a 2-4 unit property.
  • Your rental income schedule from your last tax return.
  • The existing first mortgage statement, with the servicer’s name and balance.
  • Proof of title and how it is held.
  • Proof of reserves.
  • A list of all financed properties, since exposure and property-count limits apply.

Ask each lender three questions. Does it write lines on non-owner-occupied property? What CLTV and credit floor does it use on rentals? Does it allow tenants in place without a vacancy or occupancy exception? A branch answer from a large bank often conflicts with what its product team will actually do, so the broker’s job is to find the lender that writes the product, not the one that says it might.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage and your goals. Lendmire’s guide Best Investment Property HELOC Program for Rental Units With Tenants in Place is a useful companion. An illustrative calculator on the site can estimate how a line changes your combined leverage. It is an estimate, not a quote.

Key Terms Defined

CLTV. Combined loan-to-value is your first mortgage balance plus the new line limit, divided by the property’s value.

Lien position. This is where a loan stands in line to be repaid, with a first lien ahead of a second.

Draw period. This is the stretch when you can borrow against the line, and the line’s interest-only payments apply on the network’s investment program.

Automated valuation. This is a model-based property value used instead of a traditional appraisal on smaller lines.

Portfolio lender. This is a lender that keeps its loans on its own books, which lets it set its own rules for rentals.

DSCR. The debt service coverage ratio divides a property’s rent by its payment, and it is how rent-qualified loans are measured.

Frequently Asked Questions

Do big banks offer HELOCs on rentals?

Mostly no. Large retail lenders and many credit unions limit lines to primary residences, and borrowers who have a line on their home are often turned down on the rental. The lenders that write rental lines are usually smaller banks, credit unions with portfolio appetite and wholesale lenders reached through a broker.

Does a tenant in place improve my chances of approval?

It helps only as supporting evidence. On a bank-style line, the lender still underwrites you personally, so credit, debt-to-income, reserves and equity decide the file. A signed lease and rent history show the property is producing income, but they do not replace your own qualification.

Can an LLC borrow against its rental on a HELOC?

Not on the network’s investment lines. Title must sit with an individual or a revocable living trust. A property held in an LLC can be moved into your name before the line, or financed with a DSCR cash-out refinance, subject to program terms.

How much can I borrow on an investment-property line?

On Lendmire’s network the line ranges from $25,000 to $500,000, with combined leverage capped at 70% CLTV and a 700 credit minimum. Higher lines apply only to primary residences. These ranges are subject to lender guidelines and full file review.

Is a HELOC cheaper than a cash-out refinance on a rental?

It depends on your first-mortgage terms, how much you draw and how the line is priced. A line leaves the existing first mortgage untouched, which helps if that loan has terms you want to keep. A line floats and never converts to fixed, so a large draw can strain rental cash flow.
