How to Qualify for a Bank Statement HELOC for Lincoln County MO Investors

How to Qualify for a Bank Statement HELOC for Lincoln County MO Investors

The Quick Read: An investor qualifies by clearing a short list of gates in order: the property is held in their own name, the credit profile reaches 700, combined leverage stays at or under 70% CLTV, and 12 to 24 months of bank deposits support the income and debt-to-income test, all subject to lender guidelines and file review.

  • On an investment property, the ceiling is 70% combined loan-to-value (CLTV), and the line tops out at $500,000.
  • Credit starts at 700. Above 700 there is no extra leverage.
  • Title must sit with you personally or in a revocable living trust, not an LLC.
  • Total debt payments can run to 50% of income, tested on the interest-only payment at the maximum draw.
  • Lendmire arranges these lines in 16 full-service states, and Missouri is not one of them, so confirm availability before you plan around the product.

Lendmire is a mortgage broker. It places these files with select wholesale lenders and is never the lender. The sections below walk through how the product works, how underwriting treats your deposits, and where the rules break.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Key Terms Defined

HELOC: a revolving line of credit secured by the equity in a property. You borrow, repay and borrow again within a limit.

Bank statement income: qualifying income worked out from your deposits instead of tax returns.

CLTV (combined loan-to-value): all loans against the property, first mortgage plus the new line, divided by the property’s value.

DTI (debt-to-income): your monthly debt payments divided by your monthly qualifying income.

Draw period: the stretch when you can borrow from the line, usually paying interest only.

Lien position: where a loan stands in line to be repaid if the property is sold or foreclosed. A second lien sits behind the first mortgage.

Expense factor: the share of business deposits a lender subtracts to reflect the cost of running a business.

What Is a Bank Statement HELOC for an Investor?

It is an equity line where the lender reads your deposits to work out income, instead of reading tax returns. Equity is still what limits the line, and income only has to show you can carry the payment.

The documentation style comes from non-QM lending. Scotsman Guide describes the standard setup: a self-employed borrower supplies 12 to 24 months of personal or business bank statements, and the lender applies an expense factor to arrive at qualifying income. A profit-and-loss statement or an expense statement from a third-party tax professional is an alternative.

This matters for investors because tax returns often understate real cash flow. Write-offs and depreciation shrink the number on the return, but deposits tell a different story.

A bank statement line differs from a DSCR loan in one basic way. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A bank statement HELOC reads your deposits. The complete DSCR loans guide covers the rental-income side in depth.

The Qualification Gates, in Order

Files fail at specific gates, and the order below is roughly where problems surface first. The figures describe investment-property lines across Lendmire’s wholesale network and are subject to lender guidelines.

Gate What the lender checks Where files fail
Availability Property in an eligible state Product not offered there
Title You or a revocable trust hold title Property sits in an LLC
Property Eligible type and zoning Manufactured, mixed-use, agricultural
Credit 700 minimum on investment Score of 699 or lower
Equity 70% CLTV maximum First mortgage balance too high
Income 12-24 months of deposits Gaps, transfers, unsourced deposits
DTI 50% maximum Payment test on the full draw

Two quirks stand out. First, credit above 700 buys eligibility, not leverage: 700 and 720 both reach 70% CLTV on an investment line. Second, business bank accounts need a 680 minimum for the deposit analysis, but investment lines already floor at 700. Your credit score, not your statements, is the binding credit test.

How Do Deposits Become Qualifying Income?

Underwriters turn deposits into income in five steps, and you do not choose the numbers in any of them. Expect the lender to do the following.

1. Pick the window. Twenty-four months smooths seasonal swings, while twelve favors a recent surge.

2. Strip out what isn’t income. Transfers between your own accounts, refunds, loan proceeds and your own capital injections come out. Large or unusual deposits need a paper trail.

3. Apply the expense factor to business accounts. Business deposits are gross revenue, so the lender discounts them. Personal-account programs usually credit a larger share. A tax professional’s expense letter may support a lower factor if the lender accepts it.

4. Adjust for ownership. If you own part of the business, only your share counts.

5. Average it. The formula is eligible deposits times one minus the expense factor, divided by the months in the window.

Here is the logic with an illustrative factor. If a lender applied a 50% factor, which is a common starting point but not a rule, half of your eligible business deposits would count. Each lender sets its own factor, so identical statements can produce different incomes at different lenders. This is why a broker that shops several wholesale lenders can matter more here than on a standard loan.

The resulting income feeds your DTI. The existing first mortgage payment counts, and so does the new line. The new line is tested on the interest-only payment calculated on the maximum draw, whether or not you plan to draw it all. DTI tops out at 50%. It is held to 45% for credit profiles from 600 to 679, and anything above 45% needs a 680 minimum. On an investment line, with its 700 floor, the 50% ceiling is the number that applies.

Title: Where LLC-Owned Rentals Get Stuck

Title is the sharpest structural difference between this product and a DSCR loan. The property must be held in fee simple or leasehold by you as an individual, or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title.

Many investors keep rentals in an LLC for asset protection, and one BiggerPockets thread shows the problem from the investor’s side: the equity is there, but the vesting blocks the line. You have two fixes. You can re-vest the property into your own name or a revocable trust, which has its own considerations worth discussing with your attorney. Or you can pick a different loan. DSCR cash-out refinances can be written for LLC-titled properties, subject to lender program eligibility.

Which Properties Qualify?

Eligible investment collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned properties are not offered.

Most investment lines in this network are valued by automated valuation with no traditional appraisal, because a line this size sits at or below $500,000. A higher CLTV may require a secondary valuation, and you can always request a full appraisal.

How Big a Line Can You Get?

Take the property’s value times 70%, then subtract your existing mortgage balance. What remains is the most the equity can support. The line then runs from $25,000 to a $500,000 investment ceiling.

You can see why equity limits the line and income only qualifies you. A property with a large first mortgage can have a strong income file and still produce a small line.

The structure is the same for every investment line. A 5-year interest-only draw period is followed by a 25-year fully amortizing repayment period. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed. That is a very different shape from a conventional rental refinance. Treat the line as a short-duration tool, not permanent financing.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Where the General Rule Breaks

Some situations push a file off the usual path.

Seasonal or lumpy income. A 12-month window that catches your busy season overstates income. A 24-month window can drag the average down if recent months are your strongest. Ask the broker to model both.

A gap between businesses. The method needs recent deposits to average. No recent deposits means nothing to average.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path and a deed-in-lieu, pre-foreclosure or short sale a 4-year path.

Portfolio size. A borrower is limited to three lines, and combined exposure caps at $750,000 on some programs and $2,000,000 on others. An owner with more than 15 financed properties is not eligible.

A falling market. The CFPB notes that a lender can freeze or reduce a line if the home’s value drops significantly. Your equity is a cushion that can shrink.

Collateral risk. The FTC points out that a line secured by your property means the lender can foreclose if you don’t repay as agreed. The rent roll doesn’t change that.

Lincoln County, Missouri: Check Availability First

Here is the plain answer for a Lincoln County investor. Lendmire arranges this equity line only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Missouri is not on that list, and that is narrower than Lendmire’s DSCR investor footprint of 41 markets, including Washington, D.C.

The qualification logic above holds anywhere, because title, credit, equity and deposit analysis don’t change by county. If you own an eligible property in a listed state, the product may apply there. For a Missouri rental, ask about a DSCR cash-out instead.

Bank Statement HELOC or DSCR Cash-Out?

The right program depends on your title, your goal and how much leverage you need. A DSCR cash-out replaces your first mortgage, while a bank statement HELOC leaves it in place. That choice matters most if your first mortgage is one you would rather keep.

Factor Bank Statement HELOC DSCR Cash-Out
Reviewed on Your deposits Property rent vs. payment
Max leverage 70% CLTV (investment) About 75% LTV
Credit 700 minimum Often 660; 620 in parts
Title Individual or revocable trust LLC possible*
Size $25,000-$500,000 Up to $3,000,000 on standard programs

*Subject to program terms.

On DSCR files, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage. Clearing 1.00 is not the same as positive cash flow, since repairs, vacancy and management sit outside the calculation.

If your deposits are strong but the rental’s coverage is thin, the HELOC may fit. If rents cover the payment well but your personal income is messy, the DSCR path may fit. The best program for your situation depends on property, credit, leverage need and documentation.

Mistakes That Sink a File

  • Moving money between your own accounts and expecting it to count as income.
  • Skipping the paper trail on a large deposit.
  • Mixing personal and business spending in one account.
  • Submitting statements with missing pages.
  • Letting a credit report age past 90 days at closing.
  • Assuming an LLC-owned rental is eligible.
  • Planning around the maximum line without checking CLTV first.

Frequently Asked Questions

Can I qualify with only bank statements and no traditional personal-income documentation?

Yes, under the applicable program and subject to lender guidelines. You swap one paper trail for another, so the lender still reviews 12 to 24 months of statements, plus a profit-and-loss statement or a tax professional’s expense letter if the program asks. Credit, equity, title and property eligibility are reviewed as usual.

Does it work on a rental property?

It can, within limits.

What if my rental sits in an LLC?

This product won’t take it. Title must be held by you personally or in a revocable living trust. You can change the vesting, or consider a DSCR cash-out, which can be written for LLC-titled properties subject to program terms.

How many months of statements do I need?

Most programs use 12 or 24 consecutive months. Which is better depends on whether your income is steady or seasonal, and a broker can model both.

Is a bank statement HELOC available in Missouri?

Not through Lendmire. Its full-service states exclude Missouri, so a Lincoln County property would need a different product.
