The Quick Read: Yes, but only in narrow conditions: the property must be titled in your personal name or a revocable living trust, and the line is underwritten on your credit and debt load, not on the rent. Through Lendmire’s wholesale partners, an investment-property line tops out at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines.
- Minimum credit profile on an investment line: 700, with no tier beneath it.
- Maximum CLTV on an investment property: 70%, the same at 720 and at 700.
- Line size: up to $500,000 on an investment property.
- Title: LLC-held rentals cannot take this line.
- Debt-to-income (DTI): 50% maximum, qualified on the interest-only payment at the maximum draw.
Equity does not equal approval. Four gates decide it: title, combined leverage, personal credit and DTI, and property type. Most equity-rich landlords fail the first one.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What Is an Investment Property HELOC?
An investment property HELOC is an open-end line of credit secured by a rental. You draw against it as needed, pay interest-only for a set period, then repay the balance over a fixed term. CFPB describes a HELOC as an open-end line that lets you borrow repeatedly against home equity, with a draw period followed by a repayment period.
On Lendmire’s network, an investment line is a standalone line in first or second lien position. It runs a 5-year interest-only draw, then a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing. Pricing floats across both periods and never converts to fixed.
Two structural paths exist in the broader market. One is a line on your own primary home, with the draws used for rental purposes. The other is a line secured by the rental itself. This article focuses on the second. The first follows primary-residence rules, which are different, and it puts your home at risk if the rental struggles.
Why Equity-Rich Does Not Mean Line-Rich
Large equity does not produce a proportionally large line. Two caps cut it off. The first is the combined leverage cap. The second is the dollar cap.
On an investment property, the ceiling is 70% CLTV and $500,000. Combined means the existing first mortgage counts. The line is sized by taking a percentage of value and subtracting what you owe. The CFPB booklet walks through that same subtraction method.
Run it on three contrasting holdings, all expressed as ratios:
- Low first mortgage. A rental worth a high multiple of its first balance. The 70% cap leaves room, but the $500,000 dollar cap may bind first.
- Moderate first mortgage. The first lien already uses most of the 70% allowance. The line is small, however much equity remains on paper.
- Free and clear. The full 70% is available as the line, again limited by the $500,000 ceiling.
The leftover equity above 70% CLTV stays locked. Market surveys also report that lenders generally want at least 20% equity on an investment property, per NerdWallet. On this network the binding number is the 70% CLTV ceiling, and credit above 700 buys eligibility, not extra leverage.
A cash-out refinance can reach deeper. DSCR cash-out refinances run up to roughly 75% LTV on standard rentals across most of the network. That is a different product with different gates, covered below. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.
The Qualification Gates, in the Order They Block Files
| Gate | What the lender checks | What usually blocks it |
|---|---|---|
| Title | Individual or revocable trust | Rental sits in an LLC |
| Combined leverage | First mortgage plus line vs. 70% | Big first balance |
| Credit | 700 minimum on investment | Score in the 600s |
| DTI | 50% max, 45% at 600-679 | Many financed rentals |
| Property | Eligible type, not listed for sale | Condotel, mixed-use, manufactured |
Title is gate one
A line on an investment property needs title held by the individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. This is the sharpest structural difference from a DSCR loan, which regularly lends to entities, subject to program terms.
Most portfolio rentals sit in LLCs. Moving the deed into your name is a vesting change. It can collide with the first-lien note and with your insurance and liability setup. Treat retitling as a decision with real consequences, not a paperwork step. For an LLC-held rental, a DSCR cash-out is usually the cleaner path.
Credit and DTI
The credit floor on an investment line is 700. The program floor is 600 overall, but that applies to primary residences. A 700 or higher score gets the same 70% CLTV as 720. The score model is single-bureau, keyed to the primary wage earner, and the report can be no more than 90 days old at closing. Rescores are not allowed.
DTI tops out at 50%. Underwriters review your file on the interest-only payment calculated at the maximum draw, not on what you plan to draw. A borrower with many financed rentals feels this hardest. Each financed property adds to personal debt, and rental income is documented through leases and tax returns rather than tested as a rent-versus-payment ratio.
Housing history is applied across all financed properties. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows seasoning of 7 years for a foreclosure and 4 for a deed-in-lieu, pre-foreclosure, or short sale.
Property type and exposure
Eligible: single-family, 2-4 units, PUDs, townhomes, and condominiums including non-warrantable. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agricultural zoning. A property listed for sale, or listed in the past 60 days, is ineligible in several states.
A borrower can hold three lines at most, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. More than 15 financed properties makes a borrower ineligible. Availability is limited to Lendmire’s 16 full-service states, narrower than the 41-market DSCR footprint.
How the Valuation Works
Because an investment line caps at $500,000 and full appraisals start only above that, these lines run on automated valuation and commonly close with no traditional appraisal. A borrower may still request a full appraisal. A higher CLTV can also trigger a secondary valuation. NerdWallet notes that an automated estimate may replace an in-person appraisal on these lines.
An automated number carries a risk. If it lands light on older or unusual housing stock, your CLTV math shifts and the line shrinks. Ask for the full appraisal when you suspect the model undervalues the property.
HELOC vs. DSCR Cash-Out: Which One Fits?
The core difference is what gets underwritten. A HELOC tests you. A DSCR loan tests the property, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines. See Lendmire’s complete DSCR loans guide for the full mechanics.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| Underwritten on | Your credit and DTI | Property rent vs. payment |
| First mortgage | Stays in place | Replaced |
| Title | Individual or revocable trust | LLC allowed, per program terms |
| Reach | Up to 70% CLTV, $500,000 | Around 75% LTV on standard rentals |
| Best fit | Low-balance first mortgage worth keeping | Entity-held or crowded personal DTI |
DSCR is rent divided by PITIA. It is not a cash-flow measure. Clearing 1.00 does not mean the property is cash-flow positive, because repairs, vacancy, management, utilities, and capex sit outside the calculation. 1.00 is where select programs start, and stronger coverage opens better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted.
Cash-out on the DSCR side generally expects about 6 months of seasoning, a 660 score on most programs (a 620 floor exists in parts of the network), and reserves that vary by lender, leverage, and loan size. Short-term rental cash-out tops out around 70% LTV, with a 640+ score and about 12 months of hosting history.
Which Landlord Are You?
- Personal title, first mortgage worth keeping. The HELOC leaves your first lien alone. This is where the line fits best.
- LLC title. Skip the HELOC. A DSCR cash-out accepts the entity, subject to program eligibility.
- Large one-time need above $500,000 on a rental. The investment cap blocks it. Cash-out is the path.
- Crowded personal DTI. Every financed property stacks on the ratio. A property-level product avoids that stacking.
Here’s a thought on the toss-up case. If you hold a low-balance first mortgage in your own name and want staged access to equity, the line wins. If the first mortgage is large or the title is entity-held, the refinance usually wins even though it replaces your first lien.
Using the Line Without Getting Burned
The line works best as a bridge. Draw for a down payment or renovation, then refinance the new property and repay. That recycles availability.
Watch four risks.
1. Variable pricing. The line floats and never converts to fixed. Interest-only draws leave principal untouched.
2. Repayment step-up. After the 5-year draw, payments amortize over 25 years. Test that against your rents before drawing heavily.
3. Freezes and reductions. Lenders can reduce or close lines if credit drops or DTI climbs. The CFPB booklet warns a lender may reduce your credit line if property value falls.
4. Collateral exposure. As CFPB states, falling behind can mean losing the home securing the loan.
The experience point: on files like these, the failure is almost never equity. It is title that was never checked, or a DTI that looked fine until the maximum-draw interest-only calculation ran. Confirm vesting and run DTI at the maximum draw before applying.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Can an LLC-owned rental get a line?
No. Title must sit with the individual borrower or a revocable living trust. A rental already deeded to an LLC needs a vesting change or a DSCR cash-out instead, and the vesting change carries note, insurance, and liability consequences.
Does rental income count toward qualifying?
It counts toward your personal debt picture, documented through leases and returns. The line is not tested on a rent-to-payment ratio. A DSCR loan is the product that qualifies primarily on property-level rental income, subject to lender guidelines.
Can I borrow against more than one rental?
Yes, up to three lines per borrower, within combined exposure caps. A borrower with more than 15 financed properties is not eligible. Each line also adds to personal DTI.
Is a line or a cash-out better with a low-balance first mortgage?
The line, when title is personal and the 70% CLTV cap leaves usable room. It keeps your first lien intact. If the cap leaves too little, a cash-out reaches further at around 75% LTV on standard rentals. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.
What happens when the draw period ends?
On an investment line, the 5-year interest-only draw gives way to a 25-year fully amortizing repayment. Payments rise because principal is now included. Stress-test that step against your rents.
