Best Investment Property HELOC Program for Equity-Rich Rental Holders

Best Investment Property HELOC Program for Equity-Rich Rental Holders

The Quick Read: The best program for your situation depends on three things: how the rental is titled, how much combined leverage you need, and whether your credit profile reaches the 700 floor. On an investment property, the wholesale lenders in Lendmire’s network cap a line at 70% combined loan-to-value (CLTV) and $500,000, subject to lender guidelines and full file review.

  • An investment line is judged on you, not the rent: credit, income, and debt-to-income all matter.
  • Credit of 700 or better is the hard floor, and 720 buys no extra leverage on an investment property.
  • LLCs and most trusts cannot hold title, so a property deeded to an entity needs a vesting change or a different product.
  • Lines run a 5-year interest-only draw and a 25-year repayment, with pricing that floats throughout.
  • Availability is limited to Lendmire’s 16 full-service states, which is narrower than its DSCR footprint.

Lendmire is a mortgage broker, not a lender. It shops select wholesale partners and matches the file to the program. The rest of this piece explains what those lenders look for, where the product breaks, and when a DSCR loan is the better tool.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is an Investment Property HELOC?

An investment property HELOC is a revolving line of credit secured by a rental you own. You borrow against equity, which is the property’s value minus every lien on it. You draw as needed and pay interest on what you use.

The CFPB describes a HELOC as an open-end line you can borrow against repeatedly. It has a draw period followed by a repayment period, and payments are often significantly higher once repayment starts. The FTC adds that you may owe interest only during the draw, and that the quoted APR reflects interest alone, not points or other financing charges.

A rental line follows the same mechanics as a primary-home line. It is simply less common, and the standards are tighter. That tighter standard is why “best program” is the wrong first question. The right first question is whether any program fits your title, credit, and leverage.

Key Terms Defined

Equity: The property’s current value minus all mortgage balances and liens against it.

CLTV (combined loan-to-value): Your first mortgage plus the new line, divided by the property’s value.

Draw period: The stretch when you can borrow from the line, usually with interest-only payments.

Repayment period: The stretch after the draw ends, when the balance amortizes and payments rise.

DSCR: A ratio comparing a property’s rent to its mortgage payment, taxes, insurance, and any HOA dues.

Vesting: How the property is titled, whether to an individual, a trust, or an entity.

How Do Lenders Underwrite an Investment HELOC, Step by Step?

Underwriting runs on the borrower. The lender measures equity, applies a combined leverage ceiling, then reviews credit, income, and debt-to-income. Rent is not the qualifying basis, which is the biggest difference from a DSCR loan.

1. Measure equity. Value minus all existing liens. An automated valuation usually sets the value.

2. Apply the ceiling. On an investment property, the network ceiling is 70% CLTV, with a maximum line of $500,000. The CFPB booklet explains the logic: the credit limit is generally a percentage of value minus what you owe.

3. Review credit. The minimum is 700. Both the 700 and 720 tiers reach the same 70% CLTV, so a higher score buys eligibility, not leverage.

4. Review income and DTI. Debt-to-income tops out at 50%. Lenders review your file on the interest-only payment calculated on the maximum draw, not on what you plan to borrow.

5. Check the file. Credit reports must be no more than 90 days old at closing, and the score model keys to the primary wage earner.

Here is the practical consequence. A rental that cash-flows beautifully but sits inside a borrower with heavy personal debt can still get declined. The reverse also happens. Strong personal income can carry a thin-margin rental.

Why is a traditional appraisal usually skipped?

Because an investment line caps at $500,000, and full appraisals begin only above that size, these files are structurally in the automated-valuation lane. A borrower may still request a full appraisal. A higher CLTV may also trigger a secondary valuation.

What Structure Does an Investment Line Take?

The structure is fixed: a 5-year interest-only draw followed by a 25-year fully amortizing repayment. Lines are available in first or second lien position, and pricing floats through both periods without converting to fixed.

Some primary-residence lines offer a shorter 3-year draw with a 17-year repayment, but that option does not extend to investment properties. At least 75% of the line is drawn at closing. Later draws carry a $1,000 minimum on the network’s longer-runway program, and Texas sets the minimum at $4,000.

Note what “longer-runway” means here. Lendmire places files with two wholesale programs. The longer-runway program offers the extended draw and repayment terms. The higher-leverage program is built for greater combined exposure. Each figure here applies only within its own program’s terms.

The payment-shock point from the CFPB matters for rentals. Variable payments can move month to month, and the jump at the end of the draw period can strain cash flow. Plan the repayment source before you draw, especially if the rent already services another loan.

Which Properties and Borrowers Fit?

Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. A 2-4 unit property needs a 640 minimum on the longer-runway program, which an investment borrower clears anyway at 700. Modular factory-built homes are eligible on the longer-runway program only.

Not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use property, and agricultural zoning.

On the borrower side, three limits matter:

  • A borrower is limited to three lines in total.
  • Combined exposure caps at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program.
  • A borrower with more than 15 financed properties is not eligible.

That last limit is where many portfolio investors hit the wall. Past 15 financed properties, the HELOC lane closes and DSCR becomes the practical route.

Past credit events matter too. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year seasoning path, and a deed-in-lieu, pre-foreclosure, or short sale follows a 4-year path.

Where Does the General Rule Break?

Three edge cases catch equity-rich investors most often: entity title, thin equity, and the wrong state.

Entity title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. Only the individual borrower or an inter vivos revocable living trust qualifies. This is the sharpest structural gap between an equity line and a DSCR loan. If your rental already sits in an LLC, you have two choices: change the vesting, or use a DSCR cash-out refinance instead, subject to lender program eligibility. Think through the vesting change first, because moving title can have its own consequences with an existing mortgage.

Thin equity. Lines start at $25,000, and Michigan’s floor is $10,000. At a 70% CLTV ceiling, a property with a large first mortgage may not leave enough room for a worthwhile line. Run the subtraction before you apply.

Location. This product is available only in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. Some of those states carry extra rules. Properties listed for sale, or listed within the past 60 days, are ineligible in NC, PA, TN, TX, and WA. Texas properties are limited to 10 acres. New Mexico and Ohio apply a CLTV cap that depends on the credit profile.

Texas also treats primary residences differently from rentals. Its waiting period and one-lien rule bind primary homes only, while investment properties are eligible as non-homestead transactions.

Market surveys report that some banks and credit unions advertise investment CLTV limits of about 80%, according to Experian. That describes the broader market. On this network, an investment line caps at 70% CLTV.

HELOC, DSCR Cash-Out, or Keep Your First Mortgage?

The deciding variable is usually your existing first mortgage. If it carries terms worth keeping, a second-lien line lets you tap equity without touching it. If it does not, a cash-out refinance replaces it.

Situation Usually fits Why
Paid-off rental, strong personal credit and income Investment HELOC Borrower-qualified, no rent test
First mortgage worth keeping HELOC in second lien Leaves the first loan untouched
Property titled in an LLC DSCR cash-out Entities cannot hold title on a line
Personal DTI is stretched DSCR cash-out Qualifies primarily on property-level rental income, subject to lender guidelines
More than 15 financed properties DSCR cash-out Past the HELOC eligibility limit
Need above $500,000 DSCR cash-out Investment lines cap at $500,000

A DSCR loan is the tool when the rental carries the file. On standard purchases it typically reaches 75%-80% LTV, and cash-out refinances top out around 75% LTV across most of the network, usually with about 6 months of seasoning. The complete DSCR loans guide covers those mechanics in full.

Be careful with one assumption. A DSCR above 1.00 means rent covers the mortgage payment, taxes, insurance, and dues. It does not mean positive cash flow, because repairs, vacancy, management, and capex sit outside the calculation.

Some investors lack equity but still want to buy. In that case, a line of credit is not an option for funding the down payment. A long-term loan still has to take out the property.

How Do Equity-Rich Investors Typically Use the Line?

The common play is staged capital. An investor draws for a down payment or a rehab, then refinances the new asset into long-term financing and pays the line down. Repayment restores availability, so the line can be reused.

Consider a rental valued at $500,000 with no mortgage. At 70% CLTV, the combined balance can reach $350,000, so the line is limited by the $500,000 maximum only if value is much higher. Now picture the same property with a first mortgage at 50% of value. The room for a second lien shrinks to 20% of value. The same house produces very different line sizes depending on what is already owed.

That is why “equity-rich” has a precise meaning here. It means the gap between your existing liens and 70% of value is large enough to make the line worth the cost and the drawn-balance risk.

Then check what the interest-only draw does to your carry. Because lenders review your file on the payment calculated at the maximum draw, a smaller planned draw is easier to carry than the underwriting suggests. Still, stress the numbers for the day the draw ends and amortization begins.

What Decides “Best” for Your Situation?

Think of the best program as a fit test, not a ranking. Lendmire’s wholesale lenders differ on tradelines, housing history, property types, and exposure limits, which is why a broker shopping several of them can matter.

Run through these checks in order:

1. Title. Individual or revocable trust, or it fails immediately.

2. Credit. 700 or better on an investment property.

3. Leverage need. Does 70% CLTV leave enough room after your first mortgage?

4. Debt-to-income. Personal DTI under 50%, with a ratio above 45% requiring a 680 minimum credit score.

5. State and property type. One of the 16 states, and an eligible property.

6. Exposure. Three lines maximum, and no more than 15 financed properties.

On the longer-runway program, tradeline standards are specific: two tradelines seasoned 12 months, or one seasoned 24. Housing history is 0x30x12, and a 0x30x6 with 1x30x12 pattern applies at 640 and above. These rules apply across all your financed properties, so a late payment on any rental counts.

Business bank accounts need a 680 minimum for deposit analysis, but investment already floors at 700, so bank-statement income is never the binding constraint here.

For investors who want the shape of a related product, Lendmire also covers best investment property HELOC program with only 15 percent equity in the home. The leverage math there changes the answer.

Pre-Application Checklist

Frequently Asked Questions

Can an LLC-owned rental get an investment property HELOC?

Not on this network. Only an individual borrower or an inter vivos revocable living trust qualifies. A property already deeded to an entity needs a vesting change first, or a DSCR cash-out refinance instead, subject to lender program eligibility.

What is the maximum amount I can borrow against a rental?

An investment line caps at 70% CLTV and $500,000. Lines above $500,000 are primary-residence only. They require a credit profile of 700 or better (720 on the longer-runway program), cap at 75% CLTV, and need a full appraisal. Your actual limit is whichever is lower: the CLTV math or the dollar cap.

Does the rent on my property help me qualify?

No. A traditional equity line is underwritten on your credit, income, and debt-to-income. The rental’s income does not carry the file. A DSCR loan works the other way, qualifying primarily on property-level rental income covering the payment, subject to lender guidelines.

Does equity in one rental count toward another?

No. Equity is measured property by property. A line is secured by the specific property you pledge. Borrowers may hold up to three lines, with combined exposure caps that depend on the program, so equity spread across several rentals means separate files.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, which keeps them in the automated-valuation lane. A higher CLTV may require a secondary valuation, and a borrower may request a full appraisal in any case.
