How a DSCR HELOC Works for an Airbnb Under a Year Old

How a DSCR HELOC Works for an Airbnb Under a Year Old

The Quick Read: A DSCR HELOC lets you borrow against the equity in a rental you own, and it qualifies the property on its lease or market rent rather than on Airbnb bookings or your income, so a listing under a year old can work once it clears the seasoning rules and has a lease in place. The line qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Your booking history is not the test. That is why a young listing is not shut out the way it is on many other products.

  • The rent qualifies the line, with no traditional personal-income documentation, W-2s, pay stubs or personal income calculation.
  • The test is a minimum 1.10x coverage ratio, measured against a stress payment on the entire credit limit.
  • A lease is required, and the rent counted is tied to the lease and the appraiser’s market rent, not nightly revenue.
  • Leverage on a second lien tops out at 70% combined loan-to-value, at a 720 credit score or better, through select programs.
  • Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s gross monthly rent divided by the monthly payment the lender tests it against.

HELOC (home equity line of credit): a revolving line secured by a property. You draw what you need, repay, and can draw again within the program’s rules.

Second lien: a loan recorded behind the first mortgage you keep. A first lien sits alone in first position on a property with no mortgage.

CLTV (combined loan-to-value): the first mortgage balance plus the new line, divided by the property’s value.

Seasoning: the waiting period a lender wants after you buy or refinance before it will lend against the property.

Stress payment: the payment the lender uses to test the loan. It is not the payment you will actually make.

Form 1007: the appraiser’s rent schedule, which opines on monthly market rent.

What a DSCR HELOC Actually Is

It is a standalone line of credit on a rental you keep. It sits as a second lien behind your first mortgage, or as a first lien on a rental with no mortgage. You never close it together with a purchase, and it is never a third lien.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. This line is never offered on your own home or a second home.

Many investors like the structure for one reason. You reach the rental’s equity without touching the first mortgage and without opening your personal income file. The LLC can stay on title, subject to program terms. The members sign as guarantors, and a title holder who is not a borrower signs an ownership acknowledgment.

Lendmire is a mortgage broker. It places this line through a wholesale lender in its network, in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee. Every parameter below is a ceiling or a floor, subject to underwriting, and none of it is an offer.

Why “Under a Year” Is Really Three Separate Clocks

People say under a year old as if it were one clock. It is three, and the program only watches one.

The first clock is ownership and seasoning. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Those are the only calendar tests on the line.

The second clock is hosting history, meaning how many months of bookings the listing has. This line does not read it. Other DSCR products often lean on platform statements or a revenue projection. This one leans on a lease or market rent.

The third clock is your own experience as a landlord. The program does not set a minimum.

The mix-up matters. Investors with a strong first season assume bookings carry the file. Investors with a weak first season assume the line is out of reach. Neither assumption is right.

How Underwriting Treats the File, Step by Step

Here is the order a lender works through on a young Airbnb. The details come from the wholesale network Lendmire works with, and every file is underwritten individually.

1. Eligibility screen. The seasoning rules above come first. Then comes the property type. Single-family homes, PUDs, townhomes, two-to-four-unit buildings, and warrantable and non-warrantable condominiums are eligible. Lots up to 10 acres are eligible too.

Several property types are out on this lane. They include rural-designated property, row homes, condotels, leaseholds, land trusts, age-restricted communities, mixed-use buildings, modular and log homes, and anything with a solar lien. A rental listed for sale in the prior 2 months is also out. Condotels matter here, because a lot of vacation-style units fall in that bucket.

2. The lease. A lease in place is required. A two-to-four-unit building may have at most 1 vacant unit. A rental that runs only on nightly guest stays, with no lease behind it, does not fit this test as written.

3. The rent. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. The rent is gross monthly rent. Nightly revenue is not part of the figure.

4. The qualifying payment. The lender takes a fully amortizing payment on the entire credit limit, at the start rate plus 2 percentage points. This is the stress payment. It covers principal and interest only. Taxes and insurance are not part of it.

The test runs on the full limit, not on what you draw. A bigger line means a bigger stress payment, even if you plan to borrow less. Confirm on the file how the lender treats the first-mortgage payment on a second lien. The lender’s own coverage calculation governs.

5. The ratio. Gross monthly rent divided by that stress payment must reach 1.10x or better.

6. Combined leverage. On a second lien on a non-owner-occupied rental, CLTV runs up to 70% at a 720 credit score or better, on lines from $50,000 to $500,000. Below 720 there is no second-lien tier. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

Lines above $500,000, up to $1,000,000, are capped at 65% LTV at 720 or better. A declining-market flag on the property lowers the ceiling further. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

7. Valuation. Lines up to $400,000 use an automated valuation with a confidence score of 85 or better, plus a property inspection report. A full interior appraisal is also an option there. Lines above $400,000 take a full interior appraisal. Appraisal waivers are not accepted.

8. The borrower. The program looks at the lender’s own credit report. It wants no 30-day mortgage late in the last 12 months. It wants 48 months since any bankruptcy, foreclosure, short sale or deed-in-lieu. No reserves and no cash to close are required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program. US citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

A Worked Example, in Ratios Only

Run the numbers on a townhome Airbnb owned for several months with a lease in place. Say the appraiser’s market rent and the lease are close, and the rent covers the stress payment about 1.18x. That clears the 1.10x test.

Now change one input. The lease says one thing, but the appraiser’s market rent comes in lower, and the market rent covers the stress payment about 1.04x. Rent is the lesser of the two, so the file falls short, unless three months of rent receipts support a lease above market. These ratios are illustrative, and the lender’s own calculation governs.

The owner has options before giving up on the line. A smaller credit limit lowers the stress payment, since the test runs on the full limit. Lower combined leverage can also change how the file reads. Neither is a promise, but both are the first things worth testing.

Notice what never entered the math. Peak-season nightly revenue did not matter. A listing that only pencils on its best months has a problem here.

Draw Period, Repayment, and the Step-Up

The line has a 5-year interest-only draw period on the drawn balance. A 25-year fully amortizing repayment period follows, and maturity is 30 years. The rate is variable. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, the whole line is drawn at closing. Later draws must be at least $5,000 each.

That draw rule is the part that surprises people. This is not a line you open and leave mostly untouched. You take most of it on day one.

The CFPB’s HELOC booklet describes a HELOC as revolving credit secured by the home. It says HELOCs typically carry variable rates. The Ask CFPB page on HELOCs points borrowers to that booklet for how the structure works.

Two practical points follow. The payment can move with a variable rate. And when the draw period ends, the payment steps up as principal repayment begins. The rate and pricing terms come with the lender’s HELOC disclosures. Plan an exit or a refinance before year five, not during it.

How It Compares to the Alternatives

Factor DSCR HELOC DSCR cash-out refinance
Structure Standalone line; first mortgage stays Replaces the existing first mortgage
Income test Lease or market rent vs. stress payment Varies by program
Short hosting record Nightly history is not the test Often asks for longer hosting history
Best fit Keep the first mortgage, add access Reset the whole loan

A bank statement HELOC works differently again, because it is reviewed on documented deposits instead of the rent.

Where the General Rule Breaks

The general rule is that a young Airbnb can qualify on lease or market rent. These edge cases are where it breaks.

The 1007 cannot price a nightly rental. The form was built for monthly leases. McKissock, an appraiser-education firm, says it documents monthly rent, not nightly or business income. It also says the lender, not the appraiser, makes the final call on income. HousingWire reports that forcing short-term rental income into that form can distort DSCR math.

For you, that means the line often sees less income than your calendar shows. Long-term market rent is frequently below what a strong Airbnb earns. An investor who counted on nightly revenue may fall short.

No lease, no line. A property that has only ever hosted guests has nothing to show on the lease requirement. Converting to a lease changes the picture, but it also changes your strategy.

Vacant units. A two-to-four-unit building with more than 1 vacant unit does not fit.

Local rules. A rental can be legal as a short-term rental and still sit outside the lease path.

Excluded property types. A condotel is the common trap, followed by row homes and rural-designated property.

Recent purchase or refinance. A recent purchase or refinance can block the line outright, and how recent is too recent varies by lender and by file. That is true however strong the bookings look.

What the File Needs

  • A lease in place on the rental
  • The appraiser’s market rent, delivered with the automated valuation and inspection report on lines to $400,000, or the full appraisal above that
  • Title evidence: a full title policy on a first lien and on second liens above $400,000, and an owner-and-encumbrance report on smaller second liens
  • Hazard insurance covering both liens, plus flood coverage where required
  • Entity documents if the LLC holds title, and guarantor signatures from its members
  • The lender’s own credit report on each borrower

Your tax returns are not part of it. The rent, the lease, the credit report and the valuation are all documented, and all are reviewed.

If It Doesn’t Fit Yet

Three paths are worth weighing. Each has a tradeoff.

Wait. If either seasoning clock has not run, time is the fix. The cost is the equity sitting idle.

Convert to a lease. If the property is ready and the market supports it, a lease can satisfy the income test. You give up some nightly upside, so run your own cash flow on both versions.

Choose a different product. A DSCR cash-out refinance can value hosting history differently, and a bank statement program can lean on deposits. Both replace or restructure the first mortgage, which may not suit you if the first mortgage is one you want to keep. For the full range of options, see Lendmire’s complete DSCR loans guide.

The most useful question to ask is not whether the listing qualifies as an Airbnb. It is whether the rent, as a lease or a market figure, covers a stress payment on the whole line. If that fails, no clever documentation will fix it.

Common Mistakes

Assuming strong bookings equal qualification. Bookings are not the income test on this line.

Confusing the clocks. Ownership seasoning and hosting history are different measurements. Only the first one counts here.

Sizing the line to what you need. The stress test runs on the full limit, and most of the line is drawn at closing. Pick the limit with both facts in mind.

Forgetting the step-up. The payment rises at the end of the draw period. Build that into your plan.

Ignoring property type. Many young listings are condos or townhomes. Check the excluded list before you pay for a valuation.

Reading a figure as an offer. Every number here is a program ceiling or floor, subject to underwriting.

Frequently Asked Questions

Do I need 12 months of Airbnb history for a DSCR HELOC?

No. The line does not read hosting history. It is reviewed on the lease or the appraiser’s market rent, tested against a stress payment on the full limit, subject to lender guidelines. Other DSCR products may ask for longer booking records, so the answer changes with the product.

How long must I own the property first?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Can my LLC hold the property?

Yes, subject to program terms. The LLC can stay on title for an investment property. The members sign as guarantors, and a title holder who is not a borrower signs an ownership acknowledgment and the security instrument. The borrowers on the line need not be the borrowers on the first mortgage.

Does nightly Airbnb revenue count toward the coverage ratio?

No. The rent counted is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A strong booking season can help your own cash flow without moving the qualifying ratio.

What if I want to keep my first mortgage?

That is what the second-lien structure is for. Your first mortgage stays in place, and the line sits behind it at up to 70% combined loan-to-value at a 720 credit score or better. A first lien exists only on a rental with no mortgage. Whether a particular file qualifies depends on rent, credit, valuation and underwriting. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Next Step

If you are considering a home equity line on a rental property and want to see how the numbers work, Lendmire can help you compare DSCR HELOC options. It looks at the property, the rent, the equity available, your credit profile, combined leverage, and your goals. A short look at the rent and the lease usually shows quickly whether this structure is worth pursuing, and a first-year listing with a solid lease is often a stronger candidate than owners expect.

Strategy math (LTR / STR / BRRRR)

Compare how different rental strategies change the math on this property. The short-term row applies a 1.6× market premium to the long-term rent as a starting seed, so it reads higher than a calculator that opens at break-even coverage; adjust the calculator on this page to test your own numbers.

Strategy Gross / mo Cash flow / mo (gross less PITIA)
Long-term rental $2,242 +$1/mo
Short-term rental $3,587 +$1,346/mo
BRRRR (after refi) $2,242 +$1/mo
