The Quick Read: Treat the property as an investment loan: the new, larger loan pays off the old one and sends you the difference, and the lender reviews whether the home’s rent covers the full payment, not your own housing situation. This works if you own a rental, or if you moved out of a home and now rent it to a tenant. It does not work if you rent your home and own nothing, because there is no property to borrow against.
- Across most of the wholesale network, cash-out on a standard rental tops out around 75% LTV, with about 6 months of ownership measured from title recording.
- A DSCR (debt service coverage ratio) of 1.00 is where select programs start. Stronger ratios open better pricing and leverage.
- The loan size is the smaller of two tests: value at the leverage cap, or the rent the property supports.
- A home you moved out of should be refinanced as an investment property, not as a primary residence you then rent out.
- Credit floors begin at 620 in parts of the network, with most programs wanting about 660 and 700+ for the strongest tiers.

| Your situation | Can you do it? | Next step |
|---|---|---|
| You rent out a property you own to a tenant | Yes, on an investment-property DSCR program | Gather lease, mortgage statement, insurance |
| You moved out of your old home and now rent it | Yes, if refinanced as an investment property | Don’t use a primary-residence loan first |
| You rent the home you live in and own nothing | No | Buy a rental first, then revisit |
If you rent your own residence but own a rental elsewhere, your housing status isn’t the deciding factor. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties, so the home you sleep in never enters the calculation.
How a Rental Cash-Out Refinance Works
A cash-out replaces your current mortgage with a bigger one. The old balance and closing costs come out first. Whatever remains is yours.
Lenders judge two things: equity and rent. The equity test caps the loan at a percentage of appraised value, around 75% LTV on a standard rental cash-out. The rent test asks whether the property’s monthly rent divides cleanly into the full payment, meaning principal, interest, taxes, insurance and association dues (PITIA). That ratio is the DSCR. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
The tighter test sets your loan. Strong equity won’t rescue weak rent, and strong rent won’t rescue thin equity. The strongest files clear both.
One caution: clearing 1.00 is not the same as positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capex all sit outside it, so model those separately.
Step-by-Step: What Underwriting Actually Does
1. Confirm it’s a true cash-out. If you take meaningful cash home, the loan is cash-out. A refinance that returns no real cash is a rate-and-term deal, which allows up to 85% LTV on this program set and usually lighter seasoning.
2. Check title and seasoning. Seasoning runs about 6 months from the recorded deed or title date. It is lender policy, not law, so it varies by program. Documented all-cash buyers may use delayed financing as a seasoning exception, though the loan is still sized and priced as cash-out. Inside the window, lenders typically size on the lower of cost basis or appraisal.
3. Order the appraisal with a rent schedule. Value sets the LTV ceiling. The appraiser also gives a market-rent opinion on forms such as Fannie Mae Form 1007, which Freddie Mac numbers as Form 1000. Small 2-4 unit properties use a different income report. These agency forms serve only as appraisal paperwork, since DSCR loans are not agency products.
4. Decide which rent counts. Most files use the lower of the signed lease and market rent. A lease above market adds nothing. A lease below market caps your ratio. Some programs run on market rent alone, so ask which basis applies before the appraisal is ordered.
5. Run the ratio on the new payment. The bigger loan means a bigger payment, so coverage falls as you pull more cash.
6. Size the loan. Cash to you is the smaller of the two loan sizes, minus the old payoff and closing costs. A modest appraisal miss can turn a cash-out into a cash-to-close file. A rent shortfall shrinks the loan by more than the shortfall percentage, because taxes and insurance stay fixed.
7. Assemble documents. Expect the current mortgage statement, entity documents if an LLC holds title, a signed lease or rent roll, the insurance declarations page, photo ID and reserve statements. Lenders pull the guarantor’s personal credit.
8. Underwriting. Title, condition, insurance and credit get reviewed. Every file is underwritten individually, subject to lender guidelines.
Converting Your Old Home: The Occupancy Question
This is the hardest version of the occupancy question. Say you lived in a house for several years, bought another, and now want cash out of the first one while a tenant pays rent.
The clean path is to do the cash-out as an investment-property DSCR loan. Don’t take a primary-residence refinance and then rent the home out. Occupancy misstatements are a recognized fraud type, as a Texas Department of Savings and Mortgage Lending presentation describes, and SuperMoney advises talking to your existing lender before renting out a home that carries an owner-occupied loan.
Expect investment-property treatment to cost you something: lower leverage than a primary-residence cash-out, and different pricing. That is the honest tradeoff. An investor whose current loan is a primary-residence mortgage should read the loan documents first and decide whether to keep the home or restructure.
Tenant Situations That Change the Math
- Long-term tenant, month-to-month or no written lease: bring written rent and proof of payment. Without a lease, market rent applies.
- New tenant: the lower of lease or market rent applies. Bring the lease, first-month rent and deposit proof.
- Vacant property: underwritten on market rent. Some programs want a leased property for cash-out, so ask early.
- Related-party tenant: gets market rent and closer review.
- Legacy below-market lease: it can cap coverage for as long as it runs. Trim the draw or renew at market before the appraisal.
The practical lever is fixing rent before the appraisal. Cure vacancy and below-market leases first.
Where the General Rule Breaks
Short-term rentals. Form 1007 was not designed for them. Across the network, STR cash-out runs up to 70% LTV, versus 75% on a standard rental, with a 640+ score and about 12 months of hosting history typical. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
LLC title. An LLC can generally stay in place on a cash-out, subject to program terms.
Coverage below 1.00. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. No-ratio structures exist only through select lenders, generally for borrowers who already own a primary residence.
Property types. Manufactured homes (single- and double-wide), log homes and barndominiums fall outside these programs and are not offered.
Prepayment penalties. Many investor loans carry one, so factor the holding period into the decision.
Is It the Right Move?
For an investor with a rental that has real equity and rent that covers the larger payment with room to spare, cash-out can fund the next purchase. For an investor whose coverage lands barely above 1.00, the move is risky: a single vacancy turns the new payment into a monthly drain.
The flip point is simple. If you plan to redeploy the proceeds into something that earns more than the added debt costs, it can pencil. If the cash covers living expenses or plugs gaps elsewhere, pause.
Program basics, reserves, and tiers are laid out in the complete DSCR loans guide. Reserves commonly run about 6 months of PITIA, stepping up to about 9 months above $1,500,000. Loans reach up to $3,000,000 on standard programs. Tax treatment varies; consult a qualified professional.
Key Terms Defined
Cash-out refinance: a new, larger loan that pays off the old mortgage and sends you the difference.
Seasoning: how long you must have owned the property, measured from title recording, before cash-out is allowed.
DSCR: monthly rent divided by the full PITIA payment on the new loan.
PITIA: principal, interest, taxes, insurance and association dues.
Delayed financing: a seasoning exception for documented all-cash buyers, still priced as cash-out.
Frequently Asked Questions
Can I do this if I rent the home I live in?
Yes, if you own a separate rental property. The loan looks at that property’s rent, not where you live. If you own nothing, there is nothing to refinance, so buying a rental comes first.
Do I need a tenant in place?
Not always. A vacant property is typically underwritten on market rent, though some programs want a lease for cash-out. Ask which applies before ordering the appraisal.
How soon after buying can I pull cash out?
Seasoning of about 6 months from title recording is the common expectation across the network. Documented all-cash buyers may qualify through delayed financing, still sized as cash-out.
What credit score do I need?
A 620 floor exists in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Eligibility depends on the full file.
Does a bigger lease help?
No. Most files use the lower of the lease and market rent, so a lease above market adds nothing to the ratio.
