Best Bank Statement HELOC Program Before Retiring From Your Business

Best Bank Statement HELOC Program Before Retiring From Your Business

The Quick Read: The right program reads your business deposits while they are still strong, sizes the line to a payment you can carry without that income, and fits your property’s title and occupancy. No single lender wins for every owner. The best program for your situation depends on the property, your credit profile, and how much leverage you need.

  • Apply while twelve or more months of healthy deposits are still on your statements. A wind-down shows up in those statements fast.
  • Bank statement documentation is reviewed on documented income under the applicable program, subject to lender guidelines. It is not a no-paperwork loan.
  • On this network, at least 75% of the line is drawn at closing. Plan it as funded borrowing, not a standby cushion.
  • A line on an investment property tops out at 70% CLTV and $500,000. A primary residence can go higher.
  • After you retire, a DSCR loan on stabilized rentals is reviewed on the property’s income instead of yours.

Why Does Timing Matter More Than the Program?

For a retiring owner, timing matters more than the program. A bank statement line is reviewed around deposits, and deposits only exist while the business runs. Once you wind down, sell, or hand off, the history that qualified you stops growing.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Think of it as two clocks. One is the statement window, usually the last 12 or 24 months of deposits. The other is your exit date. If the exit comes first, the window starts shrinking. Final-year revenue tapers, customers move on, and inventory sells off in odd lumps. A lender reading that picture sees less income, not the strong years behind it.

That is why a W-2 worker’s advice, apply while you still have pay stubs, needs a translation for owners. Your equivalent is to apply while the deposits still look like the healthy business you built. In practice, that usually means starting well before you announce a sale or begin winding down. Lendmire is a mortgage broker, not a lender, and it sees this timing problem often on self-employed files.

What Is a Bank Statement HELOC, Exactly?

A home equity line of credit (HELOC) is a revolving line secured by your property. A bank statement version changes only how income is documented. Instead of tax returns, the lender reads your deposits.

The method has a few moving parts:

1. Statement type. Personal statements and business statements are read differently. Business statements usually get an expense factor, because not every deposit is profit.

2. Window. Programs commonly use 12 or 24 months of complete, consecutive statements. Steady or rising deposits tend to look stronger over 12 months. Seasonal or lumpy deposits look steadier over 24.

3. Clean-up. Transfers between your own accounts, loan proceeds, refunds, and one-off credits come out of the count.

4. Expense factor. The program sets it, not you. Where the program allows, a letter or profit-and-loss statement from a third-party tax professional may support a different treatment.

5. Debt-to-income (DTI). The lender adds the new line’s payment to your first mortgage and other debts. On this network, DTI tops out at 50%, drops to 45% for credit profiles from 600 to 679, and above 45% requires a 680 score. The payment is calculated on the interest-only amount at the maximum draw.

Equity, credit, and the property are all reviewed too. Only the tax-return step changes.

How Do You Define “Best” for a Retiring Owner?

“Best” is a fit test, not a ranking. Lendmire does not rank or name lenders. It works with a network of wholesale HELOC lenders and matches your file to a program. These are the criteria that matter most for a retiring owner:

Criterion What to check
Income method Statement type, window, expense treatment
Occupancy Primary, second home, or investment
Leverage Max CLTV at your credit tier
Line size Fits both your need and a post-retirement payment
Title Individual or revocable trust vs. LLC
Runway Length of interest-only draw before repayment

Here is how the network’s two wholesale programs handle structure. One has a 3-year interest-only draw followed by 17 years of full amortization. The other has a 5-year draw followed by 25 years of amortization. Pricing floats on both through the draw and repayment periods and never converts to fixed. For a retiring owner, the 5-year draw structure buys more runway. It also means repayment starts later, potentially deep into retirement.

What leverage looks like by occupancy

Leverage depends on the property’s use, so one figure never covers everyone.

  • Primary residence: the ceiling reaches 90% CLTV only at a 720 or better credit profile, on lines up to $500,000. Lower credit tiers step down from there, down to a 600 minimum score.
  • Second home: the same 90% ceiling applies only at 720 or better, on lines up to $500,000. The minimum score is 640.
  • Investment property: the ceiling is 70% CLTV on lines up to $500,000, with a 700 minimum score. No tier goes higher.

Lines above $500,000 are primary-residence only. They need a credit profile of 700 or better (720 on the 5-year draw structure), cap at 75% CLTV, and require a full appraisal. The maximum line is $750,000, and the minimum is $25,000. Lines at or below $500,000 ordinarily use an automated valuation instead of a traditional appraisal.

Every figure above is a typical guideline range, subject to lender guidelines and full file review. It is not a commitment to lend. Availability is limited to Lendmire’s 16 full-service states for HELOCs. That is narrower than its 41-market DSCR footprint.

How Do Statements Read When Your Business Is Winding Down?

A winding-down business produces statements that look different from a healthy one. A lender reading them sees the trend, not just the average.

Tapering deposits. Revenue that falls in the final months pulls the average down. A 12-month window feels this more sharply than a 24-month window. If your best years sit earlier in the record, a longer window may help, depending on the program.

One-time deposits. Sale proceeds, inventory liquidation, and final customer payments are not recurring income. Lenders generally treat large non-recurring credits as non-income. Do not expect a sale check to count as monthly earnings.

Commingling. If personal and business money flow through the same account, every deposit needs a story. Keep a short written explanation for any large or unusual credit. Underwriters ask, and a ready answer helps.

Ownership share. In formulas that count your ownership percentage, a partial sale or partner buyout lowers the income that counts. Apply before the ownership change, not after.

Business history. Programs commonly look at how long you have been self-employed in the same line of work. A recently sold or closed business can complicate that picture.

These are patterns from how bank statement files typically behave, not guarantees. Each program’s own guidelines decide what counts. For a closer look at uneven deposits, see Lendmire’s piece Best Bank Statement HELOC Program When Business Income Fluctuates From Month to Month.

What Should You Do 12, 6, and 3 Months Before You Exit?

Work backward from your exit date. This is a planning guide, not a lender requirement.

Time before exit Focus
12 months Pull 12 to 24 months of statements. Check credit. Decide the line size you actually need.
6 months Apply. Keep deposits flowing through the same accounts. Document large credits.
3 months Avoid new debt. Keep reserves in separate liquid accounts.

Deposit statements prove repayment ability. Separate liquid-account statements prove reserves, so keep both in clean order. If you can, close the line before you announce a sale or begin liquidating inventory.

Why Is This Not a Standby Line?

On this network, at least 75% of the line is drawn at closing. That fact changes how a retiring owner should think about it. The common picture of a HELOC as a cushion you open now and use later does not match these programs.

After closing, the minimum subsequent draw is $1,000 (Texas is $4,000). The draw period is interest-only, so the early payment looks small. Then repayment begins and the payment rises as principal enters the schedule. The CFPB explains that a draw period can last 10 years, for example. Repayment often runs 10 or 20 years, and in some cases the full balance can come due when repayment starts.

Here is the practical test. Model the payment after the draw ends, using only the income you expect in retirement. Do not model the interest-only payment. If the fully amortizing payment feels heavy without your business, size the line smaller.

The same CFPB page says a lender might freeze new draws if your finances change and it doubts you can pay. It also says the lender can stop further credit if the home’s value falls significantly. The CFPB HELOC brochure adds that HELOCs generally let the lender freeze or reduce the line. So draw what your plan truly needs while the line is open. Do not count on later access after your income drops.

Where Does the General Rule Break?

Most of these edge cases decide whether a file works at all.

Rentals held in an LLC. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. Title must sit with you personally or in a revocable living trust. If your rentals are already deeded to an LLC, you would need a vesting change or a DSCR cash-out refinance instead.

Investment-property lines. The line cap is $500,000 and the ceiling is 70% CLTV. A line above $500,000 is primary-residence only.

Property types. Single-family homes, 2-4 unit properties (640 minimum on the 5-year draw structure), PUDs, townhomes, and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not.

Portfolio size. A borrower can hold at most three lines. A borrower owning more than 15 financed properties is not eligible.

Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history depends on the program and occupancy.

Listed properties. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA.

If the funds will go toward business or rental use, tax treatment can depend on how the funds are used and how the property is held. Keep clear records and speak with a qualified tax professional before relying on any deduction.

Which Option Fits a Retiring Owner?

Each product reads a different thing. The bank statement HELOC reads you. The others read your assets or your property.

Option What it reads Best fit Trade-off
Bank statement HELOC Your business deposits Owner still earning Income ends at exit
Cash-out refinance Income or assets, per program Replacing a first mortgage Gives up an existing first lien
DSCR loan The rental’s income Stabilized rentals Investment property only
Asset-based income Your liquid assets Already retired Needs substantial assets

A second-lien line leaves your current first mortgage intact. A cash-out refinance replaces it. The first lien still counts toward DTI and combined leverage either way. If your first mortgage is worth keeping, a second-lien line may be the better structure. If not, a refinance may fit better.

How Does DSCR Fit After You Retire?

The two products work as a before-and-after pair. A bank statement HELOC qualifies the person, so it depends on active business deposits. A DSCR loan is reviewed for the property, so it still works after your paycheck stops. It is the natural exit for owners who plan to keep rentals.

DSCR means debt service coverage ratio. It compares the rent to the full monthly housing payment: principal, interest, taxes, insurance, and any association dues (PITIA). A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

Across Lendmire’s wholesale network, the typical ranges look like this:

  • A cash-out refinance on a standard rental tops out around 75% LTV, with about 6 months of seasoning as the common expectation.
  • 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • Most programs want a credit score around 660. A 620 floor exists in parts of the network, and 700 or better opens the strongest leverage tiers.
  • Reserves vary by lender, leverage, and loan size. Around 6 months of PITIA is common.

A sensible sequence is to use the bank statement line while your business income is documentable. Then move rental debt into DSCR financing once the properties are stabilized. This is a planning framework, and every file is underwritten individually. The complete DSCR loans guide covers the full set of DSCR programs.

Three Retiring-Owner Scenarios

These are illustrative patterns, not real files or promised outcomes.

The sole proprietor winding down over a year. Deposits fall through the final months. The file works best if the line closes early in that stretch, while a 24-month window still carries stronger earlier years. Waiting until deposits fall often changes the answer.

The S-corp owner selling the business. The sale closes and recurring deposits stop. Sale proceeds do not read as monthly income. Applying before the sale keeps the recurring deposits as the story, and the line’s repayment is sized to retirement income.

The partner buyout. Ownership percentage drops after the buyout. In formulas that count ownership share, income shrinks with it. Applying while ownership is intact preserves the counted income.

What Documents Should You Gather?

  • 12 to 24 months of complete, consecutive statements from the same accounts.
  • Proof of the business and your ownership share.
  • A profit-and-loss statement or tax professional letter, where the program allows.
  • Recent mortgage statements for every financed property.
  • Liquid-account statements for reserves.
  • A short written explanation for every large or unusual deposit.
  • A credit report no more than 90 days old at closing. The network uses a single-bureau score keyed to the primary wage earner, with no rescores.

Frequently Asked Questions

Should I get a HELOC before I retire from my business?

It depends on your plan, but applying while deposits are strong gives you the most options. Once income stops, qualification gets harder. Only borrow what your retirement income can repay after the draw period ends, because that payment is the real test.

Can I get a bank statement HELOC after I close my business?

Rarely. The method reads deposits, and a closed business stops producing them. If you have already stopped working, asset-based documentation, other income such as a pension or investment income, or a co-borrower’s income may carry the file instead. Program availability varies, so ask for each option by name.

Does selling my business hurt my application?

Often, yes, if the sale happens first. Sale proceeds are usually treated as non-recurring, and your ownership percentage drops. Applying before the sale keeps your recurring deposits as the basis for the file.

Can I borrow more than I need now?

On this network, at least 75% of the line is drawn at closing, so a larger line means a larger drawn balance. Borrowing extra also raises your post-retirement payment. A smaller line you can carry is safer than a larger one you cannot.

Can I use a HELOC on a rental property held in an LLC?

Not directly. These lines require title in your name or a revocable living trust. A property already in an LLC needs a vesting change or a DSCR cash-out refinance, subject to program terms.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

For many owners, the decision comes down to one question: what will your income be on the day the first fully amortizing payment arrives?
