Best Hard Money Cash-Out Refinance Program With Limited Airbnb Rental History

Best Hard Money Cash-Out Refinance Program With Limited Airbnb Rental History

The Quick Read: With thin hosting history, the workable path usually splits in two. A hard money loan sizes on the property and the plan, so it does not depend on booking history. A DSCR cash-out refinance comes later, once documented short-term-rental income and ownership seasoning are in place. The best program for your situation depends on which of those two clocks is still running.

  • Hard money refinance leverage typically tops out at 65% of value. Terms run 6 to 18 months, interest-only.
  • A DSCR cash-out on standard rentals typically runs up to about 75% LTV. On short-term-rental collateral it typically runs about 70% LTV.
  • Short-term-rental files across most of the network want about 12 months of hosting history and a 640+ score.
  • Seasoning and hosting history are two separate clocks. Most files need both.
  • Every figure here varies by lender, property, and experience, and nothing is a commitment to lend.

What Is This Loan, Exactly?

The title blends two products with different jobs and different limits.

Hard money is short-term, interest-only bridge money. Investors use it to buy and rehab. Business-purpose and asset-based, it looks at the property, the plan, and the exit. Across the programs Lendmire places files with, hard money runs 6 to 18 months with no prepayment penalty. Collateral is non-owner-occupied residential, 1-4 units. Loan sizes go up to $5,000,000, with larger balances by exception.

A DSCR cash-out refinance is the usual permanent exit. It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on the borrower’s traditional personal-income documentation. AirDNA’s BRRRR explainer describes the common pattern: short-term money to buy and renovate, then a long-term refinance once the property is rehabbed and rented.

Some hard money programs also offer their own cash-out or rate-and-term refinance. That line is lower-leverage, at up to 65% of value. It works as a stopgap more than a permanent home.

For an investor with a few months of Airbnb bookings, the real question is which exit to use and when. The complete DSCR loans guide covers the permanent side in more depth.

How Does Underwriting Treat Limited Airbnb History?

Underwriters need a defensible income number. With short history, the program decides which sources of that number it will accept. Here is the sequence on a typical file.

1. Classify the exit. A refinance that only repays the bridge and costs is a payoff-only (rate-and-term) deal. A refinance that returns extra cash is a cash-out and carries tighter limits on leverage and seasoning.

2. Check the seasoning clock. Seasoning is the ownership period before a lender sizes the loan on appraised value instead of cost. Across most of the DSCR network, about 6 months is the common expectation. It is counted from the recorded deed. AirDNA notes that lender requirements differ and some investor-friendly lenders waive seasoning. A hard money purchase does not change the exit lender’s rules.

3. Check the hosting-history clock. This is separate. On short-term-rental refinances, most programs want about 12 months of documented hosting, with a 640+ score. Six months of ownership does not give you twelve months of bookings.

4. Pick the income method before the appraisal. The options are actual history, a projection with a haircut, or the appraiser’s long-term market rent. Some programs take the greater of documented short-term income and market rent. Others allow only one method.

5. Order the appraisal. One report sets value, which drives LTV. It can also supply market rent, which may drive coverage. Ask whether a short-term-rental income addendum is accepted.

6. Test coverage. Qualifying income is divided by the full payment: principal, interest, taxes, insurance, and any HOA dues. Many select programs start at 1.00 on a short-term-rental refinance. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

7. Size the loan at the smallest of the tests. The LTV cap, the cost basis before seasoning, and the coverage-constrained loan size all apply. On a short-term rental, the income method often trims the loan after the value test clears.

Why Does the Appraisal Form Matter So Much?

Because a rent schedule built for monthly leases can undercut a strong Airbnb. McKissock’s appraisal education team explains that Form 1007 documents monthly rent for one-unit homes and condos. It is not built for nightly rent or business income. Fannie Mae’s appraiser update says the same thing from the agency side: the form calls for monthly-lease comparables and cannot estimate a nightly fee. Fannie Mae’s rules do not govern DSCR files. The point here is only that the form was designed for long-term leases.

HousingWire argues that forcing short-term income through that form produces artificially low coverage ratios. It also reports that the next appraisal data standard, UAD 3.6, will retire legacy forms including the 1007. Class Valuation describes how short-term-rental-competent appraisers report income through a labeled narrative addendum, a Short-Term Rental Projected Income Analysis.

Forms may change. The underlying gap between monthly rent and nightly income will not.

The Four Income Paths

Income path When it fits Effect on cash-out
Trailing actual history 12 months of hosting documented Strongest evidence, most programs accept
Third-party projection Some purchases, select refinances Haircut applied, may be refused on cash-out
Appraiser short-term addendum Program accepts it Supports income, varies by lender
Long-term market rent Fallback, or thin history Usually the lowest number for a strong Airbnb

Projections tend to work on purchases. On a refinance or cash-out, many programs want actual history. That gap is the central tension for a limited-history cash-out, and why the same house can size very differently under two programs.

Where the General Rule Breaks

The 1007 fallback can sink a strong Airbnb. If a program defaults to long-term rent, coverage can fail even when bookings are healthy. This is where running the file through more than one program matters.

Owned under 12 months. Practices vary. Some programs use the lower of actual average and the projection. Others decline the cash-out until history builds. Expect a one-lender answer to differ from the next.

Experience on other properties. A few lenders in the network will weigh hosting documentation from other owned short-term rentals. It is not universal. Ask before assuming.

Converted long-term rentals. A property that ran as a long-term rental and just went on Airbnb has no short-term history at all. The long-term lease history may still support a standard rental cash-out at the higher 75% ceiling on standard-rental collateral, if the coverage clears.

Personal use. DSCR loans are business-purpose. A property used personally for part of the year may belong in a different product.

Medium-term rentals. Furnished stays of one to six months do not have a clean data tool. Lease evidence carries the file.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network. Condos and small multifamily need extra review.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Should You Do, Given Where You Are?

Situation Realistic route
Just bought, no bookings Stay in the bridge, build history
A few months of bookings Bridge refinance or wait for history
Converted long-term rental Standard rental cash-out, if lease evidence supports it
Paid-off property, no Airbnb record Test market rent coverage, or wait
Bridge maturing soon Payoff-only first, cash-out later

Waiting for more booking months often beats forcing a thin file. A hard money extension fee is a real carrying cost. The bridge term should outlast seasoning, lease-up, appraisal, and underwriting.

What Hard Money Itself Can Do Here

Hard money is the right tool when the clock is the problem. Underwriting stays asset-based: property, plan, exit. Typical limits across the programs Lendmire places files with:

  • Cash-out and rate-and-term refinance up to 65% of value.
  • Bridge purchases without rehab up to 80% of purchase price.
  • Fix-and-flip leverage tiered by completed projects, always capped at 75% of after-repair value. It reaches 93% of project cost at 5+ completed projects, 90% of project cost at 2+, and 85% with fewer than 2.
  • Credit minimum of 620, with added conditions below 660. First-time investors qualify at the lower leverage tiers.

There is no true 100% purchase program. Up to 100% of a rehab budget can fund in draws against completed work, and that is a budget figure, not a purchase LTV. All of this varies by lender, property, and experience, and the top tier goes to experienced investors.

Many investors refinance out of hard money into long-term DSCR financing once the property stabilizes. Lendmire brokers that path.

How Much Cash-Out Can a DSCR Exit Return?

The ceiling is the smaller of the leverage test and the coverage test. On standard rentals, cash-out typically tops out around 75% LTV. On short-term-rental collateral it is typically about 70% LTV. Short-term-rental refinances typically start at a 1.00 coverage floor, with stronger ratios opening better pricing and leverage.

Run the same property three ways. On twelve months of documented bookings, coverage may clear comfortably. On a projection with a haircut, the number tightens. On long-term market rent alone, it can land below 1.00. Below 1.00, select lenders in the network have paths with leverage and terms adjusted. The loan size follows the income method, often more than the headline LTV does.

DSCR compares rent to the payment only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, cleaning, platform fees, furnishing, utilities, management, and capex sit outside the ratio. Underwrite those yourself.

Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common. Loans above $1,500,000 typically step up to about 9 months. Credit floors also vary: 620 exists in parts of the network, most programs want about 660, and 700+ unlocks the strongest leverage tiers. A bigger down payment helps coverage, but it never erases caps, credit floors, or reserve rules.

Across the wholesale network, this is where limited-history files usually slip: the investor budgets a cash-out on projected income, then the lender sizes it on market rent. Settle the income method first.

Key Terms Defined

Seasoning: the ownership period before a lender sizes a refinance on appraised value instead of purchase cost.

Hosting history: the months of documented short-term-rental income, shown by platform payouts and matching bank deposits.

Payoff-only refinance: a refinance that repays the bridge loan and costs, with no extra cash returned.

Cash-out refinance: a refinance that returns cash beyond the payoff, subject to tighter leverage limits.

DSCR: monthly rent used for lender review divided by the full monthly payment, including principal, interest, taxes, insurance, and any HOA dues.

Haircut: the discount a lender applies to projected or gross short-term income before testing coverage.

What Documents Does the File Need?

  • Platform payout reports and property-manager statements.
  • Bank deposits that trace back to the property.
  • Evidence that short-term rental is permitted at that address.
  • Hazard insurance that covers short-term-rental use.
  • Entity documents, subject to lender program eligibility.
  • The hard money payoff statement and settlement statement.
  • The appraisal with a rent schedule or addendum.

Entity paperwork and deposit tracing cause the most preventable gaps. Keep a dedicated account for the property from day one.

Common Mistakes

Multiplying the nightly rate by 30 and calling it monthly rent. Fannie Mae’s appraiser update notes the 1007 cannot estimate a nightly fee.

Assuming DSCR means no history is ever needed. Purchases may use projections. Refinances commonly want actual history.

Treating seasoning as law. It is lender policy and differs by program.

Treating hard money and DSCR as interchangeable. One buys and rehabs. The other refinances and holds.

Short-term rentals can earn two to three times long-term rent. That is a market claim. A lender may count the lower number. Lendmire’s piece Best Short-Term Rental Cash-Out Refinance Program With Limited Airbnb Rental History covers the DSCR side of this question directly.

How to Pick a Program

Ask any lender or broker these questions:

1. Which income method do you use on a refinance with under 12 months of history? 2. Is the seasoning clock counted from the recorded deed? 3. Do you accept a short-term-rental narrative addendum? 4. What is the leverage cap on short-term-rental collateral versus a standard rental? 5. What are the reserve requirements at my loan size? 6. Are there prepayment terms on either loan? The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

A broker that shops several wholesale lenders can match the scenario to the program whose rules fit the file. The best program for your situation depends on property type, credit profile, leverage need, documentation, and how long your bridge has left.

Frequently Asked Questions

Can I cash-out refinance an Airbnb with only a few months of bookings?

Sometimes, but usually through the hard money side, which is asset-based and does not weigh hosting history the way a DSCR refinance does. Hard money refinance leverage typically tops out at 65% of value. DSCR short-term-rental refinances commonly want about 12 months of hosting history. Terms vary by lender, property, and experience.

Does the appraisal capture my Airbnb income?

Not on a standard rent schedule. Form 1007 documents monthly rent from monthly-lease comparables, per McKissock. Some programs accept a narrative short-term-rental addendum. Ask before the appraisal is ordered.

What is the difference between seasoning and hosting history?

Seasoning is how long you have owned the property, typically about 6 months before a cash-out sizes on value. Hosting history is how many months of documented short-term income you have, typically about 12 on a short-term-rental refinance. Passing one does not satisfy the other.

How much cash can a DSCR exit return?

On standard rentals, cash-out typically runs up to about 75% LTV. Coverage and reserves can cut the loan below those caps.

Does a strong DSCR ratio mean the property is profitable?

No. The ratio compares rent to the housing payment only. Cleaning, platform fees, vacancy, repairs, and capex sit outside it, so run your own expense budget separately.
