Investment Property HELOC Requirements Past Conventional Loan Limits

Investment Property HELOC Requirements Past Conventional Loan Limits

The Quick Read: The conventional loan limit does not cap an investment property HELOC. It sizes loans that Fannie Mae and Freddie Mac can buy, and a home equity line sits outside that system. What does cap a rental line is the lender’s own CLTV ceiling, a dollar maximum, and the borrower’s personal credit and debt-to-income ratio.

  • Across Lendmire’s wholesale network, an investment property line tops out at 70% CLTV and $500,000, subject to lender guidelines.
  • The credit floor for an investment line is 700. A 720 score does not raise the ceiling.
  • Investment lines can be held only by an individual or a revocable living trust. LLC-titled rentals do not fit.
  • Lines are qualified on personal credit and DTI, not on the rent. A DSCR cash-out refinance is reviewed on the property instead.
  • Investment HELOCs are available only in Lendmire’s 16 full-service states, which is narrower than its 41-market DSCR footprint.

What Is the “Conventional Loan Limit,” Really?

It is an agency sizing label. The Federal Housing Finance Agency sets the 2026 conforming loan limit at $832,750 for a one-unit property, with a high-cost ceiling of $1,249,125. Alaska, Hawaii, Guam and the U.S. Virgin Islands carry separate statutory limits. FHFA typically publishes the next year’s figures in late November, so any early lender figure for the following year is not official.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A loan above the county limit is called jumbo. That label describes size only. HELOCs and DSCR loans are not delivered to the agencies, so the FHFA number does not decide how large they can be. For a HELOC, “past conventional limits” is really a question about how much equity a lender will let you borrow against, and what extra scrutiny comes with a bigger line.

How Does a Rental HELOC Differ From a Home HELOC?

A HELOC on a rental is a second mortgage secured by that property. Bankrate notes that lenders weigh both the borrower’s creditworthiness and the property’s financials, and that investment properties require more equity than a primary residence. NerdWallet adds that not every lender offers the product, the lender pool is smaller, and you generally can’t borrow as much as you could against a home you live in.

On Lendmire’s network, an investment property line is capped at 70% CLTV, with no tier above it.

How Does Underwriting Treat the Line, Step by Step?

1. Equity is sized by CLTV. The existing first mortgage plus the new line, divided by appraised value, cannot exceed the ceiling. The first lien uses equity first, whatever its size. The maximum line is roughly value times the CLTV cap, minus the first mortgage balance.

2. The borrower is underwritten, not the rent. The line is qualified on credit, income and DTI. The maximum DTI is 50%. It drops to 45% for credit profiles from 600 to 679, and a ratio above 45% requires a 680 minimum. Payment is calculated on the interest-only amount at the maximum draw, so the test is tougher than the payment you would actually make on day one.

3. Credit is pulled once. The network uses a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing, and rescores are not available.

4. Valuation follows the line size. Lines at or below $500,000 ordinarily use an automated valuation with no traditional appraisal, though a higher CLTV may call for a secondary valuation. Because an investment line caps at $500,000, it sits in the automated lane. A borrower may still request a full appraisal.

5. Title and vesting are checked. The property must be held by the individual borrower or an inter vivos revocable living trust.

6. The structure is set. The draw period is followed by amortized repayment, and the details are covered below.

What Are the Hard Numbers on the Network?

Here is the investment property picture, with a primary residence for contrast. Everything is subject to lender guidelines and full file review.

Factor Investment property Primary residence
Max CLTV 70% Up to 90% (720+ only)
Credit floor 700 600 program floor
Max line $500,000 $750,000
Valuation Automated, ordinarily Full appraisal above $500,000
Draw structure 5-year draw, 25-year repayment Two structures offered

Investment property is a two-tier table. Scores of 720 and 700 both reach 70% CLTV, so credit above 700 buys eligibility rather than extra leverage. And 700 is a hard floor with no tier beneath it. A line above $500,000 is for primary residences only, needs a 700 or better credit profile (720 on the longer-runway structure), caps at 75% CLTV, and requires a full appraisal.

Lines are a standalone product in first or second lien position. At least 75% of the line is drawn at closing, and pricing floats through both the draw and repayment period. It never converts to fixed. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

Which Properties and Borrowers Are Eligible?

Eligible: single-family, 2-4 unit, PUD, townhome, and condominium, including non-warrantable condos. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, or agriculturally zoned property.

Exposure is limited too. A borrower can hold three lines at most, and a borrower owning more than 15 financed properties is not eligible. Properties listed for sale, or listed within the past 60 days, are ineligible in NC, PA, TN, TX and WA. Prior bankruptcy needs 4 years of seasoning from discharge or dismissal. Foreclosure history on investment files follows a 7-year path, and a deed-in-lieu, pre-foreclosure or short sale follows a 4-year path.

Where Does the General Rule Break?

LLC-held rentals. This is the sharpest edge case. LLCs, corporations, partnerships, and irrevocable, blind or land trusts cannot hold title on a line. A property already deeded to an LLC needs a vesting change, which carries its own legal and lender considerations, or a different product. A DSCR cash-out refinance can be written to an entity, subject to lender program eligibility.

The line is smaller than the equity. A 70% CLTV and $500,000 cap can leave real equity untouched on a high-value rental. Only a cash-out refinance reaches larger draws. DSCR cash-out on a standard rental tops out around 75% LTV across most of the network, with about 6 months of seasoning as the common expectation. On short-term rental collateral, the cash-out ceiling is 70%. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

A cash-out replaces the first lien; a HELOC leaves it. If the existing first mortgage is one you want to keep, a line preserves it. That is a structural trade, not a pricing claim.

Equity does not pool. Each line is secured by one property. Equity in one rental cannot back a line on another.

Portfolio DTI. A growing portfolio of mortgages raises personal DTI. Investors often hit that wall before they hit a CLTV wall.

When Should the Investor Move to a DSCR Loan Instead?

When the line is too small, the title sits in an LLC, or personal DTI is the constraint, the decision shifts. A HELOC tests the person. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Coverage of 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

Situation Better fit
Keep a low first mortgage, modest draw, personally titled HELOC
Rental held in an LLC DSCR cash-out
Need more than $500,000 from the property DSCR cash-out
Personal DTI above the limit DSCR cash-out
Buying the next rental with equity as the down payment Either, depending on structure

DSCR purchase leverage on most files lands at 75% to 80% LTV, and select high-leverage programs reach 85% with roughly a 700+ score. Credit floors run from 620 in parts of the network, with most programs wanting around 660. Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA. Details are in Lendmire’s complete DSCR loans guide.

One caution. Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capex sit outside the calculation.

What Should the Investor Gather Before Applying?

  • A government ID and the vesting deed, to confirm the property is held individually or in a revocable trust.
  • Current first mortgage statement showing the balance.
  • Income documents and bank statements. Business bank accounts need a 680 minimum for the deposit analysis, which an investment line already exceeds.
  • Leases or rent history and proof of tenants. NerdWallet points to proof of long-term tenants as a common ask.
  • A recent credit report within the 90-day window.

Frequently Asked Questions

Does the conventional loan limit cap an investment property HELOC?

No. The limit applies to loans the agencies can acquire. A HELOC is capped by the lender’s CLTV ceiling and dollar maximum. On Lendmire’s network that is 70% CLTV and $500,000 for an investment property, subject to lender guidelines.

Can I get a HELOC on a rental held in an LLC?

Not on this network. Title must be held by an individual or a revocable living trust. An LLC-owned rental needs a vesting change or a DSCR cash-out refinance, depending on program terms.

Do I need an appraisal?

Usually not. Investment lines cap at $500,000, so they ordinarily use an automated valuation. A higher CLTV may call for a secondary valuation, and a borrower may request a full appraisal.

What credit score do I need?

A 700 minimum for an investment line. Scores of 720 and 700 reach the same 70% CLTV, so a higher score adds eligibility cushion, not leverage.

Is the line available everywhere?

No. Investment HELOCs are available only in Lendmire’s 16 full-service states.
