Investment Property HELOC Requirements Before Relocating for a New Job

Investment Property HELOC Requirements Before Relocating for a New Job

The Quick Read: A landlord planning a job move can usually open a line on a rental only while the current employer is still verifiable, and only if the file clears credit, equity, debt-to-income, title and property tests together. On Lendmire’s wholesale network, an investment line is a personal-income product with its own limits.

  • An investment line on this network caps at 70% CLTV, with a 700 minimum credit score and a maximum line of $500,000.
  • Debt-to-income tops out at 50%, so the new job’s pay and timing matter.
  • The property must be titled in an individual’s name or a revocable living trust. An LLC cannot hold title.
  • The line runs a 5-year interest-only draw, then a 25-year repayment, with pricing that floats.
  • A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, which sidesteps new-job verification.

Relocation makes this tight because the product relies on the borrower’s profile, not the rent alone. Employment is part of the file. Open the line before the paycheck changes.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

How Does Underwriting Treat an Investment Property HELOC?

An investment property HELOC is underwritten on the borrower and the property together. Credit, combined loan-to-value, debt-to-income, and documented rental income all feed the decision. Bankrate describes lenders weighing the borrower’s creditworthiness alongside the property’s financials, which is why a job change lands inside the file.

Here is the sequence a file moves through:

1. Screening. Many banks do not write lines on non-owner-occupied property at all. NerdWallet notes that these lines are not offered by all lenders and carry strict requirements.

2. Credit and leverage. On Lendmire’s wholesale network, an investment line needs a 700 score at minimum. Both the 700 and 720 tiers reach the same 70% CLTV, so a higher score buys eligibility, not extra leverage. Lines on this network run $25,000 to $500,000 on an investment property, subject to lender guidelines.

3. Debt-to-income. The ceiling is 50%, and the lender qualifies the borrower on the interest-only payment calculated on the maximum draw. That detail matters for movers. A new salary, a pay gap, or a commission structure changes the income side of that ratio.

4. Rental documentation. Expect leases, Schedule E and proof that rent is being collected. Bank lines typically count rent in part, not in full.

5. Valuation. Because an investment line cannot exceed $500,000, it sits in the automated-valuation lane and commonly closes with no traditional appraisal. A higher CLTV may call for a secondary valuation, and a borrower can request a full appraisal at any time.

6. Title. The individual borrower or a revocable living trust must hold title. A property already deeded to an LLC needs a vesting change first, or a different product.

7. Closing and draw. At least 75% of the line is drawn at closing. Draws after that carry a minimum, and the draw period turns into repayment on a fixed schedule. A line is not a standby cushion you can leave untouched at closing.

Every figure here is subject to lender guidelines and full file review. Lendmire is a broker, not the lender.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property added together and divided by its value.

VOE: A verification of employment, done by phone, written form, payroll database or bank-data connection.

DSCR: Debt service coverage ratio, the monthly rent divided by the monthly principal, interest, taxes and insurance (PITIA), plus any HOA dues.

Seasoning: The minimum time a lender wants between a prior transaction, like a cash-out, and a new loan.

Draw period: The stretch when the line is open for borrowing, followed by repayment.

What Does the Job Change Do to the File?

A job change is an underwriting event, not a disqualifier. Lenders verify employment by phone, a written form, a payroll database or a bank-data connection. No federal rule sets a minimum months-on-the-job for an equity line, so each lender sets its own policy. Treat any single tenure number you see online as one lender’s rule.

Three situations show up most:

  • Offer accepted, job not started. Some lenders will not count income from a role that has not begun. Others accept an offer letter with supporting documents. Treatment varies by lender.
  • Same field, new employer. This is usually the easier file, since the income history reads as continuous.
  • W-2 to self-employed. This changes the file materially, because self-employment brings separate income-history and tax-documentation rules.

The practical rule is timing. Close the line while your current employer can still confirm your pay. After the move, you may be waiting on a first pay stub before a bank will talk.

Where Does the General Rule Break?

The “open it before you move” rule bends in several named edge cases:

  • No tenant yet. A rental with no lease is a common dead end for bank lines. Lenders usually want a tenant in place and a rental income history.
  • LLC title. If the rental sits in an LLC, a bank line generally will not work without moving title to you personally. That is the sharpest structural difference from a DSCR loan.
  • Short-term rentals and unusual properties. Manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties, and agricultural zoning are not eligible. Single-family, 2-4 unit, PUD, townhome and condominium properties, including non-warrantable condos, are eligible.
  • Exposure caps. A borrower is limited to three lines, and a borrower owning more than 15 financed properties is not eligible.
  • Recent cash-out. A recent cash-out refinance can complicate a new line because it starts a new seasoning clock. Seasoning rules vary by lender.
  • Listed for sale. In several states, a property listed for sale or listed within the past 60 days is ineligible.
  • Credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. On investment files, a foreclosure follows a 7-year path, and a deed-in-lieu, pre-foreclosure or short sale a 4-year path.

Availability is narrower than the DSCR footprint. These lines are brokered only in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA. Moving out of one of those states changes where you can apply for the next line.

How Does the Line Compare Across Occupancy?

The network’s ceilings depend on occupancy. An investment property gets the tightest box.

Factor Investment property Primary residence
Max CLTV 70% Up to 90% at 720+
Minimum credit 700 600 program floor
Max line $500,000 $750,000
Draw structure 5-year draw, 25-year repay 3- or 5-year draw
Title Individual or revocable trust Same

NerdWallet reports investment lines typically want a credit score of 720 or higher, and market surveys show some lenders allowing a higher combined loan-to-value than this network does. That is a market-wide observation. On this network, an investment line tops out at 70% CLTV.

A primary-residence line above $500,000 needs at least a 700 profile (720 on the longer-runway structure), caps at 75% CLTV and requires a full appraisal. None of that applies to an investment property.

Which Property Should Carry the Line?

Many relocating owners hold two properties: the home they are leaving and the rental. The question is which one carries the line.

If the home you are leaving is still your primary residence when you apply, a primary-residence line has a higher ceiling and more flexible credit tiers than an investment line. But once you move out, the occupancy changes, and the file follows the new status. The line also sits in your personal debt-to-income either way.

The rental carries the tighter box: 70% CLTV, 700 minimum credit, and a $500,000 cap. A stacked second lien also cuts the equity left for later borrowing, so check combined leverage before borrowing twice against one property.

When Does a DSCR Cash-Out Fit Better?

A DSCR cash-out refinance qualifies primarily on property-level rent covering the payment, subject to lender guidelines. That avoids the new-job verification problem. It also accepts LLC title, subject to lender program eligibility, which a bank line does not.

Across the network, a cash-out refinance tops out around 75% LTV on standard rentals, with about 6 months of seasoning as the common expectation. Credit floors run 620 in parts of the network, most programs want around 660, and 700+ unlocks the strongest leverage tiers. Loans run up to $3,000,000 on standard programs (smaller balances available through select lenders), with above $2,500,000 generally held to 30-year fixed structures. Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA.

Coverage is where the two lanes differ. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management and capex sit outside the calculation.

Situation Bank-style HELOC DSCR cash-out
Income still verifiable at current job Workable Workable
New job, no pay stubs yet Harder Property rent drives it
Property in an LLC Needs vesting change Subject to program eligibility
Rental has no tenant Often a dead end Rent evidence still needed
Need a revolving draw Yes No, a lump sum

Investors who expect to keep scaling sometimes pair the two. A DSCR file looks at rent coverage, while a personal line sits in the borrower’s debt-to-income. Read the complete DSCR loans guide from Lendmire for how the cash-out side works.

What Documents Should You Gather?

Pull these together before you tell your employer anything:

  • Current pay stubs and the new offer letter
  • An explanation of any gap or change in pay
  • Leases and proof of rent collected
  • Schedule E from your tax return
  • Deed showing how title is held
  • Mortgage statements on every financed property
  • Credit report details, since the report must be no more than 90 days old at closing

Entity paperwork is the quiet friction. If title is not in your name or a revocable trust, sort that before applying.

What Is the Timeline From Offer to Move?

Order matters more than speed. Work through these stages:

1. Before you accept the offer. Confirm who holds title, how much equity sits in the rental, and whether the lease is in place.

2. Before you give notice. Submit the application while your employer can still verify income. This is the stage where the line is easiest to open.

3. Before the new job starts. Keep draws and spending matched to the plan. Lenders can restrict lines under their own terms, and a freeze or reduction is possible.

4. After the move. Update your address, name a manager for the rental, and keep leases current.

A worked example, with no dollar amounts: picture a rental with equity that supports a 70% CLTV ceiling and a borrower with a 700 score. The borrower clears the leverage test. If their debt-to-income lands above 45%, the file needs a 680 minimum score, which the 700 floor already satisfies. The binding test becomes income, and income is exactly what the job move disturbs.

What About Risk and Cash Flow?

The line floats on pricing across both the draw and repayment periods and never converts to fixed. That is a cash-flow risk if rent drops through a vacancy or moving costs pile up. A rental that stops covering its own debt service can also fail coverage on a later DSCR refinance.

Plan for a gap in pay, a vacancy and moving costs at the same time. Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

Can I get a HELOC on a rental if I already accepted a job in another state?

Often yes, if you apply while your current employer can verify pay and the property is in your name. Availability is limited to 16 states, so check the property’s state first.

Does a new job offer count as income?

It depends on the lender. Some will not count income from a job that has not started.

What credit score do I need on this network?

An investment line needs at least a 700 score. Both 700 and 720 tiers reach 70% CLTV, so a higher score adds eligibility, not leverage.

Can my LLC-owned rental carry a line?

Not directly. LLCs cannot hold title on this product, so the property needs a vesting change, or a DSCR cash-out may fit better, subject to lender program eligibility.

Is a DSCR cash-out a replacement for a HELOC?

Not exactly. A cash-out is a lump sum that qualifies primarily on rental coverage, while a HELOC is a revolving personal-income line.
