Can You Get a Bank Statement HELOC for BRRRR Investors Funding the Rehab?

Can You Get a Bank Statement HELOC for BRRRR Investors Funding the Rehab?

The Quick Read: Yes, but only in a narrow lane. The line must be secured by a property you already own, held in your own name or a revocable trust. You must also clear the credit, equity and income tests. It works as revolving equity you spend on the rehab, not as a rehab loan.

  • The line sits on a property you already own, not on the BRRRR deal you are about to buy.
  • On an investment property, the ceiling is 70% CLTV (combined loan-to-value), with a 700 minimum score and a $500,000 maximum line.
  • LLCs cannot hold title on these lines, which is the sharpest break from a DSCR loan.
  • At least 75% of the line is drawn at closing, so interest starts on most of it right away.
  • When the rehab ends, you still need a permanent refinance to pay the line down. That is usually a DSCR cash-out.

What Is Actually Being Offered?

A bank statement HELOC is a revolving equity line where your deposits, not your tax returns, document your income. You borrow against it when you choose. It carries no scope-of-work draws and no after-repair-value sizing. A hard-money rehab loan gives you both of those. This product gives you neither.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Bank statements change the paperwork, not the standard. The lender still reviews your deposits, strips out transfers and applies an expense factor to business accounts. It then checks credit, debt-to-income, title and the property. A self-employed or 1099 investor with heavy write-offs is the borrower this documentation method exists for.

Which Property Secures the Line?

The property securing the line is the one you already own. A line cannot buy a property you do not own yet, so a BRRRR investor pulls equity from an existing asset and spends it on the new project. The table shows the common options.

Collateral Ceiling on this network Fit for BRRRR
Seasoned rental you own personally 70% CLTV, 700+ score, up to $500,000 Strong, if not held in an LLC
Your primary residence Up to 90% CLTV, only at 720+, up to $500,000; lines up to $750,000 at 75% CLTV or below with 700+ Possible, but your home becomes collateral
The new BRRRR property Rarely workable Poor: distressed, vacant, no equity yet

The new property is a poor candidate for a plain reason. It is usually bought below value, needs work and has no tenant. A line needs equity, and a fresh purchase rarely has much of it before the rehab is done.

Primary-residence and second-home lines can reach 90% CLTV, but only at a 720-or-better credit profile. Borrowers above $500,000 on a primary residence need 700 or better (720 on the longer-runway structure, which carries a 5-year draw). Investment lines never reach those tiers. They stop at 70% CLTV and $500,000, and 720 buys no more leverage than 700.

How Does Statement Income Get Counted?

The lender totals eligible deposits over 12 months, or over 24 months on some programs, and divides by the number of months. Only recurring income deposits count. Transfers between your own accounts do not. Business accounts usually take an expense factor, and a CPA letter can support a lower one.

A BRRRR investor has a particular problem here. Messy accounts mean more questions about large or irregular deposits. Keeping a clean account for business income makes the file easier to read.

On an investment line the credit floor is 700, and business accounts need only 680 for the deposit analysis. So the statements are rarely the binding constraint. The maximum DTI is 50%, and the lender reviews your file on the interest-only payment calculated on the maximum draw. Qualification stays subject to lender guidelines and full file review.

How the Line Behaves During a Rehab

An investment-property line runs a 5-year interest-only draw followed by a 25-year repayment. The CFPB notes that payments often rise significantly once repayment starts. Pricing on this network floats through both periods and never converts to fixed. The CFPB’s HELOC booklet adds that with a variable rate, payments can change even if you draw nothing more.

Three mechanics matter for a rehab:

  • Draw at closing. At least 75% of the line is drawn at funding. You are paying on most of the money before the first contractor invoice arrives.
  • Later draws. After closing, draws are typically a minimum of $1,000 each, with a higher floor in Texas.
  • Valuation. Because an investment line tops out at $500,000, it commonly runs on an automated valuation with no traditional appraisal. A borrower may request a full appraisal. Automated models can lag behind recently finished work, so do not count on rehab value showing up in the number.

A rehab that runs long is the risk to size. The line keeps charging while the property sits vacant. If the permanent refinance slips, you are carrying a floating-price line with no rent coming in.

Which Stage of the BRRRR Does It Fund?

The line is flexible, but it is not equally useful at every stage.

Stage What the line does What can go wrong
Buy Covers down payment or closing costs from other collateral Cannot be secured by the property being bought
Rehab Pays contractors, materials and holding costs No draw schedule, so you control the spending
Rent Carries the property until a tenant signs Interest keeps running on a vacant unit
Refinance Gets paid off by the permanent loan Leverage stacking can limit what the next lender allows

That last row deserves a closer look. The line’s CLTV counts the full limit against the collateral. If you use a rental you own as collateral and later want a cash-out on that same property, the line sits ahead of your plan. Most investors who run this play put the line on one property and the permanent loan on another.

Where Does It Break Down?

A few situations rule this product out or make it a poor fit.

Your rentals are in an LLC. Title must be held by you personally or by a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead.

Your score is under 700. An investment line has no tier below 700. A 660 borrower with a rental has no investment-line path here.

You do not live in a covered state. Lendmire arranges these lines in 16 full-service states only (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA). That footprint is narrower than its DSCR footprint of 41 markets, including Washington, D.C.

Your property type is off the list. Single-family, 2-4 units, PUDs, townhomes and condos (including non-warrantable) are eligible. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agriculturally zoned property are not offered. Several states also bar a property listed for sale in the past 60 days.

You hold a large portfolio. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible.

Bank Statement HELOC, DSCR Cash-Out or Hard Money?

The best fit depends on your income picture, how you hold title and how much equity you can reach. The table puts the three side by side.

Factor Bank statement HELOC DSCR cash-out Hard money
Reviewed on Your deposits, credit and DTI Property rent against its payment The deal and your experience
Title You or a revocable trust LLC allowed, subject to lender program eligibility Varies by lender
Structure Revolving, 5-year draw, 25-year repayment Term loan, 30-year fixed spine Short-term, rehab-focused
Leverage 70% CLTV on an investment property Around 75% LTV on a cash-out Varies by lender
Best for Self-employed owners with equity in a personal rental Leased rentals, often in an LLC Distressed buys with scope-based draws

A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It typically needs about 6 months of seasoning, and tops out around 75% LTV across most of the network. It needs a leased rental, so it does not fund a vacant pre-rehab property either. That is why it works as the exit, not the starting capital.

Coverage numbers matter on the exit. Select programs start at 1.00, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management and capex sit outside the calculation. Most files want a score around 660, a 620 floor exists in parts of the network, and 700 and up unlocks the strongest leverage tiers. Reserves vary by lender, leverage and loan size, and commonly run around 6 months of PITIA (principal, interest, taxes, insurance and any HOA dues).

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The complete DSCR loans guide walks through the full program.

A Worked Scenario (Illustrative, Percentages Only)

Say you are self-employed, hold a seasoned duplex personally and own it with strong equity. Your score is above 700. You buy a distressed rental with cash and plan to rehab it.

You open a line on the duplex at 70% CLTV or less. You pay contractors from the line, rent the finished property and then take a DSCR cash-out on it at up to roughly 75% LTV. That loan repays the line. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

The plan has two ways to go wrong. The first is a rehab that runs long, which stretches the floating-price carry. The second is a refinance appraisal that comes in low, which leaves part of the line unpaid. Model both before you draw.

A mirror case is the investor who holds the duplex in an LLC. The line is off the table. A DSCR cash-out on that duplex fits better, subject to lender program eligibility.

Pre-Application Checklist

  • Confirm the collateral is held in your name or a revocable trust.
  • Check your score against the 700 floor.
  • Gather 12 months of statements, or 24 if the program asks.
  • Separate business income deposits from transfers and personal spending.
  • Estimate your DTI against the 50% maximum, including all financed properties.
  • Map the exit before you draw, including the likely DSCR refinance and its seasoning.
  • Confirm the property type and state are eligible.

Key Terms Defined

CLTV (combined loan-to-value): All loans on the property, counting the full line limit, divided by the property’s value.

Draw period: The stretch when you can borrow from the line, typically interest-only on an investment property.

Expense factor: A percentage of business-account deposits the lender deducts to estimate your net income.

BRRRR: Buy, rehab, rent, refinance, repeat, a strategy that recycles capital through a permanent refinance.

PITIA: The monthly principal, interest, taxes, insurance and any HOA dues on a property.

Frequently Asked Questions

Can a bank statement HELOC buy the BRRRR property?

Not on the property you are buying. The line must be secured by a property you already own, so it cannot purchase one you do not yet hold. Investors do fund down payments from a line secured by a different property.

Can an LLC hold the property that secures the line?

No. Title must be an individual or a revocable living trust. If your rentals sit in LLCs, a DSCR cash-out is the more common route, subject to program terms.

Do I need a 700 score for an investment-property line?

Yes. On an investment property the minimum is 700, and both 720 and 700 reach the same 70% CLTV ceiling. Primary-residence lines can start lower and reach 90% CLTV only at 720 or better.

Will the line fund a rehab on a different property than the one securing it?

Yes. A line can fund renovation on the property that secures it or on another one. That flexibility is the main reason BRRRR investors consider it.

How is this different from a hard-money rehab loan?

A hard-money loan is sized to the deal and releases funds against a scope of work. A HELOC is revolving equity you spend as you choose, with at least 75% drawn at closing and pricing that floats and never converts to fixed. The best structure for your situation depends on your equity, title and income.
