The Quick Read: Yes, but only when the house is titled in your own name or a revocable trust and enough equity sits under the 70% combined-leverage ceiling that applies to an investment-property line, because bank statements change only how your income is documented and relax nothing about the property.
- On an investment property, the wholesale network Lendmire works with generally wants a 700 or better credit profile and caps the line at $500,000, subject to lender guidelines.
- An LLC, corporation, or partnership cannot hold title on these lines, so a rental already deeded to an LLC needs a vesting change or a different loan.
- Rent does not size the line. A DSCR cash-out refinance is the product that reads the rent.
- If you plan to rent out your current home, check the rental-use clause in any existing line before you move out.
Which Situation Are You In?
Most investors asking this question fall into one of four spots. The first thing to check differs in each, and so does the likely route.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
| Your situation | First thing to check | Likely route |
|---|---|---|
| Renting out your current home | Rental clause in any existing line | Open the line before listing, or switch products |
| Home already rented | Title and current occupancy | Investment-property line, if titled to you |
| Rental held in an LLC | Whether title can be moved | DSCR cash-out, or re-vest first |
| Buying a new rental | Whether the line is only a funding source | Line on another property plus a DSCR purchase loan |
What a Bank Statement HELOC Actually Changes
A bank statement HELOC changes one thing: how the lender measures your income. Instead of tax returns, the lender reviews personal or business bank statements, commonly 12 or 24 months of them. It strips out deposits that are not income, such as transfers between your own accounts and loan proceeds. It averages what remains. Business accounts usually take an expense factor, and personal accounts are counted closer to face value.
This helps self-employed investors whose tax returns show heavy write-offs. It helps your income look the way your deposits look. It does nothing for the property.
The property still has to meet the lender’s rules on equity, title, property type, and occupancy. That is why the “bank statement” label rarely decides whether you get the line. Qualification runs on documented income under the applicable program, subject to lender guidelines, and the property rules sit on top of that.
Key Terms Defined
HELOC (home equity line of credit): A revolving line secured by a property, with a draw period followed by a repayment period.
CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.
Non-owner-occupied: A property you do not live in, which includes a house you plan to rent to someone else.
Vesting: The legal form in which title is held, such as an individual, a trust, or an LLC.
DSCR (debt service coverage ratio): Monthly rent divided by the full monthly payment on a loan, which covers principal, interest, taxes, insurance, and any HOA dues (together called PITIA).
Draw period: The stretch when you can borrow from the line and pay interest only.
Does the Rent Count as Income?
No. On a bank statement line, the property’s rent does not size the line. Your deposits prove your income, and your debt-to-income ratio decides how much payment you can carry.
That ratio tops out at 50% on these lines. The new payment is calculated on the interest-only amount at the maximum draw, which is a stricter test than your actual balance would suggest. Expect the lender to include the first mortgage on the rental in that ratio too.
Full-documentation lines sometimes count rental income differently. Do not assume one product’s treatment of rent applies to another. A DSCR loan is the product built around rent, and it is covered below.
How Much Equity Does a Rental Line Need?
On an investment property, the ceiling is 70% CLTV, with a 700 minimum credit profile and a maximum line of $500,000. A line at or below that size ordinarily runs on an automated valuation rather than a full appraisal. All of this is subject to lender guidelines and full file review.
Experian reports that lenders typically cap investment-property HELOCs at 80% loan-to-value, which is a market-wide figure. The network’s ceiling on an investment property is 70% CLTV.
Here is how the equity math looks without dollar figures. Say your first mortgage balance equals 45% of the rental’s value. The 70% ceiling leaves about 25 points of value for a new line. The size cap, your credit tier, and the valuation can still shrink that number.
A few structural facts matter before you commit:
- The line can sit in first or second lien position.
- Investment lines run a 5-year interest-only draw followed by a 25-year repayment period.
- Subsequent draws after closing carry a $1,000 minimum on the longer-runway structure.
If you want a revolving line you barely touch, check that design before you apply. Because payments move with the balance and with pricing, stress-test the payment against a vacant month before you draw.
Title Is the Deal-Breaker
The lines in this network require fee simple or leasehold title held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
That is the sharpest structural difference from a DSCR loan. A property already deeded to an LLC needs a vesting change first, or it needs a DSCR cash-out instead. Plenty of investors move properties into LLCs for liability reasons, so this surprises people.
Other property rules apply as well:
- Eligible: single-family homes, 2-4 unit properties, PUDs, townhomes, and condos, including non-warrantable condos.
- Not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties, and agriculturally zoned property.
- You are limited to three lines, and a borrower with more than 15 financed properties is not eligible.
- A property listed for sale, or listed within the past 60 days, is ineligible in Indiana, North Carolina, Pennsylvania, Tennessee, Texas, and Washington.
Availability is also narrower than most investors expect. Lendmire’s DSCR programs reach 41 markets, including Washington, D.C. The equity-line programs are available only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA.
Why So Many Banks Say No
Investment-property lines are thinner in the market than primary-home lines. Yahoo Finance describes them as not nearly as common or as easy to get as primary-residence HELOCs. Experian says the same.
This is where a broker earns its place. Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders, and the best program for your situation depends on your property type, credit profile, title, and how much leverage you need. Different lenders write different pieces of this market, so one decline does not close the door.
Vocabulary also matters. Some lenders refuse a product called a HELOC on a rental but write a similar line under another name. If you are shopping, ask about a line of credit secured by an investment property.
Before You Move Out: Converting Your Current Home
If you plan to rent out the house you live in today, check the paperwork you already have. The CFPB’s HELOC brochure warns that renting your home may be prohibited under the terms of your existing line. The same brochure notes that a HELOC generally must be paid off in full if you sell the home. Read your line agreement before you hand anyone a lease.
Occupancy has to be represented accurately. A lender treats “plan to rent” as investment status, and the investment tier applies. A line secured by your primary residence follows a separate, higher table, and its top tier of 90% CLTV exists only at a 720 or better credit profile. A rental you have moved out of does not qualify for that table.
Because DSCR loans are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z exemption page treats credit for non-owner-occupied rental property as business-purpose, with a limit: if you expect to occupy the property more than 14 days in the coming year, the special rule does not apply. Keep that in mind if you plan to use the house yourself part of the time.
One more option exists for people who own another property. The line can be secured by a different property you own, often your primary home, with the money then used on the rental. WhiteCoat Investor describes this borrow-elsewhere approach. It puts your residence at risk if you fall behind, so weigh that before you choose it. Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
Bank Statement HELOC or DSCR Cash-Out?
Choose by title, leverage, and what you want the money to do. The two products read different things. The line reads you, and the DSCR loan reads the property.
| Factor | Bank statement HELOC (investment) | DSCR cash-out refinance |
|---|---|---|
| Reviewed on | Your documented deposit income | Property rent vs. its payment |
| Title | Individual or revocable trust | LLC allowed* |
| Leverage | Up to 70% CLTV | Up to 75% LTV (standard rentals) |
| Size | $25,000 to $500,000 | Up to $3,000,000 on standard programs |
| Structure | Variable, 5-yr draw, 25-yr repay | 30-yr fixed spine |
*Subject to lender program eligibility.
The DSCR side comes with its own rules. Cash-out refinances top out around 75% LTV on standard rentals, and the ceiling for short-term-rental collateral is 70%. About 6 months of seasoning is the common expectation. Most programs want a score around 660, a 620 floor exists in parts of the network, and 700 or better opens the strongest tiers. Reserves vary by lender, leverage, loan size, and transaction type, and they commonly run around 6 months of PITIA. Extended terms such as 40-year and interest-only periods are available through select lenders in the network.
Coverage works as follows. A 1.00 ratio is where many select programs start, and a stronger ratio opens better pricing and leverage. A separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean the rental produces positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation.
A practical decision rule follows:
- Choose the line if the property is titled to you, you need a modest amount, and you want revolving access with an interest-only draw.
- Choose the DSCR cash-out if the rental sits in an LLC, you need a larger amount, you want a fixed structure, or your documented income is thin but the rent covers the payment.

What to Prepare Before You Apply
A short checklist keeps the file clean. Each item removes a common point of friction.
- Confirm title. Know whether the property is in your name, a revocable trust, or an LLC.
- Read your existing line. Look for rental-use and occupancy language.
- Clean up your statements. Mark transfers and loan deposits so the lender can strip them out.
- Gather the lease. It does not size the line, but it documents how the property will be used.
- Pull your mortgage balance. The CLTV math starts with it.
- Check your credit date. The credit report must be no more than 90 days old at closing.
- Check your state. Confirm the equity-line programs are available where the property sits.

Frequently Asked Questions
Can I use a bank statement HELOC to buy the rental itself?
The line supplies cash. It does not buy the property, and the purchase loan has its own approval. If you pair the two, the purchase side runs on its own terms. Reserve rules vary by lender.
What if my rental is held in an LLC?
These lines cannot be written on LLC-held property. You can move title into your own name or a revocable trust and then apply, or you can use a DSCR cash-out refinance. The DSCR route accepts LLC title, subject to program terms. Check how a vesting change affects your insurance and any existing loan before you move anything.
Does a signed lease help my file?
A lease supports the property story, but it does not size a bank statement line. Your deposits and debt-to-income ratio do that. On a DSCR loan, the rent is the main event, since the lender compares it to the full payment. Keep leases and rent records organized either way.
Is a revolving line right for a rehab?
Maybe, but the structure is stricter than the name suggests. At least 75% of the line is drawn at closing, and pricing floats and never converts to fixed. If you want a defined sum with a fixed structure, a DSCR cash-out may fit better. If you want interest-only access over a draw period, the line fits.
What happens to the line if I sell the rental?
If the line is secured by a different property, such as your primary home, the line stays attached to that property. Plan your exit before you draw.
Next Steps
If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals. The illustrative calculator on this page gives an estimate only, and it is not a quote. If your rental sits in an LLC or the equity is thin, ask about a DSCR cash-out refinance at the same time, since the right fit depends on title, leverage, and what you plan to do with the money.
