Can You Get an Investment Property HELOC With a 10-Year Interest-Only Draw Period?

Can You Get an Investment Property HELOC With a 10-Year Interest-Only Draw Period?

The Quick Read: Rarely, and not through Lendmire’s network: a 10-year interest-only draw is a common market design for home equity lines, but a line secured by a rental usually comes with a shorter draw, tighter leverage, and fewer lenders willing to write it, and the investment lines Lendmire brokers run a 5-year draw instead. If you need a long interest-only runway on a rental, the practical route is usually a different loan.

  • Investment lines on the network run a 5-year draw and a 25-year repayment. That is the only structure offered on a rental.
  • Leverage on an investment line tops out at 70% CLTV, with a 700 minimum credit score and line sizes from $25,000 to $500,000.
  • The line is reviewed on your credit and debt ratios, not on the rent.
  • An LLC cannot hold title on these lines, subject to lender guidelines.
  • A DSCR cash-out refinance, which qualifies primarily on property-level rental income covering the payment, is the usual alternative.

Key Terms Defined

HELOC: a revolving credit line secured by property. You borrow, repay, and borrow again up to a limit.

Draw period: the stretch when you can borrow from the line and pay only the required minimum.

Repayment period: the stretch after the draw ends. Borrowing stops, and the balance must be paid down.

Interest-only payment: a payment that covers interest on the balance you drew and nothing toward principal.

CLTV (combined loan-to-value): all loans against the property, added together, divided by its value.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly property payment: principal, interest, taxes, insurance, and any HOA dues.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

Is a 10-Year Draw Normal on a Rental?

No. It is normal on a primary home, and even there it is only one of several designs. Experian describes draw periods as typically running five to 10 years, followed by a 20-year repayment. It adds that some lines offer 15- or 20-year draws, and some end with a balloon payment.

So even in the mainstream market, 10 years is a point on a range. Rentals narrow the field further.

NerdWallet notes that HELOCs on investment property are not offered by all lenders and come with strict requirements. A lender that writes it and also gives a decade of interest-only draws is the thin slice in the middle.

Here is how the network’s investment line compares with the mainstream design:

Feature Common market design Network investment line
Draw period 5-10 years typical 5 years
Repayment period Often about 20 years 25 years
Pricing Usually variable Floats, never converts to fixed
Reviewed on Varies by lender Credit and DTI
Max leverage Varies by lender 70% CLTV

Across the wholesale network Lendmire places files with, no line runs a 10-year draw. Primary-residence lines come in a 3-year draw with a 17-year repayment, or a 5-year draw with a 25-year repayment.

If you find a bank or credit union advertising a 10-year interest-only draw on a rental, check the term sheet before you get attached to it. Look at the draw length, whether the end of the draw brings a balloon payment, and whether the line covers non-owner-occupied property at all.

What the Network’s Investment Line Actually Looks Like

An investment line on the network is a standalone line in first or second lien position. Here are the parameters, which are typical guidelines and subject to lender review:

  • Leverage: 70% CLTV on an investment property. Credit above 700 buys eligibility, not extra leverage.
  • Credit: 700 minimum, with no tier beneath it.
  • Line size: $25,000 to $500,000.
  • Opening draw: at least 75% of the line is drawn at closing. You cannot open a large line and leave it untouched to keep payments low.
  • Valuation: because the line caps at $500,000, it typically runs on an automated valuation and commonly closes without a traditional appraisal. You can request a full appraisal.
  • Pricing: floats through both the draw and repayment periods.

A figure quoted for one structure belongs to that structure. A primary residence, for example, can reach 90% CLTV, but only at a 720-or-better credit profile. That number never describes a rental.

The 75% opening draw matters for your cash-flow plan. You start paying interest on most of the line immediately.

How Does Lending on a Rental Differ From Lending on Your Home?

Mostly in leverage, title rules, and which properties qualify. The same credit-and-debt-ratio review applies, but the ceiling is lower and the exclusions are longer.

Title is the sharp edge. These lines require the individual borrower or a revocable living trust to hold title. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot. A rental already deeded to an LLC needs a vesting change or a different loan.

Property type matters too. Eligible collateral includes single-family homes, 2-4 unit properties, PUDs, townhomes, and condos, including non-warrantable ones. Not eligible: manufactured homes, co-ops, condotels, log homes, commercial and mixed-use buildings, and agriculturally zoned land.

Exposure is capped as well. A borrower is limited to three lines, and an owner with more than 15 financed properties is not eligible. Each line stands alone, so equity in one rental cannot be pooled with another.

Availability is narrower than the DSCR footprint. The HELOC product runs in 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. In NC, PA, TN, TX, and WA, a property listed for sale, or listed within the past 60 days, is ineligible. The state where the rental sits decides eligibility, not where you live.

How Is a Rental Line Qualified?

On you, not the building. The review looks at your credit profile and debt-to-income ratio (DTI). The rent does not drive the decision the way it does on a DSCR loan.

The maximum DTI on the network is 50%. It is measured on the interest-only payment calculated on the maximum draw, not on whatever you happen to borrow. A $500,000 line counts at its full size even if you plan to draw less.

Market surveys report investment-property HELOC DTI limits in the 40% to 50% range, per NerdWallet. The network figure is a 50% maximum, subject to lender guidelines.

Lenders commonly ask for current leases and proof of landlord or dwelling insurance. Those documents establish that the property is a rental. They do not turn the rent into the coverage figure.

Reviewers also weigh your whole portfolio. Housing history is applied across all financed properties, and a late payment on one rental can affect the file for another.

What Happens When the Draw Ends?

Borrowing stops and the payment resets so the balance pays off. On the network’s investment line, that happens after year five. The remaining 25 years are fully amortizing.

The CFPB uses 10 years as an example draw period and says payments are often significantly higher once repayment begins. It also warns that in some cases the whole balance is due when repayment starts.

Experian says many borrowers’ payments more than double compared with the interest-only stage.

The CFPB’s HELOC brochure adds a detail people miss: some plans require interest only during the draw, so nothing goes toward principal, while others fold some principal into the minimum.

Here is the timeline on the network’s investment line:

Phase Years Payment behavior
Draw 1-5 Interest on the drawn balance
Repayment 6-30 Principal and interest, recalculated
Pricing 1-30 Floats throughout

A 10-year draw simply pushes the cliff five years later. It doesn’t remove it.

The Rent-Coverage Stress Test

Test your rental at the payment you will face after the reset, not the payment you pay in the draw. That is the whole technique.

Run it in two passes. First, take the monthly rent and divide it by the full monthly obligation: the first mortgage payment, taxes, insurance, any HOA dues, and the line’s interest-only payment. Second, repeat the math with the line’s repayment-period payment in place of the interest-only one.

Modeled assumption: say the first pass lands near 1.3x. That reads as comfortable. If the repayment-period payment more than doubles the line’s share, the second pass can slip under 1.0x. The rent has not changed, but the property now costs more to carry than it earns.

Two cautions. Coverage ratios compare rent to the payment only. They say nothing about repairs, vacancy, management, utilities, or capital expenses, so clearing 1.0x is not the same as positive cash flow. And because pricing floats, a rising index lifts the draw-period payment too.

The honest read: a 5-year draw is a bridge, not a permanent low payment. Use it for a project with a clear payoff date, such as a renovation that lets you raise rent or a down payment on the next purchase. Do not use it to prop up a property that only works at the interest-only payment.

Can You Pay Principal During the Draw?

Often, yes, but check the plan. The required minimum may be interest only, and paying more is a separate choice. If you want your balance to fall before the reset, set your own schedule rather than waiting for the lender’s.

A stricter plan may include principal in the minimum from day one. That raises the payment but removes the cliff. Read the disclosure before you assume.

When a DSCR Loan Is the Better Tool

If your goal is a long interest-only runway on a rental, a DSCR loan is usually the better fit. NerdWallet says a DSCR second mortgage may be the best option for a primarily rented property.

Lendmire arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets, including Washington, D.C. Interest-only periods are available through select lenders in the network. Extended terms such as 40-year are offered through select lenders too.

Different questions drive the two loans:

Factor Rental HELOC DSCR cash-out refinance
Reviewed on Your credit and DTI Property rent vs. payment
First mortgage Stays in place Replaced
Leverage 70% CLTV About 75% LTV on standard rentals
LLC title Not accepted Possible, subject to program terms
Seasoning None stated About 6 months typical

On the DSCR side, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Credit floors begin around 620 in parts of the network, with most programs wanting around 660. A score of 700 or more unlocks the strongest leverage tiers.

Keeping a low-cost first mortgage is the main structural reason to prefer the line. Replacing it is the main cost of the refinance. Which wins depends on your existing first mortgage, your ownership structure, and how much rental coverage the property has. The complete DSCR loans guide covers the loan type from the ground up.

Tapping Your Home Instead of the Rental

If you want cash for a down payment, the better collateral is often your own primary residence. A line on your home is generally easier to qualify for than a line on a rental.

Leverage is also higher on primary residences. On an investment property the ceiling is 70% CLTV.

Another idea circulates: open a line while the property is your primary residence, then rent it out. Don’t plan around it. The occupancy you state on the application has to be accurate, and a line that is later reclassified can raise real problems with the lender.

Where Most Investors Get It Wrong

Some investors also treat the line as a rental loan. It is a personal-credit loan secured by a rental. Your debt ratios, not your rent roll, decide the result.

And they forget the entity. Many investors hold rentals in LLCs for liability reasons. These lines do not accept that vesting, so moving title can undo the structure you built.

Frequently Asked Questions

Can the draw on an investment property HELOC be extended past five years?

Not on the network’s investment line. When the draw ends, the payment resets. If you need more time at a low payment, the usual path is a DSCR refinance. Each file is reviewed individually.

Does my rental income help me qualify?

Not directly. The line is reviewed on your credit and DTI, calculated on the interest-only payment at the maximum draw. Rent matters for your own stress test and for the leases a lender may request. It does not replace the DTI review.

Can an LLC-owned rental get a HELOC?

Not on these lines. Title must be held by an individual or a revocable living trust. Rentals already in an LLC need a vesting change or a DSCR cash-out instead. DSCR loans can often close in an LLC, depending on program guidelines.

What properties are excluded?

Manufactured homes, co-ops, condotels, log homes, commercial and mixed-use buildings, and agriculturally zoned land are not eligible. Single-family homes, 2-4 units, PUDs, townhomes, and condos, including non-warrantable ones, are on the table. Property eligibility is confirmed during full file review.

How much can I borrow on a rental?

Lines run from $25,000 to $500,000 at up to 70% CLTV on an investment property, with a 700 minimum credit score. A borrower can hold up to three lines. These are typical guidelines, subject to lender review, and not a commitment to lend.
