Best Investment Property HELOC Program With a 10-Year Interest-Only Draw Period

Best Investment Property HELOC Program With a 10-Year Interest-Only Draw Period

The Quick Read: The program that fits an investor depends on the property, the equity, and the credit profile, and a 10-year draw is not what the wholesale network offers on rentals. Investment-property lines in Lendmire’s network run a 5-year interest-only draw followed by a 25-year repayment, with a 70% combined loan-to-value (CLTV) ceiling. The 10-year figure is a consumer-market norm, so the real question is whether a shorter draw still works for your plan.

  • Investment lines in the network use a 5-year draw and 25-year repayment, not a 10-year draw.
  • The CLTV ceiling on an investment property is 70%, and the line tops out at $500,000.
  • The minimum credit score is 700, and the line must be titled in your personal name or a revocable living trust.
  • At least 75% of the line is drawn at closing, so it behaves more like a loan than a flexible reserve.
  • Pricing floats through both phases and never converts to fixed.

Why Does Everyone Search for a 10-Year Draw?

The 10-year draw is the headline structure in consumer finance. Yahoo Finance describes an interest-only HELOC as one that typically has a 10-year draw and a repayment period that typically lasts 20 years. That is a market-wide statement about HELOCs in general. It is not a statement about lines secured by rentals.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

On Lendmire’s network, an investment-property line runs a 5-year draw and a 25-year repayment, and no 10-year structure exists for investment collateral. Lendmire is a mortgage broker. It shops a network of wholesale HELOC lenders and matches the file to the program, and it is never the lender.

So the useful question is not “who offers ten years?” It is “does five years of interest-only draw, then 25 years of amortization, fit my exit plan?” For many investors, the answer is yes. For some, it is a reason to look at a different product.

How Does an Investment-Property HELOC Work?

A HELOC has two phases. During the draw phase, you borrow against a limit and pay interest on what you owe. After that, repayment begins and the balance amortizes. The CFPB’s HELOC explainer notes that after the draw ends you can no longer borrow, and monthly payments are often significantly higher once repayment starts.

Here is the flow on a network investment line:

1. Collateral. The rental secures the line. It can sit in first or second lien position.

2. Equity test. Available credit is the maximum CLTV times the property value, minus the liens already on it.

3. Valuation. Because investment lines cap at $500,000, valuation is ordinarily an automated model with no traditional appraisal. A higher CLTV may call for a secondary valuation, and you can request a full appraisal in any case.

4. Qualification. Qualification runs on your personal credit and debt-to-income (DTI), not on rent alone.

5. Closing draw. At least 75% of the line is drawn at closing.

6. Draw phase. Five years of interest-only payments, with pricing that floats.

7. Repayment phase. Twenty-five years of full amortization, still floating.

Step 5 matters most. A line that must be 75% drawn on day one does not work like a dormant safety net. The interest-only payment starts on a large balance. Plan for that before you apply.

What Does the Program Require?

The lenders in the network look at equity, credit, and DTI first. These are typical ranges from select wholesale-network guidelines, subject to lender guidelines and full file review.

Factor Investment-property line
Max CLTV 70%
Line size $25,000 to $500,000
Minimum credit 700
Draw / repayment 5 years / 25 years
Max DTI 50%
Valuation Automated, usually

Leverage. A 720 score and a 700 score both reach 70% CLTV. Credit above 700 buys eligibility, not extra leverage, and 700 is a hard floor with no lower tier.

DTI. The cap is 50%. Lenders test it on the interest-only payment calculated on the maximum draw, not the amount you plan to use. A line you never fully draw still counts as if you had.

Credit file. The score model is a single-bureau pull keyed to the primary wage earner. The report must be no more than 90 days old at closing, and there are no rescores. A bankruptcy needs four years of seasoning from discharge or dismissal. On investment files, a foreclosure seasons for seven years, and a deed-in-lieu, pre-foreclosure, or short sale seasons for four.

Exposure. A borrower can hold up to three lines. Anyone with more than 15 financed properties is not eligible.

Rental coverage is not the test here. A DSCR loan compares rent to the full monthly obligation. This line looks at you.

What Properties and Ownership Structures Qualify?

Eligible properties include single-family homes, 2-4 unit properties, PUDs, townhomes, and condominiums, including non-warrantable condos. Not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use properties, and anything under agricultural zoning.

Title is the sharpest edge case. The line must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your rental already sits in an LLC, the equity line is off the table unless you change vesting. The usual alternative is a DSCR cash-out refinance, which can close in an LLC name, subject to lender program eligibility.

Another edge: in a handful of states, a property listed for sale, or listed within the past 60 days, is ineligible. Check that before you apply if you have recently tested the market.

Availability is narrower than the DSCR footprint. These lines are arranged in Lendmire’s 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. The 41-market DSCR platform does not carry over to this product.

Business-Purpose Credit and the Occupancy Test

Consumer HELOC rules and investor lines are not treated identically. Credit used to buy or improve a non-owner-occupied rental is generally business-purpose credit. Occupancy is a test with a bright line: under the Reg Z commentary posted by Cornell Law School’s Legal Information Institute, a property you expect to occupy for more than 14 days in the coming year is not treated as non-owner-occupied. A vacation-style rental you use yourself may therefore sit in a different category. Your occupancy certification and use of proceeds matter.

How Does a 5-Year Draw Compare With 10?

Five years gives you half the runway. It also pulls the payment jump forward by five years. After the draw ends, the CFPB warns the whole balance may be due in some plans, though the network’s investment structure amortizes over 25 years instead.

Feature Typical consumer 10-year plan Network investment line
Draw Up to 10 years 5 years
Repayment Often 10 to 20 years 25 years
Rate type Usually variable Floats, never fixed
Closing draw Varies At least 75% of line

The longer repayment softens the jump. A 25-year amortization spreads principal over more years than a 20-year schedule, which can ease the new payment, but the balance still starts shrinking and the payment still rises. Also, supervisors expect draw terms not to be extended without fresh credit approval, so assume the draw will not be extended.

Consider an investor with a rental valued well above the first mortgage. Suppose the first lien is 50% of value. At a 70% CLTV ceiling, the line could use up to 20% of value, capped at $500,000. That is the math to run before any other. If the first lien is 62% of value, the line shrinks to a sliver.

Who Is This Product Right For?

It tends to fit an investor who:

  • Owns the rental in a personal name or revocable trust
  • Has strong personal credit (700 or better) and a DTI comfortably under the cap
  • Has a defined use for the funds, such as a down payment on the next rental or a renovation
  • Expects to refinance or sell the asset before the five-year draw ends

It tends not to fit an investor who:

  • Holds property in an LLC
  • Wants a long, flexible reserve line they can leave undrawn
  • Has thin DTI room but strong rental coverage
  • Wants a 10-year draw specifically

If long runway is the priority, the answer may be a DSCR product instead. Lendmire’s best DSCR HELOC program with a 10-Year interest-only draw period covers that route.

Using the line as a down payment also stacks debt. Bankrate advises caution on investment-property HELOCs, and the reason is simple: rents must still cover the new acquisition and the line payment, with a floating rate on top.

Clearing a coverage ratio of 1.00 on the next purchase is also not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside that ratio. Treat the combined payment as your real test.

How Does a Broker Find the Right Fit?

“Best” depends on the file. The lenders that write investment lines differ on valuation approach, tradelines, and overlays. A broker shops several wholesale lenders and matches the scenario to the program. The match starts with five questions: what is the occupancy, what is the combined leverage, what is the credit profile, how is title held, and what is the exit plan?

Tradeline rules show why this matters. One structure asks for two tradelines seasoned 12 months or one seasoned 24, and applies housing-history standards across all financed properties. Lenders vary on these details, so the same borrower can fit one program and miss another.

Key Terms Defined

CLTV: Combined loan-to-value, meaning all liens on the property added together and divided by its value.

Draw period: The window when you can borrow against the line and pay interest on the balance.

Repayment period: The phase after the draw ends, when the balance amortizes.

Interest-only payment: A payment that covers interest and does not reduce the balance.

Floating pricing: A cost that moves with an index rather than staying fixed.

Vesting: How title to the property is held, such as personal name, revocable trust, or LLC.

Frequently Asked Questions

Can I get a 10-year interest-only draw on a rental?

Not through the network’s investment lines, which run a 5-year draw and 25-year repayment. A 10-year draw is common in the wider consumer market, as the Yahoo Finance piece above notes, but it is not part of the investment-property structure here. Investors who need longer interest-only runway often compare a DSCR product with extended or interest-only terms through select lenders.

Can an LLC borrow on this line?

No. Title must be held by you personally or by a revocable living trust. A property already in an LLC would need a vesting change, or a DSCR cash-out refinance, subject to lender program eligibility.

Will I need an appraisal?

Usually not. Investment lines cap at $500,000, so valuation ordinarily runs on an automated model. A higher CLTV may require a secondary valuation, and you can request a full appraisal in any case.

What credit score do I need?

A 700 minimum on investment property, and 720 buys no extra leverage because both tiers reach 70% CLTV. A higher score helps the file, but the CLTV ceiling does not move.

Is the rate fixed?

No. Pricing floats through the draw and repayment phases and never converts to fixed. Plan for payments that can change, and stress-test your rental income against that.

If you are considering a home equity line and want to see how the numbers work, Lendmire can help you compare HELOC options based on the property, the equity available, credit profile, combined leverage, and your goals.

A five-year draw rewards the investor who walks in with an exit already mapped, not one who is hoping the runway lasts forever.
