Can You Get a Bank Statement HELOC for Owners Funding Several Investments at Once?

Can You Get a Bank Statement HELOC for Owners Funding Several Investments at Once?

The Quick Read: Yes, in limited form: a self-employed owner can document income with bank statements and open an equity line on a rental, but each line is secured by one property and tested on personal credit and debt-to-income, so funding several investments usually means separate lines or a DSCR cash-out refinance. Here is what matters most:

  • On an investment property, the ceiling on this network is 70% combined loan-to-value, with a 700 minimum credit score.
  • An investment line tops out at $500,000, and a borrower is limited to three lines.
  • The property must be titled to you personally or to a revocable living trust. LLC-owned rentals do not qualify.
  • Rent does not size the line. Your personal income, debts, and equity do.
  • DSCR cash-out refinancing tests each property on its own rent, which is why it scales better across a portfolio.

Key Terms Defined

Bank statement HELOC: a revolving equity line where the lender reads deposits in your personal or business bank accounts instead of tax returns to estimate income.

CLTV (combined loan-to-value): all loans against the property, added together, divided by its value.

Draw period: the stretch when you can borrow from the line and pay interest only.

Repayment period: the stretch after the draw ends, when you pay down principal and interest until the balance is gone.

Second lien: a loan that sits behind your first mortgage. If the property is sold or foreclosed, the first mortgage gets paid first.

DSCR (debt service coverage ratio): monthly rent divided by the full monthly housing obligation, meaning principal, interest, taxes, insurance, and any HOA dues. That obligation is called PITIA.

Seasoning: the waiting period a lender wants between buying a property and borrowing against it.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

One Line or Several?

A bank statement HELOC does not pool your portfolio into one big line. Each line sits on a single property, and the lender sizes it from that property’s value and existing liens. Funding several investments means opening several lines, or pairing a line with another tool.

Here is how the pieces stack on this network:

  • One property per line. The collateral is a specific property, and the line is sized from its value minus what is already owed.
  • Three-line limit. A borrower is limited to three lines, and combined exposure across them is capped. The cap is $2,000,000 on one wholesale program and $750,000 on another, so the program matters.
  • Property count. A borrower who owns more than 15 financed properties is not eligible.
  • Line size. An investment line runs from $25,000 up to $500,000. Anything above $500,000 is reserved for primary residences.

Pooling several properties under one line happens at some banks, but it is a lender-specific exception rather than a standard feature. This network does not document it, so do not plan around it.

NerdWallet notes that investment-property HELOCs are harder to get than primary-home lines and that fewer lenders offer them.

How the Underwriting Works, Step by Step

Bank statement underwriting changes how income is proven. It does not skip the rest of the review. Lenders still look at credit, debt, equity, and the property.

1. Choose the document path. The lender reads personal or business bank statements, typically over a 12-to-24-month lookback. Business accounts get an expense factor applied. Some programs accept a CPA-prepared profit-and-loss statement instead.

2. Clean the deposits. Transfers between your own accounts, loan proceeds, and one-time windfalls come out. What remains is averaged over the months reviewed. Rental deposits mixed in with business deposits muddy the file.

3. Test personal debt-to-income. The maximum is 50%. The lender reviews your file on the interest-only payment calculated on the full line, not on what you plan to draw. Every property you finance adds to the picture.

4. Size the line by CLTV. Multiply the value by the CLTV ceiling, then subtract existing liens. On an investment property the ceiling is 70%.

5. Value the property. Because an investment line caps at $500,000, it ordinarily runs on an automated valuation, with no traditional appraisal. A borrower can still ask for a full appraisal.

6. Collect the property file. Expect a mortgage statement, insurance declaration, tax bill, a list of all properties you own with balances, and often leases or a rent roll. For questions about your tax or insurance obligations, check with a qualified local tax or insurance professional.

The self-employment expectation is about two years. Business bank accounts need a 680 minimum score for the deposit analysis. That never binds on an investment line, because the investment floor is already 700.

What the Investment Line Looks Like

Across Lendmire’s wholesale network, investment-property equity lines follow a tight box. Every figure below is subject to lender guidelines and full file review.

  • Leverage: 70% CLTV on an investment property, with no higher tier. A 720 score and a 700 score reach the same ceiling, so credit above 700 buys eligibility rather than extra leverage.
  • Credit: 700 minimum. The network’s general floor is 600, but investment lines do not reach that low.
  • Structure: a standalone line in first or second lien position, with a 5-year draw and 25-year repayment. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to fixed.
  • Title: an individual borrower or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
  • Property types: single-family, 2-4 units, PUDs, townhomes, and condos, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not offered.
  • Credit events: a bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year path for foreclosure and 4 years for a deed-in-lieu or short sale.
  • Availability: this product runs in 16 full-service states, which is narrower than Lendmire’s 41-market DSCR footprint.

Compare that with the wider market. Market surveys, including NerdWallet’s investment-property HELOC overview, report bank requirements around 720 credit, at least 20% equity, a 10-year draw, and a maximum loan-to-value of 80% at many lenders. On this network the investment figures are 700 credit, 70% CLTV, and a 5-year draw. White Coat Investor lists a similar bank profile, with about six months of reserves and a 50% DTI cap. Those are market figures, not network terms.

A Three-Project Owner

Say a self-employed owner holds three rentals and wants capital for three projects. The inputs below are modeled assumptions, not market data.

  • Rental A: an existing first mortgage equal to 50% of value. The 70% CLTV ceiling leaves room for a line of up to 20% of value.
  • Rental B: a first mortgage equal to 60% of value. Room for a line of up to 10% of value.
  • Rental C: deeded to an LLC. It cannot secure a line without a vesting change.

Two of the three properties can carry lines, each sized on its own equity. Neither line looks at rent. Both pass through the same personal income analysis, the same 700 credit floor, and the same 50% DTI ceiling, and the second line makes the first harder to afford. Both also sit under the three-line limit and the combined-exposure cap.

Now compare Rental C. A DSCR cash-out refinance tests its rent against its payment, regardless of how many other properties the owner holds. For this owner, the strongest structure is probably one small line on Rental A for staged work, plus a DSCR cash-out on Rental C. It is a toss-up on Rental B, because 10% of value is a thin slice to open a line against.

Sequencing Draws Across Projects

Two features of the structure change how you plan overlapping projects. First, at least 75% of the line is drawn at closing. This is not a pure standby line you tap project by project. Second, pricing floats across both the draw and repayment periods, so overlapping projects carry a payment that can move. The 5-year draw is interest-only, then repayment turns fully amortizing over 25 years.

If one project stalls while others move forward, you are still carrying the draw on every line. The CFPB explains that a HELOC is open-end revolving credit with a draw period and a repayment period. It also warns that you could lose the property if you cannot repay. Pencil in the repayment period before drawing, not after.

A line also matters if you plan to sell. The CFPB’s HELOC booklet says a HELOC generally must be paid off when the home is sold. A flip or a planned exit on a lined property should account for that payoff.

Where This Product Breaks Down

The bank statement HELOC fails in predictable places for investors:

  • LLC-owned rentals. Many investors hold properties in LLCs. Those properties are out unless you change vesting, which has its own consequences. DSCR cash-out is the cleaner path.
  • Credit under 700. The investment line is closed to you. DSCR programs start lower, with a 620 floor in parts of the network and most programs wanting around 660.
  • Heavy rehab or large capital needs. A capped line of up to $500,000 suits staged or modest capital. It will not fund a large gut rehab.
  • Scaling. Each added line adds personal debt and another lien to the file. DTI is the choke point, not property equity.
  • Leverage left on the table. 70% CLTV on an investment property leaves more equity untapped than a DSCR cash-out at about 75% LTV on a standard rental.

Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.

Bank Statement HELOC vs. DSCR Cash-Out

Factor Bank Statement HELOC DSCR Cash-Out Refinance
Income test Deposits and personal DTI Rent against PITIA
Sizing Value × 70% CLTV, minus liens About 75% LTV, standard rental
Short-term rental collateral Same 70% CLTV 70% LTV
Title Individual or revocable trust Individual or entity
Scaling Each line adds personal debt Each property tested alone
Seasoning None noted About 6 months common

DSCR cash-out can close in an LLC, subject to lender program eligibility. It reaches up to $3,000,000 on standard programs, and smaller balances are available through select lenders. A 620 credit floor applies in parts of the network, while scores of 700 and above unlock the strongest leverage. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.

One caution on the ratio. 1.00 is where many select programs start, and a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. Read the complete DSCR loans guide for how the ratio works.

How a Broker Finds the Right Fit

The best program for your situation depends on property type, title, credit, and how much capital you need. Lendmire is a mortgage broker, not a lender. It places files with select wholesale lenders in its network, and the lenders that write this product depend on your scenario. Their overlays differ on title, property count, and exposure caps.

A broker’s job is to compare those guidelines against your file and match the program. A bank statement HELOC goes to a deposit-based file with personal title and equity to spare. A DSCR cash-out goes to a rent-based file, an LLC holding, or a growing portfolio.

Document Checklist

  • 12 to 24 months of personal or business bank statements, or a CPA-prepared P&L where accepted
  • Mortgage statement, insurance declaration, and tax bill for each collateral property
  • A schedule of every property you own, with balances and liens
  • Current leases or a rent roll on investment properties
  • Proof of title, personal or revocable trust
  • Business license or other evidence of about two years of self-employment

Frequently Asked Questions

Can one bank statement HELOC fund several investments at once?

Rarely. A line is secured by one property and sized on that property’s equity. You can fund several investments by holding up to three lines on this network, or by pairing a line with a DSCR cash-out.

Can an LLC borrow on a bank statement HELOC?

No. Title must be held by an individual or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change, or a DSCR cash-out instead, subject to lender program eligibility.

How much can I borrow against a rental?

Up to 70% CLTV on an investment property, with a 700 minimum credit score and a $500,000 maximum line. The line equals value times 70%, minus existing liens. Your income, debts, and the line limits can reduce it further.

Does a DSCR loan work better for a growing portfolio?

Often, yes. A DSCR cash-out refinance tests each property on its own rent against PITIA instead of adding to your personal debt-to-income. Leverage runs about 75% LTV on standard rentals and 70% on short-term-rental collateral, subject to lender guidelines. It also accepts entity title.

Does “bank statement” mean no documents?

No. The lender reviews your file on documented income under the applicable program. It still verifies deposits, credit, debt, equity, and the property. Rental deposits mixed with business deposits can slow the review.
