How Much Can You Borrow on a DSCR HELOC When Rent Comes From Airbnb?

How Much Can You Borrow on a DSCR HELOC When Rent Comes From Airbnb?

The Quick Read: It depends on two limits, and the lower one sets your line: combined loan-to-value caps the dollars at 70% on a second lien, while rent must cover a stress payment on the whole line at 1.10x, and Airbnb revenue counts only as the program allows.

  • Equity sets the ceiling. On a second lien, the first mortgage balance plus the new line cannot pass 70% of value, at a 720 credit score or better, with lines from $50,000 to $500,000, subject to underwriting.
  • Rent sets the second ceiling. The program tests gross monthly rent against a payment on the entire credit limit, not just the drawn amount.
  • Nightly revenue is not the rent figure. Rent used for lender review is built from a lease and a Form 1007 market rent, and that form cannot document nightly rates.
  • A bigger line lowers your ratio. The same rent covers a larger line less comfortably, so Airbnb owners can hit the income limit before the equity limit.
  • Check first. Short-term rental rules vary, so confirm with the lender how your property’s income is treated before you count on a number. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What Sets How Much You Can Borrow on a DSCR HELOC When Rent Comes From Airbnb?

Two tests set the line, and the lower result wins. The first is equity. The second is rent coverage. Most owners focus on equity and forget that the rent test can shrink the line on its own.

Start with the equity test. A DSCR HELOC is a revolving line of credit on a rental, qualified on the property’s rent instead of your personal income. DSCR stands for debt service coverage ratio, which is monthly rent divided by the payment the lender tests. The line sits as a standalone second lien behind the first mortgage you keep. It can also be a standalone first lien on a rental with no mortgage.

On a second lien, the lender adds your first mortgage balance to the new line and divides by the property’s value. That figure is the combined loan-to-value, or CLTV. Through select programs, the cap is 70% CLTV at a 720 score or better, on lines of $50,000 to $500,000, subject to underwriting.

Here is how that plays out in percentages. Say the first mortgage already equals 45% of value. The cap leaves room for a line worth up to 25% of value. If it equals 60%, the room is 10% of value. Below the $50,000 minimum line, nothing works at all. Run it that way on your own property, then let the lender’s valuation settle the final number.

Two points matter. This is a standalone product, so it is never closed together with a purchase. And it exists on non-owner-occupied one-to-four-unit rentals only, never on your own home.

How Does Airbnb Income Count Toward the Line?

Airbnb revenue is not treated as flat gross rent. There is no universal formula for short-term rental income in DSCR underwriting. Programs use different methods, and the method can change your qualifying income more than almost any other input.

Here is how the common treatments compare:

Income basis What it reflects Effect on the line
Lease in place Contracted monthly rent Counts, up to the market-rent test
Form 1007 market rent Long-term monthly rent Often the lower figure
Trailing platform history Past nightly bookings Program-dependent
Projected STR income Market-data estimate Program-dependent

On this program, the rent rule is built on the first two rows. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required. The program parameters do not list platform revenue or an Airbnb projection as a qualifying source, so confirm on the file how the lender treats a property run on nightly bookings.

Why not simply use nightly revenue? Because of how the appraisal works. McKissock, an appraiser-education provider, explains that Form 1007 covers real property, treats business income as out of scope, and cannot document short-term rental rates. A HousingWire trade-press piece says the same holds even in non-QM channels. It adds that using the 1007 on a short-term rental can produce artificially low coverage ratios.

The form was built for monthly market rent and is not designed for nightly rent. So multiplying a nightly rate by 30 does not make a valid rent schedule. Skip that shortcut.

The practical gap shows up in loan files. A securitization due-diligence filing on the SEC’s EDGAR system describes a loan that qualified on long-term market rent even though the file noted a short-term rental projection. That is one example, not a trend. But it shows the pattern: the rent schedule the program defaults to decides the answer.

What Is the Coverage Test on the Whole Line?

The minimum is 1.10x on a stress payment for the entire credit limit. Gross monthly rent is divided by a fully amortizing payment, calculated at the start rate plus 2 percentage points. That payment covers principal and interest on the full line. Taxes and insurance are not part of it.

The detail that surprises people: the test runs on the limit, not the drawn balance. If you open a $400,000 line, the lender tests it as though all $400,000 were borrowed. Undrawn room still counts against you.

This is why a larger line lowers your ratio. The same rent covers a bigger payment less comfortably. Whether the first mortgage payment also joins the tested payment on a second lien is not published for this program, so confirm on the file how the lender treats it. The lender’s own calculation governs.

Run the numbers on a modeled property to see the bind. Assume a short-term rental whose platform revenue would cover the tested payment at about 1.5x. Assume its long-term market rent on the 1007 covers only about 1.0x. The program tests the 1.0x version, which falls under the 1.10x minimum.

That is a sub-1.10 file, not a dead one. A lender may review several paths, subject to guidelines, credit approval, and property review:

  • A smaller line, since a lower limit lowers the tested payment.
  • A lease that is above market and supported by three months of rent receipts.
  • A different structure, such as a DSCR loan built for short-term rentals or a cash-out refinance.

Treat these as options to compare, not promises.

An important contrast: some programs apply an expense haircut to gross short-term income, because nightly rentals cost more to run than long-term ones. The haircut shrinks income while the payment stays whole. So an Airbnb owner can lose coverage on income and still have plenty of equity.

First Lien or Second Lien: What Do the Tiers Allow?

Your lien position decides the leverage. A borrower who keeps a first mortgage can only take a second lien, with a 720 credit floor. A first lien exists only on a rental with no mortgage, with a 700 floor.

Position Credit score Maximum leverage
Second lien, lines to $500,000 720 or better 70% CLTV
First lien, lines to $500,000 740 or better 75% LTV
First lien, lines to $500,000 700 to 739 70% LTV
First lien, lines above $500,000 720 or better 65% LTV

All figures are ceilings, subject to underwriting, never offers. First-lien lines run to $1,000,000, and above $500,000 the ceiling drops to 65% LTV. Below 720, there is no second-lien tier at all. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

A declining-market flag on the property lowers the ceiling by 5 points. Philadelphia lines carry a ceiling 10 points lower.

Vesting is flexible. The LLC can stay on title, subject to program terms. The members sign as guarantors. A title holder who is not a borrower signs a non-borrowing owner acknowledgment and the security instrument.

How Do Draws, Valuation, and Seasoning Work?

The draw rules are strict, so plan the cash before you apply. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

The draw period is 5 years, interest-only on the drawn balance. Then a 25-year fully amortizing repayment period begins, for a 30-year maturity. The rate is variable.

For valuation, lines up to $400,000 take an automated valuation with a confidence score of 85 or better plus a property inspection report, or a full interior appraisal. Appraisal waivers are not accepted.

On eligibility, the clock is the rule. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date). Credit also has a floor: no 30-day mortgage late in the last 12 months, and 48 months since a bankruptcy, foreclosure, short sale, or deed-in-lieu.

Reserves and cash to close are not required. Exposure is capped at 5 loans or $2,500,000 per borrower with the program.

Several property types fall outside this lane. Condotels matter most for Airbnb owners, since many resort-style units fit that label. Also excluded: rural-designated property, row homes, leaseholds, land trusts, mixed-use, and a property listed for sale in the prior 2 months. A two-to-four-unit building may have at most 1 vacant unit.

Some of this is documented in Lendmire’s complete DSCR loans guide. Lendmire is a broker, so it places the line through a wholesale lender, and the lender decides. The program runs in 15 of Lendmire’s 16 licensed states, every licensed state except Tennessee.

DSCR HELOC, DSCR Cash-Out, or a Bank HELOC?

Pick the product that matches how you earn and what you want to keep. The table shows structure only.

Factor DSCR HELOC DSCR cash-out refinance Bank HELOC (own home)
Collateral Rental, one to four units Rental property Primary residence
First mortgage You keep it Replaced by new loan Stays in place
Reviewed on Rental income Rental income Personal income
Funds arrive as Revolving line One lump sum Revolving line

A DSCR cash-out refinance replaces your first mortgage. That makes sense if the old loan has weak terms. A HELOC makes more sense when the first mortgage is worth keeping. A primary-residence HELOC is a different, owner-occupied product, and this line is never offered on your own home.

If your income is strong and you prefer a personal-income route, Lendmire covers it in its piece How to Qualify for an Investment Property HELOC When Rent Comes From Airbnb.

When It Won’t Work (and What to Do Instead)

It will not work when the 1007 rent fails the test. It will not work when the property is a condotel, or sits inside the first 6 months after a purchase or refinance. And it will not work if you need the line to buy the next property, because a DSCR HELOC only produces cash and is never closed with a purchase. Open the line before you contract on the next deal.

Here is a thinking-out-loud take. An Airbnb that grosses well but appraises low on long-term rent is a genuine toss-up. A smaller line may clear the coverage test. A cash-out refinance on a short-term-rental program may count the income differently, but it replaces your first mortgage. That trade-off is yours to weigh.

Pre-qualify both ways before you apply. Calculate coverage on your platform revenue, then on the supported long-term rent. If the long-term version fails, program choice becomes critical. Form names may change too, since HousingWire notes the next appraisal data standard will retire legacy forms, including the 1007.

One misconception deserves a straight answer. This is not a program where documents disappear. The lease, the rent receipts where relevant, your credit report, title, and the valuation are all documented. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent divided by the payment the lender tests. A higher number means more cushion.

CLTV (combined loan-to-value): Your first mortgage balance plus the new line, divided by the property’s value.

Second lien: A loan that sits behind your first mortgage and is paid after it if the property is sold.

Draw period: On this program, the 5 years of interest-only payments on the drawn balance, followed by a 25-year repayment period and a 30-year maturity.

Form 1007: An appraiser’s schedule of long-term monthly market rent for a one-unit rental.

Seasoning: The waiting period a lender wants after you buy or refinance before it will lend again.

Frequently Asked Questions

Can I use Airbnb income to qualify at all?

Not directly on this program, as the rent test is built on a lease and a Form 1007 market rent. Nightly platform revenue is not listed as a qualifying source. Confirm on the file how the lender treats a short-term rental. A different DSCR product may count that income, subject to its own guidelines.

Does the coverage test use the full line or only what I draw?

It uses the full line. The tested payment is a fully amortizing payment on the entire credit limit at the start rate plus 2 percentage points. That is why a larger limit lowers your ratio on the same rent. Taxes and insurance are not part of that payment.

How long must I own the property before applying?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date). Both must be satisfied.

What is the largest line I can get?

It depends on lien position and leverage. A second lien runs from $50,000 to $500,000 at up to 70% CLTV with a 720 score or better. A first lien on a paid-off rental runs to $1,000,000, with 65% LTV above $500,000. Everything is subject to underwriting. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Can my LLC hold title?

Yes, subject to program terms, on an investment property. The members sign as guarantors. The borrowers on the line need not be the borrowers on the first mortgage. Foreign nationals and ITIN borrowers are not eligible on this program.
