Bank Statement HELOC vs Cash-Out Refinance for BRRRR Investors Funding the Rehab

Bank Statement HELOC vs Cash-Out Refinance for BRRRR Investors Funding the Rehab

The Quick Read: A bank statement HELOC puts cash in your hands before the rehab starts, using equity in a property you already own and income read from deposits, while a cash-out refinance pays you back after the rehab is finished, leased, and seasoned, using the stabilized property’s value and rent coverage. The two tools often work in sequence rather than as rivals.

  • A HELOC (home equity line of credit) is a revolving line secured by a property you own. A bank statement version reads your income from deposits instead of tax returns.
  • BRRRR stands for buy, rehab, rent, refinance, repeat. The refinance step is where a cash-out loan normally lives.
  • On an investment property, the network’s HELOC ceiling is 70% CLTV (combined loan-to-value, meaning all liens added together). A DSCR cash-out tops out around 75% LTV on a standard rental.
  • DSCR means debt service coverage ratio: monthly rent divided by the full monthly housing payment. A cash-out of this kind qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

The Honest Answer First

A bank statement HELOC is for the investor who needs money now and has equity somewhere else. Think of a self-employed owner whose tax returns understate real cash flow and who holds a free-and-clear rental or a lightly mortgaged one. The line funds the down payment and the work before the new deal has any equity of its own.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

A cash-out refinance is for the investor whose rehab is done. The property is rented, the seasoning clock has run, and the goal is to pull capital out and repay whatever funded the project. Seasoning is the waiting period a lender wants after you buy or finish a project before it will refinance.

Neither tool replaces the other in a real BRRRR cycle. The line is a short-term bridge. The cash-out is the exit that clears it. The question is whether you have the collateral and documentation to use the first, and whether the finished property will support the second.

Side-by-Side

The table below reflects how these products typically work across select lenders in Lendmire’s wholesale network. Every file is underwritten individually, and programs change.

Factor Bank Statement HELOC DSCR Cash-Out Refinance
Review basis Your documented deposit income and DTI Rent coverage of the property payment
Documentation Bank statements, credit, property info Lease or rent schedule, appraisal, credit
Collateral A property you already own The stabilized rental itself
Leverage ceiling 70% CLTV on an investment property Around 75% LTV on a standard rental
Size Investment lines up to $500,000 Up to $3,000,000 on standard programs
Credit 700 minimum on investment lines 620 floor in parts of the network; most want about 660
Entity vesting Individual or revocable trust only Commonly allowed, per program
Funding style Revolving line, most drawn at closing One lump sum at closing
Timing in BRRRR Available before the rehab begins After rehab, lease-up, and seasoning
Reserves Set by lender and file Commonly around 6 months of PITIA, varies

PITIA is principal, interest, taxes, insurance, and any association dues, the full monthly housing obligation. Reserves are liquid funds a lender wants you to hold after closing, and they vary by lender, leverage, loan size, and transaction type.

Property types overlap but are not identical. The investment HELOC covers single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable condos. It excludes manufactured homes, co-ops, condotels, log homes, commercial, and mixed-use. DSCR programs in the network do not offer manufactured homes, log homes, or barndominiums.

How the BRRRR Sequence Actually Uses Each One

Picture an investor who owns a free-and-clear rental. That rental becomes the collateral for a bank statement HELOC. The investor draws on the line, buys a distressed duplex, and funds the rehab. The duplex itself can’t secure that line, because it has little usable equity until the work is done.

Here is the catch with timing. On the network’s investment line, at least 75% of the line is drawn at closing. It is not a draw-as-needed account where you pull money week by week. You are paying on most of that balance from day one, so size the line to the project instead of grabbing the maximum.

The investment line runs a five-year interest-only draw period followed by a 25-year repayment period. The five-year draw comfortably outlasts a typical rehab and lease-up. A short project doesn’t need that runway, but the line is not a ticking bomb either.

Once the duplex is rehabbed and leased, the seasoning period runs. About six months is the common expectation across most of the network. Then a DSCR cash-out refinance on the duplex sizes against the new appraisal. The proceeds repay the line, and the original rental goes back to being free and clear. Then you repeat.

Now the shortfall variant. Say the line plus the purchase and rehab spending leaves total debt equal to 85% of the appraised value of the duplex. A cash-out near 75% LTV can’t repay all of it. You are 10 points short, and that gap comes out of your pocket or stays as an open balance. Rent coverage can be perfectly fine and the deal can still stall, because value and rent are separate tests, and either one can cap the loan.

When the Bank Statement HELOC Is the Better Fit

The HELOC wins when you need capital before the target property has equity, and you hold collateral that can carry the line. Four situations stand out.

You are self-employed and deductions understate your cash flow. Deposit-based underwriting averages the deposits over a window of months, strips out transfers, one-time deposits, loan proceeds, and refunds, and applies an expense factor on business accounts. The result can show more usable income than a tax return does. It still is reviewed on documented income under the applicable program, subject to lender guidelines. It is not a no-documents loan.

You want to keep a good first mortgage in place. The line can sit in second position, so you don’t have to refinance a first lien just to reach equity. That matters when the existing mortgage is one you would rather not touch.

You hold property in your own name or a revocable trust. Title is the sharpest structural limit. The line must be held by an individual or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change first, or a DSCR cash-out instead. Moving a mortgaged property out of an LLC can create problems with the existing mortgage, so talk to that lender before you retitle.

The rehab is staged and you know your exit. Since most of the line is drawn at closing, the HELOC suits a clearly scoped project with a defined takeout. It suits a project that depends on an open-ended plan far less.

Credit matters too. The investment line has a 700 minimum, a hard floor with no tier beneath it, and 700 and 720 both reach the same 70% CLTV. A better score at that level buys eligibility, not extra leverage. The business-account deposit analysis has a 680 minimum, so on an investment line the 700 credit floor is the binding constraint, not the bank statement method.

Debt-to-income also applies. The ceiling is 50%, with tighter limits for lower credit profiles, and the file is qualified on the interest-only payment at the maximum draw. A borrower with heavy existing debt can hit that wall even with strong deposits.

When the Cash-Out Refinance Is the Better Fit

The cash-out wins once the property is stabilized, and it wins when the thing you want to borrow against is the rental itself. It also wins when the title, income picture, or collateral rules rule out a HELOC.

You hold the rental in an LLC. DSCR cash-out vesting in an LLC is commonly allowed, subject to lender program eligibility. Have the operating agreement and EIN letter ready. That is a real advantage for portfolio investors who keep each property in its own entity.

You want the property’s rent, not your personal income, to carry the file. Coverage of 1.00 is where many select programs start. A separate select-lender path goes below 1.00 with leverage and terms adjusted, and stronger ratios open better terms and leverage.

You need a larger loan. Investment HELOCs top out at $500,000, while DSCR loans run up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000 the network generally holds to 30-year fixed structures, and the spine of the DSCR menu is that 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders, and ARM structures exist for those who want them.

You are exiting a bridge. The cash-out repays the hard money, the line, or whatever else funded the project, then hands you the remainder. NerdWallet’s HELOC versus cash-out refinance comparison describes the structural contrast plainly: a cash-out refinance replaces your mortgage with one larger loan paid out at once, while a HELOC is a separate loan on top of the first mortgage, drawn over time. NerdWallet also notes that closing costs are generally higher on a cash-out because it is a new mortgage.

Leverage on a cash-out tops out around 75% LTV across most of the network. On short-term-rental collateral the cash-out ceiling is 70%, and STR files expect a 640 or better score and roughly 12 months of hosting history. Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

One more number on the other side of the ledger. Clearing 1.00 coverage is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so run those separately before you count on the refinance feeling comfortable.

Where Each Option Breaks

Most of the damage in a HELOC-then-refinance plan happens at the handoff.

Lien conflict. A second lien on a rental you later refinance has to be paid off or dealt with before the cash-out can close. If a hard-money lender holds first position on the target property, the order of liens gets tangled quickly, so map it before you draw. The best structure for your situation depends on what sits where.

Exposure limits. A borrower is limited to three lines. Combined exposure caps at $2,000,000 on the network’s higher-leverage HELOC program and $750,000 on its longer-runway program. A borrower owning more than 15 financed properties is not eligible.

Residence risk. If you pledge your home, the home is on the line for a rehab. On a primary residence the network’s ceiling reaches 90% CLTV, but only at a 720 or better credit profile. A higher ceiling is not a reason to use it. An investment line against a rental keeps the risk where the project is.

Valuation. An investment HELOC is capped at $500,000 and full appraisals begin only above that size. So it commonly closes with an automated valuation and no traditional appraisal. The DSCR cash-out is the opposite, because a new appraisal sizes the loan, not your projected after-repair value. An improvement may support a higher appraised value, depending on comps and underwriter review, but no lender pays on your spreadsheet.

Availability. HELOC placements run in a narrower set of states than the DSCR footprint. Lendmire arranges DSCR investor loans in 40 states plus Washington, D.C., which makes 41 markets. The HELOC side covers fewer of them, so check early whether your property is in range.

A brief note on the agency contrast. Delayed financing is a feature of agency loans, not DSCR. Under Fannie Mae’s selling guide, the delayed financing exception waives the seasoning wait for certain cash purchases, but the standard cash-out LTV limits still apply. A DSCR lender sets its own seasoning, so don’t assume the agency exception travels.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The same logic explains why the bank statement window is a program choice. The CFPB’s ability-to-repay compliance guide lists HELOCs among the open-end credit plans the rule does not cover, so no federal formula dictates how many months of deposits a lender reviews.

The Verdict

Choose by where you are in the cycle and what you can pledge.

If the rehab is complete and the property is rented, the DSCR cash-out is the exit that repays the line, returns your capital, and works for LLC-held portfolios. It rests on the appraisal and the rent coverage, so test both before you count on the proceeds. If you still need capital before the rehab starts, a HELOC on a property you already own is the better fit, because it can fund the purchase and the work while the DSCR cash-out waits until the property is rented and stabilized.

If you have neither the collateral nor the credit for a HELOC, that does not stop a BRRRR deal. It means the rehab gets funded some other way, and the cash-out still does the same job at the end. The cleaner the sequence from line to purchase to rehab to seasoning to refinance, the fewer surprises at the closing table.

Frequently Asked Questions

Can a bank statement HELOC fund the rehab on the property I’m buying?

Generally the line sits on a property you already own, not the one you are about to rehab. The target property has little usable equity until the work is done. Investors typically use a free-and-clear or lightly mortgaged rental as collateral and draw to cover the purchase and the work.

Does bank statement mean no documents?

No. The lender still verifies deposits, strips out transfers, one-time deposits, loan proceeds, and refunds, and averages what remains across a window of months. You will also provide credit and property information.

Can my LLC hold a bank statement HELOC?

No. The network’s HELOC requires title held by an individual or an inter vivos revocable living trust. A property already deeded to an LLC needs a vesting change first, or a DSCR cash-out as the alternative.

Do my bank statements help with the DSCR cash-out?

Not as the main test. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves, and the appraisal also matter. Your personal deposit income is the HELOC’s story, not the cash-out’s.

What if the appraisal comes up short at the refinance?

Proceeds may not cover the first lien, the line, and the rehab spend. Cash-out leverage tops out around 75% LTV on a standard rental, so a thin appraisal can leave an open balance and little or no cash back. Run the numbers at a conservative value before you draw. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
