The Quick Read: An investment HELOC is a short-term bridge that pulls equity from a property you already own, while a DSCR cash-out refinance is the permanent exit that repays the rehab money and resets the loan on the stabilized rental. They solve different problems, and many BRRRR investors use both in sequence.
- A HELOC is reviewed mainly on the borrower’s credit, debt-to-income and equity. A DSCR cash-out qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- On an investment property, the line caps at 70% CLTV and a $500,000 maximum line. A DSCR cash-out refinance tops out around 75% LTV across most of the network.
- An investment line must be titled to an individual or a revocable living trust. An LLC-titled property points toward the DSCR route.
- A HELOC never replaces the BRRRR takeout. Something still has to repay it.
The Honest Answer: Who Each Option Is Really For
The HELOC is for the investor who owns equity somewhere, has strong personal credit, and needs fast-moving capital for a down payment or rehab on the next deal. The DSCR cash-out refinance is for the investor who has already finished the rehab, leased the property, and wants to pull equity out on rental income instead of personal income.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Neither option is “better.” One is a bridge and one is a destination. The real question is which job you need done right now, and whether your title and credit let you use the tool at all.

What a HELOC Actually Does in a BRRRR Cycle
A HELOC is revolving credit. You draw, repay, and draw again during a set draw period, followed by a repayment period. The CFPB HELOC brochure describes this structure, including the option of interest-only payments during the draw.
On Lendmire’s network, an investment line is a standalone line in first or second lien position. It runs a 5-year interest-only draw followed by a 25-year repayment. At least 75% of the line is drawn at closing, and the payment floats and never converts to fixed. That matters for BRRRR timing, because a floating balance keeps running if your refinance slips.
The line is also reviewed on you. Qualification runs on the interest-only payment calculated on the maximum draw, with a 50% maximum DTI. A growing portfolio can strain that ratio faster than investors expect.
Here is the catch. The line generally cannot be placed on the BRRRR property you are buying. It sits on a property you already own, such as a seasoned rental, and you are then carrying a second lien on something that is not the new project.
What a DSCR Cash-Out Refinance Does
A DSCR cash-out replaces the existing loan on the stabilized property with a new, larger one. You get the difference after payoff, closing costs and prepaids. The appraisal at refinance sizes the loan, not your projected after-repair value.
Coverage is tested on the new, larger payment. More cash out means a bigger payment and thinner coverage. DSCR divides monthly rent by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.
Coverage of 1.00 is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better leverage and pricing. Clearing 1.00 is also not the same as positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the calculation.

When the Investment HELOC Is the Better Fit
Choose the line if these describe you:
- You hold equity in a property titled personally or in a revocable trust, and you want to keep a good existing first mortgage untouched.
- Your credit is at or above 700, and your DTI has room.
- You need a down payment or rehab budget, and you want revolving access instead of one lump sum.
- You expect the BRRRR refinance to land comfortably and repay the line.
The line leaves your first mortgage in place, so you do not reset the loan or reprice the whole balance. That can be a real advantage when the existing loan is one you would not want to replace.
The flip point is credit and title. A 700 hard floor has no tier beneath it. Investment credit above 700 buys eligibility rather than leverage, because both 700 and 720 reach the same 70% CLTV. And if the deed sits in an LLC, the line is off the table until you change vesting.
Availability also narrows. Lendmire places these lines in its 16 full-service states only, which is smaller than its 41-market DSCR footprint. Property type matters too. Condotels, manufactured homes, co-ops and commercial or mixed-use properties are not eligible.
When the DSCR Cash-Out Refinance Is the Better Fit
Choose the refinance if these describe you:
- The property is leased, stabilized, and held in an LLC, subject to lender program eligibility.
- You want qualification driven by the property’s rent rather than your personal debt load.
- You are pulling equity from the property you just rehabbed, not from a different one.
- You have more than a handful of financed properties and personal DTI is getting tight.
This is the natural exit. Rent has to cover the new payment, so the property itself must perform. For investors with several financed properties, the property-level test often fits better than a personal one. A borrower with more than 15 financed properties is not eligible for the investment line at all.
The tradeoff is that a cash-out replaces the entire first mortgage. It resets seasoning and reprices the full balance. If your existing loan is one you would hate to give up, that weighs against it. Reserves also come into play. They vary by lender, leverage, loan size and transaction type, and commonly run around six months of PITIA.
A larger cash-out can lift the payment enough to pull coverage under the program floor. The strongest files clear both tests: enough equity and enough rental coverage.
The Hybrid: Line as Bridge, Refinance as Exit
Plenty of investors skip the either-or. They draw on a line against a seasoned rental to fund the next down payment and rehab, then use a DSCR cash-out on the stabilized property to repay the line and recover cash for the following cycle.
That works well when the numbers hold. It breaks in a few predictable places:
- The appraisal comes in short. A low value shrinks the new loan and the cash left after payoff, which can leave the line only partly repaid.
- The refinance slips. The floating payment on the drawn balance keeps running, and the interest-only window does not wait.
- Seasoning bites. Seasoning is lender policy, not law. If a lender sizes on the lower of cost or value inside its window, projected after-repair value will not carry the loan.
- Stacked liens. A line placed on the rental itself adds a second lien that must be paid off or subordinated at refinance.
Edge Cases Where Neither Fits Cleanly
A property already deeded to an LLC needs a vesting change before a line is possible, and moving title can trigger a title review or reset seasoning with some lenders. A refinance that only retires a bridge loan, with no cash back, is treated differently from a cash-out and often carries a different leverage ceiling. Cash buyers may have a delayed-financing option that lets them borrow against a recent purchase without waiting out the full period.
If you hold no equity anywhere else, are above the DTI limits, and the property is still mid-rehab, neither product is the answer. Hard money or a bridge loan carries the project until a stabilized rental can support the refinance.
Key Terms Defined
HELOC: A revolving line of credit secured by property, with a draw period followed by a repayment period.
CLTV: Combined loan-to-value, which adds all liens on the property and divides by its value.
DSCR: Debt service coverage ratio, found by dividing monthly rent by the full monthly housing obligation.
Seasoning: The time you must hold a property or loan before a lender will size a cash-out on current value.
Cash-out refinance: A new, larger loan that pays off the old one and returns the difference.
A Balanced Verdict
Use the HELOC when you hold personally titled equity, your credit clears 700, and you need flexible bridge capital. Use the DSCR cash-out when the rental is stabilized, perhaps LLC-held, and the property’s rent should carry the loan. Use both when you want the line to seed the next deal and the refinance to repay it.
The honest flip points are title, credit, DTI, and whether the takeout actually closes the gap. A line is only as safe as the refinance behind it. Program details change and every file is reviewed individually, so confirm figures against current lender guidelines.

Frequently Asked Questions
Can an investment HELOC replace the BRRRR refinance?
No. It funds the purchase or rehab, but the stabilized property still needs a permanent takeout. The cash-out refinance usually repays the line. Treat the line as the bridge and the refinance as the exit.
Can an LLC hold the property for a HELOC?
Generally not on Lendmire’s network. Investment lines require individual or revocable living trust title. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A DSCR cash-out accommodates LLC vesting, subject to program terms.
Does a HELOC payment affect my next DSCR calculation?
Not directly when the line sits on a different property, because DSCR compares one property’s rent to its own payment. It still draws on your real cash flow and counts toward personal DTI if you apply for another line.
How is the cash-out amount decided on a DSCR refinance?
The appraisal at refinance sets the value, and the program’s leverage cap sets the loan, around 75% LTV on standard rentals in most of the network. Cash out is the new loan minus the payoff, closing costs and prepaids. Projected after-repair value does not size it. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.
Does clearing 1.00 coverage mean the rental cash flows?
No. DSCR counts rent against principal, interest, taxes, insurance and HOA dues only. Vacancy, repairs, management, utilities and capex fall outside it, so a property can clear the ratio and still run thin.
