How Much Can You Borrow on a Bank Statement HELOC for an Out-of-State Airbnb?

How Much Can You Borrow on a Bank Statement HELOC for an Out-of-State Airbnb?

The Quick Read: It depends on the collateral, because the limit is the property’s value times the combined loan-to-value ceiling for its occupancy type, minus every lien already on it: on an investment property that ceiling is 70% CLTV with a $500,000 maximum line, while a primary-residence or second-home line can reach 90% CLTV only at a 720 or better credit profile. Bank statements prove income. They do not raise the limit. The Airbnb’s own revenue does not enlarge the line either.

  • Investment collateral: 70% CLTV, a $500,000 maximum line, and a 700 minimum credit score, subject to lender guidelines.
  • Primary-residence or second-home collateral: up to 90% CLTV at 720 or better, with lower credit tiers reaching less.
  • Where the Airbnb sits: being out of state changes lender availability and logistics, not the formula.
  • The usual play: borrow against a home you own, then use the cash as the down payment on a separate DSCR loan for the Airbnb.

Key Terms Defined

Bank statement HELOC: a revolving line of credit secured by property you own, where the lender reads 12 or more months of deposits instead of tax returns to document your income.

CLTV (combined loan-to-value): every loan secured by the property, added together, divided by the property’s value.

Draw period: the stretch when you can borrow from the line and pay interest only, before the balance begins amortizing.

DTI (debt-to-income): your monthly debt payments as a share of your monthly income.

Vesting: how title to the property is held, such as your personal name, a revocable trust, or an LLC.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Actually Sets Your Maximum?

Your maximum is a formula with three gates: value times the CLTV ceiling, minus existing liens, capped by the program’s line limit. The tightest gate wins.

Start with value. Lines of $500,000 or less ordinarily use an automated valuation, with no traditional appraisal, though a higher CLTV may require a secondary valuation. A full appraisal is required on every line above $500,000, and you may request one on any line.

Next comes the ceiling. Across the wholesale network Lendmire works with, it is tied to occupancy.

Collateral Max CLTV Line size
Investment property 70% Up to $500,000
Primary or second home, 720+ credit Up to 90% Up to $500,000
Primary residence only, above $500,000 75% Up to $750,000

Investment collateral has just two credit tiers, 720 and 700, and both reach 70%. Credit above 700 buys eligibility, not extra leverage. A line above $500,000 needs a 700 or better credit profile and a full appraisal.

Last, subtract the liens. Say your home is worth 100 units of value and your first mortgage equals 60% of that value. On a primary-residence line at the 90% tier, your room is about 30% of the value. On a rental with the same first mortgage, the 70% ceiling leaves about 10%. Same house, very different line.

A CFPB guide to using home equity notes that lenders typically want you to keep 10% to 20% of the home’s value as an equity cushion. The network’s ceilings build that cushion in.

Two Different Meanings of “Out-of-State Airbnb”

Borrowers mean one of two things, and the answers differ. Sort out which one you are doing before you ask for a number.

Structure A: the line is secured by the Airbnb. Here the collateral is a non-owner-occupied rental. The investment ceiling of 70% CLTV and the $500,000 maximum apply. Structure A fits an Airbnb you already own with real equity in it.

Structure B: the line is secured by a home you already own. Your primary residence, second home, or another rental is the collateral, and the cash becomes the down payment on a separate loan for the Airbnb. The collateral’s occupancy type sets the ceiling. The Airbnb’s location does not.

A broker that shops several wholesale lenders has more options than a single bank, but the investment ceiling above still applies.

How the Bank Statement Part Works

Bank statements change how income is documented, nothing else. A self-employed borrower with no W-2 typically supplies 12 to 24 months of personal or business statements, as Scotsman Guide describes for non-QM lending generally. The lender then applies an expense factor to business deposits, or accepts a profit-and-loss statement from a third-party tax professional.

The lender screens the deposits before it averages them. Transfers between your own accounts, loan proceeds, and one-time deposits are generally removed. Airbnb payouts often arrive net of platform fees and in lumps, so a clean paper trail from the platform to your business account helps.

Four network rules shape the file:

  • Credit: the program floor is 600, but investment collateral starts at 700.
  • DTI: 50% maximum, 45% for credit profiles from 600 to 679, and the lender reviews your file on the interest-only payment calculated on the maximum draw.
  • Draw at closing: at least 75% of the line is drawn at closing, so plan on carrying that balance from day one.
  • Documentation is still real: Scotsman Guide points out that non-QM lenders must still confirm ability to repay. Income, credit, and assets all get reviewed.

The line also adds to your personal debt on every file that follows. Run your next DTI with the full draw in it, because the lender will.

Does Being Out of State Change the Number?

No. Location does not shrink the line. It decides whether a lender can serve the property at all, and how valuation and signing happen.

Availability is the real gate. The equity-line programs Lendmire places are available only in its 16 full-service states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, and WA. That is narrower than the 41-market DSCR footprint, which covers 40 states plus Washington, D.C. If your collateral is in one of the 16, its location is no obstacle. If it is outside them, the line is not available, and a DSCR cash-out becomes the tool.

Vesting can also end a file before any math happens. These lines require title in your personal name or an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. A rental already deeded to an LLC needs a vesting change, or a DSCR cash-out instead. A DSCR loan can be vested in an LLC, subject to lender program eligibility.

Property type matters too. Single-family, 2-4 unit, PUD, townhome, and condominium collateral are eligible, including non-warrantable condos. Manufactured homes, condotels, log homes, co-ops, and commercial, mixed-use, or agricultural zoning are not eligible. Check whether a vacation property is a condotel before you fall in love with it.

Other limits apply when you have several properties. A borrower can hold three lines, with combined exposure capped at $2,000,000 on the higher-leverage program and $750,000 on the longer-runway program. A borrower who owns more than 15 financed properties is not eligible for either program.

How the Line Itself Is Structured

The network offers two draw structures on primary residences and second homes. The shorter one has a 3-year interest-only draw followed by a 17-year repayment. The other has a 5-year draw and a 25-year repayment, which gives a longer runway. Investment lines run the 5-year draw and 25-year repayment structure only.

The line is variable and never converts to fixed. The CFPB explains that payments often rise significantly once repayment starts. Seasonal Airbnb income does not move with that payment, so size your cash reserves for it.

The same CFPB page says a lender can freeze or reduce a line if the home’s value drops or your finances change. Do not build a purchase that depends on drawing more later.

The line can also affect what you do with the collateral. Read the documents before you plan to rent the collateral or sell it.

The Second Half: Funding the Airbnb Itself

The bank statement HELOC is only the down payment. The Airbnb still needs its own loan, and DSCR is the product built for that. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The ratio compares rent to principal, interest, taxes, insurance, and any HOA dues. It does not measure whether the property makes money after repairs, vacancy, management, and utilities.

On a short-term rental purchase, typical network guidance runs as follows:

  • Purchase leverage reaches 75% LTV, which means about 25% down.
  • Expect a credit score of 640 or better.
  • Programs generally want about 12 months of hosting history.
  • A coverage ratio of 1.00 is the floor on purchases.

A purchase with no hosting history is where lenders lean on projections. Avantstay notes that lenders commonly use market-data projections such as AirDNA. Whether a given program accepts them depends on the lender.

Your new HELOC payment belongs in that cash-flow model. The DSCR lender judges the Airbnb on rent against its own payment, but your wallet pays both. Coverage of 1.00 on the new loan can still leave the combined deal negative.

The complete DSCR loans guide covers the full program.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

HELOC or DSCR Cash-Out: A Decision Rule

Choose by where the equity sits and how it is titled.

Factor Bank statement HELOC DSCR cash-out refinance
Income basis Deposits, credit, DTI The property’s rent vs. payment
Investment CLTV/LTV 70% CLTV on investment collateral About 75% LTV on standard rentals; 70% on short-term rentals
Max size $500,000 on investment Up to $3,000,000 on standard programs
Title Person or revocable trust LLC possible, per program terms
Seasoning None stated About 6 months typical

If you are self-employed with a primary residence full of equity and clean personal credit, a line against your home may be the larger and simpler lever. If the equity sits in a rental held in an LLC, or the number you need exceeds $500,000 on investment collateral, look at DSCR cash-out. A line against your home also puts your home at risk for a rental. That tradeoff is personal, and no lender can make it for you.

Where Investors Get It Wrong

Four mistakes are worth avoiding when planning these files.

1. Assuming bank statements raise the limit. They only prove income. The ceiling and the lien subtraction do the sizing.

2. Counting Airbnb revenue toward the HELOC. That is a DSCR concept, not a HELOC one.

3. Borrowing the maximum. The CFPB’s guide to using home equity warns against borrowing more than you need and notes that upfront costs reduce usable equity.

4. Ignoring combined payments. DSCR clears on the Airbnb’s rent. Your wallet pays the HELOC too.

Frequently Asked Questions

Can Airbnb income increase my bank statement HELOC limit?

No. The line is sized from the collateral’s value, its CLTV ceiling, and the liens against it. Your deposits, including payouts, document income for DTI and credit review. Rent-based underwriting belongs to DSCR loans.

Can I get a $750,000 line against an investment property?

No. Investment lines cap at 70% CLTV and $500,000. Lines above $500,000 are primary-residence only, cap at 75% CLTV, require a full appraisal, and need a 700 or better credit profile (720 on the longer-runway structure).

Does an out-of-state property make my line smaller?

Not by formula. Location affects whether the lender serves that property and how valuation and signing work. The programs Lendmire places are available only in its 16 full-service states, so the collateral must sit in one of them.

Can my LLC-owned Airbnb secure the line?

Not as titled. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title on these lines. The property needs a vesting change to your name or a revocable living trust, or a DSCR cash-out may fit better.

What credit score do I need?

It depends on the collateral. The program floor is 600, but investment collateral starts at 700 and tops out at 70% CLTV. Second homes start at 640. The 90% CLTV tier exists only on primary-residence and second-home lines, and only at 720 or better. All figures are subject to lender guidelines and full file review.
